In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

There is also a lovely yoga studio and bollywood dance spot in addition to some other delightful gems in town. There is superb hiking nearby at Neversink Unique Area in Rock Hill. Your'e also about 30 minutes away from super cute fun larger towns and attractions like New Paltz, Livingston Manor, and tons of incredible Catskill hiking and nature opportunities. NOTE! Much history here, with the small town of stone houses, making Hurley a national historic destination. This serene is secluded on a mountain surrounded by trees with seasonal views. The campsite is neighboring 105 acres of beautiful conservatory land available for hiking. No true trails are available, but you can be adventurous and hike further up the mountain, arriving to a clearing, providing you with a lovely mountainous view. From the mountain, you can hike to a waterfall or even hike across a lovely plain field surrounded by mountain ranges on both sides and crossing the creek over to Historic Stone houses in Hurley. Within a 10 minute drive check out some of the local restaurants like Alebrijes, Hickory BBQ & Smokehouse, and the Hurley Inn where the movie “Tootsie” was filmed!. Hurley Marbletown Trailhead and Rail trail parking are only a 6 minute drive away! The town of Kingston is about 15 minutes from our site where you will find Bluestone Wild Forest, antique shops, restaurants, other outdoor activities! The nights are just spectacular as you look into the sky surrounded by a blanket of stars, able to see the many constellations looking like jewels on a black cloth. The sounds of nature and all of it's distinct calls including that of eagles, is truly an experience. And we cannot forget our other friendly neighbors, the wild turkeys and deer! Located 50 miles from midtown Manhattan (approx 1:08 minutes) is our brand new campsite located right off the Appalachian Trail. The camp is at the base of Wawayanda mountain right between the iconic hikes "Stairway to Heaven" and "Pochuck Boardwalk" on the Appalachian Trail. Hike right from camp up to "Pinwheel Vista" (named one of NJ's best viewpoints!) At the entrance to the property is the Valley Farmers Cooperative that sells local grass fed meats and artisanal farm goods. You can walk two minutes to Heaven Hill Farm which has plenty of goods, produce, and fun fall activities like pumpkin picking and haunted hayrides. Drive your car from route 94 directly to your campsite nestled in the woods with a great view of the valley. A perfect getaway from the city with plenty to offer. About 10 minutes down 94 is the beautiful town of Warwick or about 4 minutes in the opposite direction is the town of Vernon. Warwick is a quaint small town with plenty of great restaurants and bars, and famous for its apple picking. Vernon has plenty to offer as well including the popular ski resort/waterpark Mountain Creek and Minerals Spa (Located just under 10 minutes away.) The quiet charm of Wawayanda State Park appeals to hikers, campers, swimmers and boaters. Forested hills surround Lake Wawayanda creating a restful backdrop for canoeists and fisherman, while steep mountains challenge casual as well as serious hikers. A twenty-mile stretch of Appalachian Trail runs through the park, while the top of Wawayanda Mountain offers sensational views. More than sixty miles of trails are marked in the park.

The meadow we occupy was once the farmers property that I grew up next to at my parents farm house. When he wanted to sell his property he offered it to us for purchase at a fair price if we would not develop more than we needed to live here. We maintained the meadow adjacent to our property and have kept it as an agricultural site. We have had our son develop an edible forest garden and a unique diversified small orchard so we can eat and share healthy organic fruits and vegetables while helping our environment and wildlife and educating others to do the same. It is expensive to live in Newtown but we love our property. We want to teach others to grow food from their land while helping to support us keeping our adjacent property agricultural and undeveloped. Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

This cabin was exactly what my partner and I were looking for for a quiet two-day retreat that felt outdoorsy without all the work of true camping. Space heaters and a woodstove kept it fairly cozy for cold November nights, and there was a ton of wood available for the outdoor firepit. We enjoyed exploring the collection of board games and CDs inside, plus outdoor badminton and frisbee under the lights. Beautiful clear stargazing, and easy driving distance to some great hikes.

Only 1.5 hours from NYC but you truly feel like you’re away from the city and in the quiet serene woods. Kathy was an amazing host and checked in on us to make sure we were comfortable. We were on site 9 which was very isolated and spacious enough to fit all of our needs. Everything was also clean and the trails were marked and easy to follow. There’s also firewood for purchase if needed. I would highly recommend and will be coming back!

