The Farm was originally named 2nd 4o by my parents. They planned to live the 2nd forty years of their lives together on the farm. My parents both grew up on the southside of Chicago - where having a tree in your yard meant that you had "made it". They decided to use the land to grow Christmas trees. This did not last long :) but the saplings my dad planted by hand are still here & maybe 70' tall! Then my husband & I bought The Farm in 2017 for the 2nd forty years of our life & my parents built their little house right here. My husband and I immediately knew that our dream was to grow a different kind of "tree", so in 2019 we were among the first group to receive our license to grow hemp. We are passionate about both the hemp and cannabis plants! In 2020 when it finally became legal to grow cannabis, we immediately added that to our garden as well and 2nd 40 to 420 was born, or shall I say planted. We currently rent out our 2 RV's 3 Yurts & primitive sites , we also offer group bookings & Canna-friendly B&B options. We plan to add septic & electric hook-ups for RV's in the near future. Come join us in Growing our Dreams! Learn more about this land: Large farm with acres for tent camping. 2 RVs on site and Yurts available for rental - able to pull in RV's420 friendly - bed & breakfast options available. Creek, walking, riding trails, in season pool. Happy to host you with a variety of options. This option is for primitive camping on site. Outdoor shower available on property.

Welcome to our charming earthbound retreat nestled in the foothills of Virginia’s mountains! Before booking, please carefully review the full house description and rules. By confirming your reservation, you acknowledge and accept the property and its features as they are. Please note, our solar panels may sometimes be unreliable, especially with high energy usage. The backup generator is there for that reason, and we do not offer discounts if it is needed during your stay. 🌿 Nature immersion Located in a peaceful rural setting, our house offers a truly immersive experience in nature. Enjoy the rustic charm of the handcrafted round door, but be mindful that bugs may enter more easily due to the design. 🌞 Off‑grid living We want your stay to be enjoyable and memorable, so please come prepared for a natural, off‑grid experience. Refunds will not be provided if the generator needs to be used. 🏡 Unique design Step into an enchanting world of imagination with a stay in our cozy house, featured on Building Off the Grid (Season 13, Episode 3: Virginia Underground Home). The tiny house includes a Murphy desk hideaway bed (queen size), a dining nook, and a charming bathroom with a large copper soaking tub. Our dining area is a cozy, minimalist space designed for simple meals. We do not have a mini‑refrigerator at this time, so please bring a cooler if needed. While we do provide a stovetop, please note that it may occasionally cause slight fluctuations in the electricity. We recommend treating this as a camping‑style experience by bringing non‑perishable items or exploring the delicious takeout options available in nearby Scottsville. Every corner is filled with whimsical touches. 🌎 Eco‑friendly escape Completely off the grid, our eco‑friendly home runs on solar power and a well septic system. We encourage guests to disconnect from the outside world—there’s no TV or Wi‑Fi—so you can fully embrace the natural surroundings. The property spans nearly 24 acres, with some hiking trails started and future plans for gardens and archery targets. ⛺ Extra options If you are interested in a stay at the underground home but have a larger family or group of friends, we are permitted to allow tent camping, including dry campers, on the property as well.

