I live on the land where there is 3 acers and some woods to burn fire also a nice big swimming pool and goats and chickens to pet and feed.
A small, shed cottage turned into a room with a full-sized bed and mini fridge with a microwave, toaster, and coffee machine, a table with chairs to eat at. Ac for the summer and a heater for the cooler days. I am still adding on and bringing new things to the cottage. I will have complimentary drinks and snacks on your arrival.
Portions of the historic Three Chopt Trail, a Native American trail, run through a large portion of the county. The trail was marked by three hatchet chops in trees to show the way. The modern-day U.S. Route 250 roughly follows this route from Richmond to Charlottesville.

Hi, I have 3 acres of land I do live on my land. I have a goats and chickens you can walk up and see. Along the woods are blackberries in the months of June and July your more than welcome to pick.
There's also a park down the road 8 mins called Leakes Mill Park it's 176 acres for bike trails with a playground and soccer field. And if you're looking for a park with playground and a dog run and a baseball field and walking trails that one is about 15 minutes down the road and it's called Hidden Rock Park.

Billyville is not just a state of mind, it is a place to camp, play, and relax. Located in rustic Bells Crossroads, VA three miles from I-64, Billyville is a work in progress featuring 2 tent and 4 RV sites with electric hookup and lots of space. Wifi, well water from a hose and composting outhouse facilities are available. Other amenities include a six hole disc golf course, little free library.
Within one hour’s ride is a wealth of things to do, experience and see; within reach are the Shenandoah mountains, the University of Virginia and Charlottesville and Lake Anna . There is something for everyone from children to seniors, from outdoor adventurers, to history buffs, arts and entertainment seekers, bargain shoppers and local gourmet food and drink lovers.
At days end you can go to concerts or “clubbing” in town or return to Billyville and enjoy the quiet, peaceful ambiance of a campfire under a starlit sky.
Check-Ins and Arrival Instructions:
Check-ins on weekdays are dependent on my work schedule. If this is your first time at Billyville, I need to be on property to guide you into your site. Please reach out before your stay so we can coordinate. If I am off on that day, check-in is after 1pm. If I am working, it will be after 5pm and occasionally after 7. I am currently testing out some procedures to allow self check-in. We'll see how that pans out.
Anyway, to get to Billyville:
Turn onto Bells Lane. (Dirt Road). You'll see a white fence on your left down the lane about .2 miles. Just after the fence, you'll see a red sign at the beginning of a rope fence. Turn off Bells Lane just after the sign and follow the fence, keeping it on you left.

There are some fish in the pond, but it is catch and release. Fenced dog park and playground located behind the tasting room. We absolutely loved our stay at Sunrise by the Pond! My 12 year old daughter and I spent plenty of time with the goats, got to take the canoe out on the pond, and slept wonderfully in the tent. We both woke up shocked at how well we slept! The bed was comfortable and the tent stayed shady well into the morning. It was absolutely perfect.

Weekend Trip to Sunrise by the Pond
Camping on Kevin’s farm was a dream! The scenery and wildlife were absolutely stunning. Kevin was very friendly and had everything I needed already set up (firewood, water tank, etc.). None of the farm is off limits, which meant for lots of time spent with the animals. Would recommend this site to anyone needed a peaceful, healing retreat away from the hustle and bustle of everyday life.

This stay is PERFECT. Very private, fun little trails to explore, and access to CSX/Amtrak rails, which was a huge plus for me as a train enthusiast. The site itself is easy to stay on because it is level and well-manicured, though it still feels wonderfully primitive. I really enjoyed the peace of my stay here.

I loved our stay on Katherine’s land! Though the site is near the main house, it is secluded. There are very active train tracks near by, but that personally didn’t bother me. If you are someone who is not used to train activity, it may be something you want to consider though.