We had a wonderful 2 night stay in early November. And really affordable too! Kathleen met us at the entrance and led us to site 10. She was welcoming, entertaining, and helpful, and also answered my call and gave directions when I was lost the first evening. As mentioned in the description, we certainly needed a SUV (Mazda with 7.5 inches of ground clearance) to get to the site and made sure to take it slow and drive our wheel over rather than straddling big rocks. Site 10 is extremely secluded past all the other ones, with a beautiful view of the ridge since the leaves have fallen off the trees near the site. It was large with a nice flat part up at the top where one of us camped, and a stone campfire pit and space for several more tents and tables. It was very peaceful and beautiful and we could hear the waterfall. The outhouse was a couple of mins walk away and was very nice. Having wood to purchase at the entrance was nice too. One of my favorite parts was exploring the beautiful trails around the property. Make sure to check out the waterfall and also take a right at that sign and check out the pond and more! We hope to be back again soon! What a wonderful place and time we had!

Weekend Trip to Luxury Camping at 'Higher Ground'
Evan & Laura have an amazing set up. They had great communication during our stay and in the week leading up. They checked in to see if we needed anything prior, including the propane heater, which in 30-something degree weather was an essential and extremely helpful. The site truly had anything you could ever need. We were extremely impressed and surprised by the outhouse with toilet, shower, and usb-c chargers(!) inside. Reading reviews beforehand were helpful and led us to pack lighter, given the steep climb up. But the climb was definitely worth it. We also loved how Evan showed us how the goats and chickens were fed. My pup definitely loved running up and down the hill to the site and marveled (sometimes a little too much lol) at the goats and chickens she was seeing for the first time! Evan was both kind and accommodating. Would definitely stay again!

Phoenix Landing is the optimal camping spot for my partner and I (and cat). Though it was just the two of us, we had no issues with the camp site and felt very safe in the area. We decided to camp out there while enjoying Halloween festivities along the Hudson. The forest/stream, on the property is beautiful and there are many trails to explore. We brought our cat who loves walking outdoors on a harness & leash - we stayed very vigilant with her, but thankfully the most we encountered was a buck during our trip (1st week of Nov.). Mike's directions are very thorough and clear - DEFINITELY read his instructions for finding the property at first. He also provides a lot of supplies if needed, especially firewood for a small cost. Communication with him was also very pleasant and easy. We enjoyed our stay so much that we extended it by 1 more day 😊. Overall, we look forward to staying at Phoenix Landing again in the near future. NOTE: Needing a 4x4/ AWD vehicle is absolutely necessary to climb the property if choosing not to walk. We arrived in absolute pouring rain and thankfully our Land Cruiser had no issue. The climb / descent is definitely very fun, but if you have no experience with off-roading, it may be a bit difficult. Take it slow. Cheers! Thank you again Mike, and hope to stay again. 😸😸😸

Back in the day this was all farmland. I purchased this property in 2019 and have been busy developing it. I’ve build a chicken coop, installed bee hives and I have Nigerian dwarf goats. There is a farmstand that opens seasonally. The property is about 6 acres of flat land with several great spots to camp. Across the road is our private forest about 40 acres. Great for hiking and Moutainbiking Learn more about this land: We are conveniently located next to the NY Thruway exit 19 & 209 Highway yet super secluded and in nature’s paradise adjacent to the Sawkill River and across a large private Forrest. There is some road noise from Sawkill road & the Thruway dependent on the spot you choose to set up. If your’e tenting you can be in the woods way up in the forest, but most campers prefer our spot near the Sawkill River. I have fire pits, common outdoor furniture & a gasBBQ’s that can be used. There is chickens, bees & goats & 2 guardian life stocks dogs that live with the goats. I also have a small Terrier & a farm cat.  A lot of outdoor activity with bird watching, bunnies, deer & the groundhogs say good night. It’s rural yet only 10 minutes to Kingston uptown and about 20 minutes to Woodstock. About 1 hr from Hunter & Windham Mountain resorts and 45 minutes to Belleayre Ski.
