We moved here in 1997 The home has had major remodels done on it. The lake is an old gravel pit to make road base for local road construction. The buoys in the lake are scuba projects from the local college CMU, and hold lots of fish. Other nesting platforms are for our local Geese and they hatch out in April-June. We airbnb 2 rooms in our home as a shared facility and have airbnbs in Northern Ca and Baja. Our home is off limits for campers as we need to respect the space for our other airbnb guests. But in an emergence please call, cell service works fine. port-a potty is gone for the winter November-April. port-a potty is clean and works great, May- Oct. If you here in the winter you may use the trees or Mavericks gas station in 1.5 miles away.

Riverwalk Yurt, luxury on river

The House where we live is the corner stone of the Bruce Property and is on the Colorado Register of Historic Houses.The residence was constructed between 1905 and 1912, using red bricks made on the site. John and Sophia Bruce, early pioneers in the North Fork Valley, were first involved in cattle raising. The family later became successful fruit growers. Located along the West Elk Loop, a Colorado Scenic and Historic Byway, the large two-story residence features a steeply pitched hipped roof with prominent attic dormers.As a guest of Riverwalk you will have full access to the river during your stay. In addition, there is the Riverwalk Trail System that skirts the North Fork of the Gunnison River from the top of the property, by the Riverwalk Yurt, (available on this site) meandering downstream past the Riverwalk TIPI (available on the site) passing the Grove Yurt (available on this site) and terminating at the bottom of the property with the sandy Riverwalk Beach. There is a trial that zigs through the Cottonwood Grove and zags back along the gentle Monitor Ditch skirting a newly planted grove of young trees.For RV Campers we provide 2- 30amp,1-50 amp and 1- 110-amp electrical services and potable water. There is a dump station available. There is also access to our heated shower house with running water and bathroom amenities (<3 min. walk, may be shared with other guests). The property is perfectly geared to groups of friends gathering in a central location between the onset of the Rockies and the termination high desert to the west. Friends or family will reserve both Yurts and the RV Site for a perfect reunion setting!

There is a historic barn on the property (not near the camping site) and lots of places to go for a walk. Beautiful views of Longs Peak and the Rocky Mountains. 7 miles to Carter Lake, 33 miles to Estes Park, 20 miles to Fort Collins, 27 miles to Boulder. Our home is completely off the grid, so there is no extra power or water. Tents are welcome, as well as RVs, pickups, vans, and cars. Rustic. NO OPEN FIRES Site #1 is on the edge of a hayfield. It has a picnic table. It can accommodate vehicles or tents. Limited shade at this site. Site #2 is on the far west edge of the hayfield. It also has a picnic table and chairs. ***We are not able to offer refunds for bad weather. The weather in Colorado can change hourly. ***This is a working farm with trucks and tractors coming and going and pivot irrigation systems turning on and off during growing season. ***Dogs must be kept on a leash when other campers are present. We are 15 minutes from Longmont, 8 minutes from Loveland, 45+ minutes to Estes Park (depending on traffic). We are about 12-15 minutes off of I-25 and about 1 mile from Hwy 287.

We are in an arid desert climate. Water is scarce, stored in cisterns for use in camp. Because of this we ask that you be conservative with water use in camp. We are a cannabis-friendly destination but ask that Cannabis use stay at your campsite, cabin or tipi. There are many things to do/see nearby: Mesa Verde National Park, Canyons of the Ancients, Hovenweep National Monument and Phil's World Mountain Biking. Raft down the Dolores river, maybe rent a SUP or kayak and chill on a quiet reservoir. There are museums and cultural centers in the area as well. Durango is 45 min, Telluride is 1.5 hrs away, and Moab is about 2.5 hours away-including Arches and Canyonlands National parks. The best/nearest airport is in Durango. Cortez has Denver Air (Key Lime Air) with connections to Denver and Phoenix. The nearest large international airport is in Salt Lake City or Albuquerque.

I bought this land to move from HoustonLearn more about this land:I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc. It is first come first serve with the sites. Two that are near trees for large RVs. One up higher works for pull thru trailers. Plenty of room in the pasture. I just got my first negative review referring to it being dry prairie land. Some pictures are from late last summer.. We haven’t had enough rain yet for it to green up. Also it can be windy.