We are just over an hour north of Durham, NC, two hours southwest of Richmond, VA, and 30 minutes east of Danville, VA. Our property is 204 acres of beautiful wilderness, in an international Dark Sky zone (you can see the milky way on a clear night), where you can usually hear nothing other than the calls of the animals. The property is accessed via a half mile dirt and grass road that drops you off at the main camping area at the Old Tobacco Barn. From there you have access to a composting toilet and fire circle. Roughly half the property was cleared and is open and overgrown with brush. The other half of the property is various types and stages of forest, from young to old. We have 5 waterways that I have counted so far (it's a lot of land!), including 1.5 miles of Sandy Creek, which is more of a small river than a creek, beautiful swimmable natural springs, and a half acre pond (with beavers!). We have two kayaks that you can use on the pond, and you can bring tubes or kayaks and paddle down Sandy Creek all the way to Banister River a few miles downstream. Camping is available throughout the property, although you will see several marked and prepped sites along the road or in the woods. This is rustic camping, meaning that you can drive up to some camping sites, but others are off the road and require a bit of trekking through brush, trails, or woods. This area of the state is an international dark sky zone, and the views at night are glorious - the milky way is clearly visible, you can generally catch shooting stars with regularity on any clear night, and if you bring binoculars or a telescope, you have a clear view of most of the sky. If you enjoy wild plants, foraging, bird watching, tracking, or generally getting out into a natural space, then you will enjoy the diversity of the wildlife and plant life on the property. Animals that we have verified on the land include Deer (lots!), Racoons, Cayote, Turkey, Black Bear, Fox, and a large variety of birds and other critters that we haven't identified. We have house sized boulders along Sandy Creek that you can climb on, and the creek itself is clean and swimmable. There is lots to explore throughout the property and, most of all, it's a wonderful place to rest and relax out in nature. A few things to keep in mind: * The road is a dirt road, meaning that it turns muddy after it rains. Please be mindful of this and park at the front and walk in if it is raining or has rained the day before you arrive. Also, if it looks like it will rain while you are on site, you may want to move your vehicle to the front of the property to make it easier to get out when you leave. Having said that, the road is good and any car can drive it without issue when it is dry. * Smaller campers and trailers are welcome on the property as well, although we do not have a place to dump/empty your septic, so please take waste off site. * We do not have showers or potable water on site, so you will need to pack water in with you. This is rustic camping. * We do have a composting toilet - please drop a handful of wood shavings into the bucket when you are done. For folks who are comfortable doing so, please consider urinating outside rather than in the composting toilet. ;)

Tucked into a quiet corner of our working farm called Heritage Farm, Holly Forest offers a peaceful retreat with easy access to shared amenities. Guests have access to water, electricity, and our centrally located Bathhouse, which includes showers, restrooms, and parking. Each day, we provide battery boxes for running a fan or charging small electronics. Heritage Farm is rooted in natural, sustainable practices and hands-on learning experiences. Depending on the season, you may find the farm bustling with activity—especially during flower season as we cultivate our blooms for Cultivate Flower Co., or while we care for our animals and craft small-batch products like our Kinda Crunchy Goat Milk Soap. No matter the time of year, you'll see us tending to the land and the animals we love.

For folks who are comfortable doing so, please consider urinating outside rather than in the composting toilet. ;)

I live on the land where there is 3 acers and some woods to burn fire also a nice big swimming pool and goats and chickens to pet and feed. A small, shed cottage turned into a room with a full-sized bed and mini fridge with a microwave, toaster, and coffee machine, a table with chairs to eat at. Ac for the summer and a heater for the cooler days. I am still adding on and bringing new things to the cottage. I will have complimentary drinks and snacks on your arrival. Portions of the historic Three Chopt Trail, a Native American trail, run through a large portion of the county. The trail was marked by three hatchet chops in trees to show the way. The modern-day U.S. Route 250 roughly follows this route from Richmond to Charlottesville. Learn more about this land: In the heartland of Goochland where you can see deer from far and wide. Come pitch a tent in this gorgeous three acres of lush green Forestry surrounded and nature. Start your day listening to birds chirping, with the smell of fresh Virginia Air. Not too far at the shops from Short Pump Mall, we're dining and Cinema is superb. Only 30 minutes away from Charlottesville world's famous Carter's Mountain orchard, and Thomas Jefferson's Monticello mansion. Theres also a 15 min away grocery store Food Lion, Chinese restaurant a Subway or Hardee's a gas station. Hi, I have 3 acres of land I do live on my land. I have a goats and chickens you can walk up and see. Along the woods are blackberries in the months of June and July your more than welcome to pick. There's also a park down the road 8 mins called Leakes Mill Park it's 176 acres for bike trails with a playground and soccer field. And if you're looking for a park with playground and a dog run and a baseball field and walking trails that one is about 15 minutes down the road and it's called Hidden Rock Park.

Cloverdale is an old, old lady. 170 years to be exact. Here at the farm, there’s something for everyone Learn more about this land: We’ve got a little 20 acre farm. This historic property has gently rolling hills and plenty of wildlife. Fields in the back lend a great view for star gazing and looking up at the Milky Way. If the peace and quiet isn’t enough for you, there’s four pet goats that love to play. Guests are more than welcome to help in the garden, pick flowers, brush a horse, and enjoy fresh produce and eggs while they’re here. Located 5 minutes from the James River, guests can hop over to the boat landing for fishing, swimming and boating or check out Blanton and Pleasants, a community staple. If you’re a hiker, there’s a state forest and state park just a short 15 minute drive west.
