Our property, Windswept Acres, has been a favorite destination for literally generations of visitors, whether staying in a room in the farmhouse, a bunk in the barn, or "glamping" in our Sugar House.
One of those decades-long regulars asked several years ago whether they could locate their RV next to the road on a knoll overlooking our upper pond, and we told them "sure". They own a building company, and were good enough to bring a crew up to prepare the site. They laid pipes to one of our spring-fed wells for water, conduit for both electricity and phone, dug a dry well for grey-water, and moved onto the site for several years.
After then they chose to move to a traditional structure further up the hill, and left behind a fully-equipped spot perfect for campers and RVs that we have offered to visiting family and guests!
Easily accessible from a dirt road, your shaded site overlooks an acre pond. You are surrounded by lawns, open fields and hills with a small barn across the road from you. The pastures support horses, cattle, sheep and chickens
in your neighborhood. The ponds are both great for fishing, and the large one for swimming and canoeing as well. There are trails through the woods and logging roads to be explored on foot or bike. A walk up to the top of the hill affords near-360-degree views.
[Note for RV/trailer users: We are at the top of a 1.7 mile hill, of which more than a mile is dirt and the last half die or so is steep. We do NOT recommend pulling anything up this hill
with front wheel drive vehicles, especially in wet conditions. If there is any question, be sure to message us for more info.]

LOCAL ATTRACTIONS: We also run Free Verse Farm Shop (OPEN: Tuesday-Friday 11am-6pm, Saturday 9am-3pm), a local grocery, café, and apothecary to serve our community and visitors to the area, while supporting local farms and artisans. The village of Chelsea hosts a weekly summer farmers market May-September on Fridays from 3-6pm (mid-May through September). In downtown Chelsea there is gas station (110 Quickstop), two town commons, a small library, and a general store (Will's Store), and a farm stand (Chicken Wiggle Farm).
Within 20-45 minutes of our farm you can reach the larger towns of Montpelier (state capital), South Royalton, Randolph, Woodstock, White River Junction, and the Upper Valley Region (Dartmouth College), all of which offer a wide variety of attractions and services. Upon your arrival, you will be given a welcome packet with more detailed information about our area, and we'll be happy to provide you with any other tips you're looking for.

My land is easily accessible by main road, has ample parking, and yet cross-country skiing, snowshoeing, wildlife, fireflies and peepers are just outside the door. In the summer season, several organic farmstands and local picturesque swimming holes range between 5-15 minutes away. Autumn's glorious show is on display everywhere you look. Winter offers easy access to groomed VAST trails in the field behind the house and studio. Hopkins Center, AVA Gallery, the Lebanon Opera House, Northern Stage, and a wide array of restaurants are within 20 minutes. The Lyme bridge is now open, so there are more restaurants, trails, activities and the Dartmouth Skiway! Despite the proximity to town and even to my home, the simple studio space is serene in its sumac baby forest. The space is one of a kind, with a giant salvaged chapel window, cathedral ceilings, a candelabra, a clawfoot tub, a quirky outhouse, on-demand hot water, electricity and wifi. The site lists that it sleeps 4? But three is more realistic, and I cannot seem to change it. Also, we have 2 barn cats and the toilet really is an outhouse with an old quarter pipe as its roof.

Full of scenic waterfalls along a Vermont mountain brook, our daughter named the land after dynamite was found during renovations of the former one-room schoolhouse on the property 5 years ago. Naturalists will love the brookside trails, many dipping pools, a zip line, hammocks, and a privy with a woodland view. There are several scenic campsites on the 150 acres, but only one will be rented each night to ensure a special experience. Wifi and power available across the brook outside the farmhouse as needed. Located in the heart of the Green Mountain National Forest, the Outdoor Center provides access to the Blueberry Hill network of trails, the Vermont Long Trail, The Catamount Trail, and the Moosalamoo National Forest Trails.
All campsites are located at the edge of the field behind the Outdoor Center. We have hot/cold outdoor showers as well as restrooms in the Outdoor Center. For more information, visit our website at blueberryhilltrails dot com.
While there is an internet connection near the buildings, it may not be available at your site. Cell service is limited at best. You can drive your car right up to your site. Sites are a good distance apart. Site 1 and the Bed in the Shed are the most private. Site two is quite open and supports trailers.
For your campfire, you can forage for wood or request "bundles" (about a dozen hunks of wood) by the morning of your arrival, and we'll have it delivered to your site. Please note, wood from outside Vermont is not permitted.
Step outside your tent and you'll find a wealth of hiking, biking, and running trails. As stewards of these trails, your camping fees help support the efforts of this non-profit comany. Nearby, you can enjoy swimming, kayaking, and canoeing. Trail maps are provided upon arrival, and you can also view them online on our webpage at Blueberry Hill Outdoor Center.
The Outdoor Center offers snacks and cold drinks for purchase, including our inn-made chocolate chip cookies, chips, and cold drinks. Also available on site, at the Inn across the road on mornings we are serving, may be a full breakfast, pastries, packed lunch, and coffee. Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat.
This property has a lengthy history going back to colonial times.
It’s been a farm, an apple orchard, and once had a sawmill.
Please check the calendar for available dates.
Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult.

