Learn more about this land: Welcome to Road to the Sun Ranch, our quiet RV retreat in Grover, Utah, near Capitol Reef National Park. We created this site for travelers who want a peaceful place to land at the end of the day — somewhere with wide-open views, quiet evenings, and the feeling of being away from it all, without giving up the ease of full hookups. The ranch sits along Scenic Highway 12 near the base of Boulder Mountain, about 6 miles from Torrey and approximately 15 miles from Capitol Reef National Park. The property is a mix of open pasture, desert sage, pinyon pine, mountain views, and big Southern Utah sky. It is a beautiful place to slow down, watch the light move across the landscape, and enjoy the quiet side of Capitol Reef Country. We offer just one private RV/trailer/van site, so you will not be tucked into a crowded campground or sharing the space with a row of other campers. The site includes water, power, sewer, WiFi, and a picnic table, making it a comfortable basecamp for exploring Capitol Reef, Boulder Mountain, Torrey, Scenic Highway 12, Fishlake National Forest, the Burr Trail, and the surrounding red-rock country. This site is best for self-contained RVs, trailers, and camper vans. Guests need to have their own bathroom available, so we are not able to accommodate tent-only camping or car camping. Well-behaved dogs are welcome, and the private setting is one of the things dog owners tend to love most. We just ask that you clean up after pets, pack out your trash, and help us keep the ranch peaceful and clean for the next guests. For safety, open wood-burning fires are not permitted. Maximum trailer length is 28 feet, and maximum RV length is 35 feet. Class A motorhomes are not recommended. Livestock may be present in adjacent pastures during the summer and fall months, typically June through September. The site is open seasonally from April through October. Beautiful and peaceful setting. Very clear directions and instructions. It was wonderful having full hook-up! And an extra nice surprise to receive a gift of coffee! Thank you! It was close to the parks we wanted to visit and our dog enjoyed some off-leash time with us. We very much enjoyed our stay there and most definitely would stay again.

Privacy and views were great. The hookups were straightforward (especially once I got the longer connector hose that was available to borrow) and well maintained. The host qas responsive and helpful but not intrusive. Five stars... And thousands more to see above with the great dark sky conditions. My wife and I loved staying here.

Fantastic spot. Private, dark and quiet Not far from Capital Reef and Torey is a cool little town. Close by. Easy access. It’s like BLM camping with full hookups.

Super private, unless you count the cows! Super nice spot with easy hookup to water and power. They even left some coffee with the site instructions! Really easy to find and navigate around. Thanks for the awesome experience!

A beautiful and peaceful spot! A great location for stargazing and enjoying your morning coffee while hearing the birds sing and cows mooing in the distance. The host provided excellent directions and offered detailed information. They also graciously provided us with a bag of local coffee to enjoy. Very thoughtful. Highly recommend!!

Extremely peaceful and scenic place. Ideal for our dogs. Great site description, water, electricity and sewer hookups worked flawlessly. Definitely recommend and we'll most likely come back if we're in the area.

Wonderful peaceful spot. Minor road noise, but not intrusive. Overall it feels isolated with no near neighbors. Great view across the pasture to Boulder Mountain. Hookups worked well. Easy entry. We love staying here for a few days every year to do hikes in Capitol Reef and Boulder Mtn, as well as biking . Always worth the drive to Boulder for a dinner at Hells Backbone Grill.

It was so nice to have a private spot to go to. We travel with our dogs and a cat and at regular rv parks or campgrounds the dogs would hear every movement. ROAD TO SUN RANCH WAad private with nice views. They even left us coffee, which was great.

What a great view! The owners have set the site up pretty well, with electric (30 amp only), water and sewer. They even have some lighting in the tree if you want to turn those on.

We had a great 6 night stay with our 2 dogs at Road to the Sun Ranch. It was very private, a good respite from our days in Capitol Reef National Park. There are a number of places near the location (and outside the Park) for us to give our dogs exercise before we headed out for our own adventures.

This is our second visit to this beautiful property! It is very private and has all the camping necessities- sewer, water and electricity. The site is very clean. It is spacious and there is plenty of room for doggies to run and have a little freedom. We enjoyed just spending the afternoons - after hiking in nearby Capitol Reef - just enjoying relaxation time! Zach is a great host. He communicates well and is very accommodating. We will definitely be back again!

Great spot, easy access to capitol reef and Torrey, shade, safe place for a dog, all services and well maintained. We spent two comfortable nights there. Excellent communication and flexibility from Zach.

Our first Hip camp. Best private-commercial (not a state or Fed park} we have ever visited. Liked it so much we added a day. Beautiful views. Quiet. And being a 1-site HipCamp we were all alone. Zach the host was very responsive. Loved letting the dog have freedom to run his "zoomies" around the camp site. From this site we did Capitol Reef, Burr Trail Grill, Anasazi State Park, Fishlake Natl. Forest and the beautiful alpine lake, Million $ highway 12, Escalate and Torrey. Chuckwagon store and deli were great.

It was so peaceful, like being wholly off-grid yet having RV hookups! The night sky was epic without light pollution. There was a small amount of road noise in the late afternoon and morning, but we were in a tent trailer, and it didn't bother us. We highly recommend visiting Road to The Sun Ranch.

Nice private and quiet spot, no road noise and easy to get into. Great spot if you have a dog. Our cattle-dog loved being off leash and catching a frisbee. Plenty of flexibility on how you want to orient your RV.

Great spot! Perfect for exploring Route 12 including Bryce Canyon, Capitol Reef, and the Grand Staircase. We love the easy access to Torrey as well. Zach was a great host and we will return soon!
