My family has been doing sustainable forestry and pasture basedfarming heresince the 1980's. We raise pigs, chickens, ducks, geese and sometimes sheep on pasture delivering to local individuals, restaurants and stores year round. We have our own on-farm USDA butcher shop where we cut meat, make sausage, bacon, salt pork and other delicious meats. Learn more about this land: Roughly 1,000 acres of mountains, forest, marshland, beaver ponds and miles of trails. This is back country camping with logging roads, log landings and old country roads.There are many options for camp sites including just off road to deep in woods on logging roads & landings. Sites are not fixed - pick one you like in the non-farm zone, respecting other campers, and enjoy your visit. Note: This is real country - not a hotel, motel or groomed camp ground nor groomed trails. It is a working farm and forest. There is no front desk, no 24/7 service. Be attentive about clearance on your vehicles on side roads, logging trails and log landings. Logging & Side Roads & Landings are dirt/gravel. Some lower vehicles may have difficulty with clearance expecially in wet and muddy weather. There are many camping sites that are accessible near the main roads and better landings where you can park. Occasionally there is logging activity to stay clear of - it will be obvious as there is big equipment and log piles then. Please stay outside of the fenced Farm Zone areas. Fences are electricified for the livestock and there are big livestock guardian herding dogs in the farm zone. There are acres and acres (>100?) of wild raspberries and blackberries all over the mountains and valley - a delight for the tongue in their seasons roughly July to September. Dozens of wild apple trees abound as well. In the past people have grown marijuana on my land without permission - if you find any, go ahead and take it. A plethora and diversity of wildlife. Bring your cameras and binoculars but no guns, bows or traps. General store and Post Office 1.5 miles south of farm on Route-25. Barre town 9.5 miles north on Route-302 with Montpelier just a little further, each having a wide range of dining & shopping as well as local sights. There are many local lakes and rivers with great swiming. Groton Lake with it's Boulder Beach is just up Rt-302 a few miles to our east. A little further you'll find Lake Champlain, Lake Fairlee, Lake Morey and the Connecticut River as well as many other lakes and rivers in Vermont. PORK, both fresh and smoked, available most times from farm by appointment. Currently I have bacon, smoked jowl, smoked ham, smoked trotters and smoked hocks in stock. FIREWOOD - Vermont bans bringing firewood in from other states because of pest and disease risks so get the wood locally. You may use downed wood laying on the ground for your grill but please do not cut down trees. Dead lower branches of spruce and pine may be trimmed and they make excellent kindling. Cut close to the trunk to leave it safe for others. I also usually have dry firewood you can purchase for $10 per bundle. Much of the year fires are allowed such as when snow is on the ground. Please leave farm gates closed, stay out of fenced (electric!) farm fields, do not feed farm animals, keep roads open for others and be respectful of other campers, neighbors & locals. Fences in the farm area are typically electrified - no touch. Please note that I have big farm dogs who guard and herd our livestock. Please do not bring your dogs into the farm area (shown on map) as my dogs will see your dogs as possible threats to their livestock. Well behaved dogs, children and adults are welcome in the forest land. A leash is recommended if you do not have good voice control of dogs and children. Remember I farm so I may not always reply to texts quickly and I'm rarely near the front gate. My house is over 500' higher up the mountain from the front gate and road so I may not hear you even if you honk, especially at night. This is back country camping with logging roads, log landings and old country roads.There are many options for camp sites including just off road to deep in woods on logging roads & landings. Sites are not fixed - pick one you like in the non-farm zone, respecting other campers, and enjoy your visit. Note: This is real country - not a hotel, motel or groomed camp ground nor groomed trails. It is a working farm and forest. There is no front desk, no 24/7 service. Be attentive about clearance on your vehicles on side roads, logging trails and log landings. Logging & Side Roads & Landings are dirt/gravel. Some lower vehicles may have difficulty with clearance expecially in wet and muddy weather. There are many camping sites that are accessible near the main roads and better landings where you can park. Occasionally there is logging activity to stay clear of - it will be obvious as there is big equipment and log piles then. Please stay outside of the fenced Farm Zone areas. Fences are electricified for the livestock and there are big livestock guardian herding dogs in the farm zone. There are acres and acres (>100?) of wild raspberries and blackberries all over the mountains and valley - a delight for the tongue in their seasons roughly July to September. Dozens of wild apple trees abound as well. In the past people have grown marijuana on my land without permission - if you find any, go ahead and take it. A plethora and diversity of wildlife. Bring your cameras and binoculars but no guns, bows or traps. General store and Post Office 1.5 miles south of farm on Route-25. Barre town 9.5 miles north on Route-302 with Montpelier just a little further, each having a wide range of dining & shopping as well as local sights. There are many local lakes and rivers with great swiming. Groton Lake with it's Boulder Beach is just up Rt-302 a few miles to our east. A little further you'll find Lake Champlain, Lake Fairlee, Lake Morey and the Connecticut River as well as many other lakes and rivers in Vermont. PORK, both fresh and smoked, available most times from farm by appointment. Currently I have bacon, smoked jowl, smoked ham, smoked trotters and smoked hocks in stock. FIREWOOD - Vermont bans bringing firewood in from other states because of pest and disease risks so get the wood locally. You may use downed wood laying on the ground for your grill but please do not cut down trees. Dead lower branches of spruce and pine may be trimmed and they make excellent kindling. Cut close to the trunk to leave it safe for others. I also usually have dry firewood you can purchase for $10 per bundle. Much of the year fires are allowed such as when snow is on the ground. Please leave farm gates closed, stay out of fenced (electric!) farm fields, do not feed farm animals, keep roads open for others and be respectful of other campers, neighbors & locals. Fences in the farm area are typically electrified - no touch. Please note that I have big farm dogs who guard and herd our livestock. Please do not bring your dogs into the farm area (shown on map) as my dogs will see your dogs as possible threats to their livestock. Well behaved dogs, children and adults are welcome in the forest land. A leash is recommended if you do not have good voice control of dogs and children. Remember I farm so I may not always reply to texts quickly and I'm rarely near the front gate. My house is over 500' higher up the mountain from the front gate and road so I may not hear you even if you honk, especially at night. We enjoyed the horse run in! The run in was clean and had everything we needed. Very much enjoyed the wood burning stove, hot tub, and fire pit. We found the dvd player, books, and record player charming. The farm is beautiful and we enjoyed the town of Londonderry. While the listed rules were a bit overwhelming, Ben and Loana were very kind and hospitable and easy to deal with (it was only surprising bc the rules had set a bit of a different tone). I would highly recommend.

