Simply the best tenting you can find in the White Mountains. The campground to get away from campgrounds, where magic touches every corner. Sacred Nectar rests on the land of the Wabanaki Tribes. This land, now known by it's view gifting fields, is one of Sandwich's top treasured gems. The Historic Farm was purchased by Townsend Thorndike from the first colonizing family to claim ownership of this unceded land, the McCrillis family. It was Town's place to get away from the busy life. As time went on and his money dwindled and plans to sell off some of the land arose. Townsend's son, Nick, foresaw a devastating development of conventional homes that would diminish the soul of this sacred land that held so much magic. So, Nick decided to move back to the homestead to create an example of what a healthy life for the land and its inhabitants looks like. HipCamp was the first step towards sharing and opening up the land to create an Intentional lifestyle. One in which we hope to share our way of being that brings awareness to the natural world we have fallen so far from. Nick and his tribe of like minds are creating a holistic, educational, retreat, workshop, and event center where people can come to learn how to co-exist in a harmonious relationship with nature and each other. The property used to be part of the old Johanson farm, it was a 200 acre dairy farm. The name wolf Swamp comes from the Pony Express Riders that carried Mail from The Canterbury Railroad Station to The Northfield Station. There were many Wolf Sitings reported on the Trail through the Swamp by The Riders, so it was named The Wolf Swamp. The Campsites are spread out over 52 Acres, lots of privacy, plenty of parking and the sites are huge. Lots of hiking in area, 5 different Swimming locations, we are in the Center of the Local Trail System. Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups. Our guests are welcome to kayak, canoe, swim, fish, and paddle board from the shores of The Queen’s Property, or one of 5 Right of Ways on Watkins Shores Road owned by our Association. Access to your private waterfront is a short stroll through our woods. As our guest staying at The Queen's Property, you will also have free access to the Watkins Shores Road Association's boat launch. The boat launch is just a two or three minute walk down the road from your site. Our new dock is available to dock your boat during the day.. However, there is a small fee to dock your boat overnight (see "Extras") at our site. Just make sure you check for Milfoil or any other invasive plants before launching. LOCAL ATTRACTIONS NEAR CAMP Within 5 minutes of camp, you will find all the essentials, including food items, ice, firewood, goodies, gas, and RV supplies. In fact, you can even order your groceries online for pickup, (free at Hannaford Brothers Grocery and Walmart) either on your way to your campsite or when you need to resupply your camp (we would be happy to give you the details). During your stay, you may also want to take a trip off-site to explore all that the Lakes Region offers. Explore the historic oceanfront City of Portland, or the local Towns of Windham, Naples, or Bridgton. Portland is a 35 minute drive from The Queen's Property. The coastline around Portland is rugged and attractive with world-famous lighthouses dotted along its shorelines. Numerous locally owned shops and nationally recognized restaurants can be found tucked into its many harbors and shorelines. Closer to camp, enjoy strolling through the Town of Naples. Naples sits smack-dab in the middle of the Sebago Lakes Region. Sebago Lake abuts its western border and Long Lake abuts its eastern border. A short 8-minute drive from your site, Naples spoils its visitors with boat rentals, waterfront shops, and awesome restaurants. Further north is the Town of Bridgton. Bridgton is a 20-minute drive from your campsite. It offers its visitors a quaint downtown filled with local retailers, pubs, and restaurants. Enjoy the beaches of Bridgton’s Crystal Lake which sits on the edge of its downtown borders. The towns of Raymond and Windham also offer our visitors numerous restaurants, grocery stores, hardware stores, and gas stations. Once again, all within a short drive from your campsite (3-4 minutes). NEARBY STATE PARKS AND OUTDOOR ACTIVITIES If your idea of exploring is centered around outdoor activities, then Sebago Lake State Park is a 1,342-acre park that abuts the shores of Sebago Lake. Within the park, you will enjoy protected forests, bike paths, and Sebago Lake beaches. Sebago Lake is a deep glacial lake, and by itself is 44 square miles of clear waters that abut Sebago Lake State Park. The park and the lake host some of Maine's’ best sandy beaches, water sports, fishing, boating, boat rentals, camping, picnic areas, boat launches, extensive woodlands, a wide array of critters, hiking trails, and walking trails. Sebago Park hosts various play areas for children with slides and swings. The summer sun is warm and the autumn colors are always abundant and beautiful. The entrance and parking lot are wheelchair accessible. If you are an avid hiker, The Queen’s Property is a short drive to numerous mountain ranges, forests, and peaks, all of which contain hundreds of miles of ATV and hiking trails. There are over 25 hiking trails within 10 miles of The Queen's Property and over 115 trails within 20 miles. Oh, and if you love winter sports you will love the Lakes Region.

