We offer camping essentials, local art, bike rentals, farm experiences and tours. The property has miles of trails along mountain spring-fed streams, a small pond and access to three private acres on the Robinson River, a stocked Trout stream, just 2 miles down the road. Our property is centrally located to White Oak Canyon (20 minutes) and Old Rag Mountain (10 minutes) trailheads in the Shenandoah National Park as well as many vineyards and breweries. This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. There are ~21 horses who live on the property. The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from Barracks Rd. Shopping Center, and 4 miles from the University of Virginia.

Peace like a river, love like a mountain Wintergreen Resort we’re not, but if you’re looking for a cozy (800-900 sq. ft.) mountain cabin with most of the comforts of home, Rocky Run Landing might be the place for you. Our motto is “You’re a long way away from it all before you ever get here.” Rocky Run Landing sits back in a loblolly pine grove just under the crest of Hawk Ridge in the foothills of the Blue Ridge Mountains. The cabin is two miles up the Tye River from the village of Norwood and the James River in southern Nelson County, Virginia. The address is 3124 Cedar Creek Road, Arrington, VA 22922. The cabin has a telephone, but no long distance service. Your calling card will work with this phone. You’ll have to find just the right spot to use your cell phone. Wireless internet is available via satellite. Rocky Run Landing consists of a small first-floor bedroom, a small loft bedroom, a bath and a half, kitchen/dining area, and a great room. The great room has two sleep futons, chairs, and a small TV/DVR with cable. A wood stove is also in the great room. The small kitchen has a full-size refrigerator, deep sink, gas range, coffeemaker, and microwave oven. A dining table and four chairs are provided, along with basic pots, pans, and tableware. Rocky Run Landing has central HVAC, but often all you need are the ceiling and pedestal fans. The best experience is al fresco! The small first floor bedroom features a queen bed, nightstand and lamp, and a chest of drawers. Bed linens, blankets, pillows, and towels are also provided. The half-bath is off this bedroom and adjoins the full bath. Electric wall heaters provide auxiliary heat in the bedroom and bathrooms. The bedroom also has a couple of very small closets, which are the only clothes closets in the cabin. The staircase to the small loft is very steep and is not recommended for older guests or the very young. The loft is furnished with a double bed. A hiking trail and a gravel road will take you the 1/3-mile to the Tye River, but be warned — both are steep. You’ll need a 4-wheel-drive vehicle to drive to the river. You’ll need good legs to walk back to the cabin. By the riverside you'll find a well-groomed recreation area with picnic tables shaded by a canopy of white ash and river birch, a fire ring, and, in the summer, even a porta-potty. A 'beach' is cleared to the river. At normal water levels, this spot on the Tye is appropriate for supervised child's play and for adult water recreation. Fishing is also fine! History has it that the Tye River was Teddy Roosevelt's favorite fishing stream. Rocky Run Landing is a good location to either begin or end a paddling or tubing trip on the Tye/James Rivers. A canoe is available for rental and your hosts can assist with planning river trips from one-half mile to 20 miles (overnight). Shuttle service is included with canoe rental. Tubes are also available for a lazy drift downstream. Charcoal grills may be requested for use at the cabin or in the riverside picnic area (guests provide charcoal). The screened porch offers a serene view of Buffalo Ridge to the south across the river (if the leaves aren't too thick). Turn on the porch ceiling fans, relax in the porch swing, and whistle back to the whippoorwills. As the evening gets quiet, let the roar of the Tye River rapids lull you to sleep. If you decide you’d like to forgo seclusion and venture into the outside world during your stay, many places of interest are within a day trip of Rocky Run Landing. Jeffersonian and other historic properties abound, Civil War sites are easily accessible, Wintergreen Resort offers a variety of activities, and kid-friendly excursions are within kid-tolerance driving distance. Your hosts will be happy to recommend itineraries based on your interests and will check with Wintergreen to ensure any desired activity is available. Many wineries, breweries, and cideries are also in the area, along with local artisan shops. Rocky Run Landing is appropriate for a family vacation, spiritual