These sites are extra large and can accommodate multiple family groups, as well as, travel trailers of all sizes up to off-road motorcoaches in site 1. There are no hookups, so just boondocking. Pack it in, Pack it out. Generators are allowed but please be aware of the other sites and direct the noise away. The Lakeside Mountain Stream site is very secluded, nestled between the mountains and the lake. It overlooks our 5-acre lake with mountain views in the background. It's on the opposite side of the lake from the Cedar Sites. This site has its own dock and is just a short walk down a mowed trail to a beautiful section of Passage Creek. An additional seasonal mountain stream can cascade behind the site and run under it to feed the lake when the conditions are right. The Stars do their thing on clear nights and are an amazing sight with the near zero light pollution. We love to view the stars and Moon in all her phases. We try to keep your need to bring much to a minimum, so we provide plenty of blankets and pillows ( or sleeping bag if desired), dishes and some cookware for over-the-fire meals, towels and wash cloths if a rain barrel “cat bath” is in order :), hand soap and toilet paper too! Life is in constant fluctuation up here at our mountain home, which is how we like it! Camp out with us and see why!

This beautiful property is nestled in a valley between Elk Ridge and South Mountain with incredible sunrises, sunsets and starlit night skies. Walk out to the fishing pond, or follow the trails around the pastures to meet the cattle grazing. We have Scottish Highlands and Black Angus grazing as well as Alpacas. We also have beautiful peacocks on the property. We are a working farm so expect to see tractors and you may even see us baling hay or tending to the cattle. You may smell some animal smells which we work at keeping to a minimum but again, we are a working farm. It’s a true farm experience. Also, please keep in mind that during warm weather you may encounter some bugs. Gnats and flies are always a possibility and of course at times they can be worse than others. That can always be a possibility when camping or being outdoors. Bring bug spray, citronella and anything else to help with insects. If you stay by the pond you may hear frogs which personally I enjoy hearing but some may not. Consider bringing a generator and run a fan if you think the sound might bother you or some way to block sounds. We enjoy talking to our guests so feel free to stop us for a chat. At the RV sites you have 30 and 50 amp power as well as water. All the water spickets are potable and drinkable. Please be aware that some may not have great cell service and as noted in the amenity section we do not have WiFi at any of the sites yet. It is something we are looking into for the future. If something is urgent you should be able to pick up WiFi near the tenant house and a password can be provided for you to try.

We also have beautiful peacocks on the property. We are a working farm so expect to see tractors and you may even see us baling hay or tending to the cattle. You may smell some animal smells which we work at keeping to a minimum but again, we are a working farm. It’s a true farm experience. Also, please keep in mind that during warm weather you may encounter some bugs. Gnats and flies are always a possibility and of course at times they can be worse than others. That can always be a possibility when camping or being outdoors. Bring bug spray, citronella and anything else to help with insects. If you stay by the pond you may hear frogs which personally I enjoy hearing but some may not. Consider bringing a generator and run a fan if you think the sound might bother you or some way to block sounds. We enjoy talking to our guests so feel free to stop us for a chat. At the RV sites you have 30 and 50 amp power as well as water. All the water spickets are potable and drinkable. Please be aware that some may not have great cell service and as noted in the amenity section we do not have WiFi at any of the sites yet. It is something we are looking into for the future. If something is urgent you should be able to pick up WiFi near the tenant house and a password can be provided for you to try.

The ranch comprises 40 acres of lowland acreage designated for the camp, including a 5-acre lake. The Cedar Grove sites 1, 2, and 3 are along the banks of Passage Creek located within a sparse, groomed Cedar grove. They are all a short walk (or drive) to the lake and beach amenities. Each site has varying access to the creek, so check out the site details. These sites are extra large and can accommodate multiple family groups, as well as, travel trailers of all sizes up to off-road motorcoaches in site 1. There are no hookups, so just boondocking. Pack it in, Pack it out. Generators are allowed but please be aware of the other sites and direct the noise away. The Lakeside Mountain Stream site is very secluded, nestled between the mountains and the lake. It overlooks our 5-acre lake with mountain views in the background. It's on the opposite side of the lake from the Cedar Sites. This site has its own dock and is just a short walk down a mowed trail to a beautiful section of Passage Creek. An additional seasonal mountain stream can cascade behind the site and run under it to feed the lake when the conditions are right. Peaceful camping with privacy on a 160-acre historic farm! Minutes from Harpers Ferry, Antietam Battlefield and the C&O Canal to name a few. We are within an hour of Gettysburg and within an hour and a half of DC if you're planning a day trip. We have a prime central location with close access to so many things to do. This beautiful property is nestled in a valley between Elk Ridge and South Mountain with incredible sunrises, sunsets and starlit night skies. Walk out to the fishing pond, or follow the trails around the pastures to meet the cattle grazing. We have Scottish Highlands and Black Angus grazing as well as Alpacas. We also have beautiful peacocks on the property. We are a working farm so expect to see tractors and you may even see us baling hay or tending to the cattle. You may smell some animal smells which we work at keeping to a minimum but again, we are a working farm. It’s a true farm experience. Also, please keep in mind that during warm weather you may encounter some bugs. Gnats and flies are always a possibility and of course at times they can be worse than others. That can always be a possibility when camping or being outdoors. Bring bug spray, citronella and anything else to help with insects. If you stay by the pond you may hear frogs which personally I enjoy hearing but some may not. Consider bringing a generator and run a fan if you think the sound might bother you or some way to block sounds. We enjoy talking to our guests so feel free to stop us for a chat. At the RV sites you have 30 and 50 amp power as well as water. All the water spickets are potable and drinkable. Please be aware that some may not have great cell service and as noted in the amenity section we do not have WiFi at any of the sites yet. It is something we are looking into for the future. If something is urgent you should be able to pick up WiFi near the tenant house and a password can be provided for you to try.

