I purchased this property in 2013 ---my Uncle Abe Kibler and Aunt Lizzie Good Kibler owned and operated a tavern across the road for years and rented river lots to their guests---in time this 265 acre spread was sold and divided to many. We are a Nature Retreat bordering Nature Conservancy land along a tributary and up and down the Rappahannock River. You can hike along the stream down to the river and up and down the river. You can fish and float the river. There are no trails so a moderate level of fitness and comfort in the forest is needed. You can follow the water ways but it is wilderness. Camping there is primitive but available or you can camp or glamp at Earthwalk Ways Retreat. We are also adjacent to a 50 acre farm on the other side of the creek that is available for hiking. There is a reservoir nearby as well. We are in the midst of the suburbs not far from Fredericksburg, which has some great historic and community places of interest. Our facilities are private and we only rent to one or 2 guests at a time. You can glamp in a trailer, or car camp in a nice campground with power and water or you can go primitive and pack in. All spaces include access to our classical 11 circuit labyrinth and backyard gardens where you can enjoy zen rock garden and other contemplative nature crafts. There are some great extra's here as well including an outdoor jacuzzi and indoor infrared sauna and massage chair. These spa features are another great way to get your zen on here. I offer Forest Bathing and individual retreat support sessions, an quarterly sweat lodge and also vision quest support if people would like to experience a solo nature immersion feast.

My husband, myself, our kids and grandkids all met up at this amazing farm just overnight for a wonderful and rare campfire get together, but wished we had stayed longer. The grandkids loved all the animals but especially Zeus, the big, super sweet dog of the property! The expansive property accommodates RVs well with plenty of space to be private yet camp amongst the animals. Our camp host greeted us, got us set up with power, and told us all about the workings of the farm and all that was available to us on the property. These extras that you don’t normally get at most Hipcamp properties was really cool! A barn with a restroom and gathering area where chili was available the night we were there along with many homemade and local goodies like shortbread cookies, honey, dried lavender sachets and produce for purchase. We happily donated a small amount toward taking care of the rescued animals on the farm. A couple of our kids and their families live in the area so we will definitely be back! Thanks Juanita it was a pleasure!!

We spent two nights at #3. It is very well situated in regards to the trail and house. We forgot a pot for coffee and were able to borrow from the house, which we are grateful for. We went 5 min down the road into Bluemont for a visit to the general store and community playground. Great woods, wonderful campfire, kids (6 & 8) had a blast!

The place was absolutely spotless, not even a spec of dust anywhere to be found. There were so many amenities that we did not get around to using them all. The host was extremely affable and respectful , which made for a very pleasant atmosphere. The detailed guide with pictures about all the nearby attractions was a very useful and heartfelt touch, my sincere thanks to Steve's wife. My expectations were not just met but exceeded in all departments so, I would rate my experience more than 5 stars. I hope to come back soon to further explore the trails.

These sites are located at the Bear's Den Center along the AT in Virginia. Super cool location, and you can walk to a large brewery/restaurant within 15 minutes. I'd definitely camp here again. Fair warning: while the tent sites are quite large, they are all arranged in a circle. If any of the sites are rambunctious, you will hear it. Didn't bother, but don't come here expecting to be alone.

This was my very first Hip Camp, and my first time camping alone! Butterfly Camp was perfect. I felt very safe and I had everything I needed and more! I met Jen at the Farm Store and she was kind enough to take the time to share some info on the farm and Shenandoah. There are very easy trails throughout the land to explore if you want to stay around camp. And of course you’ve got primo access to Shenandoah trails! I’ll definitely recommend this spot to friends. Weekend Trip to #1 Rock Tavern River Kamp

The view and location was everything we were looking for when visiting luray caverns. We actually did a cold plunge in the river. It was awesome. We booked another night just because we wanted to enjoy the scenery and tranquility. The hosts were responsive. The only thing I will say is me and my girlfriend were unable to take a decent shower in the shower rooms because after a minute or so of the water running. It began to smell like sewage. So after the first night we didn’t shower or brush our teeth or anything inside the bathrooms/showers. It was a really horrible putrid smell anytime we tried to shower.
