Fox Farm is located on 8 magical acres in eclectic Brattleboro, VT. Pitch your tent in a sacred private white pine forest or closer to the trail-head with access to a charcoal grill, a huge fire circle and a picnic table. Located ideally on a trail-head that leads to the West River Trail (a 36-mile scenic trail through the West River Valley – eventually linking Brattleboro, Dummerston, Newfane, Townshend, Jamaica and South Londonderry) and the West River, offering opportunities to hike, fish, swim, ski, snow shoe and bike. The Marina Bar and Restaurant is a 2 mile hike or bike ride from the camp site (via the West River Trail) and is a fun way to see the beauty of Vermont and partake in some excellent indoor/outdoor dining with views of the water. Currently there are two areas available to campers; The Pine Forest and the Council of the Elders. The Pine Forest is a shaded circular area that is very spiritual and quiet. There are currently 3 camp sites in the Pine Forest. The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders. I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs. Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making. In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe. Some come for privacy and solitude, which has not been an issue thus far. All in all the energy is upbeat and folks make friends along the way- me too! Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do. For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail. The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience. Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. These buildings are found in what is considered the historic Center; shop for great local products at the Guilford Country Store, visit the charming Free Library, or even see some of the exhibits at the Historical Society Museum to learn more about the area and its history. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. With the main house built in the 1830s this property has seen many uses such as a farm, retail Christmas store, church, rental cabins, and a gravel quarry among other things. I now try to keep the back acreage by the brook and pond as natural as possible for habitat, as well as you the campers! Learn more about this land: I have 3 well spaced out RV sites on the property. They fit different sized rigs so please read the descriptions. The Pond site is significantly larger and can hold multiple vehicles and tents or trailers (please add this in the extras if you will be having multiple vehicles or trailers). Most will have cell service at the sites or there is a free public Wi-Fi in Wilmington center. Private yet convenient to Downtown Wilmington, VT. Located between the Harriman reservoir and Lake Raponda, both great for boating, fishing and swimming. As well as the Deerfield River across the street, which runs through town. There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The sites are only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store, electric car chargers, etc. I have dry, split firewood available for $10 on site. Please don't bring your own wood unless it is dryed and prepackaged from a retail store or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...if you need anything else feel free to reach out and I'll do my best to steer you in the right direction.

Our property is 85 very private acres with an open field surrounded by forest and open wooded area with many trails. The forest is very diverse including some old growth maples and birches, as well as hemlock and pine trees. The campsites are at the edge of the field set back into the woods. I have recently added sand and gravel to improve drainage since the heavy rain we have had last year. We have a portable composting toilet outhouse and a hot outdoor shower. Feel free to explore all of the trails on foot or mountain bike. You may see some turkeys or deer out there. There is a small pond with lots of frogs and salamanders near the camping area, and a few seasonal streams on the property. You can hike a one mile loop on our newest trail. It is medium difficulty because of the hillside it is built on so hiking boots are recommended unless you are on a mountain bike. Rock walls built in the mid 1800s circle the property almost entirely so the borders are easy to see. The Deerfield river is a few miles away where you can fish for trout or go for a swim or kayak. The Connecticut river and the green river are about 15 minutes away as well. We have tubes, a canoe, and a kayak that are available to rent for some floating! Historic Deerfield village and Yankee Candle store and factory are about 10 minutes away. We are about 20 minutes from Northampton and Amherst.

With the main house built in the 1830s this property has seen many uses such as a farm, retail Christmas store, church, rental cabins, and a gravel quarry among other things. I now try to keep the back acreage by the brook and pond as natural as possible for habitat, as well as you the campers! Learn more about this land: I have 3 well spaced out RV sites on the property. They fit different sized rigs so please read the descriptions. The Pond site is significantly larger and can hold multiple vehicles and tents or trailers (please add this in the extras if you will be having multiple vehicles or trailers). Pets are welcome at the sites, but please have them remain leashed or under your effective verbal control. Most will have cell service at the sites or there is a free public Wi-Fi in Wilmington center. Private yet convenient to Downtown Wilmington, VT. Located between the Harriman reservoir and Lake Raponda, both great for boating, fishing and swimming. As well as the Deerfield River across the street, which runs through town. There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The sites are only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store, electric car chargers, etc. I have dry, split firewood available for $10 on site. Please don't bring your own wood unless it is dryed and prepackaged from a retail store or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...if you need anything else feel free to reach out and I'll do my best to steer you in the right direction.

Our property is 85 very private acres with an open field surrounded by forest and open wooded area with many trails. The forest is very diverse including some old growth maples and birches, as well as hemlock and pine trees. The campsites are at the edge of the field set back into the woods. I have recently added sand and gravel to improve drainage since the heavy rain we have had last year. We have a portable composting toilet outhouse and a hot outdoor shower. Feel free to explore all of the trails on foot or mountain bike. You may see some turkeys or deer out there. There is a small pond with lots of frogs and salamanders near the camping area, and a few seasonal streams on the property. You can hike a one mile loop on our newest trail. It is medium difficulty because of the hillside it is built on so hiking boots are recommended unless you are on a mountain bike. Rock walls built in the mid 1800s circle the property almost entirely so the borders are easy to see. The Deerfield river is a few miles away where you can fish for trout or go for a swim or kayak. The Connecticut river and the green river are about 15 minutes away as well. We have tubes, a canoe, and a kayak that are available to rent for some floating! Historic Deerfield village and Yankee Candle store and factory are about 10 minutes away. We are about 20 minutes from Northampton and Amherst.

Sunset Hill Orchard was operated as a family-managed fully operating Apple Orchard from the 1940s until 2000. The Orchard still has hundreds of apple trees and in the transition to the next generation, hosted events for many years. We have a beautifully manicured clearing with a fire pit and the second largest ash Tree in the state of NH; The New Hampshire Big Tree County Champion for Hillsboro County. We decided to shift our offering to a more community-oriented and environment-friendly area. Sunset Hill Orchard sits atop a hill with views of local hiking areas like the Uncanookic Mountains and on a clear winter day Pats Peak. We would like a tent(s) set up to find ideal spots around the manicured grass around the ash tree to maintain the area. Just like wilderness adventures, there could be poison ivy, sumac, and other uncomfortable part of nature, please always use caution.

Responsive host and a really, really cute interior living space! The kitchen and sauna were especially great. Mary was so, so sweet with all of her recommendations and replied very quickly when our car had issues getting stuck in the snow. The only issue (and it was very minor) is that the walls between the campsite bathroom and the bed were a bit thin, so we got jumpscared a little the first time we heard people next to us 😅

Very fun and cozy experience! There was snow on the ground and Dwayne had patted down the pathway prior to my arrival. Outhouse was very clean. Peaceful experience. The roads got very icy in the morning but Elle and Dwayne helped me get out safely.

We had a wonderful time in the tiny cabin. My husband and I traveled with our 1 year old and our dog. We had everything we needed for an escape from Boston. Even in freezing temps the cabin was super cozy. A special shout out to our host, Mary, for going above and beyond. Mary was the most attentive host and made sure we had everything we needed including leaving us a sled for our little one! I can’t recommend it enough. We will definitely be back during the warmer months!

We had a wonderful time. The view was spectacular. The accommodation suited our needs. Having to outdoor compost potty with a scenic view was a plus for outdoors camping. We had heavy rain, but we were prepared. Mike had that wonderful pizza oven that we took full advantage of making so delicious pizza. We plan on returning to repeat our adventure.
