Cabot has lots to offer for day trips, be it water sports, rail trail on bikes or walking, music, and cultural events, or purchasing fresh milk, beef, eggs, apples, cheese, or homemade breads, all from Cabot. Contra Dance, music from Cabot Arts, or at the Den our local pub, are 2 miles away. The Bread and Puppet, Highland Center for the Arts, Barre Oprah house, art galleries, etc within an hour drive in any direction. A great place for children, I have swings and trees to climb, games, archaeological digs, scavenger hunts finding 10 different antique farm implements, and learning how they were used, to learning about mini microbe's and how to be friends with pollinators. Massage including scar release, and MPS, Cranial Release, energy work with tuning forks and singing bowls are available. Singing bowl concert in the gardens can also happen! Expect the unexpected! Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Learn more about this land: Texas Hill Brook camp site The Texas Hill Brook site is a flat, wooded campsite on Texas Hill Brook in Huntington. The campsite is roughly 10m x 30m (30' x 100'), large enough for several tents or a small camper/RV. It is accessed by a sloped 50m (about 150') gravel driveway. The narrowest part of the driveway is 2.6m (about 8.5 feet). There is a 3m x 3m (10' x 10') tent platform and a large picnic table. Firewood is provided. Near our home about 120m/400 feet away through the trees but relatively private. Within a short pedal or drive to some of the best mountain biking and hiking Vermont has to offer, 15 minutes to Richmond and Hinesburg, and just a half hour to Burlington. Electricity on site, primitive fire pit, but no other facilities, so ALL waste must be packed out. We have a bucket commode to loan if you don’t have your own.

Located ideally on a trail-head that leads to the West River Trail (a 36-mile scenic trail through the West River Valley – eventually linking Brattleboro, Dummerston, Newfane, Townshend, Jamaica and South Londonderry) and the West River, offering opportunities to hike, fish, swim, ski, snow shoe and bike. The Marina Bar and Restaurant is a 2 mile hike or bike ride from the camp site (via the West River Trail) and is a fun way to see the beauty of Vermont and partake in some excellent indoor/outdoor dining with views of the water. Currently there are two areas available to campers; The Pine Forest and the Council of the Elders. The Pine Forest is a shaded circular area that is very spiritual and quiet. There are currently 3 camp sites in the Pine Forest. The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders. I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs. Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making. In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe. Some come for privacy and solitude, which has not been an issue thus far. All in all the energy is upbeat and folks make friends along the way- me too! Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do. For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail. The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience. Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

(VT Route 8) and the property has a driveway entrance, making it easy to leave and explore the nearby areas of: South to Massachusetts: North Adams, MA (10 mins), which is home to Mass MoCA - the largest contemporary art museum in the country, and many wonderful spots to explore for shopping and dining. Williamstown, MA (20 mins), offers tons of hiking trails and The Clark museum. Staying in VT: Readsboro, VT (10 mins), has an out-of-this-world general store with food you don't expect to find in the woods; Readsboro General Store is a must-see, and sandwiches/salads you'll come back for! Readsboro Inn is the perfect place for an easy drive for drinks, a burger, or pizza, if you please! Wilmington, VT (20 mins), offers water activities, such as boating, swimming, and fishing! Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Learn more about this land: Texas Hill Brook camp site The Texas Hill Brook site is a flat, wooded campsite on Texas Hill Brook in Huntington. The campsite is roughly 10m x 30m (30' x 100'), large enough for several tents or a small camper/RV. It is accessed by a sloped 50m (about 150') gravel driveway. The narrowest part of the driveway is 2.6m (about 8.5 feet). There is a 3m x 3m (10' x 10') tent platform and a large picnic table. Firewood is provided. Near our home about 120m/400 feet away through the trees but relatively private. Within a short pedal or drive to some of the best mountain biking and hiking Vermont has to offer, 15 minutes to Richmond and Hinesburg, and just a half hour to Burlington. Electricity on site, primitive fire pit, but no other facilities, so ALL waste must be packed out. We have a bucket commode to loan if you don’t have your own.