Standiford Goat and Equine Ranch

Our family-owned noncommercial ranch/campground is nestled against the Raspberry Butte hillside and near the Front Range Mountains on the West side of Highway I-25. It is 51 acres of rolling hills, Ponderosa Pine, and Douglas Fir Trees. Our property extends halfway up Raspberry Butte therefore there are lots of large rocks on our property. It is a working ranch with several horses, donkeys, goats, chickens, ducks, and dogs. WE ARE EXPECTING BABY GOATS AND A FOAL IN APRIL 2024. It is our goal to constantly work towards improving our property. In the past we have accepted all dogs at our campsites. However, a change in insurance through Hipcamp only allows for service dogs on our property. On our property you will see an enclosure with Nigerian Dwarf goats, chickens, ducks, and two donkeys. You can enter the enclosure by appointment only. Our eight-stall barn is where we feed our horses and raise our baby goats, chicks, and foals. We offer our hip campers an opportunity to learn how to care for our animals; horseback rides in a round pen; and a dump station. Just sign up at the time you book your stay under EXTRAS. Thirty acres of our property are fenced for the horses and located directly behind the campsites. In addition, we have lots of wildlife including but not limited to: Deer, Elk, Coyotes, Bobcats, Wild Turkeys, Mountain Lions, Snakes, and Bears. We are approximately 2 miles from the town of Larkspur between Spruce Mountain Road and Perry Park Road. (Please note Google Maps will try and send you to a location on Perry Park Road which is incorrect. Please refer to the map located on this website.) Due to our remote location, we have spotty Wifi. Typically ATT, Starlink, and TMobile work best. Verizon reception can be located at certain spots around our ranch. There are three restaurants located in the town of Larkspur including pizza, Mexican food, and a pub. There is also a large park with lots of kids' play equipment. During the summer there are concerts at the park on the weekends. We are approximately 2 miles from the Colorado Renaissance Festival located in Larkspur. The Renaissance Festival typically runs between June and July. We are 10 miles from the town of Palmer Lake which has fishing, kayaking, and several restaurants. Spruce Mountain hiking trails are 2-3 miles away. We are approximately 40 miles north of Garden of the Gods, Cave of the Winds, Seven Falls, and Manitou Springs. We are approximately 40 miles south of Denver and all of its attractions. Campers will be required to sign a Waiver and Release of Liability when camping with us. The following is a copy of the Waiver: WAIVER AND RELEASE OF LIABILITY IN CONSIDERATION OF the risk of injury that exists while participating in CAMPING (hereinafter the “Activity) and IN CONSIDERATION OF my desire to participate in said activity and being given the right to participate in same: I HEREBY, for myself, my heirs, executors, administrators, assigns, or personal representatives, (thereinafter collectively, “Releasor”, “I”, or “me”, which terms shall also include: Releasor’s parents or guardian if Releasor is under 18 years of age), knowingly and voluntarily enter into this WAIVER AND RELEASE OF LIABILITY and hereby waive any and all rights, claims or causes of action of any kind arising out of my participation in the Activity; and I HEREBY, release and forever discharge Clint and Teresa Standiford (Standiford Ranch LLC) located at 1225 Fox Farm Road, Larkspur, Colorado 80118, their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors, and assigns (collectively “Releasees”), from any physical or psychological injury that I may suffer as a direct result of my participation in the aforementioned Activity. I AM VOLUNTARILY PARTICIPATING IN THE AFOREMENTIONED ACTIVITY AND I AM PARTICIPATING IN THE ACTIVITY AT MY OWN RISK. I AM AWARE OF THE RISKS ASSOCIATED WITH PARTICIPATING IN THIS ACTIVITY, WHICH MAY INCLUDE BUT ARE NOT LIMITED TO PHYSICAL OR PSYCHOLOGICAL INJURY, PAIN, SUFFERING, ILLNESS, DISFIGUREMENT, TEMPORARY OR PERMANENT DISABILITY (INCLUDING PARALYSES), ECONOMIC OR EMPTIONAL LOSS, AND DEATH. I UNDERSTAND THAT THESE INJURIES OR OUTCOMES MAY ARISE FROM MY OWN OR OTHERS' NEGLIGENCE, CONDITIONS RELATED TO TRAVEL TO AND FROM THE ACTIVITY, OR FROM CONDITIONS AT THE ACTIVITY LOCATION(S) NONETHELESS, I ASSUME ALL RELATED RISKS, BOTH KNOWN AND UNKNOWN TO ME, OR MY PARTICIPATION IN THIS ACTIVITY. I FURTHER AGREE to indemnify, defend, and hold harmless the Releasees against any and all claims, suits, or actions of any kind whatsoever for liability, damages, compensation or otherwise brought by me or anyone on my behalf including attorney’s fees and any related costs. I FURTHERMORE ACKNOWLEDGE that Releasees are not responsible for errors, omissions, acts or failures to act of any party or entity conducting a specific event or activity on behalf of Releasees. If I should require medical care or treatment, I authorize Clint and Teresa Standiford to provide all emergency medical care deemed necessary, including but not limited to, first aid, CPR, the use of AEDs, emergency medical transport, and sharing of medical information with medical personnel. I further agree to assume all costs involved in my medical treatment and agree to indemnify and save. and hold harmless the Releasees and each of them from any loss, liability, damage, or cost including bodily injury or death. Coworking Space with Mountain Views

We bought a school house! Our long-term plan is to build out a full campground on the property, but in the interim we will be offering boondocking. While we are under construction on the outdoor space, the main building that we have converted into a coworking space is available for our guests to use from the hours of 9AM - 6PM. We have several options for HipCampers. We have several large trees which you can park under and will have partial shade throughout the day with mountain views or if you want full sun and would prefer to be out by our creek, we have that too! Please note that there is only one camping structure allowed per site (one tent, one rv, one van, etc.). Since we are under construction we ask that you use caution when pulling into the lot. Our property is also on a bike trail that connects to 70 miles of (mostly paved) bike trails across the town of Montrose. Please reach out with any questions. We look forward to hosting you!

