Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

There is also an artisan pizza spot with indoor/outdoor seating, hipster vibes and fun cocktails and live music @ thedaleNY For shopping you can also stop by @ forageandgather - they have foods, meats, gourmet deli and coffee and carry all the little things you may have forgotten to bring along in addition to a locally and craft focused wine and spirits shop. Also stop by @badgrandmashop for the most vibrant and stylish clothes for all sizes and styles. Not to be missed. There is also a lovely yoga studio and bollywood dance spot in addition to some other delightful gems in town. There is superb hiking nearby at Neversink Unique Area in Rock Hill. Also Bashakill trails (and conveniently a vineyard with tastings and events right nearby). Your'e also about 30 minutes away from super cute fun larger towns and attractions like New Paltz, Livingston Manor, and tons of incredible Catskill hiking and nature opportunities. NOTE! There's an excellent Farmers Market on Saturday's in Rock Hill from 10-1pm from June to September also. Come find us there! This campsite is nestled in the deep woods of a 120 acre farm that offers beautiful views coming and going. After being allowed to use the restroom at the stone farmhouse, you will then go rustic and start your 3/4 - 1 mile hike in (approximately 20 minutes to the campsite) past the fields and pond down the path into the woods. The trail is remote and you will instantly be able to leave the sights and sounds of civilization behind you and breath the clean forest air. Wear good hiking shoes because portions of the hike are uneven and rocky. This site is best for experienced campers who know how to pack light with just the essentials as there is no tractor service to this campsite. When you arrive at the campsite, you will be within 20 feet of a year round stream with brook trout and in a hundred foot tall hemlock canopy nestled between two brook meadows. A 9,000 acre forested preserve abuts our property so you will be able to completely relax, bird watch, enjoy the wildlife, or fish for a brook trout breakfast without hearing the sounds of anyone but yourselves. The campsite has a stone fire pit, split log benches for seating, a canvas privacy blind around a stand of trees where the composting toilet resides, and a food bag lift to attach your food and trash bags to about 100 yards from the campsite. Unlimited Split firewood is free next to where you will park that you can take down to the site. All trash needs to be carted out with you. We can't accept mixed trash as it will attract animals that will knock over the trashcans and make a mess. No food goes in our personal trashcans as we have learned this the hard way. Private and off-grid tiny home near the Neversink Unique Area hiking trails. This tiny house is approximately a tenth of a mile from guest parking. A marked trail to the site with trail markers for easy direction. This tiny house has solar powered WIFI and lights. This is not an insulated structure and during the winter months there is no running water. The outhouse is located about 50 feet from the tiny house. The Tiny House is located in a very private and remote location that sits next to thousands of acres of state land with beautiful hiking trails and access to the Neversink River. Guest access Private and easy parking with short hike down hill to the site if you are unable to drive directly to the site (NOTE: During the winter months all guests must park in the designated parking spot and hike to the site. We recommend bringing inflatables and or kayaks to take advantage of the beautiful river. Guests can drop in a few miles up river, and float down to the campsite. The meadow we occupy was once the farmers property that I grew up next to at my parents farm house. When he wanted to sell his property he offered it to us for purchase at a fair price if we would not develop more than we needed to live here. We maintained the meadow adjacent to our property and have kept it as an agricultural site. We have had our son develop an edible forest garden and a unique diversified small orchard so we can eat and share healthy organic fruits and vegetables while helping our environment and wildlife and educating others to do the same. It is expensive to live in Newtown but we love our property. We want to teach others to grow food from their land while helping to support us keeping our adjacent property agricultural and undeveloped. Located 50 miles from midtown Manhattan (approx 1:08 minutes) is our brand new campsite located right off the Appalachian Trail. The camp is at the base of Wawayanda mountain right between the iconic hikes "Stairway to Heaven" and "Pochuck Boardwalk" on the Appalachian Trail. Hike right from camp up to "Pinwheel Vista" (named one of NJ's best viewpoints!) At the entrance to the property is the Valley Farmers Cooperative that sells local grass fed meats and artisanal farm goods. You can walk two minutes to Heaven Hill Farm which has plenty of goods, produce, and fun fall activities like pumpkin picking and haunted hayrides. Drive your car from route 94 directly to your campsite nestled in the woods with a great view of the valley. A perfect getaway from the city with plenty to offer. About 10 minutes down 94 is the beautiful town of Warwick or about 4 minutes in the opposite direction is the town of Vernon. Warwick is a quaint small town with plenty of great restaurants and bars, and famous for its apple picking. Vernon has plenty to offer as well including the popular ski resort/waterpark Mountain Creek and Minerals Spa (Located just under 10 minutes away.) The quiet charm of Wawayanda State Park appeals to hikers, campers, swimmers and boaters. Forested hills surround Lake Wawayanda creating a restful backdrop for canoeists and fisherman, while steep mountains challenge casual as well as serious hikers. A twenty-mile stretch of Appalachian Trail runs through the park, while the top of Wawayanda Mountain offers sensational views. More than sixty miles of trails are marked in the park.

