The recreational draw to this area is hard to beat in VA, and this property has it all for an amazing outdoor weekend! The ranch comprises 40 acres of lowland acreage designated for the camp, including a 5-acre lake. The Cedar Grove sites 1, 2, and 3 are along the banks of Passage Creek located within a sparse, groomed Cedar grove. They are all a short walk (or drive) to the lake and beach amenities. Each site has varying access to the creek, so check out the site details. These sites are extra large and can accommodate multiple family groups, as well as, travel trailers of all sizes up to off-road motorcoaches in site 1. There are no hookups, so just boondocking. Pack it in, Pack it out. Generators are allowed but please be aware of the other sites and direct the noise away. The Lakeside Mountain Stream site is very secluded, nestled between the mountains and the lake. It overlooks our 5-acre lake with mountain views in the background. It's on the opposite side of the lake from the Cedar Sites. This site has its own dock and is just a short walk down a mowed trail to a beautiful section of Passage Creek. An additional seasonal mountain stream can cascade behind the site and run under it to feed the lake when the conditions are right. It's a delicate site, so the accommodations and group size is strictly limited. Check out the reviews and extensive gallery for many options of this amazing property! Locally, the North end of Fort Valley offers many great hiking trails, trout fishing, rock climbing, horseback riding, and the Elizabeth Furnace day-use park. We are within an hour of Gettysburg and within an hour and a half of DC if you're planning a day trip. We have a prime central location with close access to so many things to do. This beautiful property is nestled in a valley between Elk Ridge and South Mountain with incredible sunrises, sunsets and starlit night skies. Walk out to the fishing pond, or follow the trails around the pastures to meet the cattle grazing. We have Scottish Highlands and Black Angus grazing as well as Alpacas. We also have beautiful peacocks on the property. We are a working farm so expect to see tractors and you may even see us baling hay or tending to the cattle. You may smell some animal smells which we work at keeping to a minimum but again, we are a working farm. It’s a true farm experience. Also, please keep in mind that during warm weather you may encounter some bugs. Gnats and flies are always a possibility and of course at times they can be worse than others. That can always be a possibility when camping or being outdoors. Bring bug spray, citronella and anything else to help with insects. If you stay by the pond you may hear frogs which personally I enjoy hearing but some may not. Consider bringing a generator and run a fan if you think the sound might bother you or some way to block sounds. We enjoy talking to our guests so feel free to stop us for a chat. At the RV sites you have 30 and 50 amp power as well as water. All the water spickets are potable and drinkable. Please be aware that some may not have great cell service and as noted in the amenity section we do not have WiFi at any of the sites yet. It is something we are looking into for the future. If something is urgent you should be able to pick up WiFi near the tenant house and a password can be provided for you to try.

General Lee and his troops once camped here. But they cleaned up pretty good, so all you can really see is the old spring and wagon road. This is a working herb and small fruit farm. We have been experimenting with all kinds of exotic herbs and trees. Some make it, many don't. We sell dried herb teas. In addition we have 5 different kinds of bamboo. We use the bamboo for so many things. Camptown is our largest site. It features a large fire pit and a circular field that can accomodate 10 to 15 or more tents. You can also park smaller camper vans, teardrops, etc. in this large area. Good for parties, family reunions. The "# person" per site listing considers adults, not children... bring a whole crew of kids (try to have enough supervision - if there is such a concept!) The kids have such a great time out here... it is amazing. They love the labyrinth! By the way, that labryinth entrance is behind the kiosk. It's the largest of it's kind in North America. It seems like we made this place for the kids in ourselves and when actual kids see it they go wild. The last bunch were running and yelping with their picked flowers all round and round in the labyrinth for hours! Also, if you want peace and quiet we have beautiful remote campsites away from all the kids running around the labryinth whooping it up. (sites 4 - 6 - 8 - 9 - 10)

