Please read the site descriptions carefully to match your style of camping with the appropriate campsite. BBA guests frequently camp with a tent, vehicle, smaller camper, hammock tent, roof top tent, pop-up camper and similar styles. Most photos in this listing are taken onsite. Please keep in mind this is primitive and wild Tennessee landscape that may also contain poisonous plants and wildlife in or around camp.
Access to fresh water fun is a short down-hill hike for all guests, with the exception of our hike-in campsites which are positioned alongside the river. Each spot has been strategically selected to provide as much privacy as possible, and comfortably accommodates groups with two vehicles. We provide a rock fire pit and heavy-duty, cast-iron grill grate. You provide everything else, including drinking water and personal toilet waste bags if you plan to use our system. The hike-in sites come with extra seating. Every guest must be included on your reservation, and adult guests may be required to provide identification. Thank you!
COMMUNITY COMFORT STATION: There is a comfort station with an outdoor shower stall for hanging your own solar shower bag. The comfort station also includes a changing room which doubles as a private place to use your portable camping toilet. A toilet seat and bucket system is provided but guests will need to use their own waste disposal bags, available at most camping supply stores. The backside of the comfort station has a rain barrel (not potable) collection system for extinguishing fires.
OFF-ROAD CONDITIONS: Due to the primitive nature of our location, all reservations should expect hilly terrain and potential bumpy or some muddy road access, especially after heavy rain. We ask all guests to help us minimize impacts by driving with care. Vehicles with low ground clearance or low-profile tires are no longer permitted to use the off-road drive and must park at the entrance. If you want a campsite with the shortest walk from the entrance parking area, you will want to select campsite 5, 9 or 6. When the road is open during unusually wet periods, we recommend AWD or 4WD as a precaution. We are continuously working on improvements for our off-road drive.
Belle and Beau Acres is a farm homestead with a personal campground, conveniently located less than five minutes from I40. Expect nothing short of 360 degree views of relaxing nature, privacy, and spontaneous adventure when recreating at this agritourism location. Central to the most beautiful middle Tennessee destinations, BBA is the perfect home base for hiking, biking, kayaking, and fishing excursions to at least 10 nearby state parks and lakes. Conveniently located on the Eastern Highland Rim between Nashville, Knoxville and Chattanooga in the lower Appalachian mountains, this area sits at the Upper Cumberland Plateau and is part of Tennessee's largest micropolitan area of Cookeville. In spring and early summer, wildflowers blanket the forest floor, bringing vibrant color to your hikes.
Nearby Attractions
A short walk downstream leads you to Waterloo Falls, a scenic destination featuring two waterfalls, outdoor recreation areas, and an event space. Guests can access this area by adding a day-use fee to their reservation (details provided after booking). Please note that Waterloo Falls may close periodically for private events, so we recommend checking availability in advance.
Just one mile away, Bend of the River Gun Range offers a convenient option for shooting enthusiasts. For everyday needs, Cookeville is only a 20-minute drive, with grocery stores, restaurants, and supply shops—close enough for convenience, yet far enough to fully unplug.

This is a primitive camping experience with no electricity, plumbing, or RV hookups. Guests must bring their own water, cooking equipment, and waste disposal supplies. The terrain is rugged and best suited for experienced campers comfortable navigating natural landscapes.

Use Greener Acres campsite as your jumping-off point for fun nearby activities or relax on our 40 acre mountainside property and watch for meteor showers in the clear night sky! Within 5 minutes, you can be at Roan Mountain State Park or drive 5-10 minutes to hike the Appalachian Trail. Head up to Carvers Gap just below Roan Mountain High Knob where you can hop out and enjoy a short walk to a scenic view of both the TN and NC mountains or visit the famous Rhododendron Gardens in season. Campsite also boasts energizing, private hike up to Heaton Ridge. Want to spend the day kayaking or canoeing? Head to Wilbur Lake, about a 30 minute drive away from our campsite. Exploring Laura Falls is only a 20 minute drive away. Blue Ridge Parkway, Blowing Rock, and Grandfather Mountain in N.C. are about 30-45 minutes away. The Smokey Mountains, Gatlinburg, and Dollywood are about a 2 hour drive through amazing mountain views. The annual Rhododendron Festival takes place minutes away. Supplies can be found at the state park camp store or in town at Redi-Mart or Dollar General. Water and showers are down by barn. A Gator is available for the duration of your stay. Please arrive before sundown so we can meet you the first time you stay to show you the way and make sure you are comfortable driving Gator. We will have you follow us up to the campsite and from there you can come and go and just leave the Gator by your car near the barn when you are out and about and when checking out. A small Bluetti power charging station will be available in the tent (for light charging of cell phones, other) which can be recharged by the barn if used heavily. A Coleman stove with a small propane tank, pots, a frying pan and utensils is also included in the site. Another small propane tank is provided for the radiator in the tent.