The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. There are two stocked ponds connected by a cascading stream, multiple fire pits with seating, furnished gazebo with wood stove, picnic tables, and multiple park benches located throughout the property. Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

After being allowed to use the restroom at the stone farmhouse, you will then go rustic and start your 3/4 - 1 mile hike in (approximately 20 minutes to the campsite) past the fields and pond down the path into the woods. The trail is remote and you will instantly be able to leave the sights and sounds of civilization behind you and breath the clean forest air. Wear good hiking shoes because portions of the hike are uneven and rocky. This site is best for experienced campers who know how to pack light with just the essentials as there is no tractor service to this campsite. When you arrive at the campsite, you will be within 20 feet of a year round stream with brook trout and in a hundred foot tall hemlock canopy nestled between two brook meadows. A 9,000 acre forested preserve abuts our property so you will be able to completely relax, bird watch, enjoy the wildlife, or fish for a brook trout breakfast without hearing the sounds of anyone but yourselves. The campsite has a stone fire pit, split log benches for seating, a canvas privacy blind around a stand of trees where the composting toilet resides, and a food bag lift to attach your food and trash bags to about 100 yards from the campsite. Unlimited Split firewood is free next to where you will park that you can take down to the site. All trash needs to be carted out with you. The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. By the 2000’s, it was left abandoned at which time I purchased it and began to restore it back to its true form while maintaining the cabin life integrity. I am a contractor and arborist by trade and the last ten years I have worked hard to bring the site back to life. The camp consists of 13 acres abutted by 100's of acres of state park land. There are two stocked ponds connected by a cascading stream, multiple fire pits with seating, furnished gazebo with wood stove, picnic tables, and multiple park benches located throughout the property. It's a beautiful, remote location in a state where every county is considered urban. Kathleen is a wonderful host. We arrived in the dark and were the only campers, so we just did the best we could and slept. We moved to site 3 the next morning. It was a drive-through, but tight fit (due to trees and some pavers) with our 30' 11" travel trailer, but we got in and out without damage. If we return, we will stick with site 1 which is wide open and big enough to maneuver our rig. For site 3, I'd say definitely under 30' (which the listing states). Probably 25'-27' max. The road in is gravel and rough, but we Vermonters are used to bumpy dirt roads.

We had a wonderful 2 night stay in early November. And really affordable too! Kathleen met us at the entrance and led us to site 10. She was welcoming, entertaining, and helpful, and also answered my call and gave directions when I was lost the first evening. As mentioned in the description, we certainly needed a SUV (Mazda with 7.5 inches of ground clearance) to get to the site and made sure to take it slow and drive our wheel over rather than straddling big rocks. Site 10 is extremely secluded past all the other ones, with a beautiful view of the ridge since the leaves have fallen off the trees near the site. It was large with a nice flat part up at the top where one of us camped, and a stone campfire pit and space for several more tents and tables. It was very peaceful and beautiful and we could hear the waterfall. The outhouse was a couple of mins walk away and was very nice. Having wood to purchase at the entrance was nice too. One of my favorite parts was exploring the beautiful trails around the property. Make sure to check out the waterfall and also take a right at that sign and check out the pond and more! We hope to be back again soon! What a wonderful place and time we had!

