I recently acquired this property that has been in my family for over 100 years and my original home place until around 1980. My wife and I initially made this site for our own RV use, but we want to share it for others to enjoy and also to help finance our constant improvements. The original house that I grew up in is still located on the property but is currently uninhabitable (for now). My fondest memories of the property are of playing and catching crawdads in the creek that located on the property when I was a kid and riding horses and flying kites in the fields. I am working hard to restore this property to the way I remember it and trying to make it enjoyable for those that come to visit. A majority of the property is still being used as a hay field during the summer months and two to three times a year the hay is usually harvested.

Sugarloafers is located on a portion of the old Ocoee Outdoors Zipline. It is nestled along the lower Ocoee river with great views of Sugarloaf and Big Frog Mountains. This is an excellent gateway to Parksville Lake and the Cherokee National Forest and all the activities it affords including whitewater rafting on the Hiwasee and Ocoee Rivers, mountain biking, kayaking, lazy river tubing/floating, fishing, and so much more!
Our property is one of nine - 5 acre tracts along the river. As of Fall of 2024, the adjacent lots have houses on them. So while this campsite is some distance from the houses, it is currently within view.
Although the campsite is back from the highway, road noise can be an issue especially on the weekends. Highway 64 is one of three major roads in the county. Unfortunatley, tents don't block the sounds of Harleys racing down the road at 2 a.m. Consider bringing earplugs or muffs if you are a light sleeper!
Within a mile from the end of the driveway there is:

Other - Rock Creek Oufitters Ocoee Store, Ocoee Express Gas Station and Convenience Store, Sugarloaf River Park and Parksville Dam and the entrance to the Cherokee National Forest!
Dollar General & Foodcity - 4.2 miles back towards Cleveland (because someone forgot their phone charging cable and you want a 6 pack of beer).
Middle Ocoee Private boater takeout is only a 10 minute drive east on Hwy 64.
Consider a hike to beautiful Benton Falls - drive to the top of Chilhowee Mountain and it's a 3 mile round trip hike.
!!!ALSO!!! Due to the massive damage caused by hurricane Helene on September 27, 2024 - especially to I-40 through the mountains - Highway 64 is now one of the primary routes into NC from TN. Expect traffic along this route to be busier than normal.

Off the grid, out of the way, rustic 10 acres where you can pitch a tent, take a hike and enjoy a campfire. Mostly wooded with nearby sites to explore, a few swings for fun (swings have recently been removed due to trees falling) and a fantastically cold SEASONAL mountain creek for cooling off.
Always improving our place, we recently removed the 'cabins', which had become unsuitable for use.
The property is part of a community, which you may notice on the way to the campsite. Site 1 (The Swings) will be first left after you turn into the driveway. It is a U shaped drive, at the bottom of the U, park and walk 15 feet to site. Site 2 (Main Container) is at the end of main driveway, next to container. Drive to end of driveway, park and walk 10 feet to camp. Both are equidistant to the outhouse. There is a trail (tagged with red) that goes all the way around the property, a top half and a bottom half that will take you by the creek. Please look through all of the listing information.
The SEASONAL creek at the bottom of the slope is wonderful and there is a spot for two adults to sit down into the crisp water and plenty of room for lots of feet. If you follow the path in the middle of the property, a 30 minute walk (therefore not on our property) will take you to a beautiful swimming hole. It's cold! There is no power or running water at the property so it's an ideal place to get away from daily life and truly relax. We hope you will enjoy it as much as our family does!
Please note that even though some pictures show buildings, there are no longer cabins/shelter on The Land. We are unable to remove pictures Hipcampers post. It is raw 10 acres so, yes there are ticks. Cover up and spray as you see fit, just be aware. Also, since it is 10 acres of trees, there is plenty of firewood. We don't leave any bundles, just find down limbs and presto, firewood. DO NOT USE THE MAP LISTED OR GOOGLE MAPS; it will take you straight through water. We send detailed directions to you once the day before your booking. Please plan to travel in with daylight, it is incredibly difficult to navigate to our space in the dark. This is an excellent gateway to Parksville Lake and the Cherokee National Forest and all the activities it affords including whitewater rafting on the Hiwasee and Ocoee Rivers, mountain biking, kayaking, lazy river tubing/floating, fishing, and so much more!
Our property is one of nine - 5 acre tracts along the river. As of Fall of 2024, the adjacent lots have houses on them. So while this campsite is some distance from the houses, it is currently within view.
Although the campsite is back from the highway, road noise can be an issue especially on the weekends. Highway 64 is one of three major roads in the county. Unfortunatley, tents don't block the sounds of Harleys racing down the road at 2 a.m. Consider bringing earplugs or muffs if you are a light sleeper!

