Very quiet with great swimming and lots of hikes right from your sites. 2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive. Most will have cell service at the sites or there is a free public Wi-Fi in Wilmington center. Private yet convenient to Downtown Wilmington, VT. Located between the Harriman reservoir and Lake Raponda, both great for boating, fishing and swimming. As well as the Deerfield River across the street, which runs through town. There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The sites are only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store. I also have dry, split firewood available for $10 on site. Please don't bring your own unless it is prepackaged from shaws or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...

They fit different sized rigs so please read the descriptions. Pets are welcome at the sites, but please have them remain leashed or under your effective verbal control. Located between the Harriman reservoir and Lake Raponda, both great for boating, fishing and swimming. As well as the Deerfield River across the street, which runs through town. There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The sites are only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store. I also have dry, split firewood available for $10 on site. Please don't bring your own unless it is prepackaged from shaws or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...

As far as we know, this land has been occupied since shortly after the civil war.  It is actually two farms, combined into one around 1900. The main farmhouse was built out of the logs they cleared in 1879, and there are old foundations of the other original farm houses/barns as well.  All over the property (now woods) there are piles of stones that the original inhabitants pulled from the fields. The second farm house was built in 1901. Most of the total 240 acres were cleared pasture land at that time.  During the twenties and thirties the property was owned by an industrious couple from the City that lovingly turned it into more of a "rustic retreat"; damming a pond, planting ornamentals and upgrading the buildings.  There have been many owners over the years, but we are proud to say it has been with us the longest.  Our family bought it in 1961 and we have been trying to be good stewards ever since.  Come and visit our little patch of wilderness!

Its a 15 min drive from Okemo/Ludlow, 10min drive from the Appalachian trail (7.9 mile walk) and there are 3 other Ski resorts within an hour of us as well as numerous lakes and hiking trails. Just 2 miles up the road is Star Lake and the quaint town of Belmont. Our 7 acres sits on the Northside of Belmont hill. Half of it is open with several gardens to meander through. There is a pergola filled with kiwis and wisteria and a hammock for lounging. A shady grape arbor filled with white grapes that we have made wine with. On property we have a tree fort, greenhouse, chickens and pigs. We do provide fresh eggs for sale. There is a medium pond in the back for swimming, a large fire pit for fires and but the Hip Shack comes with its own fire pit/grill combo. Wood bundle's are also available. There is a rudimentary outdoor toilet and shower. The shower can be filled with hot water using the faucet by the garage. All water from hoses, pump hoses and faucets is the same drinkable well water, collected from the many underground springs that also feed into the pond.

This little cabin was a nice retreat away from home for a few days. Having bedding provided was a nice touch and the bed is very comfortable. The parking is not far from the cabin (maybe 50-100ft) and the driveway was even plowed very shortly after a few inches of snow fell during my stay. There’s a fair amount of yard space available, great for playing in the snow this time of year, and the steam right outside the cabin door is a pretty sight and sound every time you exit. This cabin is also perfect for anyone who doesn’t like dealing with a wood stove to keep warm, instead a gas radiator controlled by a digital thermostat keeps the cabin warm exactly how you like it, a very surprising but much appreciated bonus I found out after arriving. Overall, this cabin was fantastic, warm, and cozy, and I would absolutely recommend to anyone looking for somewhat easy cabin camping in the winter.

A short walk down to the pond and into the pines and you’re suddenly unaware of reality or time… Truly a beautiful piece of land. Perfect little cabin with such character. A hot wood stove to keep cozy as the falling snow blanketed the silent forest around us. Comfy sleeping pads, lights, plenty of wood, delicious water, cookware and other supplies. Outhouse was so clean and honestly adorable lol!! Truly the peaceful escape I needed. I want to come back and experience what energy every different season offers, I’m sure they each offer magic.

Gorgeous location! What a cool spot. Directions brought us right up the road that runs between the two main houses- Your classic white antique farmhouse on the left & the newer house on the right. Just past the house & down around back, we loaded up 2 big bins of firewood & headed down the hill to the campsite entrance on the right. There are 2 ponds along the road where RV's & vans can park, no fire pits, & kind of out in the open for us. The lower pond & camp site was lovely, but little tricky to get our little schoolie parked in close to the fire pit area, plus it was a bit wet & mushy, (understandably, in late November) so we decided to walk down & see if there was a dryer option. We found a few more drive-in campsites each with picnic tables, fire pits, a little outhouse & level, nicely woodchipped, tent spots. It's all pretty obviously marked with painted signs & little solar lights. Its adorable. We parked our bus down there since it was cold as heck & we wanted to be very close to a bonfire! This area was also more private, in the edge of the woods under the trees. We had the whole place to ourselves. We had a huge bonfire, while it lightly snowed. Beautiful.