Weekend Trip to Campers Welcome to The Wolf Swamp.
Absolutely beautiful campsite along a little pond. We had some surprise visits from a couple horses, Emily and Sunny, from a neighboring farm which put a great big smile on our faces. Dwayne, the man, the myth, the legend himself brought us two very large bags of wood which we happily burned throughout the cold night. Still one of my favorite sites for its convenience and scenery. Although the highway is right next to you, after a little bit it turns into white noise and helped me sleep like a baby. Thanks again for a great stay on our final trip of the year. See you guys next year!

Best site I've ever stayed at! Good amount of space between sites but still an easy walk to the kitchen+water, outhouses were clean and convenient with an excellent sense of interior decoration! We stayed at Birch Grove on a particularly cold, rainy, and windy Halloween weekend and Nick already had a large tarp set up over the easiest tent spot.... plus a cow skull and a few candles for the ambiance. Incredible site with multiple pitches spread out around the land. We were lucky enough to be put on the beat site...on site 7 (despite booking the field site). What a view and great facilities. Fit pit with grill for cooking whilst watching the stars and white mountains. Camp cooking kitchen and shower near the main house. Fire wood for sale. Compost toilet at each site. The only problem was we wished we could have stayed longer! Look out for the friendly moose and check out the little boat on the pond. Fab site 10/10.

Nick is a terrific host and it's obvious that this hipcamp is a labor of love. Kudos to Nick for preserving this beautiful property for generations to enjoy especially in the face of constant development and expansion northward. It truly is a sanctuary. This farm/campground, perched high above the valley, offers a beautiful landscape, private and spacious sites that can accommodate many, and clean portapotties (picture signs, decorative lights, air fresheners, bug spray, hand sanitizer, etc). It is easy to see that much care and thought has gone into the entire campground’s set up. I don’t know if there’s a section about the hosts so I’ll mention it here. Elle and Duane(Dwayne?) offer the exact hospitality one looks for when welcomed to any property. There aren’t enough words to express how much we all enjoyed the weekend.

