The campsite is roughly 10m x 30m (30' x 100'), large enough for several tents or a small camper/RV. It is accessed by a sloped 50m (about 150') gravel driveway. The narrowest part of the driveway is 2.6m (about 8.5 feet). There is a 3m x 3m (10' x 10') tent platform and a large picnic table. Firewood is provided. Near our home about 120m/400 feet away through the trees but relatively private. Within a short pedal or drive to some of the best mountain biking and hiking Vermont has to offer, 15 minutes to Richmond and Hinesburg, and just a half hour to Burlington. Electricity on site, primitive fire pit, but no other facilities, so ALL waste must be packed out. We have a bucket commode to loan if you don’t have your own.

Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. Learn more about this land: We have two sites on our historic Vermont trout farm. The first site sits near our post and beam "run in" horse barn. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups. Tip-top spot with breathtaking views in a great location, 45 minutes from Burlington and 45m-1.5h from the interior (Waterbury, Killington, Woodstock, Montpelier, Stowe), right in the heart of the Green Mountains. Melinda and Dave were very responsive to our messages and just great hosts. They maintain a beautiful, flat site with a lot of privacy, a stocked and cleaned outhouse, and complementary firewood. What’s not to love? This was our first trip with our rig up to Vermont and it’s definitely gonna be part of a regular rotation. Our stay at Camp Ebb and Flow was nothing short of amazing! From the moment we arrived, hosts Jeff and Jill greeted us with such kindness and warmth that we instantly felt right at home. They went above and beyond by sharing local recommendations for hiking trails, scenic road trips, and great spots to grab a bite — their hospitality truly set the tone for our visit. The property itself is beautifully maintained — spotless, thoughtfully landscaped, and full of charm. It’s clear that Jeff and Jill take great pride in keeping everything in perfect condition. We especially appreciated their off-leash policy, as we travel everywhere with our dog, Dex, and he absolutely loved the freedom to roam and explore safely. I'd be remiss if I did not mention the bath house, yes, there's also a bath house. It's all enclosed, climate controlled, spotless, and includes Jill's personal touch with the stellar decor. If you’re looking for a place to escape the everyday hustle and recharge, look no further. Camp Ebb and Flow offers the perfect balance of peace and natural beauty.
