Hi Pal! Welcome to your Texas countryside dreams. We hope you love the magic here as much as we do. Our gorgeous wildlife sanctuary is peaceful, full of nature delights, and away from the hustle and bustle and city lights. Our van spot is secluded and the only spot on the front of the 25-acre property. Nestled right by a pond (Grateful Waters) with a picnic table, it's an amazing place to camp totally privately and immerse yourself in the unbelievable Texas country stars + sunsets. This rural spot is a phenomenal place to watch and hear tons of nature: birds, turtles, armadillos, snakes, bugs, coyotes, rabbits and even some cows next door. Campers are welcome to enjoy the whole front forest and meadow near the camping spot (~5 acres) and wander the mowed trails throughout the front of the property. The back of the property is currently an animal sanctuary and artist residency. We ask Vanlife guests to stay on the front half of the property (away from the houses) while enjoying and exploring on their stay. NOTE: We currently are only accepting fully self contained vehicles for reservations - you must have your own toilet, water source, and trash. We are new to hosting, so we are starting small + easy. We are vanlifers ourselves, so we are so happy to be able to share this super private land with other folks who want to get away from the crowded RV parks and get some privacy. If you decide to book with us, we hope you enjoy your stay and have some magic happen.

Our overnight camping trip to Billy’s was a last-minute decision — and we’re so glad we made it! Everything was exactly as pictured, and we had a wonderful time on his beautiful property. We spent the day fishing and taking advantage of the Jon boat and kayak right by the shore. We cooked over an open flame with wood we purchased directly from Billy, which made the experience even better. The weather was perfect, the company was even better, and the sweet sounds of nature were truly the cherry on top. Thank you, Billy, for sharing your little slice of heaven with us — we can’t wait to come back!

Billy's place is beautiful. He has the sites spread out so there is lots of privacy. Great view of the rive, big shady trees, and enjoyed the sheep grazing through. Easy walk to access to the Guadalupe River. Looking forward to next time.

Beautiful land! We enjoyed our stay at this camp site. Billy accommodated us on short notice and showed us to our site. We loved the view and hearing the cattle and fish jumping in the river. We will back again on our next Texas Adventure

Secluded camp site, Billy was very kind, and sheep and goats just wandering around! While we were here it was raining so didn't end up making it to the water, but the views were still awesome.

Where do I start..We have found our forever camping spot ❤️ When we arrived we were all just in awe of the view..What an amazing spot ( site 4 ) The grass was so green and soft the view of the river amazing.... The site is so private, and huge...We sit up our tents under some trees the shade was perfect . So much space to set up everything. The sounds of nature were on point. The birds singing was very relaxing. The entrance into the river was very easy like walking into the beach. Billy is so very kind . And kept us good with firewood. Also provided us with lifejackets which was so very much appreciated...Our children spent hours swimming and riding up and down the river on the boat and Kayaks that Billy provided...The two fire pits were a huge plus .made cooking so easy....We spund four days and 3 nights there and we were not in a hurry to leave....There is water from a well on the property that made it very easy and convenient for our needs....This is definitely a place that you will not regret camping at....it's our new favorite spot....💞💞💞💞 Thanks Billy for offering such a beautiful place to make memories at ...keep up the good work...we will be back...😊

The boats are meant for one but there's just enough room for a friend (provided it's a dog).

Super great place!! I was by myself and felt safe and enjoyed the tranquil scenery with tons of birds and wild life. The creek was perfect! Host were available if I needed anything. I will definitely be going back!!

We had a great time camping on Billy’s land. The river was beautiful and the campsite was spacious and appointed with a fire pit and chairs. Firewood was provided for a low price. The goats and sheep were friendly and cute.

This place is awesome one of the best hip camps we have ever been to. The little peninsula right off the river was beautiful and lush accompanied by canoes that are available to rent and firewood available for purchase as well. This is a Tip top establishment that I will definitely be visiting again and again for times to come. From wild beavers two cows in the river this place has it all!

Great private location with access to pump water. Very peaceful with a lot of animal sounds. River has a boat you can use, I wouldn’t swim in it lol. Billy was accommodating and nice. Trash can at entrance. No bathroom or shower. Prepare your own.

Camping on Billy's land was so relaxing, the location is amazing next to the Guadalupe river. The other sites are far enough where you dont even notice anyone around, and the sheep/goats were so amazing and really topped off the trip. I would highly recommend this space to anyone interested and I will definitely be returning!

. These are unique camping spots along the Guadalupe River. I didn’t exactly understand how unique until I started getting feedback from my campers. The surrounding scenery will lower your blood pressure and do wonders to let you reconnect with nature. Sit back and close your eyes late in the evening and listen to all the wildlife talking to each other. There is faint traffic noise from 90A about a 1/3 of a mile away but it calms down after 7 or so. Currently no amenities but I am in the plans for some portable bathrooms. Please be prepared to cover all your bathroom and cooking needs. I do have some good clean well water from a faucet on the way into the campgrounds. Campfires are permitted. There is a convenience store (Diamond A) with clean bathrooms and a great bbq just 5 miles to the west on 90A and a Walmart and HEB 10 miles to the east on 90A. (Both Diamond A and Walmart sell fishing licenses if you need one. Dogs are allowed at sites 3 and 4 but not at 1 or 2 where my livestock guardian dogs have access to. No matter the size or temperament of your pets you are always expected to have them under your control at ALL times. I have very small livestock in the area frequently I am almost always on the property and try to have my phone with me while campers are on site, just let me know what you need and I will do what I can to accommodate you. Semi working farm with cows, chickens, and small garden. The ranch also features a 1910 house that is currently being renovated. This property has been in our family since the 1960's, and owned by close friends of the family since the house was built in 1910. Close access to San Marcos, Lockhart, and Luling. Public river access is just down the road. Just 8 miles away located in the heart of Texas’s barbecue capital, Lockhart State Park is an intimate, area with lush trees and trails along the Clear Fork Creek. It offers amenities like a swimming pool, a golf course, a small waterfall, fishing, and hiking. It’s just a 10-minute drive from legendary restaurants like Black’s Barbecue, Smitty’s Market, and Kreuz Market—all must-eat stops for barbecue fans. Gonzales, Tx is where the first shot during the Mexican war was fire that today has branded there own flag of a cannon with the saying "Come and Take It". The property has grasslands on a slight hill just enough to give an amazing view of the surrounding landscape. We are currently building our property up living off of the grid in our 5th wheel. We will be building a 5 acre fruit and vegetable farm with plenty of activities to do. If you like bees, or would like to learn a little about them, we have our own hives here where we are currently raising about 40,000 of them. Questions about growing, we can see if we can answer them. The property is easy access right off the hwy and only a few miles to town where activities range from hiking, swimming, golfing, history exploring, kayaking and many more activities.
