The Farm was originally named 2nd 4o by my parents. They planned to live the 2nd forty years of their lives together on the farm. My parents both grew up on the southside of Chicago - where having a tree in your yard meant that you had "made it". They decided to use the land to grow Christmas Trees. This did not last long :) - but the saplings my dad planted by hand are still here & maybe 70' tall! Then my husband & I bought The Farm in 2017 for the 2nd forty years of our life & my parents built their little house right here. My husband and I immediately knew that our dream was to grow a different kind of "tree", so in 2019 we were among the first group to receive our license to grow hemp. We are passionate about both the hemp and cannabis plants! In 2020 when it finally became legal to grow cannabis, we immediately added that to our garden as well and 2nd 40 to 420 was born, or shall I say planted. We currently rent out our 2 RV's 3 Yurts & primitive sites , we also offer group bookings & Canna-friendly B&B options. We plan to add septic & electric hook-ups for RV's in the near future. The nearest towns are Charlottesville, Scottsville, and Palmyra.  Within 5 miles, enjoy amazing canoeing, hiking, fishing, and disc golf.  Hosts will greet campers and are generally around to address any issues or questions, but the site is totally private, so you’ll enjoy plenty of seclusion during your visit.  About the listing The tiny house has three twin sized beds; one on the main level and the other two lofted above the main floor on opposite sides and accessed by a ladder. There is also ample space for setting up a tent outside of the tiny house and some campers have even managed to pull a small 8x10 trailer into the campsite.  Take advantage of access to a private fire pit during your stay. There is also a stove in the cabin to keep you warm. The outhouse features a pit toilet.  Additional details to note Early check-in or late checkout can be managed on a case by case note, depending on whether or not the campsite has other reservations. Pets are allowed. The property is a working farm, so please respect the animals and those who are working and be sure to close the gate behind you if you opened it.  4 wheel drive is recommended but not required. Host is able to assist with the final mile transportation if needed.  There is no kitchen in the tiny home, but some minimal and random cookware is provided, along with a small Eureka! camping stove and camping grill, if you would like to bring your own camping stoves.  Running water is not available in the cabin. The Host will provide five gallons of water for you and can always refill up at the farm, but feel free to bring additional water with you as well.  There is no WiFi, but there is good cell service for all carriers.

Hike the trails, visit the farm animals and explore the surrounding countryside. Winter campers! The cabin is heated with a woodstove and is toasty warm on chilly nights with a fire going. The cabin was the first dwelling built on our farm and is only 40 minutes from Richmond, ideal for a quick getaway. We have friendly goats, cows and chickens on our 21 acre family homestead. Tucked into the woods, the farm is peaceful and private. There are walking paths through the woods and a creek to explore. You are welcome to visit the animals. The farm is about halfway between Richmond and Charlottesville. We are about 15 miles from the James River at Maidens. There is a super hip farmstand (like a mini Whole Foods) and an old fashioned country store 2 miles up the road and a good Mexican place about 15 minutes away. To the east is Montpelier and to the west is Louisa, both have all the modern stores and conveniences along with some country charm. You will park near the trailhead and it is a 2 minute walk down a wooded trail. The cabin is one room with a loft. There is a queen size memory foam bed in the loft (up a ladder) and a small wood stove with a cooktop for chilly nights that will keep you toasty warm. Welcome!

