The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. Camp in style and in complete privacy next to the majestic Delaware River in the comfort of a fully electrified and insulated tent. The ultimate getaway is available in any season. Tent is ideal for two people and includes insulated floor, wood stove, electric heater (fan in summer), and real 8" queen sized mattress for any climate. In a separate conventional tent is toilet with waste bags, toiletries and separate garbage. We do not offer a solar shower -- so please consider bringing your own or... just swim in the river ! Only cell service available is through Verizon and even that is not 100% reliable. Please make contact before you arrive -- if you have any questions or special needs. Bringing a big group? Provide your own gear and setup on various mulched tent sites or rent from us -- and site will be ready and fully installed when you arrive. All tent rentals include air mattresses. We love to tailor the site to your needs ! Across the road is our 5 bedroom farmhouse lodge which can be booked separately by request if you have extra guests or family that prefer indoor living. This has also been an excellent add-on for the shower & bathrooms and for a little 'civilization' during your stay. Consult with us directly for more information. Explore local communities, shops, and restaurants, hike our 50 acres of wilderness or try local trails, float down the river (we take care of transport) or simply relax on a superb deck, under a blanket by your campfire or woodstove. Within 10-15 minutes are the towns of Barryville, Yulan, and Eldred where you will find great spots for breakfast, lunch and dinner! Or try your hand at splitting wood and winter cooking on an open campfire.

Nestled at one end of property next to state land, this charming campsite is best for a small family or a couple on a romantic getaway. Sunrise also sits next to the campsite beach which is ideal for small children to safely play next to the river. We have recently added a new waterfront pad for additional tents so is also suitable for large groups up to 20 or so people that are bringing or renting their own tents. The main tent is fully electrified and insulated including a tin roof and small covered porch that will keep you and your things dry in any weather. The ultimate getaway is available in any season and we have campers here year-round. Canvas tent includes insulated floor, wood stove, electric heater (or fan in summer), real 8" thick foam mattresses and a queen sized bunk bed (perfect for small family or couple of friends). It is roughing it -- with all the amenities. Relax by the campfire and watch the river flow by, hike our 50 acres of mountain wilderness, or book a river trip through a local livery company.  Bringing a big group? Supply your own gear — or rent tents and air mattresses from us and have the entire site ready when you arrive! We create the paradise. You bring the people and food. The Sunrise site includes a huge table & chairs for any sized group including wash basin, real cutlery and plates, 5 gallon water jug, and most cooking tools you would need. There are multiple mulched pads for additional tents. Across the road is our 5 bedroom farmhouse lodge which can be booked separately if you have guests that prefer indoor living. And if the waterfront and mountain weren't enough — explore the local communities, shops, & restaurants. This is our newest and most remote waterfront site located at far end of property with over 300 ft of distance from the nearest campers. Shaded sleeping tent and dining area are perched over a river lagoon which is accessible down a mulched ramp. This swimming hole is the ultimate place for a hot summer day or an escape for fishing solitude. This unique camping getaway is available in any season. Tent is ideal for two people and includes carpeted and insulated floor, electric heater, and real 8" queen sized mattress for any climate. PLEASE NOTE: there is no wood stove at this location. In a separate conventional tent is toilet with waste bags, toiletries and separate garbage. The outdoor table and chairs include cutlery, plates, cooking tools, frying pan, 5 gallon water jug and ceramic dispenser, wash-up station with soap. Gorgeous little cabin on 1800s farmhouse estate. Former home to some spoiled chickens — their loss is your gain. Massive stone walls and enormous windows overlook garden and the Delaware river. Short walk to beach and tubing. The coop is a two story structure with living room and kitchen on lower level divided in half by staircase to second floor. Upper level has huge bedroom with king size bed, tiny bathroom, and a generous open area that can be used as an office (with desk), extra bedroom, or sitting area. Guests can roam free around the building -- or free range to garden, river, or 50 acres of private forest. Ask us for a map ! In winter, building is heated primarily by a propane heater in living room. Thermostat is by front door and can be adjusted if too hot or cold. Electric space heaters are located in kitchen and bathroom for extra warmth and can similarly be set to desired temp. The wood stove is in living room and is especially nice in the coldest weather. To maximize wood efficiency, once wood stove is running hot, close the air intake so it burns wood more slowly. By damping air flow, the stove will run for 5-6 hours. In summer, we have a window installed air conditioner located in bedroom that cools that room perfectly no matter how hot it gets. Opening and closing the glass door to this room shares the ac with rest of building if desired but decreases its effectiveness. Windows should only be opened and closed if the above systems are off as it is a waste of energy.

This listing reserves the 4 acre waterfront property and is intended for large groups of 100+. Booking includes campsites (Sunset, Sunrise, Lagoon, Canal), 200 seat theater and 12'x24' stage, 25'x50' sports arena, lighting, dedicated 200 amp electric service, beachfront, entry welcome center, directional signage, bonfire pit, and parking and conventional camping on lower mulched towpath and along upper grass road. The price displayed is a base figure including 30 campers. Additional campers are 30./person/night regardless of age. Please consult with us regarding an extensive list of extras and optional configurations. Guests can 'keep it basic' and bring their own equipment or have us provide everything setup on arrival from tents & mattresses to professional sound equipment, projector and huge inflatable screen for movie night, coordinated river trips and many other options. We absolutely loved our stay at River’s Edge on the Canal! Thomas was an exceptional host—friendly, welcoming, and incredibly generous. Our site was beautiful, spotless, and thoughtfully prepared with little extras that made a big difference. He went above and beyond by including a BBQ grill, extra firewood, and even allowing us a late checkout, which was a huge help. He also provided access to showers, which we really appreciated. Thomas truly made our stay special, and we can’t wait to come back!

We really enjoyed camping on Thomas' land. The view was beautiful looking out over the rushing river and we even saw a bald eagle a few times across the river. The campsite itself is a bit narrow, so keep that in mind if you have small children. But there was plenty of room for the three of us. The canvas tent and bed made for an excellent experience of being outside without sacrificing too many luxuries. And having an extra tent already set up for us was so helpful considering it was raining when we arrived. This camp site includes a large canopy, tables, silverware and dishes, and a well maintained grill. If you are looking to camp but don't want to pack half the kitchen, this site will have you covered.

Fantastic time ! Great set up with everything you could possibly need. Would absolutely stay there again ! Thomas was really nice and extremely helpful with information about the area. Definitely recommend staying there.

Such an amazing spot. The sound of the river and all the eagles flying overhead was unreal. Great provisions and an awsome place to dig in and kick back. We will be back again.
