The Farm was originally named 2nd 4o by my parents. They planned to live the 2nd forty years of their lives together on the farm. My parents both grew up on the southside of Chicago - where having a tree in your yard meant that you had "made it". They decided to use the land to grow Christmas trees. This did not last long :) but the saplings my dad planted by hand are still here & maybe 70' tall! Then my husband & I bought The Farm in 2017 for the 2nd forty years of our life & my parents built their little house right here. My husband and I immediately knew that our dream was to grow a different kind of "tree", so in 2019 we were among the first group to receive our license to grow hemp. We are passionate about both the hemp and cannabis plants! This is a very private and quiet location. You can settle in knowing that this listing includes a covered picnic area. Which has counter space for food prep and cooking that includes a small sink. But remember, it’s camping so you’ll need to come prepared with a camp stove for cooking, although I do have charcoal and propane grill’s at the picnic area. Fire pit for awesome evening camp fires with free split firewood on hand. All I ask is that you burn it like you split and stacked it. You can gather and relax under the covered picnic area for dinner preparation and/or lounging. We are located within an hour from Wintergreen, numerous wineries, craft beer locations and numerous hiking destinations. Harmony Hut has fresh linens but please bring sleeping bags and/or sheets for the screened in bunkhouse. River access to the James River is a short drive to Howardsville. There you will also find a General Store which offers you the basics, such as Beer, Wine, Ice and a few grocery items. They make the best homemade sandwiches and grilled burgers. Direct river access can be provided via special request. I can also provide shuttling services. But this needs to be mentioned well before your stay as I don't live up there year around.

Peace like a river, love like a mountain Wintergreen Resort we’re not, but if you’re looking for a cozy (800-900 sq. ft.) mountain cabin with most of the comforts of home, Rocky Run Landing might be the place for you. Our motto is “You’re a long way away from it all before you ever get here.” Rocky Run Landing sits back in a loblolly pine grove just under the crest of Hawk Ridge in the foothills of the Blue Ridge Mountains. The cabin is two miles up the Tye River from the village of Norwood and the James River in southern Nelson County, Virginia. The address is 3124 Cedar Creek Road, Arrington, VA 22922. The cabin has a telephone, but no long distance service. Your calling card will work with this phone. You’ll have to find just the right spot to use your cell phone. Wireless internet is available via satellite. Rocky Run Landing consists of a small first-floor bedroom, a small loft bedroom, a bath and a half, kitchen/dining area, and a great room. The great room has two sleep futons, chairs, and a small TV/DVR with cable. A wood stove is also in the great room. The small kitchen has a full-size refrigerator, deep sink, gas range, coffeemaker, and microwave oven. A dining table and four chairs are provided, along with basic pots, pans, and tableware. Rocky Run Landing has central HVAC, but often all you need are the ceiling and pedestal fans. The best experience is al fresco! The small first floor bedroom features a queen bed, nightstand and lamp, and a chest of drawers. Bed linens, blankets, pillows, and towels are also provided. The half-bath is off this bedroom and adjoins the full bath. Electric wall heaters provide auxiliary heat in the bedroom and bathrooms. The bedroom also has a couple of very small closets, which are the only clothes closets in the cabin. The staircase to the small loft is very steep and is not recommended for older guests or the very young. The loft is furnished with a double bed. A hiking trail and a gravel road will take you the 1/3-mile to the Tye River, but be warned — both are steep. You’ll need a 4-wheel-drive vehicle to drive to the river. You’ll need good legs to walk back to the cabin. By the riverside you'll find a well-groomed recreation area with picnic tables shaded by a canopy of white ash and river birch, a