Our property, Windswept Acres, has been a favorite destination for literally generations of visitors, whether staying in a room in the farmhouse, a bunk in the barn, or "glamping" in our Sugar House.
One of those decades-long regulars asked several years ago whether they could locate their RV next to the road on a knoll overlooking our upper pond, and we told them "sure". They own a building company, and were good enough to bring a crew up to prepare the site. They laid pipes to one of our spring-fed wells for water, conduit for both electricity and phone, dug a dry well for grey-water, and moved onto the site for several years.
After then they chose to move to a traditional structure further up the hill, and left behind a fully-equipped spot perfect for campers and RVs that we have offered to visiting family and guests!
Easily accessible from a dirt road, your shaded site overlooks an acre pond. You are surrounded by lawns, open fields and hills with a small barn across the road from you. The pastures support horses, cattle, sheep and chickens
in your neighborhood. The ponds are both great for fishing, and the large one for swimming and canoeing as well. There are trails through the woods and logging roads to be explored on foot or bike. A walk up to the top of the hill affords near-360-degree views.
[Note for RV/trailer users: We are at the top of a 1.7 mile hill, of which more than a mile is dirt and the last half die or so is steep. We do NOT recommend pulling anything up this hill
with front wheel drive vehicles, especially in wet conditions. If there is any question, be sure to message us for more info.]

The village of Chelsea hosts a weekly summer farmers market May-September on Fridays from 3-6pm (mid-May through September). In downtown Chelsea there is gas station (110 Quickstop), two town commons, a small library, and a general store (Will's Store), and a farm stand (Chicken Wiggle Farm).
Within 20-45 minutes of our farm you can reach the larger towns of Montpelier (state capital), South Royalton, Randolph, Woodstock, White River Junction, and the Upper Valley Region (Dartmouth College), all of which offer a wide variety of attractions and services. Upon your arrival, you will be given a welcome packet with more detailed information about our area, and we'll be happy to provide you with any other tips you're looking for.

My land is easily accessible by main road, has ample parking, and yet cross-country skiing, snowshoeing, wildlife, fireflies and peepers are just outside the door. In the summer season, several organic farmstands and local picturesque swimming holes range between 5-15 minutes away. Autumn's glorious show is on display everywhere you look. Winter offers easy access to groomed VAST trails in the field behind the house and studio. Hopkins Center, AVA Gallery, the Lebanon Opera House, Northern Stage, and a wide array of restaurants are within 20 minutes. The Lyme bridge is now open, so there are more restaurants, trails, activities and the Dartmouth Skiway! Despite the proximity to town and even to my home, the simple studio space is serene in its sumac baby forest. The space is one of a kind, with a giant salvaged chapel window, cathedral ceilings, a candelabra, a clawfoot tub, a quirky outhouse, on-demand hot water, electricity and wifi. The site lists that it sleeps 4? But three is more realistic, and I cannot seem to change it. Also, we have 2 barn cats and the toilet really is an outhouse with an old quarter pipe as its roof.

Full of scenic waterfalls along a Vermont mountain brook, our daughter named the land after dynamite was found during renovations of the former one-room schoolhouse on the property 5 years ago. Located in the heart of the Green Mountain National Forest, the Outdoor Center provides access to the Blueberry Hill network of trails, the Vermont Long Trail, The Catamount Trail, and the Moosalamoo National Forest Trails.

While there is an internet connection near the buildings, it may not be available at your site. Cell service is limited at best. You can drive your car right up to your site. Sites are a good distance apart. Site 1 and the Bed in the Shed are the most private. Site two is quite open and supports trailers.
For your campfire, you can forage for wood or request "bundles" (about a dozen hunks of wood) by the morning of your arrival, and we'll have it delivered to your site. Please note, wood from outside Vermont is not permitted.
Step outside your tent and you'll find a wealth of hiking, biking, and running trails. As stewards of these trails, your camping fees help support the efforts of this non-profit comany. Nearby, you can enjoy swimming, kayaking, and canoeing. Trail maps are provided upon arrival, and you can also view them online on our webpage at Blueberry Hill Outdoor Center.
The Outdoor Center offers snacks and cold drinks for purchase, including our inn-made chocolate chip cookies, chips, and cold drinks. Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat.
This property has a lengthy history going back to colonial times.
It’s been a farm, an apple orchard, and once had a sawmill.

Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult.
A note regarding electric vehicles (EV):
If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups.

Our HipCamp is set on a six-acre property featuring three acres of mature maple trees and a historic 200-year-old home that now operates as an inn. Campers are welcome to stop by in the morning for a 50 cent cup of fresh, hot coffee or our inn's legendary breakfast for $15/person.
Located seven miles from Middlebury, the site offers both a quiet retreat and easy access to the town’s shops, restaurants, and cultural events. The surrounding area is rich in literary history—Robert Frost spent 39 summers nearby at the Bread Loaf Campus, drawing inspiration from the landscape.
Outdoor enthusiasts will find plenty of opportunities for recreation. The Green Mountain National Forest trail system is nearby, offering biking, hiking, skiing, and snowshoeing. The Rikert Ski Touring Center and Middlebury College Snow Bowl provide additional options for winter activities.
Per our town fire marshal, fires are only permitted when there is a full blanket of snow on the ground or with a permit with the Ripton fire department.

The Studio at Halfpipe Farm was a wonderful place to stay! It had everything you could want - a cozy loft, hot shower, stove, beautiful scenery, and so much charm! We had an absolutely amazing time! The home was so comfortable and beautiful, and we loved all the doors on the ceiling! We got to make dinner with the little kitchen, which was perfectly stocked for our needs, and the bath was such a cute addition! staying here for our second Valentine’s Day was absolutely perfect and I would recommend it to anyone looking for a cozy night in any season💕

2 nights at Halfpipe Farm
It was a good blend of having convenience, glamping, beauty, and quaintness.
While the upstairs bed is comfortable, it does sit on the loft wood itself. One word of caution and to be prepared, the ladder that goes up to the loft is narrow and quite steep. There's also a bed on the main level, which I actually found more convenient for those of us who have to pee in the middle of the night. 😊
Overall it was a comfortable and enjoyable stay. I would recommend it for anyone that wants a down to earth glamping experience.

Our stay at Camp Ebb and Flow was nothing short of amazing! From the moment we arrived, hosts Jeff and Jill greeted us with such kindness and warmth that we instantly felt right at home. They went above and beyond by sharing local recommendations for hiking trails, scenic road trips, and great spots to grab a bite — their hospitality truly set the tone for our visit.
The property itself is beautifully maintained — spotless, thoughtfully landscaped, and full of charm. It’s clear that Jeff and Jill take great pride in keeping everything in perfect condition. We especially appreciated their off-leash policy, as we travel everywhere with our dog, Dex, and he absolutely loved the freedom to roam and explore safely.
I'd be remiss if I did not mention the bath house, yes, there's also a bath house. It's all enclosed, climate controlled, spotless, and includes Jill's personal touch with the stellar decor.
If you’re looking for a place to escape the everyday hustle and recharge, look no further. Camp Ebb and Flow offers the perfect balance of peace and natural beauty. The gentle brook on the property was one of our favorite spots to unwind, listen to the soothing sounds of nature, and simply breathe.

We had a wonderful time visiting the animals and looking at the stars from Willoughby rescue. There was lots of fun to be had nearby and on site. We left a night early because we wanted to avoid the rain, but loved the eclectic and adventurous stay at the Thoreau Stream campsite (not recommended for the faint of heart/folks with less camping experience). It is a short but rugged trek from the parking spot, but the solitude is lovely. Definitely recommend sharing an apple slice with the donkeys, they are very soft if you are gentle.

Weekend Trip to The Hollow at Dynamite Falls
Absolutely beautiful raw nature! The steep walk up is well worth it! Tent is spacious and comfortable. Take the trip to the hollow, not an easy hike but the reward is amazing! The zip line was so much fun, we now need one at home lol. We even enjoyed the occasional sound of the trains going by below. Can't wait to return in the spring!!

I had an amazing weekend camping on Jeff and Jill’s property! This was my first time camping alone and I felt incredibly safe. The property and campsites are beautiful. Jeff and Jill even brought me one of their sleeping bags because they were worried I might get too cold if temperatures dropped at night! I will definitely be coming again in the future.
