Serene perch under the trees on the banks of the Guadalupe River in Seguin, TX. One-bedroom, riverfront tiny home with sleeping loft. Plenty of outdoor space. Relaxing views from two-level dock. WATER LEVEL and FLOW
The water level in photos are accurate. The water level has dropped 12 feet since March 2023, to rebuild the dam that created our lake. There is a certain flow requirement downstream from our property, so we maintain a minimum flow and consistent level/depth regardless of rainfall.
Depth varies from 4 feet at our stairs to 10+ feet in the middle of the channel. Additionally, there's no boat traffic, so it's ideal for kayaking and fishing year round.
Water flow slows in warmer seasons, and plumes of button moss intermittently float up from the bottom, collecting at water's edge. We still swim among the button moss, but it may not be ideal for some. Unfortunately, there's no way to predict when it will emerge and how long it stays.

WATER LEVEL and FLOW
The water level in photos are accurate. The water level has dropped 12 feet since March 2023, to rebuild the dam that created our lake. There is a certain flow requirement downstream from our property, so we maintain a minimum flow and consistent level/depth regardless of rainfall.
Depth varies from 4 feet at our stairs to 10+ feet in the middle of the channel. Additionally, there's no boat traffic, so it's ideal for kayaking and fishing year round.
Water flow slows in warmer seasons, and plumes of button moss intermittently float up from the bottom, collecting at water's edge. We still swim among the button moss, but it may not be ideal for some. Unfortunately, there's no way to predict when it will emerge and how long it stays.

Inside, the luxury RV is fully equipped with a gas range, grill, outdoor dining area, coffee maker, toaster, microwave, refrigerator, freezer, and two Smart TVs. Enjoy Wi-Fi, Roku, mood lighting, a retro game console with 3,000+ titles, board games, and a radio.
Sleep comfortably on a queen bed plus a fold-out full, accommodating up to four guests (best suited for two to three). The RV is pet-friendly, with food and water bowls provided — just keep pups off the bed, please.
Outside, relax by the fire pit, sway in the hammock under firefly lights, or take a stroll through the property. There’s also a fenced dog park and a shared community garden.
The property includes two other unique rentals — a Tiny Home (#2) and a Bungalow (#1) — each fenced and spaced for privacy.

Guest Access
You’ll have full access to the RV area, fenced dog park, and walking trails. Your driveway is the third entrance, closest to the RV fence. Park behind or to the left of the RV.
Tent or car camping is not permitted.

• Keep the AC on “Low” or at 71°F or higher to avoid freezing the unit.
• For stays of 3+ days, the grey water tank may need manual release (instructions provided).

Weekend Trip to Colorado RiverBend Retreat #CRBR
I brought my wife here for Valentine’s Day, and we both had an amazing time. The property where the campsite was, was beautiful and serene. It was just the type of environment that we needed to ground ourselves and find some peace. We stayed at Terrys camper site and words can’t described how comfortable, clean, and cozy the place was. The restrooms were very clean and taken care of. This was the best experience I’ve had camping/glamping. This was my wife’s first time going camping, since she’s a city girl, I was somewhat worried on the experience, but it’s safe to say that I won her over to the outdoor life. Thank you Bridget for hosting us. We will be back!

from the moment you step onto the property, the whimsy from the the layout from the backyard is magical!! ✨ adrienne is so attentive- there’s so many thoughtful details that contribute to the stay. from hooks by the hot tub, the lighting, cards and games in the airstream to anything you might possibly need for your cozy lil getaway. the airstream is decorated in the most outstanding way and the outdoor shower is another treat. it was exceptionally clean cozy and more than we could’ve asked for. This is a great property right on the Colorado River. We stayed at the RV site which was spacious, wooded with a steel fire pit. The host Bridget was there to meet all our needs and was very accommodating! And, for a primitive site, they have a great bathroom and shower with hot running water!

Great and secluded little spot on the river. There are more tent/rv sites nearby, but i had the whole area to myself. Bathroom was clean, well lit and close by. Camper covered the basics and ac/heater unit kept us comfortable.

So a friend of mine recommended this spot and the family liked the idea of camping Christmas weekend so that's what we did. Booked the cute little camper and pitched a tent outside. It worked out perfect for a family of 4 adults & 2 littles. The camper is so adorable and was very comfortable. They've got a mini fridge, coffee pot w/ coffee provided and even had a TV! Guys were able to watch the football game on a big screen! Oh and did I mention it's air conditioned! Huge fire pit and the outhouse was pretty cool. 2 showers and toilet and just across from the camper which was very nice. Towels and shampoo were provided even. They had canoes to use at your discretion. A swing for small ones. Very much a nice & cozy spot and would definitely camp there again!

A wonderful experience!
The property is amazing. We spend two night here starting Christmas Day.
It was right up next to the Colorado river. So kayaking was a must, but up stream, currents were quite strong. So fun and peaceful.
We were left alone and the bath house was a great addition for tent camping for two nights.
A wonderful fire pit to cook on, and our request for fire wood was delivered!
Highly recommend!

Weekend Trip to The Juniper Ranch & Retreat
The host is very nice and willing to help and lend information whenever necessary. Very nice get away from the rest of the world, you might be lucky to see some deer on our path like we did. Fire pit, grill, kitchenette, wifi, hot tub are good bonuses. We already want to come back!