Our skoolie is the perfect basecamp for outdoor adventures-30 minutes to Richmond and 5 minutes from the nearest trailhead at Pocahontas State Park with pass included. ——— The space Our fully functional skoolie comes equipped with everything you need for a comfortable stay, but please read the full description of this space and property to make sure this is the right experience for you! Attention Guests: Please note that ticks will be prevalent in wooded areas throughout the state due to the unseasonably warm winter we had last year. According to VCU Dr. Marconi, Virginia is experiencing a “quite extreme” tick season. As the skoolie is located in a wooded area, we are diligent in our efforts to manage them, but we advise all guests to take precautions. It is HIGHLY recommended to treat your dogs for ticks before your stay, and to perform thorough tick checks on yourselves and your pets during your stay with us and whenever you are in the woods. We want all guests to understand the risks before booking and to take necessary measures to protect themselves. *Beds* Comfortable queen-sized bed in the back. The couch folds down into a bed slightly smaller than a full size mattress. We have bedding included for both beds. The bus will sleep 3 comfortably, 4 if you really like each other! *Full Kitchen* Gas stove top inside the bus (back burner knob removed for fire safety). Pots, pans, plates, bowls, utensils, storage containers, and coffee maker/french press are all included. Pantry space to store your food. RV fridge and freezer. Small kitchen sink with hot water and a 7 gallon water tank underneath the sink that you will need to empty if full. *Bus Bathroom* There is a Nature’s Head composting toilet, with instructions included, and please only use the bus bathroom for urinating only. *Main House Full Bathroom* You have access to a full bathroom, shower, and laundry in a side door of the main house. If you prefer convenience over adventure and are not comfortable with a short walk (approximately 150 feet) to use the bathroom facilities, this may not be the ideal booking for you. The owners of the house also use this space for laundry, but it is closed off from the rest of the house to ensure privacy. *Heating/Cooling* Portable A/C unit on bus. A small space heater has been provided that works well to keep the bus warm in winter. Also has a wood burning stove, with firestarters and wood for the stove included. In the winter, it could still be a bit cold on the bus so we encourage you to bring extra blankets and clothing depending on the weather. Maxxair Fan and personal fans for your use are provided. *Outdoors* Includes a deck with a small seating area, picnic table to enjoy your meals, and a portable propane grill for your use. Enjoy a campfire in the private fire ring. There is plenty of firewood to collect in the woods. Look for the gnome and follow the walking trail from the campsite to explore the creek and more of the backyard. *Electricity* While the bus has solar panels and a battery bank to be completely off-grid, it is hooked up to shore power for your convenience. Has 2 USB outlets and a standard wall outlet. Wifi is available with high downloading speeds. *Pets* All pets are welcome! Please keep in mind that there are two dogs on the property contained to the yard by an electric invisible fence. The dogs are not able to access the campsite. We ask that you keep your pup on a leash unless it is well trained and can stay in the campsite area and away from our pets. *Extra Guests* We allow a maximum of 4 guests to stay inside the bus. For a fee, you can have extra guests stay with you in a tent outside. Please let us know before booking if you will be bringing extra guests. ——— Guest access You will need to drive on grass and through the backyard to access the school bus. There is parking right next to the campsite. We will be respectful of your space and privacy, but with that being said we like to grill out and hang out on the back deck pretty often so feel free to come over and chat. ——— Other things to note The interior height of the bus is only 6 feet so please note that it could be a bit cramped for taller individuals. The Cabin Roost

The Cabin Roost is a quaint little 2 bedroom cabin located in a quiet neighborhood, on a gravel road. The cabin is river front along The James River in Howardsville, Va. Nearby are walking trails leading to a reservoir and waterfall, as well as additional public access to the river, that’s almost always quiet and empty! In addition, if the river front is already booked (it’s books far in advance) we recommend using James River Runners to take advantage of the river! There is great fishing at the Howardsville boat landing 8 min drive from the cabin. And Warren Ferry landing in Scottsville about 20 min drive. Disclosure: The river front is rented via Hipcamp also and is typically booked months in advance. Please check availability your desired dates at River Front Get away. .The cabin is equipped with heating and air, two queen beds with fresh linens. The beds are on older metal frames and are not the super strong but provide a goods night rest. Please do not rearrange any furniture. TV, WiFi, lazy boy and couch. Also, 1 bathroom with sink and shower, a washer and dryer as well as fully furnished kitchen. Kitchen appliances include, oven, toaster oven, coffee pot, full size fridge. You could even manage an additional air mattress in the living room space. We keep you stocked with t.p., dish soap and washing soap. The private river front access that is located on our property is perfect for swimming, kayaking and fishing. The river front can be reserved along with the cabin as a packaged price. This gives you private river access, and use of firepit. Check availability on the “River Front Get Away” hipcamp site. Once you’ve found your desired dates include in your message you would like to reserve both the cabin and river front, I will adjust the price giving a 15% discount on your stay. Creekside Glamping - Walk to River