Myrtles Cafe is now two miles east next to the Firefly Market. Please consider visiting these local business, they provide excellent service.
Other - Rock Creek Oufitters Ocoee Store, Ocoee Express Gas Station and Convenience Store, Sugarloaf River Park and Parksville Dam and the entrance to the Cherokee National Forest!
Dollar General & Foodcity - 4.2 miles back towards Cleveland (because someone forgot their phone charging cable and you want a 6 pack of beer).
Middle Ocoee Private boater takeout is only a 10 minute drive east on Hwy 64.
Consider a hike to beautiful Benton Falls - drive to the top of Chilhowee Mountain and it's a 3 mile round trip hike.
!!!ALSO!!! Due to the massive damage caused by hurricane Helene on September 27, 2024 - especially to I-40 through the mountains - Highway 64 is now one of the primary routes into NC from TN. Expect traffic along this route to be busier than normal.

NOTE: Driveway access is paved and curving on an incline. It is a little steeper near the end as pictured. It’s 12 feet wide and a little wider around the curves for extra room. We have pulled trailers and a 20 foot uhaul up through there with no issue. 5th wheel campers may have difficulty not having enough width for turns.
NOTE: Our two dogs are free range when they are let out of the main house. This is why we aren’t pet friendly for bookings. They are quiet and harmless, but if you are averse to animals around be aware.

Off the grid, out of the way, rustic 10 acres where you can pitch a tent, take a hike and enjoy a campfire. Mostly wooded with nearby sites to explore, a few swings for fun (swings have recently been removed due to trees falling) and a fantastically cold SEASONAL mountain creek for cooling off.
Always improving our place, we recently removed the 'cabins', which had become unsuitable for use.
The property is part of a community, which you may notice on the way to the campsite. Site 1 (The Swings) will be first left after you turn into the driveway. It is a U shaped drive, at the bottom of the U, park and walk 15 feet to site. Site 2 (Main Container) is at the end of main driveway, next to container. Drive to end of driveway, park and walk 10 feet to camp. Both are equidistant to the outhouse. There is a trail (tagged with red) that goes all the way around the property, a top half and a bottom half that will take you by the creek. Please look through all of the listing information.
The SEASONAL creek at the bottom of the slope is wonderful and there is a spot for two adults to sit down into the crisp water and plenty of room for lots of feet. If you follow the path in the middle of the property, a 30 minute walk (therefore not on our property) will take you to a beautiful swimming hole. It's cold! There is no power or running water at the property so it's an ideal place to get away from daily life and truly relax. We hope you will enjoy it as much as our family does!
Please note that even though some pictures show buildings, there are no longer cabins/shelter on The Land. We are unable to remove pictures Hipcampers post. It is raw 10 acres so, yes there are ticks. Cover up and spray as you see fit, just be aware. Also, since it is 10 acres of trees, there is plenty of firewood. We don't leave any bundles, just find down limbs and presto, firewood. DO NOT USE THE MAP LISTED OR GOOGLE MAPS; it will take you straight through water. We send detailed directions to you once the day before your booking. Please plan to travel in with daylight, it is incredibly difficult to navigate to our space in the dark. I had a quiet few nights at raccoon mountain, went on a lovely tour of the caverns (fantastic guide for a solo tour on a slow Monday) and took advantage of the bark park for my pups. It was very cold when I was there and they did have a pipe bursting incident. But we're very communicative and everything was back up and running quickly. All of the staff were super helpful and accommodating, even when I forgot my sweater after checkout in one of the bathrooms and they kept it safe for me while I returned for it. Would definitely return!

Simply put- the view is incredible. The road up isn’t bad at all. Once at the top, my husband and I were SO happy we found this property to enjoy. The owners were extremely friendly and the place is just gorgeous. Would highly recommend. Would definitely stay again. The cherry on top was it snowed while we were there! Perfect private site to let the kids run free! There is a giant open field on the lot and a nice fire pit area to relax. RV pad is adjacent to the road but there isn't a ton of traffic. Hookups all worked great, minor complaint would be that the well water had a strong sulfur smell so we ran it through a filter. Will definitely visit again!

I had a wonderful time camping in my truck bed camper. Billy’s land… you’ve really got to see it to believe it. I arrived after dark so I wasn’t too sure if I had the best spot or not. When I woke up the next morning I couldn’t believe what I was looking at. It was beautiful. The rock formations… the pictures are gorgeous but the in person view… just wow. I felt like I had the whole mountain to myself. My dog got to be free and lead the way on our adventures which he absolutely loved. I 10/10 would recommend and I definitely plan to visit again. Thank you Billy. Your place is wonderful, and full of wonder.

Loved the stay here, the view was awesome and it was quiet. My dog loved running around. Firewood was enough to last two full days and there’s were three spots, one closeksh to the house, one midway, and one at the top of the hill near the outhouse. The drive in was easy and stores are within a 10-15 minute drive and no traffic!

For site number 3 (the one my wife and I stayed at) it was an easy back in to get our 45 toy hauler into the site. Sites 1 and 2 may have presented a challenge for our size rig but they are very spacious. All of the sites that is. Entry and exit of the park was easy and straight forward. We loved the close proximity to family in the area especially for our Thanksgiving stay.
There was one limb that was touching the back corner of our roof and with a simple call to William, the issue was resolved quickly with a quick cut from his pole saw.
We definitely plan to return to Deer Valley RV in the future.