We love Tiny House as it’s nestled in the woods and feels very private. The hosts are kind, give clear instructions, and they’re super responsive to any questions that may come up. We love to tent camp and this tiny house is a great option for the colder months. We were not able to use the woodstove during our stay, but there is also a diesel heater which warms the place quickly, and for a quieter option, a small portable propane heater (purchase cans of propane at the conveniently located trading post which also has literally anything else you may forget at home). As others have mentioned, the path down to Tiny House is steep… like for REAL. An ACTUAL 4-wheel drive can make it, but ONLY if the ground is dry. That said, be prepared to hike in/out your gear if need be. And if that’s not your cup of tea, we did discover that the hosts have a couple reasonably priced Airbnbs in the area - check out Cabin in Rock Hill “Trails Head Cabin” (on the same street as Tiny House) or nearby Home in Rock Hill “Beaver Lake Escape”. Our reason for visiting was to tackle the challenging hikes of the Neversink waterfalls. Trails Head Tiny House provided amazing access, as well as, respite from our hectic city life. We look forward to a future visit!

Phoenix Landing is the optimal camping spot for my partner and I (and cat). Though it was just the two of us, we had no issues with the camp site and felt very safe in the area. We decided to camp out there while enjoying Halloween festivities along the Hudson. The forest/stream, on the property is beautiful and there are many trails to explore. We brought our cat who loves walking outdoors on a harness & leash - we stayed very vigilant with her, but thankfully the most we encountered was a buck during our trip (1st week of Nov.). Mike's directions are very thorough and clear - DEFINITELY read his instructions for finding the property at first. He also provides a lot of supplies if needed, especially firewood for a small cost. Communication with him was also very pleasant and easy. We enjoyed our stay so much that we extended it by 1 more day 😊. Overall, we look forward to staying at Phoenix Landing again in the near future. NOTE: Needing a 4x4/ AWD vehicle is absolutely necessary to climb the property if choosing not to walk. We arrived in absolute pouring rain and thankfully our Land Cruiser had no issue. The climb / descent is definitely very fun, but if you have no experience with off-roading, it may be a bit difficult. Take it slow. Cheers! Thank you again Mike, and hope to stay again. 😸😸😸

The camper can sleep up to 4, where the second bed is created from the seating area. There is a beautiful city view over the bay that can be seen from the seating area. All linens are provided. A fridge to keep your drinks ice cold, a BBQ, 2 beach chairs with umbrella, a cooler, and a coffee maker with coffee, are all yours to enjoy and are included free in the rental! We also have two surfboards available to rent for an extra fee. Guests have access to a private toilet, and an outdoor shower for rinsing off after a long day on the beach or shredding the surf. Fishing, and the most amazing city view sunsets are just a 1 minute walk up the block to the bay park. We are located in the heart of the Hudson Valley, close to the Village of Rhinebeck and the Hudson River. There are many things to do within a half an hour of the campsite. Learn more about this land: A very spacious semi-wooded site that is in the shape of a triangle. The dimensions are approximately 100' by 100' by 50'. Perfect for the large group camp out or the family site. The Lean-to is approximately 10'x9', large enough for a small tent or keep the picnic table in there for bad weather. Large or multiple tents no problem, put your tents in the wooded area where there is room for multiple tents. There is a fire pit area, picnic table, 4 outdoor chairs and corn hole that all are included with the site. A seasonal stream runs along the campsite giving you a nice bubbling brook sound.  Plenty of privacy with screens around the site. Within 15-20 minutes of our site is just about anything you could desire. Local restaurants, hiking, fishing, shopping, drive in movie and much much more. Rainy days no problem explore one of our nations pieces of history, Vanderbilt mansion, Theodore Roosevelt home, Montgomery Place Mansion, Poets walk, Ferncliff forest, or Art Omi.