fire ring, and, in the summer, even a porta-potty. A 'beach' is cleared to the river. At normal water levels, this spot on the Tye is appropriate for supervised child's play and for adult water recreation. Fishing is also fine! History has it that the Tye River was Teddy Roosevelt's favorite fishing stream. Rocky Run Landing is a good location to either begin or end a paddling or tubing trip on the Tye/James Rivers. A canoe is available for rental and your hosts can assist with planning river trips from one-half mile to 20 miles (overnight). Shuttle service is included with canoe rental. Tubes are also available for a lazy drift downstream. Charcoal grills may be requested for use at the cabin or in the riverside picnic area (guests provide charcoal). The screened porch offers a serene view of Buffalo Ridge to the south across the river (if the leaves aren't too thick). Turn on the porch ceiling fans, relax in the porch swing, and whistle back to the whippoorwills. As the evening gets quiet, let the roar of the Tye River rapids lull you to sleep. If you decide you’d like to forgo seclusion and venture into the outside world during your stay, many places of interest are within a day trip of Rocky Run Landing. Jeffersonian and other historic properties abound, Civil War sites are easily accessible, Wintergreen Resort offers a variety of activities, and kid-friendly excursions are within kid-tolerance driving distance. Your hosts will be happy to recommend itineraries based on your interests and will check with Wintergreen to ensure any desired activity is available. Many wineries, breweries, and cideries are also in the area, along with local artisan shops. To the east is Montpelier and to the west is Louisa, both have all the modern stores and conveniences along with some country charm. You will park near the trailhead and it is a 2 minute walk down a wooded trail. The cabin is one room with a loft. About the property Our property is located adjacent to the historic Warren Ferry crossing of the James River. This is one of two historic ferry crossings near Scottsville, VA! The other, Hatton Ferry, is located a little bit down river from this location. Our property is only 8 miles from Scottsville so if you need to pop into town for something you forgot it is quite easy. There are many other activities that you can partake in nearby or on our property. There is fishing, swimming, hiking, and kayaking all within easy reach of our property. We live onsite (total property acreage is 16 miles) and we can reached over the phone or text. If you have any questions before or during your stay please don’t hesitate to reach out. The owner does reserve the right to use the river access, for activities such as kayak launch/recover, during the stay. Keep in mind that during the night it is possible to hear some train activity from across the river.

Whisper Creek was founded in 1999. It has been the gathering place for many great friends and camping adventures. WC can hardly be camping, more like Glamping! This is a very private and quiet location. You can settle in knowing that this listing includes a covered picnic area. Which has counter space for food prep and cooking that includes a small sink. But remember, it’s camping so you’ll need to come prepared with a camp stove for cooking, although I do have charcoal and propane grill’s at the picnic area. Fire pit for awesome evening camp fires with free split firewood on hand. All I ask is that you burn it like you split and stacked it. You can gather and relax under the covered picnic area for dinner preparation and/or lounging. We are located within an hour from Wintergreen, numerous wineries, craft beer locations and numerous hiking destinations. Harmony Hut has fresh linens but please bring sleeping bags and/or sheets for the screened in bunkhouse. River access to the James River is a short drive to Howardsville. There you will also find a General Store which offers you the basics, such as Beer, Wine, Ice and a few grocery items. They make the best homemade sandwiches and grilled burgers. Direct river access can be provided via special request. I can also provide shuttling services. But this needs to be mentioned well before your stay as I don't live up there year around.

