Please notify me in your booking if you intend to bring a camper and I can accommodate you. We practice leave-no-trace as much as possible. So please pack out anything you pack in. You are responsible for removing all trash. If any garbage is left behind in your site you will be billed for the cleanup. We have a dumpster located near the front gate. Please use it and put all your trash in there. Heads-up! We have a small farm on the property. Dogs are always welcome and we LOVE our furry friends! A Texas Hill Country ranch with uncrowded “primitive” campsites about 8 miles from Fredericksburg and about 12 miles from Enchanted Rock. There is no running water, no electricity and no WiFi at the campsite. There is a picnic table, some chairs, a fire ring with some firewood and a portable toilet. This site is suited to tent camping, car camping and small RV "dry camping". There is relative privacy, hopefully starry nights and campfire provisions. Guests share a pasture with livestock and wildlife. Weather in all its variations is part of camping. If you are not prepared to deal with whatever the weather may be, you should consider another option. We encourage guests to research this destination before booking, carefully review our cancellation policy, and consider buying travel insurance to protect against unexpected travel disruptions. Weather conditions are not an acceptable reason for a refund or change of reservation for this campsite. Cellular service is limited here. AT&T provides a good signal in this area. HOWEVER **** SPRINT, VERIZON and T-MOBILE may have “VERY POOR” or “NONEXISTENT” cellular signals at this site. We have neighbors, and although the place is relatively large, and we don't anticipate a problem, there is no guarantee that you will not be bothered by some kind of noise. Likewise, we don’t want our neighbors bothered by any noise coming from you. People live out in the country to enjoy separation of space. Please be considerate of others and keep noise to a minimum. Observe quiet time after 9 pm and before 8 am. The country roads in this area are paved and they are excellent for walking, bicycling and driving. There are “cattle guards” in the roadways. Cattle guards are steel pipe obstacles along a road intended to prevent livestock, such as sheep and cattle from passing out of a fenced area. If you book this property you will be able to check yourself in at the property. The specific location and other check in details will be provided to you on the day of your scheduled arrival, and after housekeeping and campsite make-ready is complete. There are also a few honey bee colonies scattered on the property. Open grassy areas as well as tree covered areas. This is a quiet neighborhood and wildlife is abundant. You may hear coyotes and a great horned owl at night. To the left of the main brick house there is a restroom with a toilet and a small kitchenette with sink and microwave, open 24hours. (Go up the steps to the door with the restroom sign) You will also find a self-serve "store shelf" with our honey and a few other goodies, with Venmo instructions. There are 2 LONG RV spots up to 45 feet in length BUT, they are back in only and the turn around area is tight if you have a BIG RIG. The 2 camper van sites are (Site 1) 32' and (Site 2) 22'. Ask me if you want to know more! It helps me to approve you more quickly if I know how tall/long your RV is. Especially if you are longer than 24 feet. You can text me info. I have a place you can drive up to and get a water fill if you need extra water and you can release GREY WATER as needed to water the lawn. :)

Memmie’s Farm is a special 30 acres just outside of Bandera, TX on the Medina River! We hope bring love and energy to this beautiful piece of family property by opening it up to visitors who embrace the outdoors. At the designated tent camping sites, you will find oak groves that provide opportunities for shade. The RV sites are in a picturesque field that provides excellent views of the sunset. The field leads down to incredible cypress trees lining the Medina River. We also have a primitive camping area down by the river that requires you to park in a parking area and walk to your preferred camping spot. If you are looking for solitude and untouched nature, this is the place for you. The comforts of Bandera are conveniently only a 5 minute drive away. We are located less than 2 miles from Bandera City Park! At this time, all sites are completely dry. We do have porta-potties available. RV sites are boondocking only (no water or electric at this time.) Guests may stay at Memmie’s Farm for a maximum of 6 consecutive nights. Our slice of land on the Medina River is truly gorgeous! There are beautiful cypress trees that are magical year round, and there are often small rapids. If relaxing in the shade by the river and dipping your feet in is your thing, our property is perfect for that! However, this is not a swimming hole. The Medina River is generally not considered safe in Bandera, TX, due to consistent low flow. Swim at your own risk.

This is my second stay here. The first time was only one evening and just not long enough. This time I brought my pup and stayed 2 nights!!! It was beautiful! Despite a major drop in temperature due to a texas cold front, like 90 to 30 degrees i mean.... we managed to stay comfortable in all conditions! Ellie was so helpful with all my questions. Pup loved it. The 10 minute walk to the river was worth every step! Deer everywhere. Clean and cute. Will book agian..

Weekend Trip to Sparrow Bend River Retreat

Place was very relaxing and enjoyable, we stayed at #1 riverfront which was nice! I will say it's a family spot so you will see other families and kids but it's not overly crowded because of the limited campsites. If you are looking to go with a group I'd recommend getting #1 and #2 or #3 on the riverfront thoes are the best with the most shade if it's warm! We will definitely be back !

Site 6 was absolutely amazing. The views are stunning, and although it’s near the front gate, it’s quite separate from other campers, so there is plenty of privacy, yet it’s also close enough to the bathroom and kitchen. We loved that we could buy fresh eggs from the fridge, as well. The host was also friendly and attentive. Highly recommend and will likely be back!

We really enjoyed our stay. The car noise the others have commented about wasn't too bad. Loved the wild turkey sounds with the cows and the donkey. There was a lot of gun shots going off in the distance. Obviously they can't control that, but it went on till real late. Like after midnight.

Campsite 4 was by far the best one. You can still see the river but have some respite from the sun. Just a short walk to the bathrooms and water. The creek was crystal clear and so refreshing to play in. We can’t wait to come back. It was the perfect spot for my husband and our two young boys and another couple with two boys. We would love to come back again.

This was my third time staying at the Charmadillo and first time staying in the Yurt. The entire property is beautiful and I cannot say enough good things about it. The yurt itself is tucked away in the camping area of the property. It was spacious, clean, and relaxing. I would definitely stay in the yurt again and will be back to the Charmadillo hopefully soon.

Needed a last minute stop on a road trip and got a spot here. We arrived near sundown and had to leave at sunrise so we didn’t get to explore the river. The site was perfect for our rooftop tent setup mounted over a truck bed. There was some road noise from a nearby highway but it slowed way down by bedtime and was not a problem. The best part was Ellie’s proactive communication. She texted us right after our booking, sent clear directions, and checked on us after arrival. We had zero problems.

3 nights at Starlit Flat on the 1873 Ranch

Starlit Flat is the perfect name for this location. Sitting there next to the campfire, ypu look up and all you can see is a sky full of stars. A cold front came through when we stayed and the wind was strong causing a burn ban on the final day, but otherwise our stay was great! It's really close to both Fredericksburg and Enchanted Rock which is what we were looking for. We have 5 kids ranging from 9 months old to 13 years old and they all enjoyed it, and having a port-a-potty there definitely helps! Would highly recommend!

Our family and dogs wholeheartedly enjoyed our stay. The land is absolutely gorgeous, the river was just the right amount of chill and clear as can be. We appreciated the cleanliness and fellow campers’ respect for the land and use of space/equipment. Angela responds to messages quickly and was helpful. The camp offers clean restrooms, showers and the small shops near by are just 8 minutes away should there be a need for forgotten items. We camped outdoors and enjoyed nature’s soundtrack under the clearest of skies ✨ . If you’re looking to reconnect with nature and absorb some rays as you chill on the river bank, this is the spot.
