This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Check out the 968 acre wildlife management area that abuts the property. Plenty of trails through the woods leading to Wolcott Pond and hidden beaver huts and dams. Children 12 and under no charge. The campsite is roughly 10m x 30m (30' x 100'), large enough for several tents or a small camper/RV. It is accessed by a sloped 50m (about 150') gravel driveway. The narrowest part of the driveway is 2.6m (about 8.5 feet). There is a 3m x 3m (10' x 10') tent platform and a large picnic table. Firewood is provided. Near our home about 120m/400 feet away through the trees but relatively private. Within a short pedal or drive to some of the best mountain biking and hiking Vermont has to offer, 15 minutes to Richmond and Hinesburg, and just a half hour to Burlington. Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups. If you do not see an open site for the days you'd like to get away, please contact us. Sometimes we can make other arrangements, allowing you to stay.

As private as private gets but only 6 miles to Newport Vt. There is a creek and a one acre pond (20 feet deep). It is all mixed hard and softwoods. It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. For more info call 863220 5881 Excellent drinking water is available from the hose at our house. Fires are allowed and we supply the firewood at no extra charge.

I really enjoyed this Hipcamp. The host took the time to connect with me prior to arrival about the winter weather conditions and what to expect when I arrived to the site. Which I felt was a nice touch. The sounds of the brook bubbling close by, even with a layer of snow, gave it a deep woods feel. There was plenty of dry firewood available to use as well. Looking forward to returning to this hidden gem in warmer temperatures!

Dugout Hideaway was an awesome spot to camp! It’s well maintained, private, quaint, and the electric hookup is a nice touch! The firewood is also a very nice touch. The lookout platform is super cozy. I sat there while drinking my morning coffee, I’m a big fan of it. I would certainly stay here again. Anytime there’s a babbling brook, sign me up!

Tip-top spot with breathtaking views in a great location, 45 minutes from Burlington and 45m-1.5h from the interior (Waterbury, Killington, Woodstock, Montpelier, Stowe), right in the heart of the Green Mountains. Melinda and Dave were very responsive to our messages and just great hosts. They maintain a beautiful, flat site with a lot of privacy, a stocked and cleaned outhouse, and complementary firewood. What’s not to love? This was our first trip with our rig up to Vermont and it’s definitely gonna be part of a regular rotation. Our stay at Camp Ebb and Flow was nothing short of amazing! From the moment we arrived, hosts Jeff and Jill greeted us with such kindness and warmth that we instantly felt right at home. They went above and beyond by sharing local recommendations for hiking trails, scenic road trips, and great spots to grab a bite — their hospitality truly set the tone for our visit. The property itself is beautifully maintained — spotless, thoughtfully landscaped, and full of charm. It’s clear that Jeff and Jill take great pride in keeping everything in perfect condition. We especially appreciated their off-leash policy, as we travel everywhere with our dog, Dex, and he absolutely loved the freedom to roam and explore safely. I'd be remiss if I did not mention the bath house, yes, there's also a bath house. It's all enclosed, climate controlled, spotless, and includes Jill's personal touch with the stellar decor. If you’re looking for a place to escape the everyday hustle and recharge, look no further. Camp Ebb and Flow offers the perfect balance of peace and natural beauty. The gentle brook on the property was one of our favorite spots to unwind, listen to the soothing sounds of nature, and simply breathe. There’s no question — we’ll definitely be back. We absolutely loved our stay at Julie and Jim's land with our pups! The property was beautiful, peaceful, and perfectly private. There was so much to do, from exploring the trails through the woods to relaxing by the water. We especially loved taking out the little pedal boat for a spin. Julie and Jim truly thought of everything to make the stay comfortable, and the bathroom was the best one we have seen on hipcamp yet. It was the perfect mix of adventure and relaxation, and we will definitley be back!
