I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

We offer a parking spot at night to have a quick safe place to stay. We do not allow the camper to stay multiple continuous days without leaving as you must leave during the day time, but are welcome to return at night. ---shower is only available if our office is open when you arrive----- ---We sometimes have Buses leaving or returning to our facility late at night, so just know you might hear a large bus pulling in late at night. ---PLEASE DO NOT block our Iron Gate with the H on it, or stick out into the entrance of the facility. This is mountain living so take care when on the property. Lots of uneven ground around the property. The views are spectacular but with that comes the risk of a windy day once in a while too. COLORADO WINTER TRAVEL: There is a possibility of snowy roads anytime from September through March. It's such fickle weather. One day can be sunny and 50 degrees and the next day a 6-inch snowfall. Generally, the roads clear up within a day or two of a snowfall so the impact isn't too troublesome. If you rent our place in this time frame, good all season tires are advisable. Our driveway is fairly flat and the county road to the house is plowed often. If there is a snowfall during your stay, we will have the driveway plowed out if we get more than 4 inches of snow and after the snow has stopped falling. If a snowfall lasts more than a single day, we may have it plowed out each day of a snowfall if more than 4 inches accumulate. Use caution during any snowfall as ground can become unexpectedly slippery. Message us if you have any issues.

This is one of the most beautiful camp sites we have been to this year. Tim is great to work with and we appreciate him for sharing this property with us. If you get a chance to book, I would highly suggest you do. Spending time fishing with my young grandaughter was the best part of our trip. and the fishing was excellent. The small cabin is very comfortable & has everything you need in regard to chairs, cookware, etc. My only advice would be to be sure to know your way out because Google maps got me there easily but there’s no cell service so be sure to remember your way back. Beautiful lake & Tim was so helpful!

Learn more about this land:This camp site is directly across the road from Eleven Mile Reservoir. With this site being around 3000 feet from the reservoir you will be able to enjoy all the amazing views and amenities the reservoir has to offer without the crowded camp grounds. You will need a park pass to access the reservoir but not to camp on the land. A 1/4 mile down the road is access to nation forest for going off road or get a parks pass and fish at one of the many amazing fisheries in the area like Eleven mile, Spinney and Eleven mile canyon. The south shore boat ramp is less than 4 miles away. This area does get windy so be careful setting up awnings and pop up tents or anything the wind likes to blow away. The site has a slight pitch but leveling out your camper should be relatively easy. No trees on the land to block your 360 degree mountain views.

Learn more about this land:We have almost 40 acres of beautiful land that is scattered trees in a field and more forested areas. We also have mountain views depending on where you stay! We are right next door to the Pineries Open Space which is a 9 mile trail that you can hike, bike, or horse ride on. It also connects (by crossing a road) to Section 16 which is another 4 mile trail. You can bring your own horses and for a $50 fee we will set up corral panels for your horses to stay. We have farm animals that will be wondering about the land at times. Located on 3 acres of land, this private campsite features a large 16x20 canvas walled tent with a covered deck.
