The property is a short 6 mile drive from the quaint town of Torrey, host of the annual Fort Desolation Festival and 15 miles by car from Capitol Reef National Park. Our location provides RV travelers with an ideal base camp for exploring the natural wonders of this region of Southern Utah and the majestic Boulder Mountain. The property consists of mostly pasture land, desert sage, pinyon pine trees and panoramic mountain views. The ranch is surrounded by some of the most amazing scenery anywhere and endless outdoor opportunities! We have a single (self check-in) RV/trailer/van parking area complete with water, power, sewer, WiFi and picnic table. All guests MUST have their own bathroom, clean up after pets and pack out any trash. We are unable to accommodate tent or car camping anywhere on the property unless you are with a group that has a trailer or RV equipped with a bathroom available for use during your stay and no open wood burning fires are permitted at this time. Our original Tiny House model. This home sits at the top of the hill and looks out across the property, surrounding mountains, and beautiful canyons. This home is our largest at 570 square feet with 400 square feet on the main level, a 12 foot ceiling to an open loft adding an additional 170 square feet, and a feeling of openness.
The master bedroom features a queen sized bed, a flat screen smart TV, a small desktop work space that is convenient for working on a laptop or getting ready for the day, clothes hanging, additional storage space under the bed for luggage, and a thermostat for individual climate control.
The loft area is open to the kitchen and living room and has two XL (Extra Long) twin beds. This is a great space to play games, store extra gear, or just stretch out and relax. The ceiling height is just under 5 feet so you big kids don't plan on running around up there.
The kitchen and living room is an open floor plan with a large sliding door that opens to the deck and beautiful views. The living room has a queen sized sofa sleeper, two lounging chairs, a hand crafted coffee table with storage of extra bedding, and large smart TV. The kitchen is well stocked with kitchen essentials, beautiful stainless steel appliances, a convection microwave oven for cooking and baking, a stove-top, a large refrigerator, a keurig coffee machine, granite counter-tops, farmhouse sink, dishwasher, and a table/prep island with seating for four.
Bathroom: Large glass shower, sink, toilet, hair dryer, towels, shampoo, conditioner, body wash, and hand soap.

This home is our largest at 570 square feet with 400 square feet on the main level, a 12 foot ceiling to an open loft adding an additional 170 square feet, and a feeling of openness.
The master bedroom features a queen sized bed, a flat screen smart TV, a small desktop work space that is convenient for working on a laptop or getting ready for the day, clothes hanging, additional storage space under the bed for luggage, and a thermostat for individual climate control.
The loft area is open to the kitchen and living room and has two XL (Extra Long) twin beds. This is a great space to play games, store extra gear, or just stretch out and relax. The ceiling height is just under 5 feet so you big kids don't plan on running around up there.
The kitchen and living room is an open floor plan with a large sliding door that opens to the deck and beautiful views. The living room has a queen sized sofa sleeper, two lounging chairs, a hand crafted coffee table with storage of extra bedding, and large smart TV. The kitchen is well stocked with kitchen essentials, beautiful stainless steel appliances, a convection microwave oven for cooking and baking, a stove-top, a large refrigerator, a keurig coffee machine, granite counter-tops, farmhouse sink, dishwasher, and a table/prep island with seating for four.

We have been to many sites and this one was our favorite. We were immediately greeted and even given a tour of the place right away, we felt welcomed and really enjoyed the positive friendliness vibes here. The land is absolutely a special place with an amazing 35mile bike ride trail that loops right to the park entrance, that had some of the best views Iv ever biked. We can’t wait to come back.

Rikki is the best host you could ask for. She was so welcoming and always available for anything you needed. The cabin was cozy and warm even in December when we went. There is two cabins nearby but set up in a way that you hardly notice them as they are facing the river. Lots of cute geese, ducks, and chicken running around. We will definitely be back!

Great place and had a fun time at the Garden cabin! Even for early december and winter conditions, the room was very warm and we had a comfortable time at night. The host was very helpful and responsive when we had questions about firewood and the property. Definitely recommend and would love to visit again in summer if I have a chance!

We had a great time staying here! The barn was super cute, warm, and cosy, and the bathrooms were great.
Our only complaint is that there were five large dogs running around off leash the entire time we were there. Of course they were friendly to me and my parents, but my own dog does not always do well with other dogs. I barely let him out because I didn't want him to meet five other large dogs, especially when the owner was not in sight. I am not sure if these dogs live on site or belonged to another guest, but we would have appreciated stricter rules about dogs being kept on leash (as my dog was).

Very nice & clean laundry room that is open 24 hours with a code. My wife’s only criticism is that the park is right off of Hwy 24 and being a light sleeper, occasional loud vehicles woke her up. We would stay here again.

This site is located an a lovely farm and as it has only one site, you have complete privacy. The host was a very friendly gentleman who welcomed me on arrival and checked again on me in the morning but otherwise left me to enjoy the peaceful surroundings. Although the water was turned off for the season, I did have electricity. I would definitely stay here again.

What a great spot! The bath house is super nice -- running water, including 12 minute hot showers included with stay! There's also free laundry if you're staying and a nice big sink that I used to do dishes. A hangout area and tons of outlets for charging up electronics, couch and some tables/chairs, free wifi, and a microwave -- felt like I was glamping! I will definitely recommend this place to others! I will say, the tent camping spots while flat did not appear super level so just be aware of that. Great location close to many things in Grand Staircase as well!
