During your stay you may encounter eagles, blue herons, coyotes, turtles, wild turkeys, foxes, the endangered bobolink bird (its unique call sounds a bit like R2D2), deer, great horned owls, and many unique plants. It's not uncommon to hear the coyotes howling at night. In addition to hiking trails with incredible views, there are four ponds on the property easily accessible with mown paths. One is very large with a dock and suitable for swimming, paddling, fishing, or just relaxing but the water. It is a quiet, rural, farming area. Once at the cabin there are only two to three houses within a half mile (through the woods), so you will have a private space all your own. Winter camping is special - cozy wood heated cabin, hundreds of acres for snow shoeing, cross country skiing, or snowmobiling. Plan ahead, we do not plow the driveway in winter; plan to shovel an off-road parking space, and transport your gear up to the cabin (1100'). Wood is provided. Onsite: water pump, 2-seat outhouse, wood stove, campfire ring, wood, & propane grill. Exclusive access for nature hikes, streams, forest, pond, swimming, bird watching, star gazing, etc. A wheelchair that can navigate grass and some ruts can enter the cabin, but not the outhouse, and the sleeping loft is up stairs (there is room for a cot or mattress on the first floor); the porch is accessible through the cabin. When you book, you are confirming your understanding of the following: there is no electricity, running water, or std. bed/mattresses. You bring own air mattress, bedding, and gear you will need. All-wheel drive vehicle is recommended. We welcome special events, family reunions, or weddings, if your plans do not require utilities (you may bring a generator or other battery operated items, as needed). Note for winter guests: We do not plow the driveway in winter, you need to be ready to shovel an off-road parking spot, and transport gear to cabin (e.g. by sled, snowshoes) Here's a brief list of the basics to bring: Light source: Lantern propane or battery. Air mattress or cot and whatever bedding you need. Paper products (cups, plates, utensils, toilet paper, etc.) Matches/fire starter (there is wood on-site, and a propane grill for cooking that has a self-starter). Bug spray. Cooler and ice. Lawn chairs.  There are a few tables, several chairs and benches. There are 2 picnic tables (one outside and one inside). The benches can be moved outside if you'd like, just move them back inside before you leave. The propane grill should only be used outside. There is a hand axe in the cabin to shave kindling, and the wood is already split to be the length for the wood stove, as needed. Gas: 5 miles away. If you plan to grocery shop when you get to the area, the closest store is at East Hill Plaza in Ithaca, about 9 miles past where the cabin is (I can give you all that info if you like). There is lots to explore/see/do in the Ithaca area if you decide to come down off the hill one of the days. I'll have some brochures and things in the cabin, and can answer questions (aka where is the best ice cream, dinner, etc.).

Enjoy private fancy camping in this light-filled, fully furnished cabin on a platform overlooking a pond, pastures, and the valley beyond. Situated on a working farm just 15 min. southeast of Ithaca, NY, this is perfect for a family or romantic get-away. Unplug, relax, and visit the local trails, wineries, and waterfalls, or just hang out and enjoy the view! We only have the one cabin, so you will have the entire space to yourselves, including the hot water showers, flush toilets, and outdoor kitchen at the nearby bath house. Luxury camping has a greater level of comfort and convenience, but it is still camping. This means the camp area can be affected by extreme weather, insects, heat, and noises in the area (dogs barking, neighbors mowing lawns, etc.) We work hard to ensure the most pleasant stay possible. There are mosquito screens on all windows (and under the cabin decking!), but insects can still find ways to creep in. Rainstorms can be quite loud on the metal roof of the cabin. The bath house is a short walk away down a gravel path, which may feel longer in inclement weather. Keep this in mind when booking as we don't refund for insect issues or undesirable weather conditions during your stay. We provide all linens and towels. You will have private access to a rustic outdoor kitchen in the bath house, a 10-second walk from the tent cabin. The kitchen is stocked with a small fridge, 2-burner stove, dishes and flatware, cutting board and knives, olive oil and salt. We also supply a charcoal grill, charcoal, and a lighter. We provide fresh-ground organic coffee and sugar, a French press, and a drip coffee pot. We also provide a fire ring, kindling, and firewood you can use to have a campfire during your stay. A wide variety of staples (including beverages (24 beers on tap!), sandwiches, and breakfast options) is available at Brookton's Market 2 miles down the road. Other things to note There is no Wifi at the cabin or bath house, and cell service is very spotty and somewhat dependent on your carrier. While there is electric service at the kitchen/bath house for charging phones and other devices, the cabin has no electricity. We provide some basic ambient lights and portable solar lanterns, but you may want to bring headlamps. The parking area is about 50-60 yards from the tent. There is a gravel path to walk on.

