About the property Home to two natural springs as well as plenty of surrounding woods for nature hikes, foraging, or light mountain biking, our property is within striking distance of Monticello, Rivanna River, James River, Shenandoah National Park, Charlottesville, Blue Ridge Parkway, Pleasant Grove Park, and more. The nearest towns are Charlottesville, Scottsville, and Palmyra. Within 5 miles, enjoy amazing canoeing, hiking, fishing, and disc golf. Hosts will greet campers and are generally around to address any issues or questions, but the site is totally private, so you’ll enjoy plenty of seclusion during your visit. About the listing The tiny house has three twin sized beds; one on the main level and the other two lofted above the main floor on opposite sides and accessed by a ladder. There is also ample space for setting up a tent outside of the tiny house and some campers have even managed to pull a small 8x10 trailer into the campsite. Take advantage of access to a private fire pit during your stay. There is also a stove in the cabin to keep you warm. The outhouse features a pit toilet. Additional details to note Early check-in or late checkout can be managed on a case by case note, depending on whether or not the campsite has other reservations. Pets are allowed. The property is a working farm, so please respect the animals and those who are working and be sure to close the gate behind you if you opened it. 4 wheel drive is recommended but not required. Host is able to assist with the final mile transportation if needed. There is no kitchen in the tiny home, but some minimal and random cookware is provided, along with a small Eureka! camping stove and camping grill, if you would like to bring your own camping stoves. Running water is not available in the cabin. The Host will provide five gallons of water for you and can always refill up at the farm, but feel free to bring additional water with you as well. We have 13 acres of private seclusion with a quiet and peaceful creek spot for camping on the back side of our property. We love having a place where we feel we can be away from it all! Also at the same time we are only a short drive away from downtown Lynchburg as well as quick access to route 460. We would like everyone to be aware that it does get chilly inside the bus depending on the weather. While the bus is insulated, we do lose a lot of heat through the windows and floor. *Beds* Comfortable queen-sized bed in the back. The couch folds down into a bed slightly smaller than a full size mattress. We have bedding included for both beds. The bus will sleep 3 comfortably, 4 if you really like each other! *Full Kitchen* Gas stove top inside the bus (back burner knob removed for fire safety). Pots, pans, plates, bowls, utensils, storage containers, and coffee maker/french press are all included. Pantry space to store your food. RV fridge and freezer. Small kitchen sink with hot water and a 7 gallon water tank underneath the sink that you will need to empty if full. *Bathroom* Features a skylight window. While it is a fully functional bathroom, we prefer you to use the main house bathroom for all your needs. There is a Nature’s Head composting toilet, with instructions included. We ask you to use the bus bathroom for urinating only. *Main House Full Bathroom* You have access to a full bathroom, shower, and laundry in a side door of the main house. We encourage you to utilize this space. The owners of the house also use this space for laundry, but it is closed off from the rest of the house to ensure privacy. *Heating/Cooling* Portable A/C and heating unit on bus (currently being sent in for repair). A small space heater has been provided in the meantime that works well to keep the bus warm in winter. Also has a wood burning stove, with firestarters and wood for the stove included. In the winter, it could still be a bit cold on the bus so we encourage you to bring extra blankets and clothing depending on the weather. Maxxair Fan and personal fans for your use are provided. *Outdoors* Includes a deck with a small seating area, picnic table to enjoy your meals, and a portable propane grill for your use. Enjoy a campfire in the private fire ring. There is plenty of firewood to collect in the woods. Look for the gnome and follow the walking trail from the campsite to explore the creek and more of the backyard. *Electricity* While the bus has solar panels and a battery bank to be completely off-grid, it is hooked up to shore power for your convenience. Has 2 USB outlets and a standard wall outlet. Wifi is available with high downloading speeds. *Pets* All pets are welcome! Please keep in mind that there are two dogs on the property contained to the yard by an electric invisible fence. The dogs are not able to access the campsite. We ask that you keep your pup on a leash unless it is well trained and can stay in the campsite area and away from our pets. *Extra Guests* We allow a maximum of 4 guests to stay inside the bus. For a fee, you can have extra guests stay with you in a tent outside. Please let us know before booking if you will be bringing extra guests. ——— Guest access You will need to drive on grass and through the backyard to access the school bus. There is parking right next to the campsite. We will be respectful of your space and privacy, but with that being said we like to grill out and hang out on the back deck pretty often so feel free to come over and chat. ——— Other things to note The interior height of the bus is only 6 feet so please note that it could be a bit cramped for taller individuals. About the property Our property is located adjacent to the historic Warren Ferry crossing of the James River. This is one of two historic ferry crossings near Scottsville, VA! The other, Hatton Ferry, is located a little bit down river from this location. Our property is only 8 miles from Scottsville so if you need to pop into town for something you forgot it is quite easy. There are many other activities that you can partake in nearby or on our property. There is fishing, swimming, hiking, and kayaking all within easy reach of our property. We do not live onsite but we aim to be easily reachable over the phone or text. If you have any questions before or during your stay please don’t hesitate to reach out. Keep in mind that during the night it is possible to hear some train activity from across the river.

Learn more about this land: When you arrive you will drive up to your campground destination which is 16 acres of Loblolly Pine trees. There is a 1 1/2 acre pond stocked with Catfish, Bass, Crappies, Brim and Shell Cracker. Also there are two smaller ponds with minnows and one is home to Tucker the Turtle 🐢 . We have several trails on the property to walk as well. You are welcome to 🐠 fish for dinner but we ask that you notify your host if you want to keep some fish. Otherwise please practice catch and release policy. Each site will have a fire ring available. We are AUTISM Friendly 💙,so if you have a camper that needs a little more encouragement about camping or other accommodations please let your host know. You are welcomed to bring your furry family members, bikes and kayaks. We are only 35 minutes from Carter’s Mountain, Monticello and Jefferson Winery’s. Thistle Gate Winery is only 5 minutes away and 20 minutes to Scottsville were you can enjoy the James River. UVA sports complex is only 30 minutes away and your able to go the back way in to skip the gridlock of the traffic. There so much more within 30 to 45 minutes of this camping area I can’t list it all. I promise you will Enjoy your stay!

Were a small working farm. Our land is bordered by the Buffalo Creek which flows into the Appomattox River. We are just outside the historic town of Farmville Va and close to the High Bridge state Park.. We are mostly wooded area with some open pasture space. The farm at present grows small fruits and seasonal vegetables. We have Strawberry picking in the Spring. We raise laying hens for egg production along with geese, ducks, peacocks and turkeys. We love sharing our beautiful natural surroundings and engaging our Special community of animals with others.