The Marina Bar and Restaurant is a 2 mile hike or bike ride from the camp site (via the West River Trail) and is a fun way to see the beauty of Vermont and partake in some excellent indoor/outdoor dining with views of the water. Currently there are two areas available to campers; The Pine Forest and the Council of the Elders. The Pine Forest is a shaded circular area that is very spiritual and quiet. There are currently 3 camp sites in the Pine Forest. The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders. I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs. Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making. In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe. Some come for privacy and solitude, which has not been an issue thus far. All in all the energy is upbeat and folks make friends along the way- me too! Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do. For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail. The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience. Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

Williamstown, MA (20 mins), offers tons of hiking trails and The Clark museum. Staying in VT: Readsboro, VT (10 mins), has an out-of-this-world general store with food you don't expect to find in the woods; Readsboro General Store is a must-see, and sandwiches/salads you'll come back for! Fox Farm is located on 8 magical acres in eclectic Brattleboro, VT. Pitch your tent in a sacred private white pine forest or closer to the trail-head with access to a charcoal grill, a huge fire circle and a picnic table. If you prefer a roof over your head, check Fox Farm Cottage @ Fox Farm. Located ideally on a trail-head that leads to the West River Trail (a 36-mile scenic trail through the West River Valley – eventually linking Brattleboro, Dummerston, Newfane, Townshend, Jamaica and South Londonderry) and the West River, offering opportunities to hike, fish, swim, ski, snow shoe and bike. The Marina Bar and Restaurant is a 2 mile hike or bike ride from the camp site (via the West River Trail) and is a fun way to see the beauty of Vermont and partake in some excellent indoor/outdoor dining with views of the water. Currently there are two areas available to campers; The Pine Forest and the Council of the Elders. The Pine Forest is a shaded circular area that is very spiritual and quiet. There are currently 3 camp sites in the Pine Forest. The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders. I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs. Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making. In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe. Some come for privacy and solitude, which has not been an issue thus far. All in all the energy is upbeat and folks make friends along the way- me too! Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do. For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail. The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience. Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

(VT Route 8) and the property has a driveway entrance, making it easy to leave and explore the nearby areas of: South to Massachusetts: North Adams, MA (10 mins), which is home to Mass MoCA - the largest contemporary art museum in the country, and many wonderful spots to explore for shopping and dining. Williamstown, MA (20 mins), offers tons of hiking trails and The Clark museum. Staying in VT: Readsboro, VT (10 mins), has an out-of-this-world general store with food you don't expect to find in the woods; Readsboro General Store is a must-see, and sandwiches/salads you'll come back for! We enjoyed the horse run in! The run in was clean and had everything we needed. Very much enjoyed the wood burning stove, hot tub, and fire pit. We found the dvd player, books, and record player charming. The farm is beautiful and we enjoyed the town of Londonderry. While the listed rules were a bit overwhelming, Ben and Loana were very kind and hospitable and easy to deal with (it was only surprising bc the rules had set a bit of a different tone). I would highly recommend.

This was the perfect “glamping” spot! Tara has the space supplied with everything you may need. We especially enjoyed cooking our dinner over the fire, and sleeping to the sounds of the wood stove burning at night. Be prepared for the sounds of wildlife (coyotes). We never encountered them and always felt safe, but could certainly hear them! We would definitely return to this spot.

The property here was amazing to be at. I was part of a 4.person group bikepacking through Vermont and came across this as an option for reprieve during a to be rainy night. The main lodge was very homey, communal, and clean. A huge kitchen and plenty of seating/hang out area for folks to catch up and chat. Honestly we would have loved to stay longer and get to know even more about the place as it seemed to have some good history and current operations to it.

HOWL is at the bas of Camel's Hump! It's an easy drive to the trailhead and one heck of a hike up. Totally worth it! There are equally cozy or adventurous options all around HOWL.

