Running Water Creek is a unique, fully off grid campground just 20 minutes to downtown Chattanooga. We have 80+ campsites spread out over 120 acres. Most of the roads are accessible in any small car, but some roads require 4x4 (they're marked with a sign). We have a bath house with toilets, showers, and sinks and even offer hot water! Our well and cabins are all solar powered as we are not on the electric grid. Some info about the property: -we DO NOT have water or power hookups -we have gravel roads with a 5 MPH speed limit on the property (if you drive too fast the roads will seem rough) -we are right next to a highway and train tracks so there will be some noise (some days are better than others and we have no way of predicting how many trains will/will not go by) -none of our campsites have picnic tables (please plan accordingly) -most campsites have fire rings built, but if you choose a site without one you need to build your own

Sugarloafers on the Lower Ocoee

Sugarloafers is located on a portion of the old Ocoee Outdoors Zipline. It is nestled along the lower Ocoee river with great views of Sugarloaf and Big Frog Mountains. This is an excellent gateway to Parksville Lake and the Cherokee National Forest and all the activities it affords including whitewater rafting on the Hiwasee and Ocoee Rivers, Mountain Biking, Hiking, Lazy River Tubing, Fishing, and so much more! Our property is one of nine - 5 acre tracts along the river. As of Fall of 2022, one house has been built and it is on a lot adjacent to this one. So while this site is some distance from the house, it is currently within view. Within a mile from the end of the driveway there is: Food - Myrtles Cafe, a Subway Sandwich Shop and the Gondoler restaraunt. Whitewater Outfitters - Ocoee Outdoors, NOC Ocoee Outpost, ACE Ocoee Adventures Other - Rock Creek Oufitters Ocoee Store, Ocoee Express Gas Station and Convenience Store, Sugarloaf River Park and Parksville Dam and the entrance to the Cherokee National Forest! Dollar General - 4.2 miles back towards Cleveland (because someone forgot their phone charging cable). Middle Ocoee Private boater takeout is only a 10 minute drive!

We have a working farm with sweeping views of Lookout mountain and only 12 minutes from all the comforts of downtown Chattanooga. Our expansive 120-acre property provides campers with the freedom to choose their camping spots anywhere on the farm. Farm animals include horses, cattle, hogs, chickens, goats, bees, stocked ponds, gardens and much more. We have strategically placed signs throughout the property to help you identify potential neighbors. If you desire the company of ducks, consider setting up camp near our picturesque duck pond. For those who prefer the rustic crowing of roosters to a phone alarm, we have four chicken coops dispersed across the farm. Our horses freely roam the front pastures. The cows enjoy grazing on lush grass and taking refreshing dips in the ponds. They also relish watching the sunset from the hill's vantage point, as it offers the best view on the farm. We are a working farm with staff tending to various jobs throughout the day. We have a map to show some of the popular locations campers have enjoyed in the past, but it is first come first serve. We intentionally leave some of our fields uncut. In some fields, the grass can come up above the knees. If you are picky with the grass, these are pastures on a farm and we do not cut them. We leave that to the animals to take care of. All of our staff are super friendly and happy to help guide you to the best camping spot and answer any questions. In searching for your campsite please note that there may be livestock in and around certain areas as we rotate pastures. Please respect farm rules and do not camp in a pasture with cattle and do not enter any gated area. Potable well water can be located from the blue spigot outside of the staff housing area. Fire rings and chopped wood are ready for you to borrow and return by the outdoor shower area. Our outdoor shower is located by the yurts. We are almost finished building our outdoor bathroom facilities, if you visit before they are complete please use the blue pop up tents or the barn toilet for a real rustic feel. If you are interested in a more posh experience, we have yurts and tiny homes for rent. You may also rent the pool if available and in season. Embracing farm life is not just an adventure but also a valuable learning opportunity, whether you're a family or an individual seeking a taste of the countryside lifestyle. The Limberlost

