Welcome to Coco, the 1970 Overlander 27’ Airstream! We have tried to preserve her 50-year-old charm as much as possible and are still in the process of restoring her to her original glory. Our family of 4 humans, two dogs, and one guinea pig lived in Coco while our house was being built. It was quite an adventure!
Coco is nestled in the foothills of the Sierras on our semi-private 4-acre property. Easy access to Grass Valley, Nevada City, and the Yuba River. Coco the Airstream is fully functional with a kitchen and bathroom. There is one full-ish size bed that sleeps two comfortably in the bedroom area, and the couch can fold into one twin-sized bed.
We are located about 15 minutes to town and 10 to the nearest grocery store. Coco the Airstream shares the property with a private family of four humans and two dogs in a house at the top of the hill. My parents are full time RVers and often stay in the other RV spot on our property throughout the year when they are taking a break from traveling. The two dogs are very friendly but may bark to greet you upon your arrival.

The property is located in the Blue Tent region of Nevada City. The region is a historic 19th century gold mining community that lies on a gold-bearing channel of an ancient river bed. Blue Tent was established in 1850 and named after its first dwelling, a tent made of blue denim. The community thrived, becoming a center for hydraulic mining. Before long, it had its own store, dance hall, blacksmith shop, boarding house and other buildings. Like the other communities in the region that depended on hydraulic mining, Blue Tent began to decline following the 1884 Sawyer decision. A farmer near Sacramento had sued the major mining company in state court to stop it from discharging mining debris into the Yuba River. This debris was destroying farmland downstream. By the early 1890s, the Blue Tent mine was closed

Inspired by our own experiences traveling and staying in large comfortable bell tents we set out to create a setting we would want to stay in ourselves and share with you.
THE PROPERTY
The property is a largely flat and walkable 5 acres to camp and explore. We are 15 mins from downtown Nevada City and 7 minutes to Edwards Crossing on the Yuba River which is a great swimming spot. There are also many other great river and hike locations nearby. The location is close enough to be convenient but feels entirely secluded once you arrive. Our house and shop are on the property so we are typically around.
THE TENT
The tent itself is a large canvas bell tent. It is 16 feet in diameter and has a high ceiling so you can stand up and have plenty of space inside. We have a pillow top queen size bed in the tent with sheets, pillows and a down comforter. There are a few pieces of furniture including a vintage dresser, chair and a bedside table. We also have included some battery powered candles to create a relaxed low light environment if needed.
THE CAMPSITE
The campsite consists of the tent itself, a fire pit, some camping chairs and a picnic table.
BATHROOM
Full bathroom in the house which is a short walk from the tent. (see photos) The house is up a small hill and far enough away that you are completely private. Access to the bathroom is through the front door of the house and the bathroom is on the main floor near the entrance. The bathroom has a shower/bath, toilet and sink with shampoo and soap, towels, etc.
INCLUDED CAMPING AMENITIES
We provide most everything you need to enjoy your trip. Just bring ice for the cooler and any food you wish! The list of included items is:

FIRES
We allow campfires at certain times of the year when it is safe to do so. We strictly adhere to local recommendations and Red Flag Warnings in the area. During the red flag, there is no use of outdoor fire pits, indoor wood-burning stoves, any type of open flame, fireworks, or smoking of any kind allowed on the property. We reserve the right to ban fires at any time as conditions change.
PARKING
Up to two vehicles may be parked at the campsite.

Our location does not have infrastructure for wifi at this time - use this getaway to reconnect with yourself, each other, and the natural world!
Cell service is limited on the property; most people have no service at the campsite. We do have good service at the house which will allow for calls and texts as well as data.
The water comes from our personal well and is potable. The well is tested annually.

We live on over 30 private, beautiful acres with footpath access to Rollins Lake. (3 minute walk from the dome or house, and 10-15 minutes from the cabin) where most summer days here are spent swimming, paddle boarding, kayaking, fishing ect., down at the water. We have a beautiful spot where you will not see any neighbors so it is peaceful and private with gorgeous 360-degree views. It is also very safe! Bask in nature, quiet, and privacy!
In summer there is a 3-night minimum for the cabin and dome. Occasionally a two day midweek will pop up on the schedule last minute. To see correct pricing, enter your dates as they can fluctuate with holidays, weekends. Prices are decreased midweek.

