Clothing optional sites available and great space for small events and large groups.

Please read the site descriptions carefully to match your style of camping with the appropriate campsite. BBA guests frequently camp with a tent, vehicle, smaller camper, hammock tent, roof top tent, pop-up camper and similar styles. Most photos in this listing are taken onsite. Please keep in mind this is primitive and wild Tennessee landscape that may also contain poisonous plants and wildlife in or around camp.
Access to fresh water fun is a short down-hill hike for all guests, with the exception of our hike-in campsites which are positioned alongside the river. Each spot has been strategically selected to provide as much privacy as possible, and comfortably accommodates groups with two vehicles. We provide a rock fire pit and heavy-duty, cast-iron grill grate. You provide everything else, including drinking water and personal toilet waste bags if you plan to use our system. The hike-in sites come with extra seating. Every guest must be included on your reservation, and adult guests may be required to provide identification. Thank you!
COMMUNITY COMFORT STATION: There is a comfort station with an outdoor shower stall for hanging your own solar shower bag. The comfort station also includes a changing room which doubles as a private place to use your portable camping toilet. A toilet seat and bucket system is provided but guests will need to use their own waste disposal bags, available at most camping supply stores. The backside of the comfort station has a rain barrel (not potable) collection system for extinguishing fires.
OFF-ROAD CONDITIONS: Due to the primitive nature of our location, all reservations should expect hilly terrain and potential bumpy or some muddy road access, especially after heavy rain. We ask all guests to help us minimize impacts by driving with care. Vehicles with low ground clearance or low-profile tires are no longer permitted to use the off-road drive and must park at the entrance. If you want a campsite with the shortest walk from the entrance parking area, you will want to select campsite 5, 9 or 6. When the road is open during unusually wet periods, we recommend AWD or 4WD as a precaution. We are continuously working on improvements for our off-road drive.
Belle and Beau Acres is a farm homestead with a personal campground, conveniently located less than five minutes from I40. Expect nothing short of 360 degree views of relaxing nature, privacy, and spontaneous adventure when recreating at this agritourism location. Central to the most beautiful middle Tennessee destinations, BBA is the perfect home base for hiking, biking, kayaking, and fishing excursions to at least 10 nearby state parks and lakes. Conveniently located on the Eastern Highland Rim between Nashville, Knoxville and Chattanooga in the lower Appalachian mountains, this area sits at the Upper Cumberland Plateau and is part of Tennessee's largest micropolitan area of Cookeville. We raise Scottish Highland cattle, goats, sheep, and alpacas on 90 acres of reclaimed coal mine land. Supplies can be found at the state park camp store or in town at Redi-Mart or Dollar General. Water and showers are down by barn. A Gator is available for the duration of your stay. Please arrive before sundown so we can meet you the first time you stay to show you the way and make sure you are comfortable driving Gator. We will have you follow us up to the campsite and from there you can come and go and just leave the Gator by your car near the barn when you are out and about and when checking out. A small Bluetti power charging station will be available in the tent (for light charging of cell phones, other) which can be recharged by the barn if used heavily. A Coleman stove with a small propane tank, pots, a frying pan and utensils is also included in the site. Another small propane tank is provided for the radiator in the tent.

This is a property I purchased in 2018 to create a camping experience that reflected the image of camping as a kid. This isn’t a "hotel without walls" like state parks and KOA's/ This is real camping. No neighbors. No electric wires. Just nature and beauty in a quiet environment. Clothing optional sites available and great space for small events and large groups.

Please read the site descriptions carefully to match your style of camping with the appropriate campsite. BBA guests frequently camp with a tent, vehicle, smaller camper, hammock tent, roof top tent, pop-up camper and similar styles. Most photos in this listing are taken onsite. Please keep in mind this is primitive and wild Tennessee landscape that may also contain poisonous plants and wildlife in or around camp.
Access to fresh water fun is a short down-hill hike for all guests, with the exception of our hike-in campsites which are positioned alongside the river. Each spot has been strategically selected to provide as much privacy as possible, and comfortably accommodates groups with two vehicles. We provide a rock fire pit and heavy-duty, cast-iron grill grate. You provide everything else, including drinking water and personal toilet waste bags if you plan to use our system. The hike-in sites come with extra seating. Every guest must be included on your reservation, and adult guests may be required to provide identification. Thank you!
COMMUNITY COMFORT STATION: There is a comfort station with an outdoor shower stall for hanging your own solar shower bag. The comfort station also includes a changing room which doubles as a private place to use your portable camping toilet. A toilet seat and bucket system is provided but guests will need to use their own waste disposal bags, available at most camping supply stores. The backside of the comfort station has a rain barrel (not potable) collection system for extinguishing fires.
OFF-ROAD CONDITIONS: Due to the primitive nature of our location, all reservations should expect hilly terrain and potential bumpy or some muddy road access, especially after heavy rain. We ask all guests to help us minimize impacts by driving with care. Vehicles with low ground clearance or low-profile tires are no longer permitted to use the off-road drive and must park at the entrance. If you want a campsite with the shortest walk from the entrance parking area, you will want to select campsite 5, 9 or 6. When the road is open during unusually wet periods, we recommend AWD or 4WD as a precaution. We are continuously working on improvements for our off-road drive.
Belle and Beau Acres is a farm homestead with a personal campground, conveniently located less than five minutes from I40. Expect nothing short of 360 degree views of relaxing nature, privacy, and spontaneous adventure when recreating at this agritourism location. Central to the most beautiful middle Tennessee destinations, BBA is the perfect home base for hiking, biking, kayaking, and fishing excursions to at least 10 nearby state parks and lakes. Conveniently located on the Eastern Highland Rim between Nashville, Knoxville and Chattanooga in the lower Appalachian mountains, this area sits at the Upper Cumberland Plateau and is part of Tennessee's largest micropolitan area of Cookeville. We raise Scottish Highland cattle, goats, sheep, and alpacas on 90 acres of reclaimed coal mine land. The Smokey Mountains, Gatlinburg, and Dollywood are about a 2 hour drive through amazing mountain views. The annual Rhododendron Festival takes place minutes away. Supplies can be found at the state park camp store or in town at Redi-Mart or Dollar General. Water and showers are down by barn. A Gator is available for the duration of your stay. Please arrive before sundown so we can meet you the first time you stay to show you the way and make sure you are comfortable driving Gator. We will have you follow us up to the campsite and from there you can come and go and just leave the Gator by your car near the barn when you are out and about and when checking out. A small Bluetti power charging station will be available in the tent (for light charging of cell phones, other) which can be recharged by the barn if used heavily. A Coleman stove with a small propane tank, pots, a frying pan and utensils is also included in the site. Another small propane tank is provided for the radiator in the tent.

