My parents both grew up on the southside of Chicago - where having a tree in your yard meant that you had "made it". They decided to use the land to grow Christmas trees. My husband and I immediately knew that our dream was to grow a different kind of "tree", so in 2019 we were among the first group to receive our license to grow hemp. We are passionate about both the hemp and cannabis plants! In 2020 when it finally became legal to grow cannabis, we immediately added that to our garden as well and 2nd 40 to 420 was born, or shall I say planted. We currently rent out our 2 RV's 3 Yurts & primitive sites , we also offer group bookings & Canna-friendly B&B options. We plan to add septic & electric hook-ups for RV's in the near future. This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. There are ~21 horses who live on the property. The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from Barracks Rd. They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. An absolutely beautiful property! I camped for four days with full hookups. I arrived just after dark and I was escorted to my site and guided in. The camping area on their property is forest with with perfect gravel roads and campsites. There was a picnic table and fire pit available and the site was level with plenty of room on both sides. I was in the area to see family for Thanksgiving at Lake Monticello. The campsite is only twenty minutes away which was perfect. Everything was five stars and I plan to stay there again next time I am in town. I loved this place and highly recommend it over other nearby campsites.

You can relax on a hammock or on our front porch. We often feel like we're in the middle of nowhere, but it's a 3-minute walk through the woods to a grocery store, post office, food, and more. Historic downtown Scottsville and access to the James River are about a mile down the road. The campsites are located in an area with views of both beautiful sunrise and sunset, and they're mostly shaded throughout the day. You'll have access to our toilet trailer (compost toilet and sink), electricity (our property is 100% solar-powered), and wifi that reaches the campsites. There are no campfires at the campsites, but all campers can use our firepit area and the patio with a picnic table. Our free range chickens and Livestock Guardian Dog have access to campsite areas. The dog is very friendly, but if that's a problem, let us know and we can move him to prevent access. Because we are an active farm, we strictly prohibit pets.

Wifi, well water from a hose and composting outhouse facilities are available. Other amenities include a six hole disc golf course, little free library. Within one hour’s ride is a wealth of things to do, experience and see; within reach are the Shenandoah mountains, the University of Virginia and Charlottesville and Lake Anna . There is something for everyone from children to seniors, from outdoor adventurers, to history buffs, arts and entertainment seekers, bargain shoppers and local gourmet food and drink lovers. At days end you can go to concerts or “clubbing” in town or return to Billyville and enjoy the quiet, peaceful ambiance of a campfire under a starlit sky. Check-Ins and Arrival Instructions: Check-ins on weekdays are dependent on my work schedule. If this is your first time at Billyville, I need to be on property to guide you into your site. Please reach out before your stay so we can coordinate. If I am off on that day, check-in is after 1pm. If I am working, it will be after 5pm and occasionally after 7. I am currently testing out some procedures to allow self check-in. We'll see how that pans out. Anyway, to get to Billyville: Turn onto Bells Lane. (Dirt Road). You'll see a white fence on your left down the lane about .2 miles. Just after the fence, you'll see a red sign at the beginning of a rope fence. Turn off Bells Lane just after the sign and follow the fence, keeping it on you left. Peace like a river, love like a mountain Wintergreen Resort we’re not, but if you’re looking for a cozy (800-900 sq. ft.) mountain cabin with most of the comforts of home, Rocky Run Landing might be the place for you. Our motto is “You’re a long way away from it all before you ever get here.” Rocky Run Landing sits back in a loblolly pine grove just under the crest of Hawk Ridge in the foothills of the Blue Ridge Mountains. The cabin is two miles up the Tye River from the village of Norwood and the James River in southern Nelson County, Virginia. The address is 3124 Cedar Creek Road, Arrington, VA 22922. The cabin has a telephone, but no long distance service. Your calling card will work with this phone. You’ll have to find just the right spot to use your cell phone. Wireless internet is available via satellite. Rocky Run Landing consists of a small first-floor bedroom, a small loft bedroom, a bath and a half, kitchen/dining area, and a great room. The great room has two sleep futons, chairs, and a small TV/DVR with cable. A wood stove is also in the great room. The small kitchen has a full-size refrigerator, deep sink, gas range, coffeemaker, and microwave oven. A dining table and four chairs are provided, along with basic pots, pans, and tableware. Rocky Run Landing has central HVAC, but often all you need are the ceiling and pedestal fans. The best experience is al fresco! The small first floor bedroom features a queen bed, nightstand and lamp, and a chest of drawers. Bed linens, blankets, pillows, and towels are also provided. The half-bath is off this bedroom and adjoins the full bath. Electric wall heaters provide auxiliary heat in the bedroom and bathrooms. The bedroom also has a couple of very small closets, which are the only clothes closets in the cabin. The staircase to the small loft is very steep and is not recommended for older guests or the very young. The loft is furnished with a double bed. A hiking trail and a gravel road will take you the 1/3-mile to the Tye River, but be warned — both are steep. You’ll need a 4-wheel-drive vehicle to drive to the river. You’ll need good legs to walk back to the cabin. By the riverside you'll find a well-groomed recreation area with picnic tables shaded by a canopy of white ash and river birch, a fire ring, and, in the summer, even a porta-potty. A 'beach' is cleared to the river. At normal water levels, this spot on the Tye is appropriate for supervised child's play and for adult water recreation. Fishing is also fine! History has it that the Tye River was Teddy Roosevelt's favorite fishing stream. Rocky Run Landing is a good location to either begin or end a paddling or tubing trip on the Tye/James Rivers. A canoe is available for rental and your hosts can assist with planning river trips from one-half mile to 20 miles (overnight). Shuttle service is included with canoe rental. Tubes are also available for a lazy drift downstream. Charcoal grills may be requested for use at the cabin or in the riverside picnic area (guests provide charcoal). The screened porch offers a serene view of Buffalo Ridge to the south across the river (if the leaves aren't too thick). Turn on the porch ceiling fans, relax in the porch swing, and whistle back to the whippoorwills. As the evening gets quiet, let the roar of the Tye River rapids lull you to sleep. If you decide you’d like to forgo seclusion and venture into the outside world during your stay, many places of interest are within a day trip of Rocky Run Landing. Jeffersonian and other historic properties abound, Civil War sites are easily accessible, Wintergreen Resort offers a variety of activities, and kid-friendly excursions are within kid-tolerance driving distance. Your hosts will be happy to recommend itineraries based on your interests and will check with Wintergreen to ensure any desired activity is available. Many wineries, breweries, and cideries are also in the area, along with local artisan shops. Rocky Run Landing is appropriate for a family vacation, spiritual sojourn, romantic escape, adventure quest, artist's or writer's retreat, friends' get-away, or sight-seeing base. Free canine companionship is offered for animal lovers!