sojourn, romantic escape, adventure quest, artist's or writer's retreat, friends' get-away, or sight-seeing base. They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. Peace like a river, love like a mountain Wintergreen Resort we’re not, but if you’re looking for a cozy (800-900 sq. ft.) mountain cabin with most of the comforts of home, Rocky Run Landing might be the place for you. Our motto is “You’re a long way away from it all before you ever get here.” Rocky Run Landing sits back in a loblolly pine grove just under the crest of Hawk Ridge in the foothills of the Blue Ridge Mountains. The cabin is two miles up the Tye River from the village of Norwood and the James River in southern Nelson County, Virginia. The address is 3124 Cedar Creek Road, Arrington, VA 22922. The cabin has a telephone, but no long distance service. Your calling card will work with this phone. You’ll have to find just the right spot to use your cell phone. Wireless internet is available via satellite. Rocky Run Landing consists of a small first-floor bedroom, a small loft bedroom, a bath and a half, kitchen/dining area, and a great room. The great room has two sleep futons, chairs, and a small TV/DVR with cable. A wood stove is also in the great room. The small kitchen has a full-size refrigerator, deep sink, gas range, coffeemaker, and microwave oven. A dining table and four chairs are provided, along with basic pots, pans, and tableware. Rocky Run Landing has central HVAC, but often all you need are the ceiling and pedestal fans. The best experience is al fresco! The small first floor bedroom features a queen bed, nightstand and lamp, and a chest of drawers. Bed linens, blankets, pillows, and towels are also provided. The half-bath is off this bedroom and adjoins the full bath. Electric wall heaters provide auxiliary heat in the bedroom and bathrooms. The bedroom also has a couple of very small closets, which are the only clothes closets in the cabin. The staircase to the small loft is very steep and is not recommended for older guests or the very young. The loft is furnished with a double bed. A hiking trail and a gravel road will take you the 1/3-mile to the Tye River, but be warned — both are steep. You’ll need a 4-wheel-drive vehicle to drive to the river. You’ll need good legs to walk back to the cabin. By the riverside you'll find a well-groomed recreation area with picnic tables shaded by a canopy of white ash and river birch, a fire ring, and, in the summer, even a porta-potty. A 'beach' is cleared to the river. At normal water levels, this spot on the Tye is appropriate for supervised child's play and for adult water recreation. Fishing is also fine! History has it that the Tye River was Teddy Roosevelt's favorite fishing stream. Rocky Run Landing is a good location to either begin or end a paddling or tubing trip on the Tye/James Rivers. A canoe is available for rental and your hosts can assist with planning river trips from one-half mile to 20 miles (overnight). Shuttle service is included with canoe rental. Tubes are also available for a lazy drift downstream. Charcoal grills may be requested for use at the cabin or in the riverside picnic area (guests provide charcoal). The screened porch offers a serene view of Buffalo Ridge to the south across the river (if the leaves aren't too thick). Turn on the porch ceiling fans, relax in the porch swing, and whistle back to the whippoorwills. As the evening gets quiet, let the roar of the Tye River rapids lull you to sleep. If you decide you’d like to forgo seclusion and venture into the outside world during your stay, many places of interest are within a day trip of Rocky Run Landing. Jeffersonian and other historic properties abound, Civil War sites are easily accessible, Wintergreen Resort offers a variety of activities, and kid-friendly excursions are within kid-tolerance driving distance. Your hosts will be happy to recommend itineraries based on your interests and will check with Wintergreen to ensure any desired activity is available. Many wineries, breweries, and cideries are also in the area, along with local artisan shops. Our studio garage apartment is located at the base of the Blue Ridge Mountains outside of Crozet, Virginia in what is known locally as Sugar Hollow. Our property adjoins both the Moormans River and Grubbs Branch. The entrance to the North and South Fork of the Moormans River trails are only 2.5 miles from our door. We also have hiking trails located on our property. The garage apartment comfortably fits two with two queen-size beds, a sitting area with TV and internet, kitchenette and full bath. There is a mini-split for heating and cooling. Designed for full-time guests.