What a great site! I returned to this hipcamp because of the privacy, ease of booking and communication, and of course the site itself. Even with a frosty layer of snow we had no trouble getting to the site. The fairytale lights in the tree made the site feel more enchanting. This time I even preordered some fresh eggs, which the owner’s thoughtfully brought out and had ready for me soon my arrival. I truly look forward to returning once the weather warms up. We had such a wonderful stay at this campsite! Our host Nick was incredibly accommodating and always quick to respond, it made the whole experience feel easy and welcoming from start to finish. We brought our two kids and our German Shepherd! The site couldn’t have been more perfect for all of us. The kids had a blast exploring, and our dog felt right at home. He was off leash the entire time and the second we pulled up, we ended up meeting Chaga, the friendliest Husky you will ever meet! Chaga stayed right outside our RV the entire night and waited to greet us in the morning. He and our dog Scout got along instantly. Scout did not want to leave on the last day! We had to literally drag him back into the RV lol. They will be best friends fureverrr 😂🐶🐕 It’s not always easy to find a place that works so well for the whole family, but this spot truly did. The campsite was extremely peaceful, spacious , clean, and thoughtfully set up with the most amazing views of the mountains. We also ended up using the sauna as well, which was so relaxing. I wish we could’ve stayed there longer than two days. We will definitely be back another time when it gets a little bit warmer. We highly highly recommend this location for families and dog owners! 🏕️🐾✨

Absolutely beautiful campsite along a little pond. We had some surprise visits from a couple horses, Emily and Sunny, from a neighboring farm which put a great big smile on our faces. Dwayne, the man, the myth, the legend himself brought us two very large bags of wood which we happily burned throughout the cold night. Still one of my favorite sites for its convenience and scenery. Although the highway is right next to you, after a little bit it turns into white noise and helped me sleep like a baby. Thanks again for a great stay on our final trip of the year. See you guys next year!

We stayed at Birch Grove on a particularly cold, rainy, and windy Halloween weekend and Nick already had a large tarp set up over the easiest tent spot.... plus a cow skull and a few candles for the ambiance. Incredible site with multiple pitches spread out around the land. We were lucky enough to be put on the beat site...on site 7 (despite booking the field site). What a view and great facilities. Fit pit with grill for cooking whilst watching the stars and white mountains. Camp cooking kitchen and shower near the main house. Fire wood for sale. Compost toilet at each site. The only problem was we wished we could have stayed longer! Look out for the friendly moose and check out the little boat on the pond. Fab site 10/10.

Family owned property obtained through the barter system. You shingle my barn and I'll give you that property. My Pappy's land. 11 acres. Recently cleared for its timber. With some landscaping it became clear that beautiful campsites were forming. My father is 78 years old. The last thing he ever thought he would be doing with his retirement is jumping back on his excavator. Can't keep a good man down. Now here we are. Father and daughter. One day my children. 3 large tent sites and two camper sites. Future cabin and seasonal RV sites. A brook runs through the property but dries up after June. There is a small pond with rock stairs. Deer and turkey are frequently seen. Peace and serenity. This property does not offer complete seclusion. You will see other campers if all 3 sites are occupied. There is spacious distance. What this location offers is that it is centrally located to mountains, oceans, lakes,concert venues, restaurants, nightlife, shopping and antiquing. Traveling to NH and Massachusetts is a day trip. A few hours and your in central Maine. Cross the border into Canada. So much to explore or just relax. Stay a few nights or stay the season. 2023 is off to a great camping season. Already meeting new campers. Hopefully I'll see some familiar faces from 2022. A few upgrades. There is an outside water faucet, an outlet and an outside shower...hot and a privacy fence. There is a bathroom/shed that contains a toilet. Goats are coming. Yes goats. Not until fall though. The frog pond population continues to grow. A neighboring town is finding 3 legged frogs in their ponds. Apparently caused by a parasite. Let me know if you find any. 2024 was another great season. New faces that I hope to see again. The summer weather was great for camping. A large Bell Tent and a small portable camper was purchased for those who are seeking more of a glamping experience. WELCOME BACK for 2026... 2025 had some complications unfortunately. Due to some unforeseen circumstances, I was unable to invite anyone to my property. Consider yourself invited for the 2026 season. Toad Hall is a heated, one room, 8x8 cabin in Harrison, Maine, with access to the Bear River for wading and swimming (depending on the river height.) There is a firepit at the cabin, along with one down by the river. Firewood is provided. The lower area by the river is a beautiful place to hang out, pitch hammocks etc... The cabin is near the road, which is great for loading in and loading out, but you will hear/see cars drive by. (Read our reviews, we stand by them!) There is no running water or bathroom on the property so we ask you bring a camping potty and do not bury human waste. The Bear River, which is a beautiful spot to swim and wade in, runs right through the property- but it's also drinking water and a protected watershed. Again, please make sure you have a camping potty plan. Cabin Features: There are 2 cots inside, but also feel free to bring your own pads/bedding... Heat is provided via a propane Buddy Heater as needed (smoke/carbon dioxide detector is in the cabin.) There are solar lights inside, along with a USB plug to charge small devices. It is a clean, warm, dry room, with beautiful light and good ventilation with the windows cracked. Nearby places you will like: We are within walking distance to downtown restaurants and public swimming area on Long Lake. There's also porto potties next to the walkable country store, which has everything you forgot to bring. Also a great ice cream shack, and an above-average watering hole, The Olde Mill Tavern.
