Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

It all started when grandfather Charles B Wright first establish this farm in 1904. He purchased it for its natural springs. In our barn (now home to Gardiner Brewing Company) he had gravity fed water troughs for his cattle. Since then we have slowly switched from animals to tree fruit. You will enjoy rolling hills of fruit trees and fruit gardens along with beautiful views of the Shawangunk Mountain Ridge. We have 450+ acres so it in very private. As we are a working farm, you can see us driving pass with our tractors or maintaining the orchard around your campsite on occasion. You are welcome to ride your bikes, hike or jog where you will pass ponds and a working farm landscape. Please don’t pick our fruit. If you would like to enjoy the fruits of our labor please visit our farm store open year round on the premises where we sell cheeses, our fresh picked fruit and veggies, local meats, and our famous cider donuts along with other farm products. We also have a farm brewery open 3-7 in our old dairy barn for you to enjoy. Live music Saturdays and Sundays. Minnewaska State Park and Mohonk Reserve are only 10 minutes away. The rail trail is three minutes away. This trail gives you walking and biking access into New Paltz, where there is tons of restaurants and lots of shopping. Please be aware that during the months of September and October there may be a Pick-Your-Own customer or two walking around picking apples around the campsite area between the hours of 10:00-6:00. You are also welcome to come down to the farm market and purchase bags to pick your own apples in season.

Use our hand drawn map to find your way around the farm. Please drive extremely slowly while on the farm road, there and kids and critters everywhere and your car will thank you! The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. It all started when grandfather Charles B Wright first establish this farm in 1904. He purchased it for its natural springs. In our barn (now home to Gardiner Brewing Company) he had gravity fed water troughs for his cattle. Since then we have slowly switched from animals to tree fruit. You will enjoy rolling hills of fruit trees and fruit gardens along with beautiful views of the Shawangunk Mountain Ridge. We have 450+ acres so it in very private. As we are a working farm, you can see us driving pass with our tractors or maintaining the orchard around your campsite on occasion. You are welcome to ride your bikes, hike or jog where you will pass ponds and a working farm landscape. Please don’t pick our fruit. If you would like to enjoy the fruits of our labor please visit our farm store open year round on the premises where we sell cheeses, our fresh picked fruit and veggies, local meats, and our famous cider donuts along with other farm products. We also have a farm brewery open 3-7 in our old dairy barn for you to enjoy. Live music Saturdays and Sundays. Minnewaska State Park and Mohonk Reserve are only 10 minutes away. The rail trail is three minutes away. This trail gives you walking and biking access into New Paltz, where there is tons of restaurants and lots of shopping. Please be aware that during the months of September and October there may be a Pick-Your-Own customer or two walking around picking apples around the campsite area between the hours of 10:00-6:00. You are also welcome to come down to the farm market and purchase bags to pick your own apples in season.

The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. Primitive Camp on the Esopus Creek in the Big Indian-Oliverea Valley surrounded by seven 3500' Catskill High Peaks including Slide Mountain, the tallest in the Catskills. Our PRIVATE camp (no other campers) is situated on 100 acres of land in the middle of the Catskill State Park. We are the closest HipCamp site to Slide Mountain, the Catskills tallest peak at 4180 feet. A perfect base camp for some of the best hiking in the Catskills, the site is bordered by Forever Wild Forest and is minutes from the trailheads to Balsam, Giant Ledge, Panther, Big Indian, Slide Mountain and dozens more peaks within 30 minutes or so away. Though the base fee covers up to 4 campers, the site accommodates up to 14 campers. The additional fee is $20.00/per camper per night on top of the base fee. Our drive up camp has a 10X12 covered tent platform, several individual tent sites with private fire rings, as well as a bunkhouse and a leanto for day use. The camp table and cook pit are covered from the elements. For toilet use, we have a CleanWaste loo which is a 5 gal bucket in a toilet seat box. You lift the lid, place a CleanWaste bag in the bucket which has a kitty litter like powder called Poo Powder in it. You do your business, the powder absorbs all the odor and gels all the matter. When done, you lift the seat, take out the bag, tie it up and throw it in the trash. There are camp rules about how to handle trash, recycling, and compost so as to minimize the possibility of black bear visits. Follow those rules so as to avoid a penalty fees of $50.00 if trash, recycling, and compost are not followed. A detailed message about trash, recycling, and compost practice will be sent to campers days before the booked trip. Seasoned bundled 16" firewood is available by honor box cash payment on Brown rd across the camp entry road.

