This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

The fall, cool crisp days and changing leaves are just a few short weeks away. NOW is the time to book your experience with us. Enjoy rustic camping on our 115 acres of upstate NY forest. We are just a short drive to Cooperstown, the Baseball Hall of Fame and the summer baseball camps as well as the other museums that it has to offer. Howe Caverns in Cobleskill is also about 30 minutes away as well. The property consists of a mixture of upland hardwoods (mainly Oak, Maple and Cherry) with scattered stands of Red Pine, White Spruce, Hemlock and two open fields/pastures. There are also the occasional conifers scattered about just to keep things interesting. The majority of the property is gently sloping from the South up towards the North. The is also a nice ridge on the NE corner of the property to aid in topographic diversity. One of the fields is a seven acre hay field and the other is a five acre food plot planted in clover, chicory and other grasses. This field has also been recently planted with Apples, Pear, American Plum, Red Osier Dogwood, Persimmon, Red Mulberry, Chinese Chestnut, and Hazelnuts. These are all young at this time but will start to provide diversity and wildlife interest in the coming years. Wildlife abounds here at the homestead. Whitetail Deer and Eastern Wild Turkey are very common to see. We also have a variety of small animals as well such as Red and Grey Squirrels, Raccoons, Porcupine, Opossum, Fisher etc. For the birders, we have Barred and Great Horned Owls and Red Tailed Hawks. It is also not uncommon to see Bald Eagles soaring over the fields looking for their next meal. All of the property is easily accessible via our extensive trail system. There is also another 187 acres that borders our land that also has trails that would allow hiking. We have detailed maps so that getting lost would be the least of your worries. We are 107 acres of forest, a 9 acre lake, ponds, creeks, labyrinth, a Holistic Retreat Center & Organic Permaculture Farm at a 2000 foot elevation in the Heldeberg Mountains. 500 million years ago during the Devonian Period this was a sea, so we live in shale based mountains with lots of fossils! The Heldebergs are one of the oldest mountain ranges on earth, these mountains have been worn down to 2000 feet over time. Native Americans lived in the area many years ago and we are quite sure this was Native American sacred ceremony land. Hiking, canoeing, swimming and fishing (catch & release only) are available on site. There are many places to hike in the area, an Eagle Trail and in winter, 2 miles away, is a Nature Preserve that rents snowshoes and has trails for snowshoeing and cross country skiing, Very rural and private, even though we are only 25 miles SW of Albany, NY the capital of NYS, here it is quiet and peaceful. We do have 3 very friendly dogs that will want to be your best friends. Also farm animals that you can meet. There will be farm noises, roosters greeting the morning and various grunts and snorts... far less noise than any modern city. Albany, along with the surrounding areas, have many events etc going on. There's hiking, biking, nature parks, horse racing, concerts, festivals and events and so much more. Links and information can be provided to campers that stay with us that are looking for entertainment & excursions. This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