We enjoyed the horse run in! The run in was clean and had everything we needed. Very much enjoyed the wood burning stove, hot tub, and fire pit. We found the dvd player, books, and record player charming. The farm is beautiful and we enjoyed the town of Londonderry. While the listed rules were a bit overwhelming, Ben and Loana were very kind and hospitable and easy to deal with (it was only surprising bc the rules had set a bit of a different tone). I would highly recommend.

Weekend Trip to Coy Mountain Camp
A beautiful well maintained campsite. Kathy and Tim were very friendly and helpful. The eggs they gave us on arrival were delicious and there was plenty of firewood for us to burn on the cold October nights. Everything was immaculate and clean, especially the out house with some luxury touches. All the extra details show how much they care about their guests camping experience. The property was fun to explore as well as visiting all the animals on the farm. Easy to explore the area from their place, loved the small town general stores and local creameries. Look forward to visiting in warmer weather.

Grateful Acres is just 25 minutes from great restaurants and coffee shops, and only 5 minutes from the stunning Somerset Reservoir and nearby hiking trails. According to a few sources we've consulted, the Mohican people (Eastern Algonquian family of tribes - not to be confused with the Mohawk, a distinctly different tribe) were the indigenous occupants of the land where our farm is now located. Historians note that the name Mohican is from the indigenous word meaning "water that flows in two directions." Most Mohicans were driven into western NY and Canada when the Revolutionary War broke out. Local history indicates that the first white occupants to build here were the Hawley Family, in 1790. Parts of the farmhouse date to this era. Outbuildings were added through the decades and centuries, and the land was used as a dairy farm, among other ventures, by previous owners. We purchased the property in 2021 in hopes of providing more space, nature and outdoor living for our two little ones. We have two fields dedicated to Christmas trees, as well as apple, pear and cherry trees, and we've had successful garlic harvests to share with neighbors, family, friends, and at local farmers' markets. We have been the caretakers of this land and cabin since 2015, when we bought it from the builder of the modest cabin on-site, Steve. It is our family camp, but we love to share it with friends and fellow nature-loving campers. The land is partially wooded, and partially 'old field' that is slowly re-foresting through natural succession with some intentional interruption in order to introduce edible native trees and shrubs that are not naturally present. In this way the land is a slowly developing food forest and also a nursery for its plant-loving stewards. Though not far off the road, there is very little car traffic, and the surroundings are very peaceful.  The din of the running stream is a constant, while the sounds of coyotes and owls can be heard at night.  As the name indicates, the east-facing hillside is often witness to incredible moonrises, and the stars are always bright.  Nearby Attractions: The Beer Diviner small-scale brewery and taproom is a stone's throw away from the parking area with a selection of tasty beer and some food options available.  In addition to regular hours, there are special summer events, and live music every Saturday night. Cherry Plain State Park is a 'less-traveled' state park and campground just 3.5 miles up the road, offering lake swimming, boating, hiking and mountain bike trails. This was built as a personal vacation retreat and we gladly share it now with adventurers and romantics! 40 Private Acres - Fire-pits, comfortable outdoor furniture, and plenty of room to roam will make this unique stay memorable, relaxing, with absolute privacy with stunning views. The bespoke wooden Tower boasts 360 degree views of the surroundings. It is built on piers and has windows on the perimeter. A large table, outdoor chairs on the 2nd Level platform is an ideal space for gathering or picnicking. The 3rd enclosed level is furnished with a built in brand new queen bed and long custom built-in couch with a bar table and 4 chairs. Small fridge and Fan on site. No Bathroom in Tower. The Cabin is fully equipped, applianced, and is furnished with a Full Bed in the Loft, 2 Twins in a Trundle Daybed, and a Cot and Blow Up are available. Full Kitchen, Shower, Toilet in the Bathroom. There is electric heat, AC and a ceiling fan. Kitchen is fully loaded and there are plenty of clean linens, blankets, and pillows. The 40 Acres are Pastured and Open but Wooded all around in every direction. There are no cut trails at the Retreat and as it is thickly wooded, we encourage our guests to come visit us at Slateville Farm where we have over 8 miles of our own trails, swimming holes, and our ever flowing cold spring. Enjoy any of the many national park trails within the Green Mountains or Adirondacks. Lake George, Merck Forest, Schroon Lake, Lake St. Catherine, Bomoseen are all nearby as well as the Battenkill River and the Mettowee for fishing. If you are a winter visitor, plenty of ski resorts are a little over an hour away like Stratton, Bromely, Okemo, or Killington to name a few. Come by and visit us down the road at Slateville Farm to enjoy our fresh produce/eggs, over 8 miles of private hiking trails, and numerous swimming holes. Our campground is located along the BattenKill river. We are surrounded by mountains and the majority of our campsites are right along the river. The property has two waterfalls one with a cold hole for swimming or bathing. We cater to tent and RV camping. We offer tent, paddle board kayak rental rentals. We have over 36 acres of river front property. we also have train tracks that run right through the middle. The train tracks have not been operational for a long time so they are good for hiking.