It is not in the middle of nowhere....it's in the middle of everywhere! Learn more about this land: Camp next to a peaceful trickling creek just outside Phoenixville and Kimberton. We are a suburban oasis, surrounded by a little bit of everything.  Our homestead has plenty of activity including kids, dogs, and chickens, bees and goats! We have a fully wooded area available to explore across the creek, and weather dependent- the creek is a great place to stay cool. You'll see lots of growing fruit trees in our developing orchard and we are happy to share our vision for this beautiful land! We have two campsites available for you to choose between for your stay. Both sites are along the creek, however, one has a view of some nearby houses and is a short walk to the parking spot [Creekside]. The other site is more secluded, past the tree line, but a further walk from where you are able to park. [Hillside] If needed, we are happy to lend you a wagon to haul your gear. Please let us know if you have questions and your preference of site. We have a cabin-like bathroom and partial kitchen you will have access to during your stay. We always have cold water available for purchase in the fridge. There is trail access easily accessible from our home (the closest is approximately 1 mile), for paved or natural trail exploration. We are are a great stopping point for cyclists enjoying the area. It's a short drive to downtown Phoenixville with some of the best breweries around. Phoenixville is home to a great farmers market on Saturday mornings and numerous festivals. Also, close-by is the lovely quaint village of Kimberton, home of the best organic grocery store and many opportunities for hiking and small farms.

When he wanted to sell his property he offered it to us for purchase at a fair price if we would not develop more than we needed to live here. We maintained the meadow adjacent to our property and have kept it as an agricultural site. We have had our son develop an edible forest garden and a unique diversified small orchard so we can eat and share healthy organic fruits and vegetables while helping our environment and wildlife and educating others to do the same. It is expensive to live in Newtown but we love our property. We want to teach others to grow food from their land while helping to support us keeping our adjacent property agricultural and undeveloped. everything you’ll ever need for a cozy stay outdoors. we chose this spot because of the tiny shelter it afforded during what was going to be below freezing temps. The kitchen space and bed set up was much appreciated and allowed us to focus enjoying the stay itself. The owners were super helpful getting us setup and providing a welcoming space. Bring layers and everything you need to keep warm in the winters - we even caught a light snow storm on our morning of departure! would come back again.

It's a beautiful, remote location in a state where every county is considered urban. Kathleen is a wonderful host. We arrived in the dark and were the only campers, so we just did the best we could and slept. We moved to site 3 the next morning. It was a drive-through, but tight fit (due to trees and some pavers) with our 30' 11" travel trailer, but we got in and out without damage. If we return, we will stick with site 1 which is wide open and big enough to maneuver our rig. For site 3, I'd say definitely under 30' (which the listing states). Probably 25'-27' max. The road in is gravel and rough, but we Vermonters are used to bumpy dirt roads.

Only 1.5 hours from NYC but you truly feel like you’re away from the city and in the quiet serene woods. Kathy was an amazing host and checked in on us to make sure we were comfortable. We were on site 9 which was very isolated and spacious enough to fit all of our needs. Everything was also clean and the trails were marked and easy to follow. There’s also firewood for purchase if needed. I would highly recommend and will be coming back!

This was perfect! We stayed for a night on a cool fall night. Lots of space, and included a picnic table and fire ring. The brewery was great (we were there on a Saturday) the portapotty is a bit of a walk from this particular site, but it wasn’t too bad! The farmers market was walkable, but also a short drive. Be sure to check out the farmers market while you are there! Would definitely stay again.

We had a wonderful 2 night stay in early November. And really affordable too! Kathleen met us at the entrance and led us to site 10. She was welcoming, entertaining, and helpful, and also answered my call and gave directions when I was lost the first evening. As mentioned in the description, we certainly needed a SUV (Mazda with 7.5 inches of ground clearance) to get to the site and made sure to take it slow and drive our wheel over rather than straddling big rocks. Site 10 is extremely secluded past all the other ones, with a beautiful view of the ridge since the leaves have fallen off the trees near the site. It was large with a nice flat part up at the top where one of us camped, and a stone campfire pit and space for several more tents and tables. It was very peaceful and beautiful and we could hear the waterfall. The outhouse was a couple of mins walk away and was very nice. Having wood to purchase at the entrance was nice too. One of my favorite parts was exploring the beautiful trails around the property. Make sure to check out the waterfall and also take a right at that sign and check out the pond and more! We hope to be back again soon! What a wonderful place and time we had!

