This is a great property with a lot of potential for adventure. You can burn almost everything around responsibly. There is a lot of firewood. Right now there are no bathrooms or facilities of any kind except for a small goat shed. there is a ton of scrap metal and random random things in a pile great for digging and scrapping in all free. Finders keepers.
There are some really old giant trees on the property. One is probably the largest tree I have ever seen in Collin County. There is a seasonal creek that runs through the back and sort of a swappy pond in the front.
The Prairie in the front is some sort of different grass than usual. It might be native buffalo grass or something else weird like that.
The property needs a lot of cleanup, so I would make a good to work campers or groups wanting a working party. The land could use some work, I could contribute a lot of free beer and food to people cleaning up the place before I build my house.

This is our second time coming here and we are convinced this is our new recurring spot. Rick's land is so peaceful and full of beautiful camping spots that we're excited to keep exploring. Nice spot. Easy in easy out. Be great in warmer months to hang out a bit longer. We stopped for an overnight that was safe. This fitted our needs. Will remember this one on future trips thru. Recommended for a good stop. Lots of room to yourself and fun firepit area.

My family and I had a great time! Rick was a perfect host. We mentioned wanting to do some fishing, so he put us near the pond. We were able to catch some decent-sized largemouth bass and bluegill. At our camp, we were visited by many of the animals roaming around. Willie and Doc really enjoyed hanging around our camp.

Pond is awesome. Our Lab loved swimming and the fishing is good. Plenty of bass and bluegill.
James was very responsive to all questions.
If you need to re-supply, there is a 24-hr Exxon <5 minutes away. Don’t even have to go back into town.
The boat and dock were added extras.

Ladera RV Resort was a great place to stay. It's just far enough off the interstate to not be loud. The sites are large concrete pull thrus with full hookups. Each site has a large, level turf sitting area. Because we arrived late, we called the info number at the office and we're told what site we had. As soon as we pulled into the site, we were greeted by the on-site manager who gave us a list of all the local activities, restaurants, and laundry sites. There are several long term guests, but their area is along the outside perimeter and the Resort apparently requires they keep their sites spotless because the entire resort is extremely clean. We couldn't be more pleased with our stay and will certainly return.

Rick was such an amazing host, so welcoming, kind and full of great stories. The camping experience was so peaceful and we can’t wait to come back. We loved having the horses roaming around freely and greeting us throughout the day. One night wasn’t enough, we’ll be back for two! thank you for everything Rick!