I really enjoyed staying on the bus—it was such a unique experience! I was grateful it was available for a last-minute booking that same night. Carol’s communication and responsiveness were excellent, making check-in smooth even with my late-night arrival. The bus itself was cozy and charming, set right on the farm with a clean outhouse just steps away, equipped with a motion light for nighttime use. Inside, the space was thoughtfully arranged with a small table, chairs, two sofa beds, and foldable mattresses. The bed was surprisingly comfortable, and each window had blinds to block out light. It was a cold night, but I came prepared with sleeping bags, extra blankets, and heating pads. Carol also offers a space heater as an add-on, which I’d recommend during cooler seasons! A pleasant surprise was the power bar which was so useful for charging my devices and the bus also had reliable Wi-Fi! I only stayed one night but wish I’d had more time to explore the farm, there were adorable animals on my way out! I also wish I’d tried the breakfast add-ons as they looked delicious. Overall, it was a memorable stay that I’d definitely recommend. I got to tell all my friends that I slept on a bus and had a great story to tell! Thanks Carol :)

This stay is definitely bare bones, but perfect for experienced campers and outdoor lovers who bring their own stuff. Beautiful location, quiet space, their animals are awesome and the stargazing is impeccable. The she shed is just that, an enclosure to rest your head. The temps dropped to the 30’s in early October so I wore all my heavy layers, 4 blankets and a heat pad. It was still cold. I had my own lighting and power packs. It’s a must. But, I’m so glad I chose it. Their goats and chickens brought me so much joy, a fellow camper made me feel safe enough to stay there as a solo female, I spent the night under the stars petting animals, watched a movie and slept well. When I left, the owner messaged me if I’d left a bag and I had. I met the owners when I picked it up and bought a homemade breakfast sandwich. Great space, best for those who prepare for outdoor life. I recommend it highly for those who prepare for the option they chose.

I had a wonderful two night stay on The Bus. My friend joined me the first night, but had to get back to work, so my second night was solo. We both found the accommodation funky and comfortable. As a farm girl, myself, I always love to be around piglets, chickens, dogs, cows… Carol was a very warm, gracious hostess, eager to share her insights on local attractions. Her breakfasts and cheese plate displayed impressive attention to detail, using superb local ingredients and so artfully arranged, include cloth napkins tucked into baskets. I hope I am able to return next year, and have already recommended her place and the area to friends looking for a satisfying roaming destination.

Metta Earth Institute (MEI) is a non-profit educational retreat center in Lincoln, Vermont. With 158 beautiful acres, we are nestled in a bowl of mountains with stunning mountain views in all directions. Meadows, pastureland, and horticultural fields are interspersed with hardwood and evergreen forest, old orchards, stonewalls, seasonal streams, and an enormous variety of wildlife habitat. Walking and hiking places abound, and a magnificent, pure river with clear pools and waterfalls is just a few minutes’ walk down the road. MEI is based on a small-scale diversified, organic, and biodynamically oriented farm with an acre-sized retreat garden and other herb and flower gardens, and 2 food producing greenhouses. We practice regenerative agriculture, carbon farming, and many other environmentally sustainable practices. Main House Front Porch The front porch of the main house has continued to be a wonderful gathering place with outstanding sunset views and surrounding terraced gardens with blossoms and berries that attract hummingbirds and bees. We serve meals from the adjoining big kitchen, and these can be enjoyed on the porch or taken on trays to the nearby Plum Grove, other outdoor settings. The porch is a great place to meet with others or enjoy a place to sit and read. There is also a good internet connection on the porch and a place to charge devices. You are welcome to walk anywhere on Metta Earth land. Or you may want to walk on the surrounding dirt roads, all with very minimal cars and great mountain views or along the river. We can give further directions and information about the region when you are here. Our stays range from basic tent sites to Yurts and Canvas Tents. We have something for everyone. We have four yurts nestled on a knoll among maples, beeches, balsam, and other trees. They each are positioned for a sense of privacy from the others and have little paths connecting them. They all are well loved and humble, beautiful, light filled circular spaces with a round dome skylight, lattice siding, windows with screens for summer use and in winter extra insulation provided by window quilts. Each yurt has a wood stove for colder weather. The yurts are furnished simply with various configurations of single and double beds, tables, chairs, shelving, and sheepskins or other floor rugs. At night a few of the paths are lit with solar lamps, so it is wise to bring a flashlight/headlamp as well. Beeswax candles provide inside night lighting. Some of the yurts have string, solar lights around the inside of the yurt walls. We have 5 bell tents that are lovely, roundish shaped tents with a peak. Four of them are smaller, one-person tents, and one is larger for a couple or 2 people. We provide amattress and pillow with organic bedding and a sheepskin rug, and a simple storage crate/table. It’s a good idea to bring a sleeping bag for extra warmth, especially in the potentially colder shoulder seasons in May and in September. If you have a tent, insulated ground mat, and sleeping gear, we have many inspiring sites in the surrounding forest glades, meadows, and fields. Those who choose to camp have access to outdoor composting toilets, a hot water outside faucet for bucket bathing, and outdoor shower available in the warmer seasons. Camping requires a certain hardiness and adequate gear. Weather during the growing season (May – October) in the mountains of Vermont is unpredictable. Temperatures range from freezing temperatures at night in the spring and fall to gloriously warm days and even hot days.