Only 1 acre but this place has a bit of everything. Year round creek. Open meadow. Old beautiful trees. Lots of birds and even some bees :). Let's start this verbal tour with the heart of this property: the creek with no name. This peaceful little body of flowing water is what really sold me on buying this place and if you come for a stay you will see and hear why for yourself. There are several good options to pick from for relaxing by the creek. You have got a bridge, a bench swing, a hammock, a patio style table with chairs or anywhere else that looks inviting to you! Just on the other side of the driveway from the creek you will find a real gem of a campsite. The massive Emporer Bell Tent sits atop an even larger deck but as soon as you step inside the experience becomes cozy and homey. The large Queen size bed offers you the comforts of home with the rich beauty of camping. You have got great views through the four porthole screens and an excellent look at the creek and meadow through the front "door". There's a beautiful country style table with matching bench seats that's great for indoor meals, drinks, cards, games, etc. To the left of the door is a comfy bench seat with cubbies for your shoes. The "couch" is actually a combination of two cots that easily transform from couch to double bunk beds and are some of the most comfortable cots available. Next door to the tent (but far enough away) is the fantastic fire pit area. Large fire pit ring provides ample space for you to have a good old campfire. Solar string lights on posts encircle the area so that you don't have to be in the dark before or after the fire goes out. Four Adirondack style chairs are provided but you are welcome to bring whatever chairs you are most comfortable with (ok maybe not a recliner :). And only a few steps from the fire pit you have got a picnic table where you can enjoy a good meal outdoors. Solar string lights provide the visibility you need at night so you're not eating in the dark. There is also a charcoal/propane grill available close by if you desire to cookout. Up on the hill you will find a few man made buildings. First there's a stand alone kitchen that was formerly a concession stand. Features a large amount of counter space, tons of storage areas, an off grid sink, Coleman propane camp stove, bench seating with coffee table, and a full array of cookware, dinnerware and utensils. No refrigerator but there is a large space inside dedicated for coolers. The next building is the large outhouse (there is a small one as well that's just for guys). Features include a composting toilet with urine diverter, off grid sink and a clear polycarbonate roof that lets in lots of light. The topside flooring and inside walls are made entirely from pallet wood! On the backside of the building is an outdoor shower which also uses pallets for stalls with a solar shower bag setup. The last building is my personal favorite and that's the cabin. Available soon as a separate listing, this cabin is a dream come true for a writer, artist, musician or anyone looking for a space to get away to and focus on their craft free of distraction and full of inspiration. If no one has rented the cabin during your stay, you are welcome to have a seat in the rocking chair and relax as long as you like on the porch. You would also have use of the ranch style fire pit and the adjacent picnic table available if you would like to have a fire and/or a meal "up on the hill". This site is off grid and does not have running water (except for the creek :). There is plenty of solar powered outdoor lighting though and for inside use there are battery powered lanterns provided in each structure. Bottled tap water is brought in and is available to use for the kitchen, the bathroom and the outdoor shower. In essence this space is like a tiny campground that for a time is yours to enjoy and make use of. If you have been contemplating "going off grid" this could be a fine opportunity to test those waters and see how you fair. For those in need of some electricity, a Goal Zero power station and a folding solar panel will be made available if desired. I have personally used this place as my own retreat and can vouch for this being like a peaceful hermitage away from the craziness of this world. There are still cars and trucks that drive by and trains that can be heard in the distance but the overall vibe here is very peaceful. Firewood is provided and there are plenty of sticks scattered around the grounds that are excellent for kindling. Firestarter materials (fatwood, nuggets, etc.) are also provided for you as well. You will be in walking distance to the James River with a boat ramp just across the bridge on the other side. There are also multiple vineyards within less than 10 minutes drive from the property. And if you are looking for restaurants or groceries there are three small towns within about 20 minutes drive that each have good options for you to pick from. A lot has gone into making this tiny camp happen. This place was raw land and over the course of three and a half years of some of the hardest work I've ever done in my life, has grown into something that I am not only proud of but that I have built so that others may get to experience for themselves the profound sense of peace that I get from being here. I am so happy to offer you this great opportunity to come get away from the world and get back to Nature. I hope you will decide to come stay at my retreat. I think you'll be glad you did.