THE AREA
RiverSea East is located on the San Juan Ridge, an area near Nevada City and Grass Valley that extends about 24 miles between the south and middle forks of the Yuba River.
A small Nevada County community far removed from town, modern day North San Juan is part hippie, part isolationist, part new age and part conservative.It's only a 20 minute drive from downtown Nevada City, but since you have to drive up and down the heavily forested, windy river-canyon road, it feels rather remote. When you get there, it consists of less than ten businesses scattered around the mountains, a bushel of dreadlocked hippies, a bunch of pot farms, a vineyard, and LOTS of empty, undeveloped wood, making North San Juan a really beautiful place, surrounded, as it is, by forested mountains and rivers.
North San Juan is a great place to explore. There's all kinds of hidden spots, neat places to go, river access with good swimming holes and little stores and cafes. This area is spotted with little organic farms, beautiful little houses and the occasional run-down looking trailer.Farm, house OR trailer, because North San Juan and the Ridge are so sparsely populated, every residence seems to have acres of property that the people are free to plant, enjoy or neglect at will.

We are based in between the middle fork of the Yuba river right where it meets up with Oregon Creek. If you like a long walk it is 2.5 miles down the dirt road to Oregon Creek and the middle fork of the Yuba. Driving takes 5 to 10 mins. The other direction is the largest lake in our county Bullards Bar Reservoir and Emerald Cove Marina. We are 1 mile down Marysville Rd. from a launch called dark day. There is a trailhead at the top of overflow boat parking for a public swimming hole on the lake.
On our property, we have a main house with its own private facilities such as a kitchen, shower, and bath. On the land, we have 9 total unique cabin and canvas tent structures converted into boutique-like campsites. We have an epic outdoor entertaining kitchen and patio with an outdoor pizza oven and a little dog rinse behind the outdoor shower. The bathhouse is right across the way and provides a private but shared guest shower house, tub and sink.
Like anywhere in the woods there is an hour at sunset when you may have mosquitoes down near the sites in the spring and some of the summers depending on the year. We have a natural spray for that or fans in the kitchen. Off the path, you may find poison oak in the thick of the woods. So please stay on the marked trails.

Host lives on property , but will most likely be out and about most of the day. There are two neighbors but both own 20 acres so you can not see them, feels very private.
The front of the property where the cabin is located there will be some highway noise being close to highway 20 , especially during a busy weekend. you can’t hear highway noise while in the cabin and towards the back of the land.
However it is nice to be so close to highway 20 because it leads to several different destinations. ( west : Nevada city. east: towards Tahoe, and both directions there are soo many lakes/ rivers )
Tiny house: •Full sized futon downstairs and king sized mattress in loft. Electric fireplace, all the game boards , cards, chess, fire pit, projector for movies if requested!!!

FUN: •Lake Spaulding is about 1/4 mile hike down from the property. There is a boat launch and plenty of room to park it on the property if you want to bring a boat. Also have two paddle boards you are welcome to use.

There is no winter access. The property is at 5800 feet. Depending on the weather the road may close from Nov 15th to May 15th.
The road on the property is a dirt road. All wheel drive or 4WD vehicles recommended although the lower section could be accessed by most vehicles. Shorter trailers allowed at Site A. Site 3 can also accommodate a small teardrop-style trailer
The property is totally undeveloped at this time. It is a wildlife corridor for deer and bear (keep all food contained), the mountain quail and the blue grouse. Keep your eyes open for the Hermit Warbler, Audubon's Warbler, and our gorgeous visitor from the tropics the Western Tanager. You are likely to hear the Pileated Woodpecker and if you are lucky you will see it and its red crest in an undulating flight through the trees. The property has a lovely west facing slope which climbs gradually at first then more steeply to the top of the property. We have drive-in camping on the lower section. There is one walk-in site at the top of the property.
There is wonderful hiking nearby with several trailheads in the area within approximately 4 miles.

The property is located in the Blue Tent region of Nevada City. The region is a historic 19th century gold mining community that lies on a gold-bearing channel of an ancient river bed. Blue Tent was established in 1850 and named after its first dwelling, a tent made of blue denim. The community thrived, becoming a center for hydraulic mining. Before long, it had its own store, dance hall, blacksmith shop, boarding house and other buildings. Like the other communities in the region that depended on hydraulic mining, Blue Tent began to decline following the 1884 Sawyer decision. A farmer near Sacramento had sued the major mining company in state court to stop it from discharging mining debris into the Yuba River. This debris was destroying farmland downstream. By the early 1890s, the Blue Tent mine was closed

Inspired by our own experiences traveling and staying in large comfortable bell tents we set out to create a setting we would want to stay in ourselves and share with you.
THE PROPERTY
The property is a largely flat and walkable 5 acres to camp and explore. We are 15 mins from downtown Nevada City and 7 minutes to Edwards Crossing on the Yuba River which is a great swimming spot. There are also many other great river and hike locations nearby. The location is close enough to be convenient but feels entirely secluded once you arrive. Our house and shop are on the property so we are typically around.
THE TENT
The tent itself is a large canvas bell tent. It is 16 feet in diameter and has a high ceiling so you can stand up and have plenty of space inside. We have a pillow top queen size bed in the tent with sheets, pillows and a down comforter. There are a few pieces of furniture including a vintage dresser, chair and a bedside table. We also have included some battery powered candles to create a relaxed low light environment if needed.
THE CAMPSITE
The campsite consists of the tent itself, a fire pit, some camping chairs and a picnic table.
BATHROOM
Full bathroom in the house which is a short walk from the tent. (see photos) The house is up a small hill and far enough away that you are completely private. Access to the bathroom is through the front door of the house and the bathroom is on the main floor near the entrance. The bathroom has a shower/bath, toilet and sink with shampoo and soap, towels, etc.