There are many marked walking trails around our land to enjoy. There is access to well water. We are close to Treman, Buttermilk And Taughannock State Parks which all have swimming. Watkins Glen State Park and racetrack is half an hour away. 150 breathtakingly magnificent waterfalls in this area. Great hiking. We are 14 miles from Cornell University and 10 miles from Ithaca College. We are between two finger lakes, Cayuga and Seneca, there are 60 wineries and breweries around the lakes. Woman’s Rights National Museum in Seneca Falls, Corning Museum of Glass is fabulous. Ithaca has theatres, many museums & lots for kids to do. Ithaca: Cascadilla Meadow is located just 5 minutes from Cornell University and 10 minutes from all downtown Ithaca has to offer. Ithaca is well known for its many incredible restaurants, Farmers Market, local stores and art, theatre, wineries and breweries and of course, live music. Finger Lakes: In just 10-20 minutes from this location, you will find an abundance of waterfalls including Ithaca Falls, Buttermilk Falls and Taughannock Falls. Cayuga Lake is great for Sailing, kayaking and paddle boarding. Lake swimming is available at Myers Park in Lansing or Taughannock State Park outside of Trumansburg. The sight has a campfire ring, free firewood and a table with 4 chairs. The owners will not disturb you at your camping site but may use the south end of the lot near the pond. We are a dog-friendly location. Off-leash is okay, as long as your dog responds reliably to recall commands and is friendly with children and small dogs. The owners have two small dogs who are occasionally off-leash. Looking to explore off-site? Ithaca: Cascadilla Meadow is located just 5 minutes from Cornell University and 10 minutes from all downtown Ithaca has to offer. Ithaca is well known for its many incredible restaurants, Farmers Market, local stores and art, theatre, wineries and breweries and of course, live music. Finger Lakes: In just 10-20 minutes from this location, you will find an abundance of waterfalls including Ithaca Falls, Buttermilk Falls and Taughannock Falls. Cayuga Lake is great for Sailing, kayaking and paddle boarding. Lake swimming is available at Myers Park in Lansing or Taughannock State Park outside of Trumansburg. Jump off a diving board into the pool at the bottom of Lower Treman Falls or hike upper Treman to Lucifer Falls, possibly the most beautiful short hike you’ll ever find. The area has hundreds of incredible hiking trails to choose from. Plus, Seneca Lake and the Finger Lakes Wine Trail are just a bit farther west! Biking: The roads of the Ellis Hollow area are popular with cyclists, while nearby Yellow Barn Forest, Hammond Hill and Shindagin Hollow are popular spots for mountain biking.  Full disclosure: Cascadilla Meadow’s RV parking is close to a moderately used local road. Tall power lines cut across this lot. We are also located the equivalent of a city block from a natural gas transfer station. We feel the benefits of solitary parking and the natural beauty of this area outweigh the small downsides of this location.

We absolutely loved staying here! We are full-time trailer-towers and have a sweet older pup. Although we booked stays at Treman as with previous years, this time required four moves in two weeks, so I looked for alternatives. Summer Dream popped up only 15 minutes from my Dad's house near the Commons. PERFECT! Tina is a lovely host - from the first conversation to our goodbyes, she made sure we were comfortable and then some. The area where our trailer sat was level, drop and go. You do need to be right next to her trailer though, as the hookups are in an enclosed box behind her trailer. The land was treed and mowed, with a cute picnic table, a fire pit, and wood available. The best part was the quiet, as cars were not frequent and nobody walks by. We were able to walk a few miles daily with no issues which was wonderful for the dog. I'm already looking forward to next year, so better beat me to it! :)

Weekend Trip to Round Top Retreat

I spent the weekend at Round Top Retreat alone to unplug, relax, and recharge and it was exactly what I needed. The wood burning stoves did an excellent job at heating the cabin. It got below 40° at night but it was probably 60° inside with the fire going. The stove is also great for cooking. It was a little rainy during my trip so I did all my cooking indoors. The driveway continues uphill past the cabin and turns into a hiking trail. I think it's supposed to connect to the Robinsons Hollow State Forest Trail but I couldn't find it (the official trial head is just down the road). It was still an invigorating 2 mile walk. I spotted lots of birds and a couple deer.

We had such an amazing time here! My boyfriend, my roommate and her partner, and our dog all came up for the weekend — it was absolutely gorgeous. The site was spacious and private; we couldn’t see anyone else around, which made it feel so peaceful and perfect for a quiet getaway. It did get a bit chilly at night, but that just added to the cozy campfire vibes. Dave and Ike were incredibly hospitable and welcoming — and the fresh eggs were delicious! Would 100% recommend this spot to anyone looking to disconnect and enjoy some beautiful open space.

We stayed at Red House Camp for the weekend with the grandkids. The kids loved exploring the trails and visiting the animals. Ike was very responsive and helpful with my questions before hand. Dave was there to guide us to the tiny house and checked the fuel in the generator multiple times a day. He provided guidance about visiting the animals and exploring the farm. He was so available to purchase some farm fresh meat. The tiny house was quite comfortable. They allowed us to bring our camper and park next to the house as our kids stayed in the house. The views were beautiful with the moon settling in at night and the sunrise with the fog rolling in and out in the morning. Highly recommend.

1 night at Rune Hill Sanctuary

I brought a backpack with everything I needed, set up camp, first on the hill (awakening to a vibrant sunrise view) and then into the forest by a stream. I spent 3 nights and never left the property. I wandered through old forest with giant white pines and soft needles underneath. I followed a winding stream up into the hills, and even found a small secluded pool of icy water under one of the many small waterfalls. (I couldn’t resist a bracingly cold .immersion.) I got lost in the woods and was thrilled to see my first porcupine scritching its way up a tree! It was a spiritual experience sitting cross legged on the wooded hill and breathing in the peacefulness, listening to the gentle rustle of the leaves. I was craving healing solitude and I feel so grateful to have found it here. Thank you Joseph for sharing your land. I hope that others find their way there and experience their own peace.

Great stay no one bothered us the site was clean and prepped for us when we arrived and there was extra toilet supplies in the pop up potty tent. There is another tent site maybe 50 ft away. It poured the second night and everything stayed dry within the tent. We didn’t get any super amazing views from the lick brook falls trail and the lake Treman loop but it’s been very dry so the falls/lake were very low

This was our second time staying at Red House Ranch and once again we loved it. We had a wonderful weekend enjoying the beautiful views and the peaceful setting. The kids loved the swing at our site and spent most of the weekend taking turns on it. We really appreciated how accommodating Ike was and the ease of communication with him. The eggs they gave us were delicious as well. We enjoyed spending some time fishing at the pond and caught quite a few! There is something so special about this farm and we hope to come back again and again.
