We are located on a private 36 acres of mostly woodland. We abut 100 acres of conservation land and another 100 acres of private woodlands. Park at the end of the dirt portion of Farley Rd and it is a short 5 minute hike to the campsites. There is a marsh and a creek on the property that support myriad wildlife. There are owls, loons, eagles, hawks, hermit thrushes, robins, turkeys, song birds and herons. There are deer, moose, bear(don't leave your food out!), chipmunks, squirrels, opossum, raccoons(don't leave your food out!), skunks, minks, otters and many other species in our neighborhood. We live at the end of a dead end road with very little traffic. No potable water provided, bring a filter and filter fresh water while you are here. Sweet Song Acres is 100+ acres of secluded forest nestled along the Little Sugar River, at the base of Perry Mountain. Located in rural Unity, NH and Charlestown, NH, just across the Vermont state line. Southernmost point, located in Charlestown is one of two campsites. The other is Shady Grove, located in Unity. The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. These buildings are found in what is considered the historic Center; shop for great local products at the Guilford Country Store, visit the charming Free Library, or even see some of the exhibits at the Historical Society Museum to learn more about the area and its history. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive. Always WISE to arrive When LIGHT out as we do not live at the site and are not able to show guests to their sites as a result.

We are located on a private 36 acres of mostly woodland. We abut 100 acres of conservation land and another 100 acres of private woodlands. Park at the end of the dirt portion of Farley Rd and it is a short 5 minute hike to the campsites. There is a marsh and a creek on the property that support myriad wildlife. There are owls, loons, eagles, hawks, hermit thrushes, robins, turkeys, song birds and herons. There are deer, moose, bear(don't leave your food out!), chipmunks, squirrels, opossum, raccoons(don't leave your food out!), skunks, minks, otters and many other species in our neighborhood. We live at the end of a dead end road with very little traffic. No potable water provided, bring a filter and filter fresh water while you are here. Sweet Song Acres is 100+ acres of secluded forest nestled along the Little Sugar River, at the base of Perry Mountain. Located in rural Unity, NH and Charlestown, NH, just across the Vermont state line. Southernmost point, located in Charlestown is one of two campsites. The other is Shady Grove, located in Unity. The two sites, located in bordering towns share the same entrance and are connected by a 1/4 mile trail. Both are very large sites. Campers would drive to both sites down a trail so we highly recommend a vehicle with decent clearance and 4WD or AWD. Southernmost Point is a fully drive-in site. Shady Grove campers park above the site and the campsite is down a short path, just a few hundred feet or so. The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Perfect snow get away. Wood burning stove and heater kept us warm, even with just one. Enjoyed listening and looking through the vinyls. Loved the hot tub after a long day of hiking and the comfy bed. The cabin was cute and felt very lived in. It was a nice surprise to see a journal of how many people stayed there, especially during Covid, very lovely notes people left! Only down side - couldn’t stop sneezing at times, lots of dust in the crevices of the wood floor and fabric. Also wish there was a bit more privacy at the door and hot tub, could see the guest next door. Overall definitely would recommend and stay again!

Gorgeous location! What a cool spot. Directions brought us right up the road that runs between the two main houses- Your classic white antique farmhouse on the left & the newer house on the right. Just past the house & down around back, we loaded up 2 big bins of firewood & headed down the hill to the campsite entrance on the right. There are 2 ponds along the road where RV's & vans can park, no fire pits, & kind of out in the open for us. The lower pond & camp site was lovely, but little tricky to get our little schoolie parked in close to the fire pit area, plus it was a bit wet & mushy, (understandably, in late November) so we decided to walk down & see if there was a dryer option. We found a few more drive-in campsites each with picnic tables, fire pits, a little outhouse & level, nicely woodchipped, tent spots. It's all pretty obviously marked with painted signs & little solar lights. Its adorable. We parked our bus down there since it was cold as heck & we wanted to be very close to a bonfire! This area was also more private, in the edge of the woods under the trees. We had the whole place to ourselves. We had a huge bonfire, while it lightly snowed. Beautiful.

Weekend Trip to Winimusett Farm
A friend and I stayed here over the weekend in mid-November. We enjoyed our trip, the cabin is cozy, and Misty was very communicative and helpful! The directions were thorough, and we had no problem using the cabin. Outside temperature was ~28-45°F, but the wood stove was very effective and the cabin became very toasty. One thing to note is that the solar-powered battery banks had little charge. The string lights only worked for 20 minutes on our first night, and their battery banks did not recharge the next day. The large solar-powered battery bank that powered the lamp in the corner had only about 6 hours of charge. We're guessing that the weak fall sun, combined with cloudy conditions, meant these battery banks didn't fully charge. This might be something to consider when packing for a fall/winter trip. We're glad we brought flashlights, a rechargeable lamp, and some pillar candles. We also brought our own kitchen supplies; not sure what to expect, but there were plenty of utensils, cookware, etc., even if we hadn't brought our own. The floor needed a little sweep when we arrived, but everything else was clean. Overall, we enjoyed our stay!

We enjoyed the horse run in! The run in was clean and had everything we needed. Very much enjoyed the wood burning stove, hot tub, and fire pit. We found the dvd player, books, and record player charming. The farm is beautiful and we enjoyed the town of Londonderry. While the listed rules were a bit overwhelming, Ben and Loana were very kind and hospitable and easy to deal with (it was only surprising bc the rules had set a bit of a different tone). I would highly recommend.

There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The sites are only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store. I also have dry, split firewood available for $10 on site. Please don't bring your own unless it is prepackaged from shaws or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...

Fires: We allow small fires in specific spots, namely the fire ring at Camping on Blueberry Hill, at Ft Sky and inside the Tipi. Campsite fires are allowed weather permitting, when it's not windy and must be kept small. If it's windy then you can still have a fire in the tipi. No large fires or bonfires. All fires must be completely out unless you are physically with your fire. We supply 5 gallons of water and more is available to drink, wash dishes and put your fire out. Please respect our rules. Fire safety is necessary to keep everything safe here for all of us. Thank you for understanding. Here in the mountains we can experience very cold nights. We supply a small pile of firewood for a small fire at no charge. If you like, you can gather more dead wood (not live trees) in our forests. Winter is coming soon. Come share our paradise, bring your outdoor adventurer gear (you will be glad you did) and we will share our favorite local destinations with you. We ask that all hipcampers who are primary guests be 21 years of age or over. Children are welcome but we will not knowingly rent to anyone under 21 years of age. Our property is 85 very private acres with an open field surrounded by forest and open wooded area with many trails. The forest is very diverse including some old growth maples and birches, as well as hemlock and pine trees. The campsites are at the edge of the field set back into the woods. I have recently added sand and gravel to improve drainage since the heavy rain we have had last year. We have a portable composting toilet outhouse and a hot outdoor shower. Feel free to explore all of the trails on foot or mountain bike. You may see some turkeys or deer out there. There is a small pond with lots of frogs and salamanders near the camping area, and a few seasonal streams on the property. You can hike a one mile loop on our newest trail. It is medium difficulty because of the hillside it is built on so hiking boots are recommended unless you are on a mountain bike. Rock walls built in the mid 1800s circle the property almost entirely so the borders are easy to see. The Deerfield river is a few miles away where you can fish for trout or go for a swim or kayak. The Connecticut river and the green river are about 15 minutes away as well. We have tubes, a canoe, and a kayak that are available to rent for some floating! Historic Deerfield village and Yankee Candle store and factory are about 10 minutes away. We are about 20 minutes from Northampton and Amherst.