We provide most everything you need to enjoy your trip. Just bring ice for the cooler and any food you wish! The list of included items is:

We reserve the right to ban fires at any time as conditions change.

Up to two vehicles may be parked at the campsite.

THE AREA
RiverSea East is located on the San Juan Ridge, an area near Nevada City and Grass Valley that extends about 24 miles between the south and middle forks of the Yuba River.
A small Nevada County community far removed from town, modern day North San Juan is part hippie, part isolationist, part new age and part conservative.It's only a 20 minute drive from downtown Nevada City, but since you have to drive up and down the heavily forested, windy river-canyon road, it feels rather remote. When you get there, it consists of less than ten businesses scattered around the mountains, a bushel of dreadlocked hippies, a bunch of pot farms, a vineyard, and LOTS of empty, undeveloped wood, making North San Juan a really beautiful place, surrounded, as it is, by forested mountains and rivers.
North San Juan is a great place to explore. There's all kinds of hidden spots, neat places to go, river access with good swimming holes and little stores and cafes. This area is spotted with little organic farms, beautiful little houses and the occasional run-down looking trailer.Farm, house OR trailer, because North San Juan and the Ridge are so sparsely populated, every residence seems to have acres of property that the people are free to plant, enjoy or neglect at will.

If you like a long walk it is 2.5 miles down the dirt road to Oregon Creek and the middle fork of the Yuba. Driving takes 5 to 10 mins. The other direction is the largest lake in our county Bullards Bar Reservoir and Emerald Cove Marina. We are 1 mile down Marysville Rd. from a launch called dark day. There is a trailhead at the top of overflow boat parking for a public swimming hole on the lake.
On our property, we have a main house with its own private facilities such as a kitchen, shower, and bath. On the land, we have 9 total unique cabin and canvas tent structures converted into boutique-like campsites. We have an epic outdoor entertaining kitchen and patio with an outdoor pizza oven and a little dog rinse behind the outdoor shower. The bathhouse is right across the way and provides a private but shared guest shower house, tub and sink.
Like anywhere in the woods there is an hour at sunset when you may have mosquitoes down near the sites in the spring and some of the summers depending on the year. We have a natural spray for that or fans in the kitchen. Off the path, you may find poison oak in the thick of the woods. So please stay on the marked trails.

Cute little cabin nestled in Tahoe National forest . This little gem is on an acre of land surrounded by national forest land. Close enough to Lake Tahoe to get to but also away from the Tahoe chaos.
Host lives on property , but will most likely be out and about most of the day. There are two neighbors but both own 20 acres so you can not see them, feels very private.
The front of the property where the cabin is located there will be some highway noise being close to highway 20 , especially during a busy weekend. you can’t hear highway noise while in the cabin and towards the back of the land.
However it is nice to be so close to highway 20 because it leads to several different destinations. ( west : Nevada city. east: towards Tahoe, and both directions there are soo many lakes/ rivers )
Tiny house: •Full sized futon downstairs and king sized mattress in loft. Electric fireplace, all the game boards , cards, chess, fire pit, projector for movies if requested!!!
•Additional guests are welcome to pitch a tent on the land if needed.
•Hot plate, toaster oven, mini fridge, kitchen appliances, coffee (French press, drip, mocha pot). Black stone grill outside. Fire pit , check if fires are allowed during booking
•Separate bathroom with compost toilet or a short walk to outhouse. Outdoor shower in the making, message if available.
FUN: •Lake Spaulding is about 1/4 mile hike down from the property. There is a boat launch and plenty of room to park it on the property if you want to bring a boat. Also have two paddle boards you are welcome to use.
Rivers/lakes/swimming holes: •emerald pools, crystal clear water , cliff jumping , waterfalls . 10 minute drive •south yuba river 5-15 minutes depending on the spot (ask for recommendations ) •bowman lake road connects to several lakes . 10 minute drive •lake valley reservoir , 10 minute drive •donner lake, rent kayaks, paddle boards or a boat. 20 minutes • eagle lakes rd swimming hole about 5 minutes •truckee, the cutest town with fun shops, restaurants and bars, 25 minutes . Welcome to Sugarpine Slopes. The Sugarpine has the longest cones in the world and many birds and mammals like the pine nuts and use the tree for habitat. This is a spring through fall place only. There is no winter access. The property is at 5800 feet. Depending on the weather the road may close from Nov 15th to May 15th.
The road on the property is a dirt road. All wheel drive or 4WD vehicles recommended although the lower section could be accessed by most vehicles. Shorter trailers allowed at Site A. Site 3 can also accommodate a small teardrop-style trailer
The property is totally undeveloped at this time. It is a wildlife corridor for deer and bear (keep all food contained), the mountain quail and the blue grouse. Keep your eyes open for the Hermit Warbler, Audubon's Warbler, and our gorgeous visitor from the tropics the Western Tanager. You are likely to hear the Pileated Woodpecker and if you are lucky you will see it and its red crest in an undulating flight through the trees. The property has a lovely west facing slope which climbs gradually at first then more steeply to the top of the property. We have drive-in camping on the lower section. There is one walk-in site at the top of the property.
There is wonderful hiking nearby with several trailheads in the area within approximately 4 miles.

