The 160 acre ranch was homesteaded by my grandfather over 100 years ago. He was an engineer. **Please note that the GPS will take you 300 feet away from my property, please follow my clear instructions that are sent in your welcome email. There is signage that you can also follow. ** The plan was to use this property as summer grazing for his cattle. The cattle were wintered at the other ranch about 10 miles away, which was homesteaded by my great grandfather. Because my grandfather could survey, he made sure the property lines zigzaged up the valley so the small creek was in the middle to provide water for the animals. He chose well. It is a beautiful, quiet place with elk, deer and wild turkeys. There are tons of wild flowers in the summer. Columbines, the Colorado state flower, wild roses, paintbrushes and lots of wild chokecherries. With nice views of nearby mountains, open pastures, evergreen forests and aspen groves, it looks like it did 100 years ago. Plus, there are a couple of ponds for your dogs to cool off in. Since the first cattle, the ranch has also been home to goats, chickens, horses, and now more goats, alpacas and llamas. And of course the Great Pyrenees ranch dogs. I had a house built a few years ago and live on the property full time. The ranch is surrounded by Pike National Forest with the Colorado Trail connecting the property in a number of places. Some of the highest ranked mountain bike trails are nearby. There are lots of places on and off the property to hike, mountain bike and ride your horse. We began this venture in 2012 by purchasing 35 acres overlooking a 7000 acre homestead. We are located on the beautiful eastern plains of Colorado southeast of Denver. We have 35 acres and raise alpaca’s, chickens, cats and dogs as well as a large garden. We are totally off grid and enjoy life in the home my husband built using trees he cut down and milled on his sawmill. We lived on the property in a 400sq ft cottage while building the house and this cottage is now available to rent. Water is available outside and the outhouse is just a few steps away. It comes equipped with a woodturning stove you can use to cook on. We added the Bijou Tree House to our options a couple years ago! It is a one room cabin (sleeps 2) with an incredible picture window that frames Pikes Peak beautifully. It is nestle among some old Ponderosa Pines; sports a cute but tiny wood burning stove; bar table in front of the window; deck with seating and a propane camp chef 2 burner stove. A hammock is available for use and private outhouse just a few feet away. Across the gulley is the new Sawmill Cabin built under the canopy of Jim's sawmill. It is small, and can sleep 3 with a unique bunk over a queen sized platform bed. A small deck, fire pit all under a covered open space. More kids? Bring a tent! there’s room! Numerous tent sites are available all within easy walking to your car. An outhouse is close by. We love sharing our story and our home and the beautiful place God has gifted us with people from all over the world and hope to host you as well. Come Camp; and relax. I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

The 160 acre ranch was homesteaded by my grandfather over 100 years ago. He was an engineer. **Please note that the GPS will take you 300 feet away from my property, please follow my clear instructions that are sent in your welcome email. There is signage that you can also follow. ** The plan was to use this property as summer grazing for his cattle. The cattle were wintered at the other ranch about 10 miles away, which was homesteaded by my great grandfather. Because my grandfather could survey, he made sure the property lines zigzaged up the valley so the small creek was in the middle to provide water for the animals. He chose well. It is a beautiful, quiet place with elk, deer and wild turkeys. There are tons of wild flowers in the summer. Columbines, the Colorado state flower, wild roses, paintbrushes and lots of wild chokecherries. With nice views of nearby mountains, open pastures, evergreen forests and aspen groves, it looks like it did 100 years ago. Plus, there are a couple of ponds for your dogs to cool off in. Since the first cattle, the ranch has also been home to goats, chickens, horses, and now more goats, alpacas and llamas. And of course the Great Pyrenees ranch dogs. I had a house built a few years ago and live on the property full time. The ranch is surrounded by Pike National Forest with the Colorado Trail connecting the property in a number of places. Some of the highest ranked mountain bike trails are nearby. There are lots of places on and off the property to hike, mountain bike and ride your horse. We began this venture in 2012 by purchasing 35 acres overlooking a 7000 acre homestead. We are located on the beautiful eastern plains of Colorado southeast of Denver. It is a one room cabin (sleeps 2) with an incredible picture window that frames Pikes Peak beautifully. It is nestle among some old Ponderosa Pines; sports a cute but tiny wood burning stove; bar table in front of the window; deck with seating and a propane camp chef 2 burner stove. A hammock is available for use and private outhouse just a few feet away. Across the gulley is the new Sawmill Cabin built under the canopy of Jim's sawmill. It is small, and can sleep 3 with a unique bunk over a queen sized platform bed. A small deck, fire pit all under a covered open space. More kids? Bring a tent! there’s room! Numerous tent sites are available all within easy walking to your car. An outhouse is close by. We love sharing our story and our home and the beautiful place God has gifted us with people from all over the world and hope to host you as well. Come Camp; and relax. I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

My husband and I traveled from Maryland to Colorado in our RV. He is an Army veteran from New York and I am originally from Colorado. I haven’t been home for Thanksgiving in years and this trip was especially meaningful because I was able to spend both my birthday and Thanksgiving with my family. It was truly such a blessing. This May we officially become empty nesters with our youngest of four heading off to college so being able to come home this year felt even more special. We had a wonderful stay. It felt so nice to be home again. The view of the mountains filled my heart with so much love and joy. The blue sky was absolutely stunning and the night sky lit up with incredible stars. I even saw a shooting star. It was breathtaking. JC and his wife were incredibly accommodating and generous to allow us to occupy their space during a holiday and I am forever grateful for their kindness. The location is perfect and makes it easy to get to everything. From one Coloradan to another, thank you so much. ❤️

We had a fantastic experience there the weather was decent and a little bit cold at night if you stay down next to the river you should expect it to be about 10 to 15 degrees colder than the rest of the place because of the water. There were plenty of trees to hang your hammock on and plenty of space to put up a tent you could even go back into a more secluded area that was up against The Rock face back behind trees if you wanted. We had a great time we walked around we got a tour of the lodge which was really cool. And we went to the Sasquatch Outpost and Bailey as well several other places that were open it was really great time. We also went for a hike on the pain gulch trail which was very pretty very good views. I would highly recommend camping at this campground the only downside was the road traffic because of the highway right there could be a little loud at times but it didn't interfere with sleeping or anything else.

Generally, the roads clear up within a day or two of a snowfall so the impact isn't too troublesome. If you rent our place in this time frame, good all season tires are advisable. Our driveway is fairly flat and the county road to the house is plowed often. If there is a snowfall during your stay, we will have the driveway plowed out if we get more than 4 inches of snow and after the snow has stopped falling. If a snowfall lasts more than a single day, we may have it plowed out each day of a snowfall if more than 4 inches accumulate. Use caution during any snowfall as ground can become unexpectedly slippery. Message us if you have any issues.
