Learn more about this land: The campsite is in an open meadow on our 5 acre property, next to the ruins of what was one of the oldest barns in the county (there are still some beautiful stone walls left). You will be surrounded by trees and the spot is completely private. Directly across the road from our property (a 5 minute walk) is the Little Miami Scenic Trail, the third longest paved trail in the US (amazing for biking). The unique village of Yellow Springs is only a 5 minute drive away with a great local grocery store and several cafes. Included in this campsite is access to our 1830s spring house if you want a refreshing dip! PLEASE READ THE FOLLOWING BEFORE BOOKING.Notes: 1) For camper vans: we do allow camper vans (not RVs or trailers) but you will need to park at the entrance of the meadow where there is gravel. Recently a camper got stuck in the meadow due to rain/mud (which is why we do not allow RVs or trailers). 2) We are still building a compost toilet so the option on the property now is to dig a cat hole at least 6" deep. There is an open public toilet in Yellow Springs and several businesses with open bathrooms. 3) The spring house is not secluded, you can see it from our driveway. We regularly let it drain and it fills itself up. Water level depends on rainfall. It is cold but perfect for hot days! 4) The campsite is right off of Route 68. You cannot see cars from the site but you can hear them. The amount of noise from cars is lower at night. 5) The meadow is ideal for tent camping, though it is NOT a built campsite so it is not perfectly level throughout.

Our beautiful 1800’s cabin was moved to the property in the 1970’s by a former neighbor who owned the property at the time. The same neighbor also had a historic train depot moved to the property where she sold antiques out of for several years. It is not sure what the cabin was used for at that time but it certainly added charm to the antique store property. When we acquired the property years later, the cabin was in need of work. It sat for a few years until we decided to restore this lovely cabin back to it’s beautiful charm and character. Jim spent a couple years on the project working in his free time and added the porch using old wood in keeping with the natural look and feel of the cabin as well as some interior areas. Upon completion, we opened the cabin as a gift shop selling unique items including antiques, primitives and decor for a few years. We decided to transition the cabin into a place of retreat for traveling guests and still keep some of the goods we sold in the shop available for purchase. We hope that you find the cabin and property a place of peace and tranquility and will want to return. Whether passing through for a night or a few days stay, you’re always welcome in our neck of the woods. California, Ohio is a community on the Ohio River about a twenty minute drive upstream from Cincinnati. Actually the eastern-most neighborhood of Cincinnati, it has it's own small town or quaint village atmosphere. Safe, flat, scenic and walkable, California boasts several dining experiences, one a brewery, and quite a variety of recreational experiences. Riverbend, a music venue in season, is a mile away, possible walking distance, as is Belterra, a race track and casino. The bike trail is a few blocks away and connects to all the other area bike trails including the Loveland Bike Trail along the Wild and Scenic Little Miami River. A local nature preserve, California Woods, offers hiking and nature programs, and there is even the California Golf Course. If watching baseball leagues play games is your cup of tea, there is a large sports complex with ball fields in California. A town park with trees and large, grassy open spaces and small playground is a few blocks away. Bring your game of horse shoes, corn hole, a frisbee to throw, your skateboard, golf cart, or some bikes just to cruise around and take in the scenery. Nearby, and right the Wild and Scenic Little Miami River is Armleder Park, also with walking and biking trails which also connect to the 5 mile loop around Lunken Airport. I have two properties which offer two different kinds of camping, which I have itemized separately in the Hipcamp listings. RV Campers will park on the upper level at the Panama Street address , and have one set of amenities. It is a short walk lead down to the Ohio River where there is a small patio with table and chairs overlooking the river. Tent campers set up their tents right beside the river and have a different set of amenities, as itemized on this website. It's an unusual set up, as perhaps Hipcamper spots often are. It is interesting and relaxing to watch the barges and pleasure boats go by. On one hand I feel like I am in the middle of nowhere when I am on these (small, very not fancy) properties by the river. On the other, there are planes, trains, barges and pleasure boats, and motorcycles passing by at times. The River can be mesmerizing and serene, shimmering in the western sun, or busy with weekend pleasure boats and barge traffic. Take a walk around town, then sit by the river and watch the boats go by. Relax, set up your grill and enjoy the sights and sounds of the Ohio River. Perfect for river rats. Downtown Cincinnati is 15 or 20 minutes away with no traffic, and there are two or three ways to get there. There is a lot to do in Cincinnati. My place in California is just a few minutes from the I 275 exit.