With the original home built in 1785, Milk Thistle farm is on the historic register and is comprised of the main house and 5 acres of land. It is run as a small non-profit animal sanctuary and is home to rescued chickens, goats, and pigs, as well as two humans and their dog and cat companions. The main property is fenced in, with a large back field great for tent camping, and an orchard to explore that can also double as hammock camping. There is parking for cars and bikes. Well off the beaten track, it's scenic, private and peaceful. Camping at Moon In The Pond Farm is a bit of heaven. There are separate sites to choose. Around the farm, you have your own secluded spot to enjoy. (Though you may be in a field next to our Scottish Highland cattle!) Two are tent sites: the PondSide and the FieldEdge. There's one site for small/tiny RVs or Campervan. And finally there's the HiddenCabin--a bed a roof and convenience. Each has a firepit with a small grill to cook over the fire. (all firewood provided) Our campsites are in quieter areas of the farm. One overlooks the pond, others are on the edges of different farm fields, one a cabin nearer the farmstead. All require a beautiful, bucolic trek of 150-350 yards from the roadside parking--ensuring the quiet, natural experience. During the day times, you may see or hear farm work. At night it's lusciously dark and serenely quiet. You'll hear owls hoot, frogs croak, crickets chirp, foxes yowl and coyotes howl! In June and July the fields and trees light up like Christmas with fireflies, and you'll see the stars. During the week is the absolute best time--the local hot spots (or cooling down spots!) are much quieter, and all our campsites have reduced weekday rates. If you can, take advantage by adding a Thursday or Sunday night to a weekend stay. We've got an awesome, easy hiking trail on adjacent Nature Conservancy land. It meanders through woodlands, around rock ledges, through wetlands (on a 600' of boardwalk) and ends at a beautiful stream and pond with a gigantic beaver dam. Not far from here are numerous well-marked hiking trails (including the Appalachian Trail (with famous Bash Bish Falls) and several offshoots (Sage's Ravine, Race Brook Falls), Bartholomew's Cobble, Umpacheenee Falls, and others). Also in the neighborhood are opportunities for canoeing, kayaking, swimming, rock climbing, gavel-road and country-road biking, and pretty much any outdoor activity/adventure opportunity. Or... you can just chill and relax, sleep, or read the day away! Love food? This is Farm-to-Table for real! Never so close--the table's AT the farm! Bring your cooking gear and get some of our wicked fresh organic food--veggies, chops, sausages, eggs, bacon, granola, yogurt, etc. Sear yourself up a real treat! Very nearby, as the Berkshires is a cultural mecca, there are also numerous opportunities from many great restaurants to art, dance, music, spas, galleries, antique shops, museums, cafes and much more. It's still amazingly quiet at the farm where the Milky Way is clearly visible.

Wahl Dairy Farm has been a family run and owned small farm since 1921 when August Wahl moved their family to Callicoon. August was a butcher by trade, and the farm started as a family homestead, raising their own chickens and cows with the help of a few horses and of course August's father who was very handy and could make axe handles and wooden wheel spokes. The Wahl homestead became Wahl Dairy Farm in the 1940s when August started selling milk, two or four cans at a time, to the creamery. August's son, Vernon, took over the business and built it up; at one point about 100 cows were being milked! Vernon's son Ross took over the farm in 1995 and diversified it. Ross regularly raises chickens and pigs and grows pumpkins, in addition to the 40 or so milking cows currently on the farm (there are also calves and heifers). The farm is about 200 acres in total, including 15 acres of woods, 15 acres of "hunting" land (deer and rabbits roam free in the scrub), and close to 150 acres in production with pasture and hay. We never feed corn silage! We believe the corn gives the milk a more sour taste (you are what you eat!). We're proud that we've always been in grassland and committed to raising a mostly grass fed dairy herd, a quality not found in many diary farms today. We're excited to share this place with you! In addition there is excellent cell phone service on the farm! Great for digital nomads and everyone who needs to stay connected. The site is the second highest point in Sullivan County. Two hours from NYC, close to skiing (hunter mountain/ Windham , Kaaterskill falls, Woodstock, Hudson, Saugerties. FAQ Is my rental secluded? Our property is 8 acres, exactly the same as seven football fields. From your private deck and the big window, you will not see any other houses as far as eyes can see. We added fence panels to make it even more private. We have attached a satellite picture of the property to give you a better idea. As required by zoning law, there is a larger cabin on the property. But it is far enough and visually isolated enough that you won't feel it's presence (at least from the feedback we got from other guests.) We are located in a rural hamlet and a mile down the road there is a tiny town with two cafes , two bars and two restaurants. But your place is one New York block distance away from the street towards tree filled uninhabited area, adding to the sense of seclusion. I have never been in a tiny house, what can I expect? The "tiny house nation" style tiny houses are around 144 to 250 sqft, ours is 144 sqft. So,we are on the "smaller" side. Our guests have commented that its actually does not feel cramped. You will have heating, AC, hot shower, flushing toilet, kitchenette for basic cooking, small fridge, queen bed etc. You also have a private deck and a private outdoor fireplace to make S'mores and to grill. Are pets allowed? We just require that they should never be left alone and peace pick up after them. Our cleaning company charges a pet fee. If you forgot to pay it or decided to bring a pet last minute, please leave the amount as a tip to the cleaners. That way the cleaners get to keep the money and then they won't report the pet to the cleaning company. This also saves us the hassle of going back and forth with the cleaning company, reviewing the camera footage and ultimately paying it out of our own pockets. Also, please keep in mind that the house is really small at 144 sqft which may be too cramped for some large dogs. I work from home, how is the WiFi? We have had multiple guests who worked from home during the pandemic. Our provider is spectrum (the monopoly in the area). Luckily, outages are very rare and get fixed promptly (you may have to restart the router). Speed is always good for multiple simultaneous video calls and movie streaming. Do you provide firewood? Not yet! You do not need firewood to heat the house. If you want to use the outdoor fireplace, look for 'Campwood' signs and buy from our neighbors.(Also @ Walmart, Stewart gas stations etc.) What about Towels-Soap-Linens-Hot water? Is there heating/cooling? Can we cook? Yes! Yes! Yes! and Yes!. Think of all the amenities a hotel provides plus a tiny kitchen. Hot plate, refrigerator, electric kettle, drip coffee, plates, cutlery - we have all that we could cram into the tiny space. Our guests use the outdoor fireplace for BBQ and smores! Can I check in early? or Check out late? No and Yes. Due to the super strict covid19 cleaning process, we can no longer offer early check in. However, we can offer late checkout up to an hour. Please inform us in advance so that the cleaning crew can adjust accordingly.

