We're located on a quiet 1.5 acre lot on a double dead-end road. We are a quick walk across the street to Lake Dimmick and the many trails of the University of the South domain.

A few neighbors' houses are somewhat visible from the bus. Neighborhood noises including dogs/cars/roosters/etc are also possible, as are the sounds of wildlife! We've seen deer, heard bobcats, and are stunned by the variety of birdsong we hear in the mornings.
We are in the process of restoring our land. Shoes are required on the lot, as there could be remaining debris from the previous owners. For the same reason, we also require guests to stick to the gravel and mulched areas and paths.
Other things to note
The bus is visible from the road, however we are one of only 3 houses on this street, so traffic is minimal (though it can be fast).

We’re happy to welcome well-behaved dogs! There is a $50 pet fee per stay to help cover additional cleaning and upkeep so we can continue offering a fresh, comfortable space for every guest (and their furry friends 🐶).
Please make sure to add your pet to your reservation when booking, or let us know before check-in so we can update your stay accordingly.

Running Water Creek is a unique, fully off grid campground just 20 minutes to downtown Chattanooga. We have 80+ campsites spread out over 120 acres. Most of the roads are accessible in any small car, but some roads require 4x4 (they're marked with a sign). We have a bath house with toilets, showers, and sinks and even offer hot water! Our well and cabins are all solar-powered as we are not on the electric grid.
Some info about the property:
-we DO NOT have water or power hookups
-we have gravel roads with a 5 MPH speed limit on the property (if you drive too fast the roads will seem rough)
-we are right next to a highway and train tracks so there will be some noise (some days are better than others and we have no way of predicting how many trains will/will not go by)
-none of our campsites have picnic tables (please plan accordingly)
-most campsites have fire rings built, but if you choose a site without one you need to build your own

The space is large and sleeping bags or hammocks can be used to accommodate up to a total of 5 adults. Space is not safe for children under the age of 12.
Located on 24 acres of woods which are protected on the Georgia Land Conservancy. Lots of space for tents, small RVs and campfires. There are no hook ups, but we can accommodate self-contained vehicles of any size. Outdoor porta potty. Cooking on firepit in the rear. My partner and I stayed just 2 nights but would have loved to stay longer! The camper was so charming and cozy!
Devin is a wonderful host… including all the necessities and clear instructions on how to use everything. He responded quickly to my silly questions and made us feel very welcome.
The RV park is small and quiet but very close to grocery stores and several cute shops.
We had an amazing stay!

First time camping ever and we were absolutely blessed by this site! It was such a wonderful way to ease ourselves into camping, everything was super accessible while still maintaining our privacy and allowing us to fend for ourselves just a bit lol
I would recommend bringing extra blankets and pillows, thankfully we did and it made a world of a difference. Would so come back!

The A Frame was great! The bed was comfortable and the electricity worked great. The campsite was private which was nice. The bath house was clean and there was hot water. Thomas was very nice and his dogs were the best! They were well behaved and would often come up to our campsite to say hello. We appreciated the hospitality while here and would return again in the future!! :).

Weekend Trip to Old Johnson Farm
Our stay was nice - the barn was unique and had antique items all around- the area was quiet and the metal roof was amazing to sleep under in the rain. Our host Rebecca was a joy to be around and was very accommodating. I will return in the fall if it is available as the area offers a nature lovers station for multiple local wonders.

The A frame was great and very convenient! The area was beautiful but be careful leaving anything outside as the dogs are very friendly but like to steal small items (my son's toy car and a shoe). You also cross train tracks on the way in and the train runs several times a day which is a little loud. All in all still a great place to camp 👍

Weekend Trip to Running Water Creek
I had a great time staying in this A-Frame. It stormed pretty bad while I was there and it proved to be strong and sturdy. Loved listening to the rain fall on the roof. The bed was comfortable and cozy. It was a beautiful property with the friendliest of dogs! I will definitely be coming back someday!