Weekend Trip to Honeycomb Hut
Loved the cabin feeling and experience on Elena & Catherine's property. Everything was just as described. ONLY thing to keep in mind - if you are staying here when the weather is low 50s and colder bundle up! Bring WARM blankets. Yes they have a stove/heating situation, but it did take time for it to heat up the cabin that is not insulated. During the night we were nice and toasty under our blankets, but during the day it was a little nippy. LOVED sitting in the cabin and just listening to the rain come down - it was pouring! We stayed dry and the outhouse was clean and everything was provided. 100% would come back again - just when it is warmer :)

We loved our stay! Helen was so kind and helpful which was much appreciated as novice campers. The local hikes she recommended were top notch and doable with two kids. We camped in the fall and nights were chilly, but the days were pleasant and the landscape with the changing colors was stunning. I am writing this review to warn everyone that there is no longer a tent/yurt set up at Lovers Creek. When I asked the man about it, he said that a guest had brought the tent it wasn't included in the site, which is a lie if you look at all the reviews and pics there used to be a tent that stayed on the wooden platform. Luckily I brought my tent just in case so we didn't need to leave. The road getting onto his property is very narrow and beautiful and I wouldn't have been comfortable taking my car, I was glad to have a truck. The restroom is down at the "entrance" and a 10 min walk to the Lovers Creek site. We took the truck each time. There were cute animals to see on the property. Roads are very dusty! The best part about this place and the main reason I might come back is for the privacy. After check in, no one bothered us and the nearest campsite maybe 500 feet away across the other side.

From the moment we arrived, we knew this place was special. The sweeping views and gentle quiet made it feel like a hidden retreat, yet it’s only about 11 minutes from the charming streets of Nevada City.
Our hosts, Chris and Rebecca, were warm, welcoming, and attentive. Saturday morning, our car key’s remote battery unexpectedly died. Instead of having to call an Uber or drive into town for a replacement, they cheerfully produced a spare battery—turning what could have been a stressful moment into a reminder of their thoughtful hospitality.
It’s rare to find a spot that combines natural beauty, convenience, and hosts who genuinely care, but this place has all three. We left feeling relaxed, grateful, and their thoughtfulness truly made our experience even better. Highly recommended!

We had a great one night stay at RockNWater Cove Camping! We stayed in Curley w/ an RV but definitely want to return to camp at one of the tent spots. The hosts, Kris and her husband, were super nice and answered lots of questions we had. The river access is really pretty w/ a nice beach area. Plusses are flush toilets, showers, propane fire pits with propane provided, potable water and electric hook ups. Looking forward to going back next summer!

Tucked away in the forest, this cozy canvas tent was the perfect peaceful getaway. The property feels secluded and quiet, surrounded by trees and the sounds of birds, but it’s still just a short drive to downtown Nevada City and the Yuba River. Everything was spotless — the tent, the linens, and the bathroom, which was just a short walk up to the main house and well stocked with everything you might need.
The tent itself was super comfortable, with a real bed and a small heater that kept us perfectly warm on a chilly October night. The hosts provided everything we needed for an easy stay, including filtered well water (which tasted amazing!) and plenty of firewood. Our pup loved lounging outside and exploring the property, and we even spotted some mushrooms popping up after the rain.
If you’re looking for a quiet place to unplug, listen to the wind in the trees, and enjoy the magic of the Yuba River area, this is it. We can’t wait to come back. 🌲

We had a river view with a lovely public beach steps away. I got to wash my face in fresh river water in the morning. Kris’ husband checked up on us and made sure we had enough propane for the gas fire pit. It was a lovely stay and I hope I get to return!!

This was a great secluded camping area. We went in mid October so we had the place to ourselves. The pups enjoyed the ability to be off leash. We enjoyed the proximity to different lakes. It was so quiet we could hear the wings flap on the birds flying overhead. The sites have good space and it is nice to have the out house even with a trailer. Would definitely go again.
