He will tell you about the Civil War battle fought here and the tobacco baron who once owned the estate. Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric. While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather. Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin. The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door. Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights. In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They also enjoys plenty of solar powered torch lamps which offer a terrific ambiance. We do recommend you bring flashlights and or headlamps. If you forget, no worries, we got you covered. The Boxwood Overlook cabin has electricity with interior and exterior lights, refrigerator and AC in the summer. All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom. The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available. Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. And if you need help starting your fire, no worries, John will help you. The "Jefferson Sea" is a description many attribute to the nation's 4th President, Thomas Jefferson, who enjoyed the same ocean-like view (but better) of fields and trees below his home at Monticello, that is located 15 miles down the road. Enjoy giant Ginkgo trees (especially in the Fall), boxwood gardens, colossal Tulip Poplars, and Osage Orange trees, and wild organic raspberries in July. Check-Ins and Arrival Instructions: Check-ins on weekdays are dependent on my work schedule. If this is your first time at Billyville, I need to be on property to guide you into your site. Please reach out before your stay so we can coordinate. If I am off on that day, check-in is after 1pm. If I am working, it will be after 5pm and occasionally after 7. I am currently testing out some procedures to allow self check-in. We'll see how that pans out. Anyway, to get to Billyville: Turn onto Bells Lane. (Dirt Road). Currently only accepting TENT campers until the driveway to Sunset Ridge is re-graded for RVs and Trailers. ----------------- This is a working farm, home to both Livestock Guardian Dogs as well as resident dogs, cats, rabbits, chickens, horses, goats and other various livestock. If you choose to bring your dog/s, please let us know when booking. You should NOT bring your dog/s if they are high-strung, overly sensitive, aggressive, or not trained. Our livestock guardian dogs are hard-wired to protect so if they sense an uncomfortable vibe from another dog, it will make them uncomfortable and they need to be focused on doing their jobs. Safety, privacy and environmental impact is very important to us. We require a minimum of 50 feet between each campsite. Please contain all trash, human waste and canine waste and pack it out with you when you leave. Be kind to the areas in which you camp, as they are home to many wildlife, native trees/shrubs/plants and in some cases, food for horses and cows (hay fields). Each site is provided a fire pit (upon request) and we sell firewood. The camp is secluded on 42 acres of woods and pasture land just outside Waynesboro, VA. The Upper South River is spring fed, and it runs diagonally through the property. Day lease fly fishing is also conducted on the property. Though urban, it is very private and the water is always cool. The campsite has a fire ring, cooking grates, rotisserie, picnic table and a trash can. It is primitive camping with no outhouse (yet). There are 5 campsites on the property, spaced apart nicely to keep it private. Orkney Springs Outfitters provides lessons and guide services onsite and on surrounding waters from this location. Hit the Tye River, South Fork of the Potomac, Cow Pasture and the Jackson River, to name a few. Excellent access to Shenandoah National Park, Skyline Drive, Blueridge Parkway.

Check-Ins and Arrival Instructions: Check-ins on weekdays are dependent on my work schedule. If this is your first time at Billyville, I need to be on property to guide you into your site. Please reach out before your stay so we can coordinate. If I am off on that day, check-in is after 1pm. If I am working, it will be after 5pm and occasionally after 7. I am currently testing out some procedures to allow self check-in. We'll see how that pans out. Anyway, to get to Billyville: Turn onto Bells Lane. (Dirt Road). You'll see a white fence on your left down the lane about .2 miles. Just after the fence, you'll see a red sign at the beginning of a rope fence. Turn off Bells Lane just after the sign and follow the fence, keeping it on you left. when it comes to camping with kids i try to find places that can entertain them the whole time and this site met the expectations! the farm was so cute and lovely, the kids loved being able to play on the playground and were obsessed with all the animals which were all super friendly (especially the cats). the site feels far away from everything, but a grocery store is less than 10 min away. the hosts and her children were all very friendly and helpful. Apryl was attentive to any of our needs we really enjoyed our stay. i definitely recommend this site for children/ families!

My family and I really enjoyed our stay on the farm. We were trying to book a last minute camping trip. There were no tent sites available but Apryl accommodated our family in another spot on the property, which we felt was actually really awesome ! We loved the farm and camping amongst the animals. It was like nothing we have ever done before. All of the animals are friendly and accustomed to people. The farm cats were the absolute cutest and often followed us around looking to be held and played with. My daughter was able to milk a cow for the first time, and she thought it was so cool. We even got to try the milk right from the cow, such a cool experience ! All of the kids on the farm were very kind and generous. We liked interacting with them and learning their roles on the farm and each of their stories with the farm animals. We learned a lot from the kids. My daughter did not want to leave this place. Hopefully we will get to visit again soon !

Robin is a super gracious and welcoming host. Her home and sites are located in a beautiful part of Virginia. We arrived early and had choice of the sites. We chose the most remote and private site of the three that were available. We had a small corner of the farm back by the chickens, horses and goats. The sites are not that far apart and on the small size, but they still felt adequately private. It’s just right for a short stay. There are many wineries and tap rooms in the area, in addition to parks and hiking trails. The morning we left Robin came to say goodbye and treated us to some delicious pumpkin bread that her daughter makes and sells on her IG. Check them out at Derby Farms. Thank you, Robin.