Bring your shoe prints! We have sandboards! $15 per day! We are approximately a 35 minute beautiful drive from the National Sand Dunes around Mt. Blanca. (14'r). 2 minutes from the Mountain Home State Wildlife Park and reservoir where you can fish swim chill cookout etc. You can bike, hike, Swim, jet ski or fish at the newly stocked reservoir. Firewood must be purchased at the campsite. Pet friendly!

Colorado Farm with Views

Agritourism. Farmland west of Berthoud, Colorado, usually planted in corn. We enjoy an ever-changing view of the Rocky Mountain front range, with Longs Peak being most prominent. There is a historic barn on the property (not near the camping site) and lots of places to go for a walk. Beautiful views of Longs Peak and the Rocky Mountains. 7 miles to Carter Lake, 33 miles to Estes Park, 20 miles to Fort Collins, 27 miles to Boulder. Our home is completely off the grid, so there is no extra power or water. Tents are welcome, as well as RVs, pickups, vans, and cars. Rustic. NO OPEN FIRES Site #1 is on the edge of a hayfield. It has a picnic table. It can accommodate vehicles or tents. Limited shade at this site. Site #2 is on the far west edge of the hayfield. It also has a picnic table and chairs. ***We are not able to offer refunds for bad weather. The weather in Colorado can change hourly. ***This is a working farm with trucks and tractors coming and going and pivot irrigation systems turning on and off during growing season. ***Dogs must be kept on a leash when other campers are present. We are 15 minutes from Longmont, 8 minutes from Loveland, 45+ minutes to Estes Park (depending on traffic). We are about 12-15 minutes off of I-25 and about 1 mile from Hwy 287.

Lakeside Camping, Water Time :)

We moved here in 1997 The home has had major remodels done on it. The lake is an old gravel pit to make road base for local road construction. The buoys in the lake are scuba projects from the local college CMU, and hold lots of fish. Other nesting platforms are for our local Geese and they hatch out in April-June. We airbnb 2 rooms in our home as a shared facility and have airbnbs in Northern Ca and Baja. Our home is off limits for campers as we need to respect the space for our other airbnb guests. But in an emergence please call, cell service works fine. port-a potty is gone for the winter November-April. port-a potty is clean and works great, May- Oct. If you here in the winter you may use the trees or Mavericks gas station in 1.5 miles away.

We can also accommodate groups and small events but not public events. We have a private covered group site as well. Bright Star Campground: Once used as a church camp, it is now a Campground for all to enjoy! We are a perfectly located vacation campground on 40 acres with amenities and wide-open spaces. Amenities include hot showers, an equipped community kitchen, a pavilion with hammocks, tables, ping pong, etc. Enjoy complimentary coffee, eggs, filtered drinking water and more. Bright Star Campground is located in the Great Sage Plain in the shadow of Mesa Verde National Park with panoramic mountain/mesa views of the Four Corners region, all only 5 miles southeast of Cortez. We are in an arid desert climate. Water is scarce, stored in cisterns for use in camp. Because of this we ask that you be conservative with water use in camp. We are a cannabis-friendly destination but ask that Cannabis use stay at your campsite, cabin or tipi. There are many things to do/see nearby: Mesa Verde National Park, Canyons of the Ancients, Hovenweep National Monument and Phil's World Mountain Biking. Raft down the Dolores river, maybe rent a SUP or kayak and chill on a quiet reservoir. There are museums and cultural centers in the area as well. Durango is 45 min, Telluride is 1.5 hrs away, and Moab is about 2.5 hours away-including Arches and Canyonlands National parks. The best/nearest airport is in Durango. Cortez has Denver Air (Key Lime Air) with connections to Denver and Phoenix. The nearest large international airport is in Salt Lake City or Albuquerque.

Located along the West Elk Loop, a Colorado Scenic and Historic Byway, the large two-story residence features a steeply pitched hipped roof with prominent attic dormers.As a guest of Riverwalk you will have full access to the river during your stay. In addition, there is the Riverwalk Trail System that skirts the North Fork of the Gunnison River from the top of the property, by the Riverwalk Yurt, (available on this site) meandering downstream past the Riverwalk TIPI (available on the site) passing the Grove Yurt (available on this site) and terminating at the bottom of the property with the sandy Riverwalk Beach.