Weekend Trip to The Bluffs at Cedar Creek
A group of four of us stayed at this campsite over the past weekend and had such a wonderful experience! The entire area was clean, spacious, and beautifully maintained, with plenty of room to relax and enjoy the outdoors. The porta-potties were pretty clean, and there were a good number of them stationed out by the front. Firewood was delivered to us by Levi's daughter which was a nice touch. When she wasn't around, we could easily grab a crate of firewood ourselves near the front and pay by Venmo or cash. The firepit that we had at our campsite was great, tall and had great air flow holes at the bottom and a metal grate we could use for cooking. The provided picnic table was nice and very wide. The campsite felt peaceful when we were sitting by the fire at night. The river near our campsite had a good amount of activity with people coming to fish for trout (which the owner stocks with plenty) which means we didn't have complete privacy during the day. However, our campsite's overall atmosphere made it easy to unwind and enjoy nature. I would absolutely recommend this campsite to anyone looking for a relaxing, enjoyable outdoor escape. The location is perfect, only about an hour drive from Centreville, VA which makes the camping experience so much better we didn't have to drive far to experience some wonderful outdoors. Lots of sites to see in the area with hiking so we'll definitely be back to do more activities.

This camp sote was perfect for the colder fall weather. Not too much other campers, so we nearly had the place to ourselves. Yurt was the best feature, in my opinion. We got some rain both mornings and did not have to worry a bit. Got there late and were relieved we didn't have to set up tent and such. Campsite was nice with some easy water access you could rinse kitchenware off and even bath I can imagine during hot, humid summer months. Took a pair of waders just to fool around and discovered the creek bed to be relatively shallow. Take that as you wish with whatever activity you wish to pursue. Firepit was also decent, you could have a nice manageable fire. The only thing I would say that I would change different but cannot for obvious reasons is the train by the river. Pretty loud. Owner can't help it either, so he's at no fault. Other than that this is a great site.

Had a great time!! It is a very special property and Jennifer was kind to show us the animals and tell us more about the history. The little cabin was comfortable and had all the basic cooking items we needed as well as plenty of water for dishes/handwashing! We enjoyed a complimentary wine tasting at a nearby winery that Jennifer gave us, but overall just hung out at the property and enjoyed the peace and quiet. Also, the outhouse is difficult to see if you arrive at night, but it is there, just a few feet off the trail by the solar lights :)

My husband, myself, our kids and grandkids all met up at this amazing farm just overnight for a wonderful and rare campfire get together, but wished we had stayed longer. The grandkids loved all the animals but especially Zeus, the big, super sweet dog of the property! The expansive property accommodates RVs well with plenty of space to be private yet camp amongst the animals. Our camp host greeted us, got us set up with power, and told us all about the workings of the farm and all that was available to us on the property. These extras that you don’t normally get at most Hipcamp properties was really cool! A barn with a restroom and gathering area where chili was available the night we were there along with many homemade and local goodies like shortbread cookies, honey, dried lavender sachets and produce for purchase. We happily donated a small amount toward taking care of the rescued animals on the farm. A couple of our kids and their families live in the area so we will definitely be back! Thanks Juanita it was a pleasure!!

Graham's land was beautiful! The site was well maintained, flat and an even space for our truck camping. There was a nice picnic table at each site with a fire box and grate to cook on, all stocked with firewood and even kindling to get started. The river wraps around the sites with giant rocks and a steap forest incline opposite of the site. The hosts were incredibly kind and went far out of their way to help us out. The river was very refreshing (it froze last night) but we still enjoyed the semi polar plunge. It'll be a perfect summer spot with a sandy beach and great rocks to jump off into the water.