We are just a short drive to Cooperstown, the Baseball Hall of Fame and the summer baseball camps as well as the other museums that it has to offer. Howe Caverns in Cobleskill is also about 30 minutes away as well. The property consists of a mixture of upland hardwoods (mainly Oak, Maple and Cherry) with scattered stands of Red Pine, White Spruce, Hemlock and two open fields/pastures. There are also the occasional conifers scattered about just to keep things interesting. The majority of the property is gently sloping from the South up towards the North. The is also a nice ridge on the NE corner of the property to aid in topographic diversity. One of the fields is a seven acre hay field and the other is a five acre food plot planted in clover, chicory and other grasses. This field has also been recently planted with Apples, Pear, American Plum, Red Osier Dogwood, Persimmon, Red Mulberry, Chinese Chestnut, and Hazelnuts. These are all young at this time but will start to provide diversity and wildlife interest in the coming years. Wildlife abounds here at the homestead. Whitetail Deer and Eastern Wild Turkey are very common to see. We also have a variety of small animals as well such as Red and Grey Squirrels, Raccoons, Porcupine, Opossum, Fisher etc. For the birders, we have Barred and Great Horned Owls and Red Tailed Hawks. It is also not uncommon to see Bald Eagles soaring over the fields looking for their next meal. All of the property is easily accessible via our extensive trail system. There is also another 187 acres that borders our land that also has trails that would allow hiking. We have detailed maps so that getting lost would be the least of your worries. We are 107 acres of forest, a 9 acre lake, ponds, creeks, labyrinth, a Holistic Retreat Center & Organic Permaculture Farm at a 2000 foot elevation in the Heldeberg Mountains. 500 million years ago during the Devonian Period this was a sea, so we live in shale based mountains with lots of fossils! The Heldebergs are one of the oldest mountain ranges on earth, these mountains have been worn down to 2000 feet over time. Native Americans lived in the area many years ago and we are quite sure this was Native American sacred ceremony land. Hiking, canoeing, swimming and fishing (catch & release only) are available on site. There are many places to hike in the area, an Eagle Trail and in winter, 2 miles away, is a Nature Preserve that rents snowshoes and has trails for snowshoeing and cross country skiing, Very rural and private, even though we are only 25 miles SW of Albany, NY the capital of NYS, here it is quiet and peaceful. We do have 3 very friendly dogs that will want to be your best friends. Also farm animals that you can meet. There will be farm noises, roosters greeting the morning and various grunts and snorts... far less noise than any modern city. Albany, along with the surrounding areas, have many events etc going on. There's hiking, biking, nature parks, horse racing, concerts, festivals and events and so much more. Caitlin’s little witch cabin was perfect for our mini getaway. It was our first time in the Catskills and I’m glad we came across her Hipcamp. We basically got to do everything we planned for (hikes, food) because her place was in such a great location! Getting around was very easy and we had great cell service through out the trip. As a beginner ceramicist, I was in awe of her work! She is very talented and creative and has a great eye for decor. The bed was super comfy and we loved the outdoor shower! This is SUCH a beautiful spot, we were bragging about it to all our friends. A cute little cottage not far from Catskill with a minifridge and outdoor picnic area. Isolated enough from the main house to feel private, in between lovely gardens. Caitlin met us on arrival and showed us around. Only note that is probably already mentioned on the listing: the bathroom is in a (well-lit, comfortable) shack outside.

My wife and I had a wonderful, much-needed weekend away here at the cottage last weekend. This is such a gem of a property, and Caitlin was incredibly welcoming to both of us! We felt very safe and taken care of here, and the check-in process was very smooth! They even let me pull our motorcycle right across the lawn and up to the door to the cottage in order to unload some gear. Getting here was very easy; it's within a ten-minute drive from Catskill - 15 minutes over the Rip Van Winkle Bridge. Caitlin had a ton of suggestions for restaurants and supply runs in the area, and the pre-trip info was VERY well laid out for us. The wifi was great, but I loved turning the phone off for the weekend. If you're looking for things to do in the area, you're just 20 minutes away from Kaaterskill Falls for some great hiking! Theres a BBQ spot right up the road, Barnwood Restaurant, that had some of the best wings I've ever had. Will ABSOLUTELY return!

The Farmhand Cabin was just what I was looking for...a quiet warm, welcoming place, peaceful and relaxing. The cabin has all you need for a quiet get-away. Sitting on the porch drinking my morning coffee taking the view, watching the horses in their field, was the perfect start to my day. I loved wandering around the farm, visiting the animals, particularly the horses and goats. It was different experience each time, depending on time of day. Just hanging around the gate watching the horses. goats and chickens was delightful. I was fascinated by the livestock guardian dogs. They take their job seriously. Going through the horse field gate with Denise and meeting the horses and all the goats - and the guardian dog (who proceeded to sniff and allowed me to stay, while keeping a watchful eye out) - was an experience I'll never forget. I fell in love with Kevin, a retired NYC Central Park Carriage horse. Petting the horses, expecially Kevin's velvet nose was really a highlight for me. Farm noises - animal and tractors - day and night, just faded into background noise. Evenings were spent by the brook and campfire, soothing and beautiful. I have traveled a lot - camping and sightseeing - this Farmhand Cabin long weekend ranks at the top of all vacations. I enjoyed every minute and look forward to returning next year!