We thought that hipcamp could introduce people to our mission and make some extra money to get the farm off the ground. Ugly Apple Farms is a diverse place. We have opportunities for farm classes, pick your own veggies and more. We also have 1800 feet of access to the Neversink River. We recommend four wheel drive for some of our sites so please ask about them. We are an off grid farm with access to some solar for charging. We have tent sites and room for campers. Our camping is primitive but there is access to potable water and sanitation if needed. All extras are first come first serve if not reserved in advance. We love and welcome any questions! Please note while our cabin is a premium experience on a working farm, it is still an outdoor experience that takes place deep in the woods, off the grid and in a cabin built from earthy or recycled materials. It is a far cry from a typical hotel or traditional glamping. This Clearing Farm off-grid cabin is located on our 100+ acre farm. You'll be staying right next to a waterfall and able to enjoy all our land features. Experience a private campsite equipped with a Casper Full Mattress, fire pit and charcoal grill. Please note there is 1 bed at the property but room next to the cabin to bring and put up additional tents. There is no power at the campsite. THERE IS NO LONGER THE WOOD BURNING STOVE IN THE CABIN - THE TOWN MADE US TAKE IT OUT. There is also no shower. If you would like to bathe in the streams please use all natural soap as the animals drink from it. The Thermal Spring is under repair and will not be back open until 2026.

Nestled on the ridgeline of the 3rd Watchung Mountain, the property sits above The Great Swamp National Wildlife Refuge. You'll be in a neighborhood, for sure, but a quiet one with lots of room for people and pets to stretch. The property has a 3000 square foot Summer wildflower field with a cozy tent spot in the center. There is also a grand flat grass area for setting up multiple tents. A 100-foot dog trolley run spans the land so your fluffy can run and stay close, too. Numerous outdoor chairs and tables are set up in various spots to best enjoy the land. There is a fire pit and free firewood available. Use of up to two 8-foot single kayaks or a single 17-foot canoe is available. The Passaic River has a number of drop-in spots nearby and Round Valley and Spruce Run reservoirs are a short drive. Hiking trails go throughout the Great Swamp. They have a terrific education center and the famous Raptor Trust.

Nestled outside the village of Stillwater, NJ right across the Appalachian trail and the Kittatinny Mountain Ridge, Camp David sports three luxurious log cabins: > Bell's Cabin- Main cabin that sleeps up to six > The Chatham House- Sleeps up to ten > Chief's Cottage- sleeps up to ten All cabins have their own separate listing and can be booked together or combined. The main cabin, Belle's Cabin, is made from hand hewed logs and is the only cabin furnished with a king size bed. All cabins come equipped with full bathrooms, updated kitchens, wood stoves, and the main cabin has a walkout porch on the second floor. All cabins have climate controlled heating/cooling units as well as hot water. Camp David was originally a German hunting camp at the turn of the 20th century. It was later donated to the Boy Scouts in the 1940’s. By the 2000’s, it was left abandoned at which time I purchased it and began to restore it back to its true form while maintaining the cabin life integrity. I am a contractor and arborist by trade and the last ten years I have worked hard to bring the site back to life. The camp consists of 13 acres abutted by 100's of acres of state park land. There are two stocked ponds connected by a cascading stream, multiple fire pits with seating, furnished gazebo with wood stove, picnic tables, and multiple park benches located throughout the property.