Brian and Sarah are outstanding hosts. It’s clear that a lot of thought has gone into the idea of sharing their lovely land and location. Great communication. We felt very welcome and at the same time like we had our own space.
The bathroom is close and for us, staying in winter, fabulously warm. Having the full bathroom with an otherwise “primitive” campsite is *chef’s kiss.* There’s a hand towel, but as expected, bring your own bath towel. The creek sound is peaceful and soothing for sleeping. Provided firewood and moveable picnic table/benches is a blessing. Nestled in the small clearing surrounded by trees and alongside the creek feels very private.
We stayed 2 nights and the middle day was solid rain. The ground was soggy but not muddy. Roan Mountain State Park and Carvers Gap are minutes away. Excellent hiking. Highly recommend hiking the balds from Carvers Gap…you can see the balds from the campsite. Walk where you can have one foot in TN and one in NC and views for miles, Banner Elk is about 30 minutes. Boone an hour. The original Mast General store is between and always fun. We’d recommend Kettell Beerworks in Banner Elk and Booneshine in Boone for craft beer and decent pub food.

We absolutes love the property on Pats land and it’s right down the road from us so it makes it super convenient. We love the animals and the bamboo section makes you feel like you’re in another world.

Had a great time at the cabin. We came in the off season on a rainy weekend that turned pretty cold, but overall it was a great stay. The cabin was very easy to find, had plenty of firewood (absolute must, no insulation) and secluded enough from the main part of the property to really provide that peace and quiet we were looking for. It could use a little tlc, but again, we came in the off season so it's hard to take any points off for that. Would absolutely stay here again.

Most wonderful people I've ever met with the most beautiful little farm . If you're looking for good wholesome humans who care and love for animals and land , who allow for absolute peace and quiet and a zen environment for animals... This is the place . Come here , write a book, create a master art work, contemplate the nature of the phenomenon of aliveness . The owners of the farm are artists , farmers , skilled tradesman , bakers etc. What a place . God send indeed

We had an incredible stay at this campsite and couldn’t have asked for a better way to welcome the New Year. The host was exceptionally kind and welcoming, greeting us upon arrival and making sure we had everything we needed. We were able to purchase firewood directly from him, which made settling in easy and seamless.
The site itself was the best primitive setup we could have dreamed of — thoughtfully arranged with a fire ring, and we were provided with a trash can, and a honey bucket. Everything was clean, well-organized, and clearly cared for, which made the experience feel both rustic and comfortable.
Spending New Year’s here with my partner was truly special. The site was incredibly peaceful, surrounded by quiet beauty, and the nearly full moon and stars made the night feel almost magical. It was the perfect place to unplug, reflect, and simply be present. We would absolutely stay here again and highly recommend it to anyone looking for a serene, well-hosted primitive camping experience.

Debbie's directions were really clear, and she met me when I arrived to help me find my spot to park. Her place was quiet, peaceful and dark - perfect for sleeping! It was also helpful to have the shared bathroom and shower available to use. I would definitely stay there again when in the area :)

Weekend Trip to Twin Valley Horse Ranch
Had a great time, Janice was the nicest host. The land was magnificent, we didn't have time to explore many trails or fish in the pond. However, we will be returning to more fully experience the ranch.

The land is beautiful with areas to spend time at outside the van. My dog loved roaming around the field and seeing the horses and donkeys! She cried when we left! Also indoor bathroom option for toilet and a shower, was a major plus! The host was very responsive to our short booking window and respectful of our sometimes anxious dog, that felt welcoming to us! We look forward to stopping again next time we are driving through the area!

We couldn’t have asked for a better overlanding experience! Chris was incredibly communicative, helpful and welcoming throughout booking and the stay itself. 1 night at Farmhouse Gallery & Gardens
The Artist Studio was the perfect spot to stay on a solo road trip from Eastern Virginia to Nashville. The property was stunning and the studio was clean & cozy. Outstanding location 10 min from downtown Johnson City. The host, Pat, left delicious baked goods in the fridge of the studio. My highlight of the stay was enjoying a fresh baked good & coffee in the sun room overlooking the pond. Highly recommend!

My boys and I stayed at Greener Acres for three nights and had an awesome experience. The restroom access and Wi-Fi were super convenient, and Brian was a thoughtful host who pointed us toward some great local spots. The location made it easy to get to Roan Mountain State Park, which was perfect for our trip. We’d definitely stay here again.
