NO FISHING As our topo map shows we have a wide variety of terrain ranging from steep cliffs with huge views to shady canyons. The river cuts through the middle of the place and is surrounded by four hills that each have their unique characteristics ranging from flat oak-covered to rocky steep ridges. I guarantee you will find beauty all around. We do have a couple of fun areas to try your 4-wheel drive out. Please dont make your own....stay on trails. There are plenty of places to swim. When the Ladder is reserved, you may not swim there. Please be respectful. We have 1.5 miles of both sides of the river so plenty of places to swim. It varies a lot in depth and width over the ranch. Every camp spot has access to all the swimming holes except the ladder when it is booked. The main swimming holes are-- 1. Below the Green Cabin 2. Heavily wooded acreage with goats, horses and donkeys. There is no light pollution and if there are no clouds you can see the stars very clearly. We have a ton of wild birds. Owls and Cara Cara are common. There are deer, feral hog and two resident packs of coyote. We also have ring tail cats, which are nocturnal and rare. The best seasons are October 1st thru the end of April. It gets VERY hot and dry in the summer and can just be miserable. We have a shared bathroom and an outdoor shower and tub. If you are a single woman or a family with children, we don't take other bookings while you are visiting the farm. You will have the place to yourselves. The only exception being my family and I, if we are working or staying over at the farm. We should have a second bunkhouse up and running by fall of 2025. If you are tent camping, you may camp anywhere on the property but there are certain spaces that may make curious horses your roomies.

When the Ladder is reserved, you may not swim there. Please be respectful. We have 1.5 miles of both sides of the river so plenty of places to swim. It varies a lot in depth and width over the ranch. Heavily wooded acreage with goats, horses and donkeys. There is no light pollution and if there are no clouds you can see the stars very clearly. We have a ton of wild birds. Owls and Cara Cara are common. There are deer, feral hog and two resident packs of coyote. We also have ring tail cats, which are nocturnal and rare. The best seasons are October 1st thru the end of April. It gets VERY hot and dry in the summer and can just be miserable. We have a shared bathroom and an outdoor shower and tub. If you are a single woman or a family with children, we don't take other bookings while you are visiting the farm. You will have the place to yourselves. The only exception being my family and I, if we are working or staying over at the farm. We should have a second bunkhouse up and running by fall of 2025. If you are tent camping, you may camp anywhere on the property but there are certain spaces that may make curious horses your roomies.

We are a small, beginner homestead and we'd love to share this journey with YOU! Donkeys and deer roam most of the property. We also are raising chickens, ducks, rabbits, a few pet goats and bees. We have camping spots, (2) rv electric hook ups and a small cabin to sleep in. Our property is on 14 acres. We have open pastures and forested areas. Whether you are seeking to escape the city hustle and bustle, or want a small taste of the homestead life, this is a great place to be! We are located about 35 minutes from San Antonio, 25 minutes from Boerne and 15 minutes from the Cowboy Capital of the World, Bandera, TX! We do have a visible neighboring property. This tiny house comfortably sleeps 2 on a queen bed but we do have a sofa/futon thats great for kids. PLEASE NOTE THAT WE DO HAVE A TWO NIGHT MINIMUM ON WEEKENDS Each tiny house has a keyless code entry system in which a personal code will be set up and sent to you prior to your check in. We do ask that you keep your pets off of the couch and the bed and clean up any “restroom breaks” outside. It was a quiet and pleasant stay. We stayed in the 2 person bunkhouse which was very cozy. The farm had some very friendly horses, goats and donkeys that we could feed treats to. The kitchen in the farmhouse was also well stocked with utensils, coffee, and seasonings. The pool was very refreshing in the hot sun. The host was also extremely helpful in calling us and providing all details and responding to our texts during the stay.

This place was great. It’s very secluded so get ready to get away. Bring most everything you need, you get a/c in the cabins, a fridge, stove, and out house. There are some basic cookware items but not a ton. The sky is impeccable at night, everything is quiet, and the fire wood is abundant. No fish which kinda stinks but the water is nice on a hot day. We only tried the water near our green cabin to swim with the dogs and it was low it seemed. Great place with dogs as they can be off leash. There are hogs around the area so be mindful at night. 7/10 for sure if you are looking to unplug.

The treehouse is absolutely beautiful, it has so much charm. The view from the top is just as stunning as you would imagine and all af the levels of the treehouse are well thought out and maintained. My only complaint is that we didn't have the time to stay another night. They are not lying about the driveway. It is rough but just adds to the secluded nature of the retreat. Can't wait to come back and would recommend anyone to come experience it.

The roads leading up to some higher cabins were pretty steep and rocky so be weary of driving your car up there if you plan to move your stuff directly to the cabin. Awesome, family-friendly stay! All the creature comforts you need (plus even more than we are used to- a warm shower, towels and bedding provided, a well-stocked kitchen!) Campground is a short walk to the beautiful Guadalupe River! We had 7 kids across 3 tipis and everyone had a blast! The kids could roam safely around the campground games and grassy area while we cooked and relaxed. We can’t wait to go back!

Weekend Trip to Mockingbird Farms
Where do we start? The Boo Radley Bunkhouse was absolutely perfect — the bed was comfortable, and the space was cute, cozy, and well-equipped. The outdoor shower (with hot water!!) was great. And the path from the bunkhouse to the bathroom was easy to follow, which was a plus since we showed up late at night and had to find our way around. Cait and her merry band of misfits (engaging family, escape artist goats, and other two- and four- legged friends) kept us frequently entertained, but also gave us space to enjoy our anniversary trip undisturbed. We got lucky with the weather and got to light a campfire and look at the stars, but I don't think hearing rain on the bunkhouse's tin roof would've been too bad either. We will definitely be back!!! Highly recommend making the 45ish minute drive to Freidrich Wilderness Park as well — we saw/ heard several endangered birds, and the varied terrain (especially the Vista Loop) made for unexpectedly good hiking so close to San Antonio.

Mockingbird Farms is beautiful, safe, and serene. We had everything we needed in the bunkhouse for “glamping,” but I think tent camping here would also be a great experience. The farm has donkeys, horses, and goats — they are all super gentle and love people, and the host gave us animal crackers to feed them! Everything was very comfortable — plenty of hot water in the outdoor shower, AC unit in the bunkhouse, super comfortable bed. The host Cait was great to communicate with before the trip, and we got to visit with her for a bit on the property, she is so nice! Quick, easy access to the nearby towns (Somerset and Poteet) for meals and gas / dollar stores if you forgot to pack something. I believe this property would be very safe for solo campers, as well. I can’t recommend Mockingbird Farms enough — we’ll definitely be back!

Fritz's LAF Ranch is a truly beautiful piece of Texas. We went there with our dog to have some solitude in nature and just enjoy the outdoors and our expectations were exceeded. The ranch feels like a place removed from time, as you are several miles off the paved road and surrounded by tall hills cut on the sides with dramatic sheer cliffs. We enjoyed hiking, swimming and all the traditional camping activities at the green cabin site, which has everything you need and nothing you don't. Fritz himself provided an outstanding stay with world class hospitality. We enjoyed the cheeseburgers that he made us, and he delivered a very generous portion of firewood to our site. The best part may have been the staggering amount of space we had access to and allowing our dog to run around free of any constraints. We hope to return to the Ranch one day soon!
