Zero overhead hazards on property, ex. no overhead power lines or tree limbs. Excellent fishing on both the Lavaca Bay/ beach side, and the marsh side of the property. Bring your own kayak or small boat. Launch from the property or anywhere else near by. Shore fishing can be excellent at times. Bird enthusiasts will love the Magic Bird Sanctuary located directly behind the property. Bring your binoculars to get closer to the action. If you are looking for space, relaxation, beautiful scenery and the chance to wet a line, this may be the place for you. Carly's Bait and Boondocking will soon have a small bait shop. Until then, your host will provide you with bait, fish, and crab traps that will be located in the marsh. Feel free to take as much bait from the traps until the actual bait shop is up and running. We are just starting here, and more amenities will be available soon. Until then, please enjoy your stay, and "tight lines" to everyone. Directions were easy to follow and the roads in weren’t bad at all. I stayed at Coyote Corner and it’s a nice open area with plenty of space to set up camp. There was a lot of wildlife around—saw turkeys and deer throughout the stay, which made it even better. The weather was perfect and having a full moon at night really added to the experience. My one-year-old Aussie was definitely stimulated the whole time in a good way and loved exploring. The host was very informative and helpful, which made everything smooth. I’ll definitely be back and plan to try the other site next time.

everyone in my group loved the location and the proximity to the water! they arent kidding when they say youre across the street from the beach. not super secluded during the day since theres other people on the beach or walking by a lot and theres only a chain type fence but we were the only campers and had the whole property to ourselves which was very nice:) our host was very quick to respond to all of our questions and super friendly and helpful in doing so. my brother said its his favorite spot we been to so far! beautiful place to spend a night or two

Camp 1 is a nice site sitting at the end of the property above the river. It is secluded and peaceful with a fire ring and table. James is a really nice host who met us at the gate and escorted us to the site. I would recommend to anyone looking for a relaxing site for boondocking that has good swimming and fishing available. Victoria is only about 20 minutes away as well.

This spot is so private, light pollution is so low the stars are stunning. The fish are active and jumping in the marshes. Birds everywhere. The beach is just across the property. Host is prompt and very nice. We absolutely would come back to this spot Two adults and a pomeranian in a tent. Be aware its native wild property, there are pokey things for your dogs paws and its humid as heck from about 9pm-8am
