This land had been a summer camp owned by 8 families, each having their own cabin and outhouse. We bought it in 2000 for use as a retreat space for people who need a get away of peace and quiet. It's close to many towns and restaurants and the turnpike, but surrounded by trees and a creek, it feels far away from anything demanding your attention. It's a place to relax and enjoy nature. We offer a beautiful and sacred place in the woods of Bucks County, PA. The rustic cabin includes as much privacy as you desire, with a full kitchen, small bathroom, two bedrooms, and a meditation loft. The property includes a labyrinth, prayer path, treehouse, multiple fire pits (firewood included), and a creek with a dock, bird blind, kayaks, paddle boards and a rowboat. We are also offering discounts for stays longer than 3 nights. If you'd like to take advantage of one of these, 15% off for a 4-6 night stay or 20% off for a stay longer than 6 nights, please contact us, BEFORE BOOKING, and we can send you a code.

Tired of the daily grind? Escape to 50 peaceful acres of woods, fields, and creekside camping at Grampy’s Red Rock Rabbit Ranch. Spot foxes and pileated woodpeckers, relax by Mine Run Creek, and bask under the stars just 40 miles from Philly. It's a woodland getaway but with all your modern conveniences just a short drive away. Grampy's is not just a camp site, it is also a growing art park, with sculptures by Moma Sharrod repurposing old farm material and murals by Amarie that accentuate the natural beauty of the site. The story: 50-some years ago, the legendary Grampy David made his way to The Red Rock Rabbit Ranch. There he resides: a good-hearted curmudgeon, a handyman, a grumpy, Ywengling-drinking philosopher, the wittiest mason, carpenter, roofer, etc. you'll ever meet. I'm his grandson, a documentary filmmaker helping to make ends meet by sharing this glorious space with Hip Campers. Caring for the land: Please do not collect your own firewood on the land. That wood is decomposing and contributing to the health of the forest, providing numerous habitats for bugs. As we are going through a temporary pause on selling firewood, you can purchase firewood at nearby Limerick Hardware. If you want a flush toilet: While we are glad to offer a composting toilet, if you really want a flush toilet, Wawa is just an approximately seven-minute drive (depending on one of the two traffic lights in town). Note on dogs: We love dogs! We run a dog-sitting business, so there may be a pack (2-5) of dogs that come through the woods with us on walks. All dogs we sit are friendly towards humans. Nearby recreation: The Perkiomen Creek trail is just a mile away, perfect for biking and hiking. Cabin Craft Outdoor Adventures, just 7 minutes away, rents kayaks, canoes, paddle boards and tubes. Food recs: Thai Spice is ten minutes away. Trouble's End brewing is 15 minutes away in Collegeville, with delicious beer and a Spicy Chicken sandwich. For breakfast, we recommend Snoozy's cafe in historic downtown Schwenksville.

Our farmhouse was built in 1860 and we are only the fourth family to live here! In the past century and a half, this land was used as a willow and flax farm as well as a chicken farm. The property is on Lenni-Lenape land, and our hope is to bring back more of the native plants that have been used (and continue to be used) as food and medicine.Learn more about this land:Welcome to For Tomorrow Farms, our creekside permaculture farm and food forest!      It took seven years to carve this winding trail and two-level scenic  campsite into the wooded hill behind our home.  Now completed, I feel inspired to share their solitude and beauty with others who will appreciate it. From the top of a steep drive, a brief but precipitous hike leads you high up very quickly through a mature forest to some steps that lead the first of two camping locations leveled within clefts of rocks forming a pair of overlooks. A soft, level campsite awaits you there under a canopy of trees where you will find everything you'll need for a small-scale deep forest outing.      The lower level either stands alone (1-2 persons) or serves as a base camp for the Northwest Expansion area (3-4 persons) a very short hike away.  (Please inquire about additional campers.) The expansion features a roomy 13 x 15ft groomed tenting surface, a stone fire ring with steel fire pit, and plenty of extra space to spread out.  It provides an additional layer of privacy and a (leaf-permitting) northwest view that usually includes a sunset.      [Note: Reservations include use of both the lower level and the upper Northwest Expansion camping areas.  Keep in mind that the technical nature of the trail and terrain makes it unsuitable for most children under 10 years old.]      Hundreds of feet away, there are a few homes residing below the camps, but you are high enough above the world below to enjoy a sense of separation from it.  Were these camping areas part of any state or commercial campground in Pennsylvania they would easily be among the best tenting sites in the state.  Even among Hipcamps we were awarded a top-ten rating in 2018 and 2019+ - and we've improved since then. People love it here.       Guests will find a huge, well-stocked chest of supplies at the lower level to furnish virtually any extra thing(s) that may help you camp in comfort, from a Coleman cookstove and table, an air pump, a kettle, a 8x10 tarp, plates and cups and cutlery-there's even a Scrabble game and playing cards. You get the idea.  ** We ask our guests to arrive prepared with their own supplies and to use the supply box as a backup for items that may have been forgotten or to fill in for things they do not want to purchase for a single outing.** (Please do not depend solely on the camp supplies to meet ALL of your camping needs!)  We took items on most camping lists and tried to have them waiting in the box so you can visit without worrying about forgetting anything.        Firewood bundles can be purchased at any time during your stay. We try to keep an abundant supply in a woodpile at the trailhead that you purchase as needed via cash, Paypal or Venmo.  Wood can easily be gathered, there are even hatchets and hand saws in the supply box for cutting fallen branches down to size.  We also provide a two-person hammock, plastic Adirondack chairs, battery powered lanterns, citronella torches, etc.  Cell chargers and jugs of drinking water are available upon request.           The woods are teeming with resident species of woodpeckers, owls, warblers and more, and vultures and hawks and can almost always be seen riding thermals overhead. If you're lucky the turkeys will come to roost in the woods above the area as they often do. The best part is that no one else will know you are up there.      In addition to overnight stays, daytime and evening hours are available too for morning bird walks, lunch breaks, herbal retreats, sunset cookouts--whatever guests might imagine doing in the privacy of the outdoors. Tree climbing and treetop camping are welcome and encouraged for anyone looking for a good place to hang their gear and enjoy the view.  There are scores of great campsites waiting to be discovered up there for experienced and responsible climbers.      Please check out our reviews for more relevant details and feedback from our guests.  We hope to see you here sometime soon!

See you in 2026! Please read full description for info on the sites we have available. We purchased our dream homestead in 2020, and we would love to share it with others as we build it to become bountiful and as self-sustaining as possible. It is not in the middle of nowhere....it's in the middle of everywhere! Learn more about this land: Camp next to a peaceful trickling creek just outside Phoenixville and Kimberton. We are a suburban oasis, surrounded by a little bit of everything.  Our homestead has plenty of activity including kids, dogs, and chickens, and bees! We have a fully wooded area available to explore across the creek, and weather dependent- the creek is a great place to stay cool. You'll see lots of growing fruit trees in our developing orchard and we are happy to share our vision for this beautiful land! We have two campsites available for you to choose between for your stay. Both sites are along the creek, however, one has a view of some nearby houses and is a short walk to the parking spot [Creekside]. The other site is more secluded, past the tree line, but a further walk from where you are able to park. [Hillside] If needed, we are happy to lend you a wagon to haul your gear. Please let us know if you have questions and your preference of site. We have a cabin-like bathroom and partial kitchen you will have access to during your stay.