We searched for 3 years to find the perfect piece of land. We found it in our 45 acre wooded piece of heaven. There is a 5 acre pasture, a half acre pond, a creek, and the rest is a beautiful mix of hardwood and pine. We are working on building a small cabin next to the pasture, and have cut trails through most of the property. We have one developed campsite, and plan to create more. Learn more about this land: We have a Tentsile 3 person tent, and there is a large Tentsile hammock. *[There is an age limit for anyone camping in the Tentsile tent. We ask that no one under the age of 8 climbs up into the tent.] There is also a 6 person tent, on the ground, if being in the trees is not your thing. There is a short 0.4 mile walk to the campsite that takes about 7 minutes to walk. We will bring all your stuff up for you. The camp site is on hill over looking the creek. It is located on one of the back corners of our 45 acre wooded property. We have made trails throughout, so there is plenty to explore. We are just a short 15 minute drive from Parksville Lake, and white water rafting on the Occoee. This campsite is a 10 minute walk from the main house, and you will have total privacy. There is also a pond and fishing boat, hammocks and swing by the creek, chickens, peacocks and flower gardens on the property.

Maclellan Island

Maclellan Island’s earliest inhabitants were Native Americans whose island community was likely an extension or suburb of Citico, a nearby village. Farmed in the 1800’s and early 1900’s, the island was plowed for many years and largely free of the trees which shade it today. Floods have covered the island from time to time and drove away numerous early settlers including one early farmer, Abel Kesterson, who survived rising waters in 1867 only by holding onto the horns of his cow as they swam to safety. The island eventually passed through the hands of several prominent companies as well as a number of more rambunctious inhabitants. Finally in 1954 Maclellan Island was donated to the Chattanooga Audubon Society by Robert J. Maclellan for preservation as a wildlife refuge. Learn more about this land: Camp on your own private island! We only allow one group at a time, so once you book, the island is all yours. Maclellan Island is a unique 18.8-acre wildlife sanctuary situated in the middle of the Tennessee River, in the heart of downtown Chattanooga. It is accessible by water only. The island is home to a great diversity of plants, animals, and birds. Campers can enjoy easy wildlife viewing in a true urban wilderness setting. Muskrats, geese, and kingfishers can be seen feeding at the water’s edge, while the forest is home to songbirds, turkeys, raccoons, owls, possums, foxes, and woodpeckers. It's a great place to quietly watch nesting osprey and great-blue heron as well as an important feeding area for migrating warblers. IMPORTANT: Maclellan Island is accessible by boat ONLY. Candy Mountain Goat Farm

Our six-acre solar-powered goat farm is a quiet and peaceful slice of paradise away from the chaos and noise but close to so many places to adventure. Spring is in the air and goats are having kids (babies). Visit during March or April and you may just see a live birth plus play with baby goats! Feed and play with the goats, picnic along our grass-covered brook, hang out around the large fire pit, and rejuvenate while being close to the many Smoky and Blue Ridge Mountain activities. We have two custom-built RV pads with 15 and 30-amp service plus water, along with four grass tent locations overlooking a small brook in a cleared park-like setting. Internet is provided by Starlink Business - high speed, low latency, and great for remote workers. We provide solid service throughout the entire property. Work from the top of a mountain!! IP service is available throughout the property - perfect for Van Life or van living. 200-300 down and at least 20-30 up!! Nearby are numerous hiking trails, lakes, waterfalls, and other outdoor activities such as tubing, white water rafting, and boating. If you just want to chill, you can check out a local swimming hole, We have several options for our guests at the farm, including a small zipline, farm activities, loop trail, massage services (20+yr licensed), spring trail, wine tastings, weekly outdoor movies (on request), and our petting area where you can interact with very friendly goats. KIDDING SEASON Several goats have already given birth and we have some beautiful little kids (goat babies) for you to hold, play with, and take photos. RV/CAR/VANLIFE We can help by recommending and using local mechanics, on-site RV repair (they come to us), solar and power troubleshooting, and good old-fashioned southern kindeness.