Peace like a river, love like a mountain Wintergreen Resort we’re not, but if you’re looking for a cozy (800-900 sq. ft.) mountain cabin with most of the comforts of home, Rocky Run Landing might be the place for you. Our motto is “You’re a long way away from it all before you ever get here.” Rocky Run Landing sits back in a loblolly pine grove just under the crest of Hawk Ridge in the foothills of the Blue Ridge Mountains. The cabin is two miles up the Tye River from the village of Norwood and the James River in southern Nelson County, Virginia. The address is 3124 Cedar Creek Road, Arrington, VA 22922. The cabin has a telephone, but no long distance service. Your calling card will work with this phone. You’ll have to find just the right spot to use your cell phone. Wireless internet is available via satellite. Rocky Run Landing consists of a small first-floor bedroom, a small loft bedroom, a bath and a half, kitchen/dining area, and a great room. The great room has two sleep futons, chairs, and a small TV/DVR with cable. A wood stove is also in the great room. The small kitchen has a full-size refrigerator, deep sink, gas range, coffeemaker, and microwave oven. A dining table and four chairs are provided, along with basic pots, pans, and tableware. Rocky Run Landing has central HVAC, but often all you need are the ceiling and pedestal fans. The best experience is al fresco! The small first floor bedroom features a queen bed, nightstand and lamp, and a chest of drawers. Bed linens, blankets, pillows, and towels are also provided. The half-bath is off this bedroom and adjoins the full bath. Electric wall heaters provide auxiliary heat in the bedroom and bathrooms. The bedroom also has a couple of very small closets, which are the only clothes closets in the cabin. The staircase to the small loft is very steep and is not recommended for older guests or the very young. The loft is furnished with a double bed. A hiking trail and a gravel road will take you the 1/3-mile to the Tye River, but be warned — both are steep. You’ll need a 4-wheel-drive vehicle to drive to the river. You’ll need good legs to walk back to the cabin. By the riverside you'll find a well-groomed recreation area with picnic tables shaded by a canopy of white ash and river birch, a fire ring, and, in the summer, even a porta-potty. A 'beach' is cleared to the river. At normal water levels, this spot on the Tye is appropriate for supervised child's play and for adult water recreation. Fishing is also fine! History has it that the Tye River was Teddy Roosevelt's favorite fishing stream. Rocky Run Landing is a good location to either begin or end a paddling or tubing trip on the Tye/James Rivers. A canoe is available for rental and your hosts can assist with planning river trips from one-half mile to 20 miles (overnight). Shuttle service is included with canoe rental. Tubes are also available for a lazy drift downstream. Charcoal grills may be requested for use at the cabin or in the riverside picnic area (guests provide charcoal). The screened porch offers a serene view of Buffalo Ridge to the south across the river (if the leaves aren't too thick). Turn on the porch ceiling fans, relax in the porch swing, and whistle back to the whippoorwills. As the evening gets quiet, let the roar of the Tye River rapids lull you to sleep. If you decide you’d like to forgo seclusion and venture into the outside world during your stay, many places of interest are within a day trip of Rocky Run Landing. Jeffersonian and other historic properties abound, Civil War sites are easily accessible, Wintergreen Resort offers a variety of activities, and kid-friendly excursions are within kid-tolerance driving distance. Your hosts will be happy to recommend itineraries based on your interests and will check with Wintergreen to ensure any desired activity is available. Many wineries, breweries, and cideries are also in the area, along with local artisan shops. To the east is Montpelier and to the west is Louisa, both have all the modern stores and conveniences along with some country charm. You will park near the trailhead and it is a 2 minute walk down a wooded trail. The cabin is one room with a loft. There is a queen size memory foam bed in the loft (up a ladder) and a small wood stove with a cooktop for chilly nights that will keep you toasty warm. Welcome!

The cabin is one room with a kitchenette, hot outdoor shower, and outdoor compost toilet. The cabin can sleep up to three people with a queen bed, futon, and pullout couch. The kitchen includes a gas range, mini fridge, a sink with running water, and basic kitchen cook wear. A propane heater is available for extra warmth on a chilly night. A shelf equipped with books and board games. A propane grill sits on the front porch, and a fire pit out front. The hot outdoor shower and compost toilet are 25 steps from the front door tucked into the tree line. The pond sits in front of the cabin, a picnic table sets by the edge. We love living simply, and immersed in nature, and have designed the space for others who also share this passion. We often see deer, turkey, bear, fox, and coyote. Maybe you will too! You will love reading your book by the pond while listening to the frog chorus, and taking your evening shower while gazing upon the ancient oaks. Our location is 15 minutes from the Appalachian Trail and James River access.
