My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you.
I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site.
Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses.
We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray.
We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails.
There are two reservoirs within a 20-minute drive for canoeing or kayaking.
There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

- Our tent sites are rustic with NO electric or running water. We allow responsible use of the stream for cleaning. Please bring along potable water. Cabins have electric, but no indoor plumbing. Porta-Johns are available throughout the grounds. Cabins have a rustic outdoor shower available MID May- MID October. Please inquire for camper vans and pop ups.
- FIREWOOD: We have firewood for sale for $7 per crate. You can pick and crate your wood at the wood pile on the grounds at your convenience. Please bring cash if possible or get in touch at the end of your stay to pay via Venmo, PayPal, or Zelle.
-We have a variety of wildlife in the area, including BLACK BEARS. Please follow 'Leave No Trace' protocols and be mindful of trash and food throughout your stay. Keep your coolers in your vehicles and take garbage to the dumpster frequently. We have a dumpster available to you on the grounds.
-Check in is contactless. Upon booking, you will receive directions to your site.
**If you would like to stay for one night during the week or one night on a weekend during November-April, please get in touch and I can adjust the booking specifications. All lodging sites have heating for your comfort and are available year round! The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night.
Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October.
In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be.
The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience.
Contact us to coordinate for larger group bookings. Please note that a significant portion of county tax/fees and cancellation or change fees may be avoided by booking the base amount of people (4) and at a much later date adding extra guests. Guests NOT occupying canvas tent (lodging) and bringing their own tents should not be paying an occupancy tax but there is no provision for this in the app. We do not want our guests paying taxes -- that benefit no one but useless bureaucracy! Extra guests may be added the week before booking. Just let us know your plans through the app!

Wahl Dairy Farm has been a family run and owned small farm since 1921 when August Wahl moved their family to Callicoon. August was a butcher by trade, and the farm started as a family homestead, raising their own chickens and cows with the help of a few horses and of course August's father who was very handy and could make axe handles and wooden wheel spokes.
The Wahl homestead became Wahl Dairy Farm in the 1940s when August started selling milk, two or four cans at a time, to the creamery. August's son, Vernon, took over the business and built it up; at one point about 100 cows were being milked! Vernon's son Ross took over the farm in 1995 and diversified it. Ross regularly raises chickens and pigs and grows pumpkins, in addition to the 40 or so milking cows currently on the farm (there are also calves and heifers).
The farm is about 200 acres in total, including 15 acres of woods, 15 acres of "hunting" land (deer and rabbits roam free in the scrub), and close to 150 acres in production with pasture and hay. We never feed corn silage! We believe the corn gives the milk a more sour taste (you are what you eat!). We're proud that we've always been in grassland and committed
to raising a mostly grass fed dairy herd, a quality not found in many diary farms today. We're excited to share this place with you!
In addition there is excellent cell phone service on the farm! Great for digital nomads and everyone who needs to stay connected. The site is the second highest point in Sullivan County. Some of the most beautiful views in New York State!

When we arrived at the campsite, they had set up everything beautifully. We started putting up our tent, while some of our friends started grilling and others made rice over the fire pit. There were 11 of us in total. While we were having a snack, it started to thunder and lighten. And then, the rain and heavy winds started. The storm hit so hard that all our tents were blown away, and huge trees were falling down on both sides. All of us sheltered in a pop-up canopy, but that one blew away too. We were all screaming, scared, and didn't know what to do. A half-broken tree was hanging right above our car. Luckily, we were able to move our cars. However, the roads were blocked by big trees, so we couldn’t leave. The host came to see us, and we told him everything that had happened. He cleared the road right away. The host gave us some options: if we leave they would refund us, but if we stayed, they would clear everything up. We decided to stay because most of the guys had been drinking, so even if we left, it wouldn't be safe to drive. We asked if there was another spot with an open space because we didn't want to stay in the same place. The host and a lady came over—we unfortunately forgot to ask her name. She showed us a big, open area where her kids usually play. They set up five new tents with air mattresses for us. They really did everything they could to help. They had even made a new fire pit, put chairs all around it, and got us a propane grill with an extra tank

This was our second year staying here, and it was great again! However, just be warned of the wildlife, we had a few encounters with black bears and raccoons. Other than that, everything was amazing.

Kathleen has multiple campsites on property. We stayed at Site 4. This site was just off the road, but still very quiet! One of the outhouses (incredibly clean outhouse that is) was just steps away from this site. The overall site was perfect for our very short stay. While the site and nature sounds were simple serenity, what stood out about this place was the hospitality of Kathleen herself. Kathleen allowed us to borrow a lead from her for our dog, she checked on us multiple times throughout our single night, she was incredibly sociable and has convinced us to return because of her above and beyond accommodations. There are multiple trails on her property with one leading to a gorgeous waterfall with a nice wading area at the bottom. Though, I would encourage all to remain unplugged while immersing themselves with nature, we had cell service throughout the entire property. There is firewood available for sale and kayaks for use on the water in a blissful meadow. I cannot recommend this property more, and I cannot wait to come back with my dog for a longer stay! 🌿🌳

My third time at this campsite, but my first time camping with my seven-year-old son. And it was my first time wading in the swimming hole at the base of the waterfall. It was magical.

The land was beautiful and very peaceful up in the second tier of RV sites. We had ample shade and some great views out down the hillside. We saw a lot of deer and the hiking trails looked very enticing (timing didn't allow much exploration).

2 nights at The River's Edge
This place is a slice of heaven! I stayed here two nights with my girlfriend and we had an amazing, relaxing time, dipping in the river and watching the wildlife. Thomas set us up with everything we needed, the tent and bed were comfy, the commode was clean, and it was simply perfect. Will definitely take another trip there in the future!

Loved being here! The land is lush and deeply respected. The tent setup is perfect and we enjoyed being near a babbling river! Jesse sang earth blessings to us every morning and evening-what a beautiful experience. Challenging walk down to tent site, but we’ll worth it! Will visit again!!

The view of the river captures everyone’s vision of a peaceful nature scape. Site was wide and clean. Nieghbors were extremely nice and helpful. For those self sufficient individuals not needing tons of things to do it was great. Local store filled in with what was needed. Only downside was the limited WiFi which only covered the parking lot. Will be returning in the fall to see the autumn colors.

Nice mostly level camping spots with a few spots to chose from for your tent. We camped under the big tree cause we knew rain was coming annd kept our tent dry. Outhouse was kept clean and we loved meeting the alpaca.

I would do it again. We had the best shade of all the sites and a very clean porta potty directly outside of our designated area. The walk to the river was easy and the sound of rushing water was so peaceful. We lucked out and had no neighbors the first night, and had the grounds all to ourselves. When neighbors did arrive, we were spaced out enough to not hear anything.
The site came properly stocked with firewood and was spotless. It’s such a wonderful place for birdwatching, and we saw many deer grazing in the fields throughout the days, and some chunky groundhogs. It’s a perfect nature getaway. We brought three dogs who also had a blast.
One thing that could be done better is signage!! There was a map that was crucial to finding our site that was not sent to us ahead of time, or available on the listing. We couldn’t find site 4 and had to drive back into town to get reception and called the office and were told the site map is on their website. They should upload the map to hipcamp to make it easier for all. The host was unresponsive, so make sure you call the office if you need something.
Signage would also be appreciated along the river treeline. I was disappointed to find a much nicer spot on the river just as we were heading out. I was not aware that there were multiple entry points and was confused when I saw the rocky, muddy riverbank, not the grassy, spacious one in listing photos. We still made the most of it, got wet and enjoyed.
