Very quiet with great swimming and lots of hikes right from your sites. 2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive. Always WISE to arrive When LIGHT out as we do not live at the site and are not able to show guests to their sites as a result.

Fox Farm is located on 8 magical acres in eclectic Brattleboro, VT. Pitch your tent in a sacred private white pine forest or closer to the trail-head with access to a charcoal grill, a huge fire circle and a picnic table. Located ideally on a trail-head that leads to the West River Trail (a 36-mile scenic trail through the West River Valley – eventually linking Brattleboro, Dummerston, Newfane, Townshend, Jamaica and South Londonderry) and the West River, offering opportunities to hike, fish, swim, ski, snow shoe and bike. The Marina Bar and Restaurant is a 2 mile hike or bike ride from the camp site (via the West River Trail) and is a fun way to see the beauty of Vermont and partake in some excellent indoor/outdoor dining with views of the water. Currently there are two areas available to campers; The Pine Forest and the Council of the Elders. The Pine Forest is a shaded circular area that is very spiritual and quiet. There are currently 3 camp sites in the Pine Forest. The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders. I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs. Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making. In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe. Some come for privacy and solitude, which has not been an issue thus far. All in all the energy is upbeat and folks make friends along the way- me too! Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do. For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail. The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience. Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

Its a 15 min drive from Okemo/Ludlow, 10min drive from the Appalachian trail (7.9 mile walk) and there are 3 other Ski resorts within an hour of us as well as numerous lakes and hiking trails. Just 2 miles up the road is Star Lake and the quaint town of Belmont. Our 7 acres sits on the Northside of Belmont hill. Half of it is open with several gardens to meander through. On property we have a tree fort, greenhouse, chickens and pigs. We do provide fresh eggs for sale. There is a medium pond in the back for swimming, a large fire pit for fires and but the Hip Shack comes with its own fire pit/grill combo. Wood bundle's are also available. There is a rudimentary outdoor toilet and shower. The shower can be filled with hot water using the faucet by the garage. All water from hoses, pump hoses and faucets is the same drinkable well water, collected from the many underground springs that also feed into the pond.

Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Currently there are two areas available to campers; The Pine Forest and the Council of the Elders. The Pine Forest is a shaded circular area that is very spiritual and quiet. There are currently 3 camp sites in the Pine Forest. The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders. I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs. Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making. In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe. Some come for privacy and solitude, which has not been an issue thus far. All in all the energy is upbeat and folks make friends along the way- me too! Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do. For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail. The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience. Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

Located at the end of a dirt road, quiet with views of Killington/Pico and Salt Ash Mountain. Its a 15 min drive from Okemo/Ludlow, 10min drive from the Appalachian trail (7.9 mile walk) and there are 3 other Ski resorts within an hour of us as well as numerous lakes and hiking trails. Just 2 miles up the road is Star Lake and the quaint town of Belmont. Our 7 acres sits on the Northside of Belmont hill. Half of it is open with several gardens to meander through. There is a pergola filled with kiwis and wisteria and a hammock for lounging. A shady grape arbor filled with white grapes that we have made wine with. On property we have a tree fort, greenhouse, chickens and pigs. We do provide fresh eggs for sale. There is a medium pond in the back for swimming, a large fire pit for fires and but the Hip Shack comes with its own fire pit/grill combo. Wood bundle's are also available. There is a rudimentary outdoor toilet and shower. The shower can be filled with hot water using the faucet by the garage. All water from hoses, pump hoses and faucets is the same drinkable well water, collected from the many underground springs that also feed into the pond.

Perfect snow get away. Wood burning stove and heater kept us warm, even with just one. Enjoyed listening and looking through the vinyls. Loved the hot tub after a long day of hiking and the comfy bed. The cabin was cute and felt very lived in. It was a nice surprise to see a journal of how many people stayed there, especially during Covid, very lovely notes people left! Only down side - couldn’t stop sneezing at times, lots of dust in the crevices of the wood floor and fabric. Also wish there was a bit more privacy at the door and hot tub, could see the guest next door. Overall definitely would recommend and stay again!

We enjoyed the horse run in! The run in was clean and had everything we needed. Very much enjoyed the wood burning stove, hot tub, and fire pit. We found the dvd player, books, and record player charming. The farm is beautiful and we enjoyed the town of Londonderry. While the listed rules were a bit overwhelming, Ben and Loana were very kind and hospitable and easy to deal with (it was only surprising bc the rules had set a bit of a different tone). I would highly recommend.

This was the perfect “glamping” spot! Tara has the space supplied with everything you may need. We especially enjoyed cooking our dinner over the fire, and sleeping to the sounds of the wood stove burning at night. Be prepared for the sounds of wildlife (coyotes). We never encountered them and always felt safe, but could certainly hear them! We would definitely return to this spot.

