Simply the best tenting you can find in the White Mountains. The campground to get away from campgrounds, where magic touches every corner. Sacred Nectar rests on the land of the Wabanaki Tribes. This land, now known by it's view gifting fields, is one of Sandwich's top treasured gems. The Historic Farm was purchased by Townsend Thorndike from the first colonizing family to claim ownership of this unceded land, the McCrillis family. It was Town's place to get away from the busy life. As time went on and his money dwindled and plans to sell off some of the land arose. Townsend's son, Nick, foresaw a devastating development of conventional homes that would diminish the soul of this sacred land that held so much magic. So, Nick decided to move back to the homestead to create an example of what a healthy life for the land and its inhabitants looks like. HipCamp was the first step towards sharing and opening up the land to create an Intentional lifestyle. One in which we hope to share our way of being that brings awareness to the natural world we have fallen so far from. Nick and his tribe of like minds are creating a holistic, educational, retreat, workshop, and event center where people can come to learn how to co-exist in a harmonious relationship with nature and each other. Thank you for being a part of the healing. We hope you enjoy what we have created here :)

Nestled on the shoulder of Mount Cabot (4180'), our hillside yurt has a stunning vista of the Connecticut River Valley, with Mt. Lafayette to the south and the Green Mountains to the west. Decompress with a hot outdoor shower and cook over the outdoor firepit as the sun blazes toward the horizon, and look up through the yurt's skylight as you revel in spacious night among the stars. The yurt is grid-powered, the stars aren't. Note: Our wood-fired hot tub takes 48 hours notice for us to make it perfectly hot for you, so please reach out to book it before you arrive! For an even more immersive nature experience, The Orchard on Apple Hill road is ready for your tent or hammock, along with an outdoor kitchen, two hot showers and compost toilets, picnic tables and firepit, and propane cooking burners. The Orchard's solar kit can charge your equipment and boil a kettle for your hot morning cup. The Pond on The Hillside is open to guests for swimming or skating at the case may be. Firewood is included with all sites, so please don't travel with firewood as it's a great way to transport forest-devastating invasive insects. Hikers are welcome to wander along old logging roads through our sugarbush, and along trails throughout the remainder of the property (300+ ac. total) where there are numerous springs and creeks, mystical softwoods, expansive grassy fields, and a wild apple orchard. Moose, deer, and bear tracks are common, but animal encounters are not - still, please sequester your food accordingly and be mindful to carry out scraps or place them in lidded containers provided. Reach out to us to reserve a few precious hours in our wood-fired hot tub, rent snowshoes, or schedule a maple tour and tasting at our saphouse. ⛰ 🌲 Drive right to your secluded site and wake to the sound of nature and water in this private retreat, situated squarely on the confluence of 2 rivers. Eventually, once part of a much larger working merino sheep farm owned by the Cobb family in the 1700s-1800’s, part of the land transitioned to a dairy cow farm operation, c.1940. Today, we steward 10 acres specially designed with horses in mind. Adjacent to a 40-acre cornfield on one side and Mt. Cobb on the other, with sweeping views our place overlooks the confluence of the Mad and Winooski Rivers. From here, you can mountain bike or hoof it to access miles of trails and bucolic scenery. Come visit this gateway to the Scenic Mad River Valley! 🌲🏊🐟The Swimming/Fishing/Tenting site ("site 1") is perched directly aside the Mad River and the Sweet Meadow Side site ("site 2") is just a 2-minute walk across the grassy meadow and down the secluded riverside path to our beloved Mad River beach. This is a semi-secluded beach, river's edge, and swimming holes. Swim, tube, fish and relax up or down the river and in the confluence of the Winooski and Mad Rivers.. 👢👓 Get curious about the history of this place by checking out the old abandoned Massey Furgeson hay baler tucked in the woods, the Cobb family cemetery, and more gems from many years gone by. Leave from either site on foot to access a sweet trail that travels along the river, over a private bridge, down a beautiful dirt road and into the forest. 🚴 Our property is located on the CROSS VERMONT TRAIL: "a multi-use path connecting communities, and the natural areas in between - across Vermont!" Check out their website (Cross Vermont Trail Association) for maps, guides, events and outings! Many adventurists also enjoy nearby, mountainous and beloved trails: Camel's Hump, The Long Trail, Mt. Mansfield, Stowe Pinnacle, Smuggler's Notch and more. There are a plethora of shorter, scenic and gentle hikes in our region, "the crossroads and recreation center of Vermont"! We are located just 2 miles from Interstate 89 and we reside on Vermont State Route 100B, allowing ease of access to points North, South, East and West Explore our on-site activity offerings: 🐴 Introduction Session: Get acquainted with our horses, tour the barn, and learn about equine-guided education and grooming. $45 for 1 hour for 1-6 people. 🐴 Horsemanship and Riding Lessons: Learn non-forceful bareback and bit-less leading and mounted techniques step by step. $100/hour or $150/1.5 hours for 1-2 people. 🐴 Family Team Building-Bonding (Most Popular): Enjoy an adventurous, fun, and challenging experience together as a family with exercises and activities facilitated by Lucinda. Non-mounted equine guided education at its best! $250 for 2.5 hours. These rates are discounted for our onsite Hipcampers 🙏🏼 Visit our website for more details: Horses and Pathfinders dot com. We'd love to hear from you! You are welcome to review all the varied, detailed and descriptive reviews and photos from other guests' experiences. This is a working ranch and sometimes equipment is running, but never for more than an hour at a time. Horses are on site and they have full access to this property. If you have an untrained, young or problematic dog, please consider a long lead line and read the dog rules and limits carefully. This is not a deep-woods, wilderness site. Please review the map and note our proximity to the interstate and the route where we reside. ❤️ Many guests, families and couples return here year after year as their destination vacation and getaway. This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Check out the 968 acre wildlife management area that abuts the property. Plenty of trails through the woods leading to Wolcott Pond and hidden beaver huts and dams. Children 12 and under no charge. Our little pond behind the big greenhouse has filled up a bit more this spring which you are welcome to use for dipping or frog watching. Carry in and carry out property, Drive on field's edge only. Adhere to quiet hours 10pm-8am We can host large parties with advance notice.

Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We operate a small working farm on our 50 acre property. Approximately 7 acres is cleared fields where we grow hemp, pigs and chickens. We are at the end of a dirt road with private access and stunning views of the surrounding mountains. If you decide to stay with us we can guarantee you your own private tent site to get away from it all, or a beautiful spot to park your van, car or small camper, all while still being only 10 minutes to the amenities of town, 15 minutes to world famous mountain biking at Kingdom Trails, or 20 minutes to breathtaking Lake Willoughby. Learn more about this land: We have two private tent platforms located in a mature mixed hardwood forest on our 50 acre property, as well as one van/small camper/car camping site located on the edge of our field. Each tent platform site includes an elevated and level 10'x12' cedar tent platform, a picnic table, and more privacy than the car camping site. Parking is less than a 1 minute walk from the platforms down a well maintained woods road and gorilla carts are available to help haul your gear. Many guests who wish to stay right next to their cars choose to car camp on the edge of the field in the car camping site, either pitching a tent or spending the night in their small camper. The views from this site are breathtaking, but it has less privacy as it is located next to the communal firepit, and amidst our working farm so we will occasionally be around doing chores, (the chickens and pigs are early risers). The communal fire pit has a great view and a few chairs are provided. Seasoned firewood is available for purchase, and we ask that you please do not harvest or burn your own wood off the property. Potable drinking water and a portable toilet are also available onsite for our guests. Well behaved pets are welcome, but must remain on a leash to ensure they do not disturb our plants or farm animals. We are at the dead end of a gravel road and can guarantee complete privacy and seclusion if you are looking to get away from it all, yet still be located conveniently within 10 minutes of Lyndonville, 15 minutes to Kingdom Trails and East Burke, 20 minutes to Lake Willoughby, and at the doorstep to the beautiful wilderness of Vermont's Northeast Kingdom!

Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups.
