Located on 600 acres, we have developed the previously used agriculture land into a trail center in hopes of transforming the property from an underutilized farm into a facility that could support local outdoor recreation use and programming. Currently there are 14 miles of purpose built trails, with plans to install up to 30 miles of natural surface trails that will create access to and feature the natural beauty of the property, which includes open meadows, mature hardwood forests, rock outcroppings, an area of volcanic activity, seven freshwater springs, headwater streams (including Brook Trout habitat), and three distinct knobs. These features provide a rich and unique landscape for a trail system. With so much here, there is no need to leave the property. But if you’d like, we are sandwiched between the Monongahela and George Washington National Forests. An outdoor enthusiasts dream.

The property is very secluded, but only 2 hrs from D. C. and Baltimore. The space can accommodate 5 tents comfortably or a few small campers (w/o hookups). Please note- I only book one group at a time. You'll have plenty of privacy! Spend your day bird watching on the river deck, put up your hammock and chill, go hiking or mountain biking at Cacapon State Park, take the kayaks out and paddle around, go fishing, or take a float trip. I can provide info on put in/take out spots depending on how long you'd like to float. I have 3 kayaks available for your use, or BYO if you'd like to venture further outside of the property lines. There is one big fire ring for cooking and/or bonfires, along with a large stationary stand up charcoal camp grill. There is also a small communal shed down at camp that contains extra camping supplies, etc.. feel free to use use and put back and or/ contribute to it! :) This spot is close by to Berkeley Springs, Paw Paw Tunnel, Cacapon State Park, and other nature preserves. More hiking, biking, restaurants, spas, antiquing- all within a beautiful 20 minute drive if you wish to venture out. There is a cabin on the property. I will more often be home than not, I will communicate with you about that around your stay. Sometimes I"ll come down to the river frontage if I drop in for a float .Also, we all get around on four wheelers and UTV's. So you will hear them from time to time. If I am home, please feel free to come up if you have any concerns/questions or to say hi! :) *Please note, you can normally get to this site without a 4 wheel drive vehicle. However, when the river is high it will sometimes flood the low water bridge where it crosses the Cacapon. If this is the case during your stay, I will provide all necessary information regarding projected river levels and directions. I will also offer a full refund if the bridge is impassable. Great, easy stay at this campground. Facilities were accessible and clean. We loved our site right on the river. Felt secluded but safe. The coffee pavilion was so cute and sweet. The host held a “Friendsgiving” during our stay with snacks and drinks which was so thoughtful. Would love to come back!

The cabin was womderful. It had everything we needed for our overnight stay, including heat, coffee press, some water, fun games annd books, and a clean outhouse just a few steps away. We enjoyed a campfire by the river, and loved being so close to Shepherdstown ~1.5 miles away. I hope to return in the warmer seasons!

This is a funky little spot, don't be put off by the drive in. Mike has created a number (5?) of leveled gravel full hook up sites pretty close together, but very nice. Sweet communal fire pit right on a deck overlooking a little river. Fantastic bathroom with running hot water and shower! We would definitely camp here again. Thank you Mike.

We stayed one night with our two 12 year old girls. They loved kayaking , playing cornhole (from the shed on the property), dancing on the platform and roasting marshmallows. It was so peaceful and can’t wait to visit this site again. This has been our fave camping site yet!

This is the second time that my family and I have stayed at this site. We liked it so much that we brought friends this time! The location is incredible and Greg is an outstanding Camp host. He’s quickly responsive to all of our questions and needs. He absolutely goes above and beyond to make the stay special and especially to find ways to make it really fun for our kids. May daughter loves seeing the resident cats and Greg’s very chill dogs.I also appreciate how flexible he was when some of our plans changed. I will be back to this site many times.

The Hilltop site was wonderful with beautiful views of the sunrise in the morning and the stars at night. The trees provided privacy from other campers and great birdsong throughout the day. The site itself is pretty bare bones so come prepared -- Greg is super helpful and will bring firewood and other necessities if you ask, though, so it's really not a big deal. Speaking of Greg, he was super kind and offered great recommendations on what to do during the visit. Be sure to ask him about the cave along the C&O Canal path -- we explored it and saw a sleepy little bat that was a highlight for the whole group! :)

Property was owned by my great grandfather , He lost 150 acres in the early 1900's due to a bad debt from neighboring landowner. Was so happy to be able to repurchase the 150 acres back in 2016,now own the original land tract and added more. 250 acres in total. Portions were strip mined around 1978-1982 creating some flat fields and access to all property. I might add that strip mining if done properly can and does enhance the property. Ponds were built to catch runoff and several new animal species moved in waterfowl ,muskrats, and beavers. The beavers have constructed large dams on property further adding to the beauty. Have seen several bald eagles on and around the property.

Harper's Ferry is 30 minutes way and downtown Historic Shepherdstown is just down the road. We are also close to several state parks. - What do we mean by "RUSTIC" ? The camping experience we offer is about unplugging from the modern world , getting back to basics, slowing down and re-connecting with the land. Simply put, this is CAMPING .... not glamping. (Our Cosmic Cottage is also rustic, despite the amenities that come with it). - CAMPSITES and TREEHOUSE - No electricity or wifi on the land. Campsites and TREEHOUSE are nestled in the woods. So although your vehicle will be parked within 50 ft or so from site, you cannot pull directly up to the site and get any closer because of the trees. - SHOWER and PORTA POTTY - roughly a 5 minute or less walk from sites to shower and / or porta potty. Shower hours are 8 am- to 8 pm. The shower has hot and cold running water . You can drive to the shower if you need to. - RESPONSE TIME - This is a working herb farm/ sanctuary and we so do not always have our phones on us. We will make every effort to respond to you within a few hours. The name Cacapon was given by the native americans for the healing aspects of the water. The cabin is located on the famous Riverdale Farm property that was home of Captain David Pugh. Captain Pugh was the last person to sign succession papers to make West Virginia a state. As we say, " West Virginia started here". We have two sites different sites in the property. Site #1 “ A mountain Side Retreat” Is a 20ft diameter Bell tent yurt on a 20x24 foot platform giving you a 4foot porch to sit and listen to nature. It sleeps 2-6 people, outhouse, and outdoor shower. Features: -WiFi -electric -water -outdoor sink -outdoor shower with propane insta hot water heater. You have 104 degrees instantly. -grill with propane - firepit with cooking grate -tiki torches -1 bundle of fire wood provided. Additional wood $5 a bundle -outhouse is limed and well maintained. Site #2 “ A Private Hideout” 30ft RV -Sleeps 2-8 people -Heat & A/C -water -Queen size, two full size, two twin size beds linen provided -kitchen -tv with streaming -WiFi -outdoor kitchen -Hottub -outdoor firepit with cooking grate -charcoal grill We are veteran owned. Our goal is to create a getaway you can show up to and have everything provided. We want to give you a true unplugged experiences from everyday work, stress, and busy schedules. We are less than a 1/4 mile from Maniac Mountain Haunted House, so you will hear the chainsaws, gun shots, and screams during the Sept-Nov time. We have 120 acres of wilderness you can explore. Be cautious of wildlife and look for WARNING signs. We have a private shooting range in the bottom fields of the property so you may hear gun shots April- September. The range is for our junior marksmanship program to practice for Nationals and local matches. For winter months Oct-April water supply will be limited. A propane heater can be requested as well for the the yurt.