My husband and I LOVED our two-night stay in the bed-in-the-shed this past weekend. We've been up to Blueberry Hill Outdoor Center to do some gravel riding before and knew what to expect as far as amenities go. We were super pleased to have such a lovely, quiet and peaceful place to rest our heads. Shari was kind in her welcome and super communicative before and throughout our stay. Metta Earth Institute (MEI) is a non-profit educational retreat center in Lincoln, Vermont. MEI is based on a small-scale diversified, organic, and biodynamically oriented farm with an acre-sized retreat garden and other herb and flower gardens, and 2 food producing greenhouses. We practice regenerative agriculture, carbon farming, and many other environmentally sustainable practices. Main House Front Porch The front porch of the main house has continued to be a wonderful gathering place with outstanding sunset views and surrounding terraced gardens with blossoms and berries that attract hummingbirds and bees. We serve meals from the adjoining big kitchen, and these can be enjoyed on the porch or taken on trays to the nearby Plum Grove, other outdoor settings. The porch is a great place to meet with others or enjoy a place to sit and read. There is also a good internet connection on the porch and a place to charge devices. You are welcome to walk anywhere on Metta Earth land. Or you may want to walk on the surrounding dirt roads, all with very minimal cars and great mountain views or along the river. We can give further directions and information about the region when you are here. Our stays range from basic tent sites to Yurts and Canvas Tents. We have something for everyone. We have four yurts nestled on a knoll among maples, beeches, balsam, and other trees. They each are positioned for a sense of privacy from the others and have little paths connecting them. They all are well loved and humble, beautiful, light filled circular spaces with a round dome skylight, lattice siding, windows with screens for summer use and in winter extra insulation provided by window quilts. Each yurt has a wood stove for colder weather. The yurts are furnished simply with various configurations of single and double beds, tables, chairs, shelving, and sheepskins or other floor rugs. At night a few of the paths are lit with solar lamps, so it is wise to bring a flashlight/headlamp as well. Beeswax candles provide inside night lighting. Some of the yurts have string, solar lights around the inside of the yurt walls. We have 5 bell tents that are lovely, roundish shaped tents with a peak. Four of them are smaller, one-person tents, and one is larger for a couple or 2 people. We provide amattress and pillow with organic bedding and a sheepskin rug, and a simple storage crate/table. It’s a good idea to bring a sleeping bag for extra warmth, especially in the potentially colder shoulder seasons in May and in September. If you have a tent, insulated ground mat, and sleeping gear, we have many inspiring sites in the surrounding forest glades, meadows, and fields. Those who choose to camp have access to outdoor composting toilets, a hot water outside faucet for bucket bathing, and outdoor shower available in the warmer seasons. Camping requires a certain hardiness and adequate gear. Weather during the growing season (May – October) in the mountains of Vermont is unpredictable. Temperatures range from freezing temperatures at night in the spring and fall to gloriously warm days and even hot days.

This was built as a personal vacation retreat and we gladly share it now with adventurers and romantics! 40 Private Acres - Fire-pits, comfortable outdoor furniture, and plenty of room to roam will make this unique stay memorable, relaxing, with absolute privacy with stunning views. The bespoke wooden Tower boasts 360 degree views of the surroundings. It is built on piers and has windows on the perimeter. A large table, outdoor chairs on the 2nd Level platform is an ideal space for gathering or picnicking. The 3rd enclosed level is furnished with a built in brand new queen bed and long custom built-in couch with a bar table and 4 chairs. Small fridge and Fan on site. No Bathroom in Tower. The Cabin is fully equipped, applianced, and is furnished with a Full Bed in the Loft, 2 Twins in a Trundle Daybed, and a Cot and Blow Up are available. Full Kitchen, Shower, Toilet in the Bathroom. There is electric heat, AC and a ceiling fan. Kitchen is fully loaded and there are plenty of clean linens, blankets, and pillows. The 40 Acres are Pastured and Open but Wooded all around in every direction. There are no cut trails at the Retreat and as it is thickly wooded, we encourage our guests to come visit us at Slateville Farm where we have over 8 miles of our own trails, swimming holes, and our ever flowing cold spring. Enjoy any of the many national park trails within the Green Mountains or Adirondacks. Lake George, Merck Forest, Schroon Lake, Lake St. Catherine, Bomoseen are all nearby as well as the Battenkill River and the Mettowee for fishing. If you are a winter visitor, plenty of ski resorts are a little over an hour away like Stratton, Bromely, Okemo, or Killington to name a few. Come by and visit us down the road at Slateville Farm to enjoy our fresh produce/eggs, over 8 miles of private hiking trails, and numerous swimming holes. We are excited to share the experience of what camping in this historic region of the Adirondacks is all about. Black Hole & Dunkley Falls campsite is located on an 80-acre old Adirondack farm. The Mill Creek runs along with this property, which features access to the scenic Dunkley Falls & The Black Hole — a cavernous geological anomaly. This famous swimming spot is a perfect place to test your nerve with a backflip off its 20 ft cliffs or just take a leisurely swim in the naturally formed glacier pool. Like to fish? (VT Route 8) and the property has a driveway entrance, making it easy to leave and explore the nearby areas of: South to Massachusetts: North Adams, MA (10 mins), which is home to Mass MoCA - the largest contemporary art museum in the country, and many wonderful spots to explore for shopping and dining. Williamstown, MA (20 mins), offers tons of hiking trails and The Clark museum. Staying in VT: Readsboro, VT (10 mins), has an out-of-this-world general store with food you don't expect to find in the woods; Readsboro General Store is a must-see, and sandwiches/salads you'll come back for! Readsboro Inn is the perfect place for an easy drive for drinks, a burger, or pizza, if you please! Wilmington, VT (20 mins), offers water activities, such as boating, swimming, and fishing! Full of scenic waterfalls along a Vermont mountain brook, our daughter named the land after dynamite was found during renovations of the former one-room schoolhouse on the property 5 years ago.