Rest on a full bed up in the loft, or chill on the main floor where there’s floor space, a small heater, mini fridge, sink, stove top, and basic cookware. There is no running water in the tiny but a large jug(s) will be provided and there is an outhouse on-site. Outside you’ll have access to lovely perennial gardens in a low key setting. The house is a short walk to Berlin Pond for fishing and non motorized boating, and mountain bike and hiking trails at Irish Hill. Also, 45 minutes or less from Burlington, Waterbury, Sugarbush, Stowe or Bolton Valley. A 5-15 minute drive will get you access to groceries, great restaurants and a fitness center! Please come prepared with a vehicle and shoes that are suited for the season of your arrival (mud, snow and ice) for both our property and the town road we live on. Checking in during daylight hours is advised. Nearby, the town of Woodstock in only minutes away with cute shops and restaurants. There are many local hikes, national and state parks, the Quechee Gorge, white water rapids, The VAST (snowmobile trails), ski resorts and array of local events to attend.

Located at the end of a dirt road, quiet with views of Killington/Pico and Salt Ash Mountain. Its a 15 min drive from Okemo/Ludlow, 10min drive from the Appalachian trail (7.9 mile walk) and there are 3 other Ski resorts within an hour of us as well as numerous lakes and hiking trails. Just 2 miles up the road is Star Lake and the quaint town of Belmont. Our 7 acres sits on the Northside of Belmont hill. Half of it is open with several gardens to meander through. There is a pergola filled with kiwis and wisteria and a hammock for lounging. A shady grape arbor filled with white grapes that we have made wine with. On property we have a tree fort, greenhouse, chickens and pigs. We do provide fresh eggs for sale. There is a medium pond in the back for swimming, a large fire pit for fires and but the Hip Shack comes with its own fire pit/grill combo. Wood bundle's are also available. There is a rudimentary outdoor toilet and shower. The shower can be filled with hot water using the faucet by the garage. All water from hoses, pump hoses and faucets is the same drinkable well water, collected from the many underground springs that also feed into the pond.

Our herd of alpacas once was shown successfully in the Eastern States, now mostly range on the farm, having sweet cria (babies), growing magnificent fiber and effortlessly entertaining throngs of wedding guests! Our beef herd, comprised of Black and Red Angus, Hereford and Belted Galways has fluxuated as the market and hay supplies demand. We have a vineyard of Marquette grapes that are so delicious, that we have to race the birds for them in the fall. Our land is quiet, off the beaten path, and brimming with beautiful views of mountains, hills, valleys with winding creeks. This property has seen years of agriculture as a sheep farm, dairy farm and a fence company. We are happy to share this land and our gentle creatures with you.
