If you are arriving after 7pm you must call or message us to setup your arrival. Late check-ins are subject to a $25 fee to pay staff. Absolutely No arrivals past 8pm, you will be asked to leave. Setup is not allowed during quiet hours. The ridge campsites are for 4x4 camper vans or pickup campers only. Rigs must be fully self sufficient with toilets onboard. There is no restroom on the ridge sites. You will not be allowed to camp on the ridge without 4x4 and an onboard toilet. The tent and RV campground is available for all guests. ***Please respect the land and leave no trace. Water is available at tent sites but electricity or sewer are not. Bathrooms, showers, and laundry are located about 300ft away. Bathrooms are BYOTP Bring your own Toilet Paper.*** Cellular service is extremely limited. AT&T and Verizon work in certain random spots. Wifi only works in the main area of the park. It does not work at the tent sites. Wifi passes are $5 and available as an add-on or inside the general store. It is good enough to make calls, text, receive email and get directions. It is not for streaming. Quiet hours are 9pm to 7am. If you are we receive repeated complaints you will be asked to leave. The RV is located in its own private “campsite” on our 3 acre property. We are surrounded by other country farms with horses, goats, donkeys, chickens, etc. If you are up early enough in the morning, you might see a gray fox family that live on our property. Sasquatch has also been spotted down the Sasquatch trail at the back of the property. You are only about 5 minutes from town and restaurants. You will be camping and able to enjoy the private area outside the RV. Feel free to roam around the property and take in the scenery. Fire up the BBQ (Traeger & Blackstone Grill), play some cornhole, and enjoy the pool! The owner lives in the main house and is available 24/7 to make your stay awesome. The RV has all the amenities you will need and is located near Yosemite, Kings, and Sequoia National Parks. Take in the views of the Sierra Mountain Range on the horizon above our pasture. The RV has a full sized pull out sofa bed, a dinette that converts into a full sized bed, and a separate bedroom with a queen size memory foam mattress. A TV and free Wifi are included. Guest access: Guests have access to the area all around the RV and the backyard of the home. They also have access to the swimming pool and cabana near the pool. (No one under 18 without adult present)(Swim at your own risk, there is no lifeguard!) Other things to note: This would be a great spot for traveling nurses or tourists to stay and see the national parks. The is no traffic or crime out here here in the country. Uber and Lyft are available - we are a short drive to Clovis or Fresno.

Spring hosts an abundance of green hills, wild flowers and cooler weather. The river is higher, faster and colder. New life pops up everywhere. Baby ducks, geese, quail and beaver frequent the river. Glitter Cove waterfall is in its full glory. The nights can be cool, so come prepared. Summer is the perfect time to swim and lounge in the river. As the days heat up, the river begins to slow and warms up to a comfortable yet refreshing temperature. New beaches emerge, just waiting to be explored. In late summer, early fall, there is a feeling of calm. The river slows significantly but still feels amazing to sit in. You can hear its gentle flow and soothing sound as it trickles over the rocks. This is a great time time to explore the river as it is mostly shallow with some swim holes. Most of the time it is very quiet. There is another camp down stream owned by a wonderful family. They are here a couple times per week, and also rent their camp. You may hear them having fun and engaging in target practice. The river is a shared space but it is rare to see anyone else. Noise travels in the canyon so you may hear occasional barking or other vehicles. Hearing coyotes sing at night is very common. The rarely seen wildlife includes rattle snakes, bob cats, coyotes, fox, mountain lions and bears. Don't worry, our animal friends like to keep their distance. Hope to see you soon! Be near the park, but feel that complete privacy. These sites are very spaced out from each other and are large. No need to cram together! Explore the mines and hang out on our Groveland, California ranch! We have 824 acres on a beautiful cattle ranch with two small ponds. On our property, you'll find frogs, turtles, oak trees, pine trees and stunning views of Yosemite. We have several campsites to choose from including RV camping, tent camping, and a glamping tent. Pets are welcome. Campfires are permitted as long as there is no fire ban. Potable water and toilet are available onsite. There's a golf course less than a mile away. We are also very close to town. In just a few minutes, you can drive to our local grocery store and pizza parlour. We are a 10-minute drive to Pine Mountain Lake. Beautiful Pine Mountain Lake offers golfing, dining, horseback riding, water sports and an airport. Imagine dark skies filled with STARS, a running creek, the stillness of the forest, and the smell of nature. Visit as a stand-alone retreat or as a base camp for excursions into Yosemite National Park. The space Kowana Valley Lodge is a custom-built 2,700 sq ft lodge nestled in the middle of the Stanislaus National Forest. With 3 bedrooms and 4.5 bathrooms, 2 studies, a chef's kitchen, a fire pit area, and a rec room with a ping pong table, Kowana Valley Lodge is well-equipped to host a large family or group of friends. Guests will also have access to explore the entire 300-acre property (a trail map is provided at the Lodge), along with miles and miles of dirt roads and national forest land that surround us! Guest access The Lodge is equipped with a smart lock allowing you access via a temporary code. The access gate to the property will be left open throughout your stay. There is no cell service in the area. Internet service via Starlink is provided as a Wifi connection. For your safety, please enable Wifi calling on your cell phone and download offline maps via Google Maps, onX, or your preferred navigation mobile app. *You must drive ~4 miles of dirt and gravel road to reach Kowana Valley Lodge. The road is not steep but is narrow at spots and dusty when dry. Access with a 2WD vehicle is not a problem. **The closest medical facility is at least 40 minutes away in Groveland, so be aware and be prepared for those with underlying medical conditions or needs.**