The Lakeside Mountain Stream site is very secluded, nestled between the mountains and the lake. It overlooks our 5-acre lake with mountain views in the background. It's on the opposite side of the lake from the Cedar Sites. This site has its own dock and is just a short walk down a mowed trail to a beautiful section of Passage Creek. An additional seasonal mountain stream can cascade behind the site and run under it to feed the lake when the conditions are right. Walk out to the fishing pond, or follow the trails around the pastures to meet the cattle grazing. We have Scottish Highlands and Black Angus grazing as well as Alpacas. We also have beautiful peacocks on the property. We are a working farm so expect to see tractors and you may even see us baling hay or tending to the cattle. You may smell some animal smells which we work at keeping to a minimum but again, we are a working farm. It’s a true farm experience. Also, please keep in mind that during warm weather you may encounter some bugs. Gnats and flies are always a possibility and of course at times they can be worse than others. That can always be a possibility when camping or being outdoors. Bring bug spray, citronella and anything else to help with insects. If you stay by the pond you may hear frogs which personally I enjoy hearing but some may not. Consider bringing a generator and run a fan if you think the sound might bother you or some way to block sounds. We enjoy talking to our guests so feel free to stop us for a chat. At the RV sites you have 30 and 50 amp power as well as water. All the water spickets are potable and drinkable. Please be aware that some may not have great cell service and as noted in the amenity section we do not have WiFi at any of the sites yet. It is something we are looking into for the future. We use the bamboo for so many things. Camptown is our largest site. It features a large fire pit and a circular field that can accomodate 10 to 15 or more tents. You can also park smaller camper vans, teardrops, etc. in this large area. Good for parties, family reunions. The "# person" per site listing considers adults, not children... bring a whole crew of kids (try to have enough supervision - if there is such a concept!) The kids have such a great time out here... it is amazing. They love the labyrinth! By the way, that labryinth entrance is behind the kiosk. It's the largest of it's kind in North America. It seems like we made this place for the kids in ourselves and when actual kids see it they go wild. The last bunch were running and yelping with their picked flowers all round and round in the labyrinth for hours! My husband, myself, our kids and grandkids all met up at this amazing farm just overnight for a wonderful and rare campfire get together, but wished we had stayed longer. The grandkids loved all the animals but especially Zeus, the big, super sweet dog of the property! The expansive property accommodates RVs well with plenty of space to be private yet camp amongst the animals. Our camp host greeted us, got us set up with power, and told us all about the workings of the farm and all that was available to us on the property. These extras that you don’t normally get at most Hipcamp properties was really cool! A barn with a restroom and gathering area where chili was available the night we were there along with many homemade and local goodies like shortbread cookies, honey, dried lavender sachets and produce for purchase. We happily donated a small amount toward taking care of the rescued animals on the farm. A couple of our kids and their families live in the area so we will definitely be back! Thanks Juanita it was a pleasure!!

This was a perfect camp site!! Went with my family & took our two dogs. The dogs had a blast, plenty of space while still having some fencing around to keep them from being too crazy. It was private and the stars were great. Host was wonderful, everything was easy to find, and the bathroom was clean. It was daddy long legs galore but personally if i had to pick one bug to see a bunch it would be them. Harmless and on items more than people. Overall a great trip!!

We’re from right outside DC, so the quiet out here felt almost unreal. Aside from the occasional cow mooing or dog barking , it was just us and the farm. The best part was the simple stuff: morning coffee by the pond, hanging around the fire, making s’mores, and having the kind of deeper conversations you only get when everyone’s finally off their screens. It’s the kind of place that slows you down without trying. Highly recommend for anyone looking for calm, space, and an easy, comfortable spot to camp.

2 nights at Private camp site with water access to Lake Anna, VA
Robert's site was as advertised. Super privacy, full hookups. Robert was there to meet us, blowing leaves and putting things in tip-top shape for our stay. We enjoyed the firepit (bought some wood from him) and spent the day exploring Mineral (a couple of consignment shops, 53rd Winery--awesome--and Tim's Restaurant on the lake). This place is just under an hour from our home and great for quick getaways. It's on our list to do again!

You can tell Donald is passionate about his land. We had an amazing time tent camping at Site 10. The site was extremely neat and tidy. Site 10 is perfect if you want an isolated camping experience. We will return! 4x4 vehicles recommended.

We stayed at the pond campsite and it was everything we wanted. I was hoping it was slightly further away from cars as you can hear the occasional sirens and the particularly loud cars, but most of the sounds of traffic were gone and replaced by farm sounds. We loved hearing the cows talk to each other. The host was kind and polite, their general store has candy, firewood, hamburgers, etc. And it's 24 hours, honor system, so if we ran out of wood for our fire at 11pm we could walk right over and cashapp her, although we didn't need that this time. Will probably do that next time to save car space from bringing our own firewood. And there will be a next time! Only 16 mins away from Harpers Ferry, the grass/dirt road was easy for my tiny car to handle (though may be different in the rain), the Porta potty at our site was far enough away that we couldn't smell it or hear each other use it (not that it smelled much anyway, very well maintained, even had toilet paper), but close enough that it was extremely convenient. You couldn't hear any other campers or those at the air BnB on the property. I really have no bad things to say about this place.

Beautiful, peaceful location with an incredibly friendly and responsive host! Getting to say hi to the very friendly dogs and kitten was a definite plus. Plenty of room to set up camp while still being a stone's throw away from the barn with a restroom & running water. All in all a tremendous experience!

Juanita's horse farm has plenty of room for RV and tent campers. I enjoyed the quiet country feel, the animals (her sweet dogs, the ducks and geese and the neighbors horse), and the solitude of walking her trails surrounded by autumn trees. The camp hosts are absolutely fantastic. Friendly, accommodating, and generous. They made me feel like family. The Comus Inn restaurant is a hidden jewel. There are lots of nearby areas to explore, breweries and wineries to sample, and the trails of Sugarloaf mountain are worth your time. I plan to return next year at this time.
