The actual sites are all Larger than Federal Park and Statepark guidelines, with averages of 20'x30' for campsites and 20'x40' for a long RVCampsite. We have planted many young trees and continue to plant trees and native shrubs around and near the sites. We have picnic tables, table coverings, fire pits, and camping rugs/footprints. There is also an outdoor shower, a shower tent with hot water, and an upgraded porta-potty with a sink. Note: During times when high heat is predicted, we strongly recommend that our Hipcampers bring pop-up shade tents or canopies for their sites. The Hipcamp is adjacent to our working ranch, and any photos of old sheds, trucks, a wood lot, or other equipment are NOT on the Hipcamp, but you will drive past that property to get to the separate Hipcamp area. Wineries, Farmer's Markets, Craft Breweries, dispensaries, and more are within 10 to 15 minutes of our site. Our location allows moments when you may see Hawks, Owls, Geese, Swallows, Robins, Bluebirds, and more. We offer both tent and RV camping. A one-mile trail winds through the property that you are welcome to enjoy. Let me know if you are interested and I will show you were to find the trailhead. The path leads you to fascinating sites such as a tar caldera, Chumash cupules and mortars on boulders, and a tar marsh where wildlife thrives. Whether you're a nature enthusiast, botanist, birder, hiker, or simply seeking peace, this land offers something for you. We welcome guests to stay for a maximum of three days, but we're open to accommodating longer stays upon request. Local markets also sell neck gaiters for face protection. I also have pieces of plywood with bricks that you're welcome to move and shift to fit your needs. I am in the process of building a tree/shrub wind block. There's about .4 miles of dirt road to get to the property, there are some dips to watch out for but I come out here in a little Prius so it's manageable. Overall, there is an element of seclusion but occasionally people do drive by on the dirt road. I would rate the cell phone service a 7/10, it's pretty solid but can go out at times.

Learn more about this land:A vast expanse of oak trees, California Junipers and rugged, mountainous land running with jackrabbits, quail, and owls that is just 3 miles from Vazquez Rocks and the PCT, our ranch transports you. From the tent campsite, you look out for 20 miles and see nothing but nature across small mountains and canyons all the way to the peaks of Angeles National Forest in the distance. The campsite is a large flat area. For a trailer or RV it's a great place to park and the view is towards wide open spaces. With a tent or if you want more pure nature, you can drive out onto the property further towards the small ruin of the old homesteader's cabin or beyond. The property has a long-abandoned gold mine and circular arrastres where miners used mules to break up rocks. Nearby Acton has pick-your-own apples/pears/peaches at Bloom farms. We are at 3000 feet with strong sun during the day and cool mountains air at night. The camping is set away from structures, but if you want to stroll, closer to the ranch buildings, we have friendly small goats you can visit if interested and horses and a donkey to say hello to across the corral fence.

There's about .4 miles of dirt road to get to the property, there are some dips to watch out for but I come out here in a little Prius so it's manageable. Overall, there is an element of seclusion but occasionally people do drive by on the dirt road. I would rate the cell phone service a 7/10, it's pretty solid but can go out at times.

Learn more about this land:A vast expanse of oak trees, California Junipers and rugged, mountainous land running with jackrabbits, quail, and owls that is just 3 miles from Vazquez Rocks and the PCT, our ranch transports you. From the tent campsite, you look out for 20 miles and see nothing but nature across small mountains and canyons all the way to the peaks of Angeles National Forest in the distance. The campsite is a large flat area. For a trailer or RV it's a great place to park and the view is towards wide open spaces. With a tent or if you want more pure nature, you can drive out onto the property further towards the small ruin of the old homesteader's cabin or beyond. The property has a long-abandoned gold mine and circular arrastres where miners used mules to break up rocks. Nearby Acton has pick-your-own apples/pears/peaches at Bloom farms. We are at 3000 feet with strong sun during the day and cool mountains air at night. The camping is set away from structures, but if you want to stroll, closer to the ranch buildings, we have friendly small goats you can visit if interested and horses and a donkey to say hello to across the corral fence.

Had a great time staying here with my family! Everything was so clean , there was cell service so that was nice ! Also some things to note there is a cooking area just no fridge so bring ice and a cooler! No water heater so the shower was cold but felt nice!!! There is a working toilet on site so that was amazing! Two A frames one with a king size bed which was very comfortable it can get windy throughout the day and night but honestly wasn’t a big deal. There’s a port to charge things and some night lights We brought a portable dvd player so once it got dark we were inside the A frame

Location is incredibly convenient to Lake Casitas, Ojai and Oak View, but still feels remote and secluded. Site was spacious, clean and beautiful, but could definitely use some improvements. More restrooms and showers, for one, and definitely a line of trees to block out the noise from the main road would be major upgrades. We were lucky to be the only group there that weekend, but I could imagine it being frustrating trying to schedule bathroom/shower time if the sites were full. From my brief conversations with the the owner, Vivian, however, it sounds like they're actively working towards those things already. Other than that, the toilet and shower were both very clean and functional. Shower was hot and pressure was good. Light pollution from Ojai is visible on the horizon, but the property itself is very dark and conducive to star gazing. Host was friendly, helpful, accommodating and communicative, but pretty hands-off otherwise.

The site is so great to go camping with a group. Some of us actually used our own tents, some who couldn’t handle the cold used the a-frames that are available. It was a nice little getaway from the cities and all the noise. The stars are sooo pretty at night. I brought my dogs and it was great, I didn’t have to worry about them at all, granted they are trained. They were wandering around and the site is far away from at street, that I let them do their own thing. The girls liked it so much, one of them is coming back with her family to enjoy the sight again.

I was so thankful to find this spot. I was in the area for work for 2+ weeks, and as somebody that normally boondocks in forests I couldn't rationalize $100+ night rv resorts. Richard was quick to respond to our request to book, and provided all the information we needed to get there late in the night. We were surprised to have an extension cord for a 15a plug, which really was a nice bonus. The property is secure, and I felt comfortable leaving our rig while I was away at work during the day. We didn't have the opportunity to meet Richard directly, but he was super quick to respond to questions I had while there. We were also surprised to learn we could do laundry on site. The dryer is free, and the washer is 85 cents (3 quarters and a dime). The only downside is that the alley going down to the property is VERY tight and steep. We didn't have a problem getting down, but coming back up we had a clearance issue coming back onto the street. There's a slight dip where the alley levels down to the street and we had to use traction boards and our leveling blocks to keep our rearend high enough to clear our poop tube. If you have low clearance, just be aware and prepared to take some extra steps on your way out. I read some reviews about trucks being parked in the alley while folks were doing work on the property, but I can't complain because the guys working were always super quick to get their things moved out of the way when I was coming and going. Overall, a great experience
