We welcome you to come enjoy the beautiful outdoors and dark sky on a scenic 110 acre ranch in the Texas Hill Country. Our family has lived and cared for this unique property since 1976 and we are still here today. We are conveniently located in Blanco, Texas less that 50 miles from either San Antonio or Austin and in the heart of the Texas wine country. Our campsites are next to a spring feed tributary creek which flows year around feeding into the Blanco River just a few miles away or hillside with amazing views of the river valley. You will enjoy the babbling creek, miles of hiking and biking trails, cooling off in the creek, scenic hilltop views, solitude, bold sunrises and sunsets, and a brilliant night sky. We have numerous old growth hardwood trees including Live Oaks, Spanish oaks, Elm, Escarpment Cherry, Black walnut, and Ashe Juniper (cedar) one of which has the largest circumference in Texas. We have a wide selection of native and migratory wildlife that calls this place home including white tail deer, wild turkeys, foxes, bobcats, jack rabbits, road runners, seasonal songbirds and butterflies. We are just minutes away from Blanco State Park and a short drive to Pedernales Falls or Guadalupe River State Park.

Modern Tiny House - Charles Cabin

Learn more about this land:Tom Dooley’s Hideout is located at the Gateway to the hill country, just minutes west of Dripping Springs off of hwy 290. It’s a unique 4 acre property with 5 modern tiny houses that sit on open range with free grazing livestock which occasionally show up as they do not belong to us. This tiny house comfortably sleeps 2 on a queen bed but we do have a sofa/futon thats great for kids. Enjoy sitting on the porch or at the picnic table under the trees to kick back and relax on a cool evening. PLEASE NOTE THAT WE DO HAVE A TWO NIGHT MINIMUM ON WEEKENDS Each tiny house has a keyless code entry system in which a personal code will be set up and sent to you prior to your check in. In the case that there is an issue with the key pad we do have a manual key so that you will always be able to access your tiny house. Pets are always allowed but we do charge $40 PER pet PER night. We do ask that you keep your pets off of the couch and the bed and clean up any “restroom breaks” outside. Also please note that we Do Not have a full kitchen only a microwave but we do have a charcoal grill under the trees in the common area. Dripping Springs offers a huge variety of fun activities and places to visit. Within a 10 to 15 minute drive you can visit countless local wineries, breweries and distilleries. There are also many amazing state parks such as Pedernales Falls, Blue Hole, Jacobs Well and Hamilton Pool that are always great to visit. Dripping Springs is also known to the wedding capital of Texas If you are in need of transportation you can always call an Uber or Lyft but if you are up for the drive, using your own personal vehicle is the best way to get around.