We thoroughly enjoyed our time in the Full Moon dome. 2 adults and 3 large dogs had PLENTY of space both inside and outside to rest and relax. We LOED watching the sheep outside the large dome window while drinking coffee in the mornings (French press provided!). There was plenty of firewood for the firepit and a propane grill nearby - we had such a peaceful experience. Highly recommend ordering some popovers and banana nut w/ chocolate chip muffins! We ordered the night before and Remy had them made and packaged in a wonderful picnic basket by 08300 the next morning! And while you're there, pick up some fresh grass-fed steak for grilling bringing home. Directions: site navigation was very easy. Custom road, parking, and site signs made it very easy to find the dome at night, All linens for both bed and futon are provided so we didn't need to worry about packing bedding/pillows etc Traveled in early November and didn't have any issues with bugs like mosquitoes or ticks. Compost toilet in the dome was such a luxury and easy to use. Tips/tricks: bring a bucket or bowl for gray water. You'll need a way to wash plates/utensils, french press, hands etc.

Overall a decent stay. The staff at the brewery were confused about check in but we got it sorted out. It was in the colder season so we had a lot of privacy which was really nice. We enjoyed the ability to hang at the brewery/vineyard with other campers and we appreciated bathrooms available after hours. The butter beer and white wine hot apple cider were just what we needed that chilly night. Would stay again but my only complaint was it was hard to find a flat spot to set up. We found a decently flat spot but since we were sleeping directly on a mat on the ground we were shifting/sliding all night- prob would’ve been fine for a RV camper though.

Quite a beautiful drive up to the top of the hill with the changing trees. Very secluded property, cabin and outhouse located at the base of the driveway with the main house just behind. Adorable porch, so so cozy and clean inside, great little woodstove. The toilet is conveniently located in a shed and very clean. It was my friend’s first time ever camping and she happily used it! Lol. Such a great place to unwind after a day of hiking!

116 acres of forrest, hills and dells. Miles of hiking trails marked and well maintained. A small pond and beautiful labyrinth. Over 50 acres of deep wilderness woods. General Lee and his troops once camped here. But they cleaned up pretty good, so all you can really see is the old spring and wagon road. This is a working herb and small fruit farm. We have been experimenting with all kinds of exotic herbs and trees. Some make it, many don't. We sell dried herb teas. In addition we have 5 different kinds of bamboo. We use the bamboo for so many things. Camptown is our largest site. It features a large fire pit and a circular field that can accomodate 10 to 15 or more tents. You can also park smaller camper vans, teardrops, etc. in this large area. Good for parties, family reunions. The "# person" per site listing considers adults, not children... bring a whole crew of kids (try to have enough supervision - if there is such a concept!) The kids have such a great time out here... it is amazing. They love the labyrinth! By the way, that labryinth entrance is behind the kiosk. It's the largest of it's kind in North America. It seems like we made this place for the kids in ourselves and when actual kids see it they go wild. The last bunch were running and yelping with their picked flowers all round and round in the labyrinth for hours! The two original, off-grid, Jefferson Sea Cabins are perched on the eastern side of Ginkgo Ridge, And the newest, the Boxwood Overlook, sits on top of the ridge and includes electricity, AC, heat and lights. Ginkgo Ridge sits on the eastern side of the Southwest Mountains, which is the first mountain range west of the Atlantic. The views are big and far. Some say you can even see Portugal! Wildlife, including eagles, hawks, turkey, fox, rabbit, deer, fireflies and more are abundant on the 66-acre property. If you are interested in history, ask John. He will tell you about the Civil War battle fought here and the tobacco baron who once owned the estate. Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric. While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather. Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin. The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door. Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights. In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They also enjoys plenty of solar powered torch lamps which offer a terrific ambiance. We do recommend you bring flashlights and or headlamps. If you forget, no worries, we got you covered. The Boxwood Overlook cabin has electricity with interior and exterior lights, refrigerator and AC in the summer. All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom. The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available. Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. And if you need help starting your fire, no worries, John will help you. The "Jefferson Sea" is a description many attribute to the nation's 4th President, Thomas Jefferson, who enjoyed the same ocean-like view (but better) of fields and trees below his home at Monticello, that is located 15 miles down the road. Enjoy giant Ginkgo trees (especially in the Fall), boxwood gardens, colossal Tulip Poplars, and Osage Orange trees, and wild organic raspberries in July. We support BIPOC and all are welcome to enjoy our property :) There is a 2-night minimum on weekends. Just down the hill is the historic town of Gordonsville with perhaps the best BBQ on the east coast, wine tasting room, two breweries, several cafes and restaurants, grocery store and liquor store. Within minutes are Thomas Jefferson's Monticello, James Madison’s Montpelier and some of the nation’s finest vineyards, including Barboursville Vineyard and many others.