This was the perfect “glamping” spot! Tara has the space supplied with everything you may need. We especially enjoyed cooking our dinner over the fire, and sleeping to the sounds of the wood stove burning at night. Be prepared for the sounds of wildlife (coyotes). We never encountered them and always felt safe, but could certainly hear them! We would definitely return to this spot.

An amazing stay at a beautiful property! It was a little hard to find- when I clicked the directions option on the booking, it took me to two different places that were both incorrect. The address for the campground is 262 depot street, and the campground map is difficult to find- doesn’t seem to be on the Hipcamp site. Our friends booked the river run site so we were able to take over the whole area, and our dogs could run around and play which was great! Very private and secluded, though it might have felt too close if people at the adjoining site (river run) were strangers. We will definitely be back, so many cool and different options for lodging!!

Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. MEI is based on a small-scale diversified, organic, and biodynamically oriented farm with an acre-sized retreat garden and other herb and flower gardens, and 2 food producing greenhouses. We practice regenerative agriculture, carbon farming, and many other environmentally sustainable practices. Main House Front Porch The front porch of the main house has continued to be a wonderful gathering place with outstanding sunset views and surrounding terraced gardens with blossoms and berries that attract hummingbirds and bees. We serve meals from the adjoining big kitchen, and these can be enjoyed on the porch or taken on trays to the nearby Plum Grove, other outdoor settings. The porch is a great place to meet with others or enjoy a place to sit and read. There is also a good internet connection on the porch and a place to charge devices. You are welcome to walk anywhere on Metta Earth land. Or you may want to walk on the surrounding dirt roads, all with very minimal cars and great mountain views or along the river. We can give further directions and information about the region when you are here. Our stays range from basic tent sites to Yurts and Canvas Tents. We have something for everyone. We have four yurts nestled on a knoll among maples, beeches, balsam, and other trees. They each are positioned for a sense of privacy from the others and have little paths connecting them. They all are well loved and humble, beautiful, light filled circular spaces with a round dome skylight, lattice siding, windows with screens for summer use and in winter extra insulation provided by window quilts. Each yurt has a wood stove for colder weather. The yurts are furnished simply with various configurations of single and double beds, tables, chairs, shelving, and sheepskins or other floor rugs. At night a few of the paths are lit with solar lamps, so it is wise to bring a flashlight/headlamp as well. Beeswax candles provide inside night lighting. Some of the yurts have string, solar lights around the inside of the yurt walls. We have 5 bell tents that are lovely, roundish shaped tents with a peak. Four of them are smaller, one-person tents, and one is larger for a couple or 2 people. We provide amattress and pillow with organic bedding and a sheepskin rug, and a simple storage crate/table. It’s a good idea to bring a sleeping bag for extra warmth, especially in the potentially colder shoulder seasons in May and in September. If you have a tent, insulated ground mat, and sleeping gear, we have many inspiring sites in the surrounding forest glades, meadows, and fields. Those who choose to camp have access to outdoor composting toilets, a hot water outside faucet for bucket bathing, and outdoor shower available in the warmer seasons. Camping requires a certain hardiness and adequate gear. Weather during the growing season (May – October) in the mountains of Vermont is unpredictable. Temperatures range from freezing temperatures at night in the spring and fall to gloriously warm days and even hot days.

The dogs are unleashed and friendly (though they will come running and barking loudly to say hi)! We have a yoga studio and offer classes upon request. We have many games for you to use, a bluetooth movie projector, walking trails (sometimes needing a bit of maintenance), a fire pit and grill. The property is in the woods rustic woods of Vermont, amongst all of its seasons. Please note that we do our best to maintain the property as weather arises, but the walkways, some of which are a bit steep, may be snowy, icy or otherwise. Please come prepared with a vehicle and shoes that are suited for the season of your arrival (mud, snow and ice) for both our property and the town road we live on. Checking in during daylight hours is advised. Nearby, the town of Woodstock in only minutes away with cute shops and restaurants. There are many local hikes, national and state parks, the Quechee Gorge, white water rapids, The VAST (snowmobile trails), ski resorts and array of local events to attend.