Welcome to our little corner of the Hill Country! La Fortuna is an 11-acre campground-like property home to 9 Sioux style Native American Tipis, a tiny A-frame cabin, and a Texas farmhouse. *Please read the entire listing prior to booking. We aren't a "glamping" type of campground and we do not strive to be. We do believe in comfort but this experience is not "glam". If you require lots of hand-holding and attention to detail, then this just might not be the best fit for you. We are located off the beaten path (Literally. The road down is not for the faint of heart). The Native American Tipi provides a passageway back through time that allows us to experience some aspects of this unique nomadic culture of the Great Plains. La Fortuna is a place to surround yourself with nature while not having to sacrifice the basic modern amenities such as toilets, hot showers, and a space to cook up a meal. We aim to provide an unpretentious space for you to relax and enjoy. Over the past couple of years we've worked to share our interest, enthusiasm and respect for this magnificent shelter and the Native American cultures of the Great Plains who created it. We have nine tipis total. All of the tipis feature a bed, fresh linens, side tables, large cowhide rug, heating blanket (winter months), lighting, seating area and a 20-inch fan. We provide a couple of complimentary waters and have coffee available at the overlook outdoor kitchen area. Some tipis have portable AC units but please do not expect the open air tipi to cool like a standard insulated structure. Be mindful of the weather, we can edit your reservation if you are worried about inclement weather but will not do so if you reservation is past time/day you are setup to check in. All of our tipis are five years old except for La Estrella our new tipi. Please keep in mind canvas is showing wear and tear and that while we wash yearly spores/stains may still show. * Our tipis are all about 5 years old except for our new tipi La Estrella. The tipi canvas is made of organic cotton thus may show a fair share of wear and tear due to the hot humid months and exposure to the elements. THE SPACE - 362 ground sq. ft. Tipi - Outdoor seating area- Charcoal+propane grill at overlook- Private fire pit outside your tipi. Firewood is not provided.- Bathhouse with running water toilets and showers- Overlook, our outdoor kitchen, lounge, bar hangout area. Complete with all the basic cooking utensils, pots/pans, burners, and a fridge. THINGS TO NOTE The road- We are located off the beaten path. The road to the property is an unpaved, caliche road. We recommend SUV or truck for getting to the property. Low clearance vehicles will have a hard time. You've been warned :) Phone signal- La Fortuna is an ideal place to disconnect. It's also especially easy to because there is no phone signal. (WiFi at the bathhouse if needed) Rain- A traditional tipi has a large opening/hole at the top with smoke flaps. THERE IS NO WAY TO SEAL THE TIPI AND RAIN CAN AND WILL MOST LIKELY COME INTO YOUR TIPI. Please consider this when booking as we have no control over the weather. Because of that, we cover the beds with plastic tarps. If it happens to rain, please cover that bed back up with the tarp. If you’re concerned with any of your belongings getting wet, just put them under the tarp as well. THE TIPIS ARE RAIN OR SHINE. Our way of staying flexible is offering guests to reschedule prior to checkin. If weather becomes an issue during your stay we can modify you reservation or give you the chance to come back and stay another time but we will need to charge an additional cleaning fee. Please let us know asap if you have a weather related issue and we will work with you to change the day of your stay. Environment- This is a rural property and we are surrounded by nature. If you have ever been in a tipi you know that tipis are not completely sealed from the environment. Please know the hill country is home to scorpions, crickets, spiders, snakes, mountain lions, skunks, and other critters. It is possible for them to find their way into your tipi. We encourage leaving the lights off in your tipi when not in use. Heating/Cooling- All tipis with a portable AC will say so in the listing title. During the hotter months, we recommend guests check-in closer to sundown and plan activities around Dripping Springs during the day when the heat is at its peak. Visiting one of the local swimming hole is a great summer activity! While some of the tipis do have a portable AC and fan, the systems have had a hard time keeping up with the heat and better function once the day begins to cool off. Please keep in mind, while there is a portable AC THIS WILL NOT KEEP THE TIPI COOL LIKE A TRADITIONAL INSULATED ABODE. All tipis do have a 20-inch fan and you are welcome to bring extra cooling or heating sources. In the winter months, all beds have heated blankets (no heaters, but you're welcome to bring an electric heater if you would like). Please do not move portable AC units from their location– they are set up on outlets designed to support their energy load. Wear and Tear- Our tipis are all about 5 years old. The tipi canvas is made of organic cotton thus shows a fair share of wear and tear due to the hot humid months and exposure to the elements. Please note the canvas could have some dirt, mold stains, rips and tear. Dark skies- Please note we have limited lighting on the property in order to preserve the beautiful dark skies of the Hill Country from light pollution. So pack your flashlight or headlamp if you foresee needing it! Pets- We are pet-friendly! Dogs stay free. We do not allow cats at this time. Be sure to read our note on traveling with you dog under our "Rules" sections. Your must adhere to the rules if you choose to bring your four legged friend. Children- We do not typically allow children under 3 years of age and do not recomend our space for small children. In the past have had little ones keep other guests up all night which is not fair to others. While we do welcome families, we have not done any baby-proofing of anything in terms of making the tipis specifically family-friendly. The experience is similar to a camping experience at a park. Gravel paths, wildlife etc. Keep in mind, wildlife encounters, there are stairs at the bathrooms, an overlook area where children could slip, trip etc. With that said, we leave it up to parents to decide if their little ones are equipped for this adventure. Please be respectful of other guests looking to have a relaxing stay. Liability Waiver- You understand that you are staying in our tipis and on our property at your own risk and that special risks may be involved with staying in a tipi, interacting with nature, hiking and using our property. You accept full responsibility for any bodily injury arising from using our property and hold owner harmless. You understand there are potential dangers that staying in a rural, nature property may present, as well as the danger to any person that has health risks, or if a person has an accident while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims. All Guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Guests and Host. Each tipi has a distinct name to identify your tipi upon arrival.
