Joe purchased this property in 2008. At that time it was 8 acres it is currently now at 20 acres continuous property. The ranch is situated 2 miles off the highway on the edge of the vast national forest, areas this gives you a feeling of being in the wilderness. The south and east sides are boarded by canyons and ruins. All other properties in the area or 10 acres or more so are well spread out and sparsely populated. All the structures on site were brought here piece by piece and were salvaged from construction projects in Yosemite and Grand Canyon national parks. Water is manually hauled in so please be conscious of water use.

Hill Top School Bus
We loved this ranch!
We loved our school bus! Joe was great. He met us at the entrance to the property and showed us all around. Normally I would have felt a little weird with a “community” shower and kitchen, but the other guests who stayed were delightful and we had a wonderful time around the fire that first night. My husband myself and my teenage son traveled together. There was one bed and a futon for the floor for my son. The quarters were a little tight for three but it worked out great for us. Joe provided lots of extra blankets for us since it was in the 30’s and we are from Florida! :) Canyon River Ranch is off the beaten path….which for us was really nice. Thanks Joe for hosting us on our first trip wheeling in Utah.

The Slabs, Primitive Camping
We had a great trip! There was plenty of room for our group with 4 tents, and everything we needed for a comfortable trip. Joe was a fantastic host. I would definitely book again.

Hill Top School Bus
The bus is magical.
I loved my stay in the school bus. Joe's land is really beautiful, and I have a lot of respect and admiration for the off grid aspect. The bus was so sweet and tidy and felt like a sweet little secluded spot. I'd totally stay again and recommend it to friends.

Indian Feather Camper
The lovely smell of juniper trees fills the air. The outdoor shower and outdoor kitchen make mundane tasks a little more beautiful. Quiet, beautiful night sky views, peaceful. Joe is a friendly guy who has built this place by hand. Beds were comfy and clean in an adorable camper.

It’s quite a beautiful little wonderland Joe has there… I enjoyed my Indian Feather trailer so much…had a wonderful sleep and I was the only one there…the stars…wow.