The barn drive offers a view of the creek area about 100 feet away and is about 175 feet from the patio common area. WiFi covering the entire camp and all cellular carriers work great here. 30 Amp electrical in many spots. White tank water fill is available in select locations. Plenty of room for tow vehicle at your camp site.   **Please read the following advisories and restrictions** =================================================== ! TRAVEL/ROUTE RESTRICTIONS ! (State Route 127, Northbound) If traveling here from the South ** on Ohio State Route 127 **, please note the height restrictions on three roads that connect SR 127 with the parallel Wayne Trace Road. The names of the roads to avoid: Consolidated (Height restriction 9' 9" under the railroad) Brower (Height restriction 10' 0" over Seven Mile Creek) 7 Mile Road (Height restriction and very sharp turn to bridge) Please watch what route electronic devices may may pick avoiding these routes. A suggested route from traveling North on State Route 127 to Camp Rocky Run is to turn in Camden, OH on State Route 725 and head East to Wayne Trace Road. !! NOTE on RV types !! You must have a self contained RV with on board restroom facilities. We have no restroom facilities available. For this reason, we do not offer tent camping.   !! NOTE on camp fire location !! The fire ring provided on the shared creek side patio is the only spot a camp fire, of any kind, can be built. (Sorry, but we have had too many damaged spots in the grass from the use of 'portable' fire ring units.) !! NOTE on Class A RVs with towed vehicle !! If it is too wet to access the creek side spots, we can still accommodate your stay in the nearby barn driveway but if you are unable to back up with the 'toad' then a detach will be required. What once started in the mid 1800's as a 240 acre sugar maple tree farm is now our little 18 acres of heaven on earth. Our house was built in 1875 and for those who love old houses, tours can be arranged! The land is rolling and dotted with flower beds, animals, and beautiful green grass that is mowed weekly. We are bordered by fields and a cemetery that dates back to the 1800's. We are neighbors with those who grow crops, raise beef cows, bison, and alpacas. 2 blocks from our driveway is Blue River which offers fishing, kayaking, tubing, and canoeing (if you have your own equipment). Town is 2 minutes away, but there is not much there other than a convenience gas station, thrift shop, a nic-nac store that still sells penny candy, and an engine repair shop. "Civilization" is a 30 minute drive to find movies, grocery, shopping, and a public pool. The sky appears to be scattered with diamonds on a clear night and during season the fireflies light the trees up like twinkling lights at Christmas! Learn more about this land: We have an 18 acre mini farm, close to a small town and near a river. We have two small ponds that can be fished in during the spring, wildlife, and birds to watch.  There are 6 very nice areas for camp sites that allow for privacy and relaxation. Each site has a fire pit and table. We also have just put in a new out house and have a port-a-potty for our campers to use. We are 10 minutes from Interstate 70 and only 30 minutes from Indianapolis. This is a small working hobby farm, near the site of a historic park-George Rogers. The 1/2 mile trails are flat and clean but may have limbs or tree nuts on the ground. We have chickens which provide fresh eggs as available if you are interested for a small fee, and split firewood that is very reasonably priced, purchase at arrival. We will have bonfires as weather permits, also you can rent a large private camp fire site just for the evening. Sites are wheel chair accessible, but the trails are earth, not paved. All sites are walk-in, not able to park cars next to the camp site, I will help with out with my UTV if you have lots of gear. Learn more about this land: Separated sites (you will not see your neighbor campers) for tents/hammocks, each has a fire ring, some sites have picnic tables most have spool tables. Sites can accommodate 1-2 tents, and/or 2-4 hammocks. Have a rally site where larger groups can tent camp. Have private dirt hiking trails on site with many nearby county and state parks for more adventure. Canoe and kayak livery 1 mile away. Young’s dairy, Yellow Springs, 1800’s Carriage Hill a working Farm, Air Force Museum, Brandeberry Winery, and the Melody family restaurant are near. Have a port a potty on sight, parking is near the entrance to woods. Plenty of wood on the ground near sites, or can provide split wood for a small fee. More than 4 persons per site will be an additional fee $3 per person. Our campsite features hiking trails that wind through the farm, inviting you to explore the beauty of the countryside at your own pace. For your comfort and convenience, we provide amenities such as an outdoor shower, fire pit, picnic table, and outhouse with a sink. Whether you're roasting marshmallows around the fire or enjoying a picnic by the creek, our campsite offers the perfect setting for relaxation and rejuvenation. Medium-sized campers are welcome to park on our gravel driveway, but please note that large campers may have difficulty with accessibility due to the incline. However, we assure you that the tranquil setting and natural beauty of our farm make it well worth the visit. Our small hobby farm adds to the charm of your stay, with friendly cows, potbellied pigs, turkeys, and a thriving garden to explore. Feel free to bring along your furry friends, as long as they are friendly with our animals. Located across from Sycamore State Park, our campsite provides easy access to hiking trails and fishing ponds, allowing you to further immerse yourself in nature's wonders. And with downtown Dayton just a short 30-minute drive away, you'll have the best of both worlds – the tranquility of the countryside and the excitement of the city.