Learn more about this land:You’ll cross the covered bridge (clearance 11’6” ) as you enter our farm, a 73 acre small family farm, nestled in the Buffalo Valley of Northeast TN, and featuring a down home country atmosphere. Great place to get away and enjoy nature, take a walk on our trails through the woods, take a hike down to our creek, listen to the birds and watch the sunset over the pasture while cooking s’mores on the fire, yet not that far from Nashville! Perfect for enjoying nature and/or visiting Nashville.
This site is for self contained RVs only, there are no restroom facilities. Check in is between 2 pm and sundown. No check ins after dark without prior approval.

We are a campground with tent sites and cabins. 40 acres to explore, the grounds are heavily forested, with walking trails and nature, nature, nature. Each site is secluded, We are located in the Cherokee National Forest at the foot of the Smokey Mountains. Just outside the towns of Hartford and Cosby. Hartford has River Rafting, Zip Lines, Kayaking on the Pigeon River. You will be able to get away from it all. but less than 45 minutes from favorite tourist attractions like Dollywood, Pigeon Forge, Gatlinburg, and Sevierville. We are located 2.6 miles off of I-40 at mile marker 447 just across the NC state line.Learn more about this land:Small off grid campground away from the noise and bustle of bigger campgrounds. Seclusion and privacy at all cabins. Cabins are primitive with no power or plumbing. Cabins have full or queen bed with 1 set of bunk beds in 2 of the cabins, table and chairs. Fire pit. Charcoal grills and picnic tables outside for cooking and eating. Bathhouse on site with thermal shower and real toilet. You will need your camping items such as sleeping bags, lanterns, and cooking items etc.

Beautiful place, and the host was very nice! We were celebrating my son’s 18th birthday with his friends, so planning was a little difficult with not knowing exactly who would be able to come. The host was incredibly patient, understanding, and accommodating to our needs. He explained everything thoroughly and made the whole process so easy.
The group had an awesome time, and it is an experience they will always remember. We are so grateful for the wonderful memories made here!

This spot is amazing! Wish we had more time here and will definitely be back for a longer stay. We camped at the creekside, if that wasn’t perfect enough we were right by a big patch of jewel weed and had hummingbirds around us all night. Walking in the creek to the waterfalls was unbelievable. It was so quiet and private. We had the best time ever. We got to meet our host Alice, so nice and helpful. Exceeded our expectations and was an unforgettable last stop on our short but so very much needed vacation. Thank you!

Site 1 was fantastic. Quiet and private with amenities of table and benches around the campfire. Also land with trails to the river were a fantastic bonus. Highly recommended.

The property and accommodations are the perfect place when looking for a peaceful retreat surrounded by nature. The hosts went above and beyond making sure I made it onto the property without issues due to a glitch in GPS they have been dealing with. I had no issues connecting to Starlink for WI-FI for my telescope. The opening in the tree canopies provided enough area for deep space viewing. Great place!!

1 night at Salty Pines Hideaway
Nice quiet place. The bed was comfortable, the hot shower was nice and there’s WiFi but it was spotty. Everything felt clean. I was the only one staying in a glamping tent that night so it was quiet and relaxing. I booked late and one of the owners met me at the property and set me up for the night. He was friendly and helpful. I’d stay here again.

My partner and I had the BEST time camping at this property. We loved the creek and our campsite had perfect privacy and proximity to the comfort station. Christine was a very lovely and kind host. Very responsive and helpful and she even went above and beyond to help recover a necklace I left at camp.
This property was such a thriving natural space that was exactly what we were looking for to celebrate our love.

Debbie was very welcoming and kind. Her land is full of amazing animals and I loved saying hello to her horses. Always nice to get a chance to greet the host too. Her directions were clear and the bathroom and shower space was clean with great water pressure. Definitely recommend!

Great service and great site! Host was not at all perturbed by our late arrival. The property was beautiful, quite (aside from the rural country night noises), well kept, and with ample amenities. You won't be disappointed staying here and the price is very reasonable!!

Amazing place! So nice just to sit in the creek and enjoy the views. The wood chips were a bonus to soak up the rain showers. Alice gave great tips and was fast with communication. Can’t wait to come back!

I absolutely loved Sarah, our host. She is truly blessed to have such a lovely place. The goats are so sociable & extremely cute. They run right over to you & they enjoy you petting their head as well as feeding them graham crackers. The girls have long floppy ears that they flaunt like lil' pony tails! It's adorable (reminds me of Nelly on Little House on the Prairie with her curly pigtails)!! 🐐The cows freaked my cats out - it was hilarious to watch as my Zoey & Rosie hunkered down inside our RV and moved slowly away from the window. lol And the host's cat was also very sociable as she made biscuits & purred while being petted! We were in our 30' RV, towing our car & we had plenty of room to unhook the car & hook back up when ready to leave. We were hooked up to electric & water which made for a very comfy stay. We enjoyed our stay and will definitely return.

Enjoyable, comfortable and relaxing is Lochan Zanda Highlands Farm! Socialize with staff and other guests in the barn, walk to the fence and socialize with the animals grazing in the pasture, and spend time your way at your cabin or tent! Relax, refresh or do both!
